Perché davvero non possiamo più progettare come facevamo prima.

Non possiamo più abitare come facevamo prima. E non possiamo più neanche comunicare né lavorare né pensare come facevamo prima.

Sono profondamente, irreversibilmente mutate - impossibile non accorgersene - le nostre forme di percezione e di conoscenza, il linguaggio, le nostre stesse relazioni, perfino i gesti che facciamo.

Abbiamo oggi il compito senza precedenti di reinventare i nostri paradigmi, reinventare noi stessi: e se a qualcuno questa sfida può apparire inquietante, per chi progetta credo non sia mai esistito un momento così eccitante come questo.

Because we really can no longer design as we did before. We can no longer live as we did before. And we can no longer even communicate or work or think like we did before. Our forms of perception and knowledge, language, our own relationships, even the gestures we make are profoundly, irreversibly changed – it’s impossible not to notice. Today we have the unprecedented task of reinventing our paradigms, reinventing ourselves and if this challenge may seem disturbing to some, for others, those who design, I believe there has never been such an exciting moment.

And all the more so in Milan because very few cities on the planet -

Tanto più a Milano. Perché pochissime città sul pianeta - e direi nessuna in Occidente - si è resa protagonista in questi ultimi anni di un’evoluzione così impressionante. Improvvisamente, Milano si è messa a esercitare una fascinazione che prima pochi le riconoscevano. Stiamo parlando di un’evoluzione urbanistica e architettonica, ma anche comunicativa e direi pure antropologica: perché Milano ha saputo valorizzare e proporre come paradigma quel suo peculiare modello di pensiero che sposa pragmatismo e visioni, e quella sua innata attitudine a costruire. È così che accanto a quello classico sull’asse Duomo - Castello Sforzesco, a Milano è spuntato un secondo centro sull’asse Porta

and I would say none in the West - have become such leading players in such an impressive evolution as that of Milan in recent years.

Suddenly, Milan started to exert a fascination that initially very few people recognized and we are talking about not just an urban and architectural evolution, but also a communicative and I would even say an anthropological one, because Milan has been able to exploit and offer its own unique model of thought as a paradigm that marries pragmatism and visions, and its innate aptitude to create.

This is how, alongside the traditional classic centre based on the Duomo - Castello Sforzesco axis, a second centre appeared in Milan along the Porta Nuova - Piazza Gae Aulenti axis, now a prime site for

Nuova - Piazza Gae Aulenti, ormai luogo elettivo degli appuntamenti e dei selfie, ma anche e innanzitutto del nuovo lavoro.

Ecco, qui la progettazione milanese ha davvero aperto un nuovo orizzonte: perché le eterne, indispensabili categorie della funzionalità e dell’estetica sono andate a sfociare in un’immensa, oceanica dimensione, quella della vivibilità. I luoghi dove abitare e lavorare e intrattenere relazioni devono ovviamente sempre obbedire a una funzione e anche irradiare un loro fascino estetico: ma prima di tutto devono essere vivibili, devono favorire ed espandere una superiore qualità dell’abitare, del lavoro, degli incontri. La progettazione ha - può sembrare un’ovvietà ma fa tutta la differenza del mondo - messo al centro gli esseri umani.

In questo senso gli uffici direzionali Amazon Milano a cui è dedicato questo libro che avete fra le mani è perfettamente simbolico dell’era del passaggio da una mente verticale e meccanica a una mente orizzontale e connettiva. Il lavoro dello studio GBPA Architects, fondato dagli architetti Federica De Leva e Antonio Gioli, cattura ed esprime tutta la ricchezza e la complessità della metamorfosi che stiamo vivendo, quella dove una città e un edificio vengono visti e vissuti non come contenitori inanimati ma come veri e propri organismi viventi. Perché una costruzione come questa evidenzia e favorisce quella miriade di corpi, contatti, azioni, pensieri, gesti, parole, scelte, informazioni, materiali, che nelle loro infinite combinazioni creano una rete analoga a quella delle cellule, dei batteri, dell’intero processo vitale.

