Orange County and San Diego are seeing subtle market shifts. Inventory is up 43% and 51%, respectively, while demand, measured by pending sales, has increased 15% in Orange County and 13% in San Diego. Buyers benefit from more options and negotiating power, as market time has grown—from 60 to 75 days in Orange County and 67 to 86 days in San Diego. For sellers, the increased activity and responsive market conditions offer opportunities to attract motivated buyers.