Un tempo questa inestimabile rete nessuno l’avrebbe vista e sarebbe stata parcellizzata, controllata dentro strutture architettoniche e comportamentali frammentate. Ora questo progetto di GBPA Architects esplicita questa rete e la ottimizza, così che quello che accade in questo spazio è fluido, dinamico, assolutamente connettivo. Perfetta espressione del mondo in cui ci troviamo. Perché è dove -città, strade, abitazioni, uffici, luoghi di passaggio- ci sono più opzioni, più combinazioni, più possibilità di incontri, che tutto è più vivo. Una città, un luogo, un’abitazione, un ufficio, sono tanto più attraenti se sanno abbracciare e creare varietà.

No, non riducete tutto alla pigra formula “smart-working”, ve ne prego.

Now here, Milanese design has really opened up a new horizon because the eternal, indispensable categories of functionality and aesthetics have resulted in an immense, oceanic dimension, namely that of liveability. These places for living and working and relationships must obviously always obey a function and also emanate an aesthetic appeal but primarily they must be liveable, they have to promote and expand a superior quality of living, of work, of meetings. Design – this may seem obvious but it makes all the difference in the world – has to put human beings at its heart.

In this sense, the Amazon Milan executive offices to which this book that you hold in your hands is dedicated is perfectly symbolic of the era of the transition from a vertical and mechanical mindset to that of a horizontal and connecting approach. The work of GBPA Architects, founded by architects Federica De Leva and Antonio Gioli, captures and expresses all the richness and complexity of the metamorphosis we are currently undergoing, where a city and a building are seen and experienced not as inanimate containers but as genuine living organisms and because a building like this highlights and promotes that myriad of bodies, contacts, actions, thoughts, gestures, words, choices, information and materials which in their infinite combinations create a network similar to that of cells, bacteria, in short, the whole vital process of life. Once upon a time no one would have seen this priceless network and it would have been parcelled up, controlled within fragmented architectural and behavioural structures. Now, this GBPA Architects project opens ups, presents and optimizes this network, so that what happens in this space is fluid, dynamic and fully connective – in other words, a perfect expression of the world in which we find ourselves.

Because it is where there are more options, more combinations, more opportunities for meetings - cities, roads, homes, offices, places of passage - that everything is more alive. A city, a place, a dwelling and an office are all the more attractive if they embrace and create variety.

Now, don’t reduce everything to the lazy “smart-working” formula, I beg you. It is true that adapting forms of work to new scenarios in the changing world was and is indispensable and unavoidable but in a space like this

È vero che adeguare le forme del lavoro ai nuovi scenari del mondo in mutamento era ed è indispensabile e irrinunciabile: ma in uno spazio come questo, il miglioramento del lavoro non sarebbe possibile senza un miglioramento del senso di sé di chi lavora e delle relazioni con gli altri. Se un tempo si pensava che tutto quello che non concentrava immediatamente sul lavoro fosse una distrazione, ora sappiamo che nell’ambiente e nella condizione atmosferica adatti può essere un arricchimento. Forse abbiamo scoperto l’acqua calda, ma è un’acqua calda di cui è diventato impossibile fare a meno: si lavora meglio se ci si sente meglio, se il lavoro viene percepito non come un allontanamento da sé ma - per quanto è possibile - come espressione di sé.

Personalmente - dubbio privilegio dell’età - ho memoria della Milano degli anni Sessanta in cui sono cresciuto, e nella nuova città di oggi riconosco diversi tratti comuni, che sarebbe impossibile trovare negli altri decenni precedenti a questo. È simile il senso di possibilità che si respira, una certa proiezione verso il futuro (per quanto il contesto intorno sia oggi tutt’altro che incoraggiante). E poi, a parte i casi eclatanti di edifici totalmente nuovi, spesso le architetture milanesi di questi anni sono riqualificazioni delle strutture di quegli anni. Ecco, attenzione, nel caso degli uffici direzionali Amazon sarebbe improprio e riduttivo parlare di ristrutturazione: è proprio di una vera e propria riqualificazone che si tratta. Perché il nuovo complesso architettonico ha ereditato quello stesso angolo fra l’inizio di via Gioia e i Bastioni di Porta Nuova su cui dominava lo storico, imponente edificio di allora, e la sua stessa struttura: ma a essere profondamente mutata non è soltanto la facciata ma - lo vedrete lungo tutto quanto questo libro - l’intera configurazione interna, la disposizione degli spazi, gli stessi ascensori e scale e percorsi di spostamenti. E poi quella piazza coperta che inevitabilmente diventa punto di riferimento per incontri, contatti, relazioni fra dentro e fuori.

Ho già ampiamente usato la parola reinvenzione: ecco, è di questo che si tratta nel progetto di GBPA Architects per Antirion. La reinvenzione come modello di relazione fra passato, presente e futuro.

the improvement of work would not be possible without an improvement

E allora chiudo facendo una domanda a voi che avete avuto la bontà di seguirmi fin qui: in un posto come questo vi viene voglia di lavorarci, vero?

And now I will close by asking a question to you who have had the decency

in the sense of self of those who work, and in their relationships with others. If at one time it was thought that everything that did not immediately focus on work was a distraction, we now know that in the right environment and atmospheric conditions it can actually be a positive enhancement. Perhaps we have discovered hot water, but it is hot water that has become impossible to do without: we work better if we feel better, if work is perceived not as a distancing from oneself but rather - as far as possible - as an expression of oneself.

Personally - the dubious privilege of age - I remember the Milan of the 1960s in which I grew up, and in the new city of today I recognize several common traits, which it would be impossible to find in the other two decades prior to this. The feeling of possibility that one finds everywhere is similar, a certain projection towards the future (although the context around it today is anything but encouraging).

And then apart from the striking cases of totally new buildings, the Milanese architecture of these years is often simply a redevelopment of the structures of those past years. Here, now be careful, because in the case of the Amazon Corporate Milan case it would be improper and reductive to talk about restructuring: we are talking about a genuine redevelopment because the new architectural complex has inherited that same corner between the start of Via Gioia and the Bastioni di Porta Nuova which was dominated by the historic, imposing building of that time as well as its very structure but it is not only the façade that has been profoundly changed but – as you will see throughout this book - the entire internal configuration, the layout of the spaces, the same elevators and stairs and travel routes. And then there is that covered space that will inevitably become a reference point for meetings, contacts and relationships between inside and outside.

I have already used the word reinvention extensively: that is what this is about in the GBPA Architects project for Amazon. The reinvention as a model of relationship between past, present and future.

OFER ARBIB – CEO Antirion

Antirion, fondata nel 2009, è una Società di Gestione del Risparmio che opera in maniera indipendente.

Si occupa dell’istituzione, gestione e promozione di fondi immobiliari di tipo chiuso e può contare sulla sinergia tra management e stakeholder con importanti esperienze nel mercato immobiliare internazionale.

Conta trenta dipendenti nelle due sedi di Milano e Roma, Antirion può contare su un team con elevata qualifica internazionale e con competenze specifiche modellate sulle singole attività di investimento e gestione immobiliare.

Dal dicembre 2012, il Comparto CORE del Fondo Antirion Global si dedica in maniera specifica a investimenti in immobili con destinazione d’uso di tipo direzionale e commerciale, ubicati in Italia e all’estero. La strategia di investimento è orientata all’acquisizione di immobili di pregio, caratterizzati da una localizzazione strategica e da un’elevata qualità immobiliare, potenziata spesso a seguito di riqualificazioni integrali.

Nel 2014, ha acquisito un immobile ad uso uffici nel nuovo centro direzionale di Porta Nuova, realizzato negli anni Settanta dalla società Tecnimont, ma ormai in disuso. Il progetto di riqualificazione è stato affidato allo studio milanese GBPA Architects e alla società di ingegneria TEKNE. A seguito dell’intervento, l’immobile è stato scelto nel 2018 da Amazon Italia come headquarter italiano.

Antirion, founded in 2009, is an independent asset management company. It deals with the establishment, management and promotion of closed-end real estate funds and can count on the synergy between management and stakeholders with important experiences in the international real estate market.

With around thirty employees in the two Milan and Rome offices, Antirion can count on a team with top level international qualifications and specific skills modeled on individual investment and property management activities. Since December 2012, the CORE Sub-Fund of the Antirion Global Fund has been specifically dedicated to investments in real estate with managerial and commercial use, located in Italy and abroad.

The investment strategy is oriented around the acquisition of valuable properties, characterized by a strategic location and high material quality, often enhanced following full re-development. In 2014, it acquired an office building in the new business district of Porta Nuova, built in the 1970s for the Tecnimont company, but no longer in use as such. The redevelopment project was entrusted to the Milanese GBPA Architects studio and the TEKNE engineering company. Following the intervention, the property was chosen in 2018 by Amazon Italy as its Italian headquarters.

Quanto è importante per Antirion operare nelle città italiane attuando operazioni di riqualifica e recupero dell’immenso patrimonio immobiliare esistente e spesso in stato di deterioramento? È sicuramente uno dei principali obiettivi di Antirion. Ci prefiggiamo da sempre di creare e massimizzare valore per i nostri fondi, attraverso l’acquisizione di edifici che in passato hanno avuto ruoli importanti, come per quello in Viale Monte Grappa a Milano che è stata la storica sede di Tecnimont. Attraverso il nostro intervento e grazie ad Amazon, che lo ha scelto come sede di nuovo HQ italiano, l’edificio ha riacquisito nuova vita, insieme all’area che lo circonda.

How important is it for Antirion to operate in Italian cities through the implementing

In termini di riqualificazione ambientale e rigenerazione urbana, dalla esperienza di Antirion, quanto il recupero di un singolo edificio è capace di influire sul contesto in cui è innestato?

Moltissimo, iniziare i lavori in Viale Monte Grappa senza che ci fosse già un tenant è stato un segnale molto forte per il mercato e ha attirato l’attenzione di molti. Grazie anche a quell’intervento, il processo di rigenerazione urbana ha contagiato tutta l’area circostante come era già accaduto per gli interventi operati in Via Meravigli, sempre a Milano, e Palazzo Italia a Roma.

Quale sarà secondo Antirion il futuro urbano di Milano?

Milano sta emergendo a livello internazionale, soprattutto perché riesce ad attrarre business mantenendo alta la qualità della vita. La sua architettura sta diventando iconica e la città si sta adeguando ai nuovi standard, come dimostra l’aumento di progetti di riqualificazione e valorizzazione urbana mirati alla trasformazione di edifici inutilizzati in spazi vocati a forme di sperimentazione imprenditoriale, come start-up e co-working.

Looking at the “Milan” scenario in greater detail, the Antirion Global Compartment

Per l’ex edificio Tecnimont, già caratterizzato da un’estetica fortemente iconica nel progetto di Giulio Ricci e Claudio Longo, quale era stata la visione del developer?

L’obiettivo di Antirion, poi trasmesso ai progettisti, era quello di restituire alla città un immobile iconico rispettando il valore architettonico del progetto originario, ma facendolo corrispondere ai più recenti standard qualitativi, estetici e impiantistici.

of redevelopment and renovation operations on the immense existing real estate, often in a state of deterioration?

It is certainly one of Antirion’s main objectives. We have always aimed at creating and maximizing value for our funds through the acquisition of buildings that in the past had important roles, such as the one in Viale Montegrappa in Milan which was the historic headquarters of Tecnimont. Through our intervention and thanks to Amazon who chose it as the site for their new Italian HQ, the building has acquired a new lease of life along with the area that surrounds it.

experience, how much is the renovation of a single building able to influence the context in which it is inserted?

Very much. Starting work in Viale Montegrappa without a tenant already agreed was a very strong signal for the market and attracted the attention of many. Thanks also to that intervention, the urban regeneration process has had an effect on all the surrounding area as had already happened for the interventions undertaken in Via Meravigli, also in Milan, and Palazzo Italia in Rome.

Core Fund is starting the acquisition of a large number of properties, characterized by strong architectural potential and located in strategic areas for the rapid urban development that is sweeping the city. How does Antirion foresee Milan’s urban future?

Milan is emerging internationally, above all because it manages to attract business while maintaining a high quality of life. Its architecture is becoming iconic and the city is adapting to new standards, as evidenced by the increase in urban redevelopment and enhancement projects aimed at transforming unused buildings into spaces suited to forms of entrepreneurial experimentation, such as start-ups and co-working.

For the former Tecnimont building, already characterized by a highly iconic aesthetic Antirion’s objective, which was then passed on to the designers, was to give the city an iconic building while respecting the architectural value of the original project and at the same time making it compliant with the most recent standards in material quality, aesthetics and machinery.

Nel 2017, Amazon ha spostato i propri uffici direzionali da via Ferrante Aporti, in zona Stazione Centrale, al building completamente rinnovato di viale Monte Grappa, nell’avveniristico distretto di Porta Nuova, dove sono presenti anche altri edifici iconici per la città, come la torre Unicredit, il Bosco Verticale, la Torre Diamante, Palazzo Lombardia e Palazzo Pirelli, progettato da Gio Ponti.

Perché scegliere la città di Milano per la sede direzionale Amazon?

E perché è stato scelto nello specifico l’edificio riqualificato da Antirion?

Perché Milano è la città più Amazonian d’Italia. Milano sta trainando la crescita economica del Paese, è la città dell’innovazione, del design, della moda e delle start-up. È una città in continua trasformazione, che guarda al futuro. E per un’azienda come Amazon, che vuole anch’essa contribuire alla crescita delle aziende italiane, Milano ci è sembrata la città giusta. Ma la scelta è caduta in modo naturale su questa città anche per la sua dinamicità, la flessibilità e l’offerta culturale e di intrattenimento che offre ai suoi cittadini e ai turisti. E a Milano, la scelta è caduta sul distretto di Porta Nuova, restituito a nuova vita dalle trasformazioni urbanistiche degli ultimi anni che hanno ridisegnato il volto dell’intera area, che rappresenta oggi una delle più dinamiche della città. Per i nostri nuovi uffici direzionali abbiamo scelto infine questo edificio, frutto del restauro di uno dei centri direzionali più rappresentativi della Milano degli anni Settanta, per

was the building redeveloped by Antirion chosen specifically?

Because Milan is the most Amazonian city in Italy. Milan is driving the country’s economic growth, it is the city of innovation, design, fashion and start-ups. It’s a city in continuous transformation, which looks to the future and for a company like Amazon, which also wants to contribute to the growth of Italian companies, Milan seemed like the right city. But the choice also fell naturally on this city thanks to its dynamism, flexibility and the culture and entertainment it offers to both residents and tourists. And in Milan, the choice fell on the Porta Nuova district, restored to new life by the urban transformations of recent years that have reshaped the face of the entire area which today represents one of the most dynamic in the city. Finally, for our new executive offices we chose this building, the result of the restoration of one of the most representative executive office blocks of 1970s Milan, for the bond it has with the city and its urban and productive

il legame che ha con la città e con il suo tessuto urbano e produttivo, ma anche perché - guardando al benessere dei lavoratori – è situato in una posizione che garantisce un facile collegamento con le principali linee di trasporto pubblico e un accesso privilegiato ai tantissimi servizi offerti nella zona. Per attrarre i migliori talenti è importante offrire un ambiente moderno, funzionale e cool. Inoltre, l’edificio è stato totalmente riqualificato, ed è in linea con l’attenzione che da sempre Amazon pone verso l’ambiente. La fase di progettazione è stata caratterizzata da un’ottima sintonia, sin dalle prime fasi, creata con il gruppo di lavoro GBPA Architects, architettura, e TEKNE, ingegneria, volta alla ricerca delle migliori soluzioni progettuali rispondenti agli obiettivi di progetto. La fase di realizzazione invece, è stata contraddistinta dall’ingresso al tavolo di lavoro delle imprese Sercos-Alpiq, civile-impianti, Pichler, facciate, attraverso un attento coordinamento, le quali hanno potuto apportare un prezioso contributo tecnico-pratico.

In conclusione, il modello gestionale applicato si è dimostrato vincente, in quanto l’iniziativa si è conclusa positivamente sia sotto l’aspetto commerciale, riscuotendo ottime critiche ed interessi di prestigiosi tenants come Amazon, sia sotto l’aspetto professionale collaborando con una Committenza dinamica e lungimirante nelle sue scelte ed un un team progettuale coeso e sempre volto alla ricerca della soluzione più efficace.

The design phase was characterized from the earliest stages by an excellent atmosphere created with the GBPA Architects “architecture” and TEKNE “engineering” working group aimed at finding the best design solutions to meet the project objectives. The construction phase, on the other hand, was marked by the entry of the Sercos-Alpiq “civil-installation” companies to the work table, plus Pichler “facades” which through careful coordination were able to make a valuable technical-practical contribution.

In conclusion, the applied management model proved to be the winning one, as the initiative was successfully completed both from a commercial point of view, receiving excellent criticism and interest from prestigious tenants like Amazon, and from a professional point of view, through the collaboration with a dynamic client, far-sighted in its choices and a cohesive design team always looking for the most effective solution.

MILANO ANNI ‘60/’70 L’EDIFICIO TECNIMONT MILAN IN THE 1960S/1970S THE TECNIMONT BUILDING

A partire dal secondo dopoguerra, la città di Milano ha vissuto un periodo di rapido impulso espansivo, comportando di pari passo lo sviluppo di un’efficiente rete infrastrutturale, delineata con la costruzione di ampi assi stradali, sia all’interno dei confini cittadini sia per il collegamento sovracomunale. Il boom edilizio degli anni Sessanta ha interessato in maniera esponenziale tutto il territorio comunale, prevedendo un’estensione per macroaree e riuscendo solo in parte a delineare gli obiettivi del Piano Regolatore del 1953 – piano redatto in risposta alla prima legge urbanistica nazionale del 1942 che ha introdotto la pianificazione differenziata per zone urbane funzionali.

Dal 1961 al 1971, in conformità al forte incremento demografico nazionale, Milano ha accolto una grande ondata migratoria dalle regioni del Sud Italia con un costante aumento del numero di residenti, registrando una crescita pari a circa il 30% della popolazione. L’impianto urbano cresce rapidamente e a dismisura con una tendenza insediativa al di fuori della città storica.

Nuovi quartieri periferici rispondono all’immensa domanda residenziale con una considerevole produzione architettonica, portando alla realizzazione di alcune delle opere più sperimentali del panorama italiano.

Starting from the period following World War II, the city of Milan experienced a period of rapid expansion involving the development of an efficient infrastructural network, notable for the construction of wide roads both within the city limits and outside the city connecting the surrounding towns. The building boom of the Sixties exponentially affected the entire municipal territory, providing an extension for macro areas and only partially succeeding in outlining the objectives of the 1953 Town Plan - a plan drafted in response to the first national town planning law of 1942 which introduced differentiated planning for functional urban areas.

From 1961 to 1971, in line with the strong national population growth, Milan experienced a large wave of migrants from Southern Italy, seeing a steady increase in the number of residents and registering a growth of around 30% of the population. The urban fabric expanded rapidly and out of proportion with a settlement trend outside the historic city. New suburban areas responded to the immense residential demand with considerable architectural production, leading to the creation of some of the most experimental works in Italy.

Negli anni Ottanta, l’adeguamento dei necessari servizi periferici e il tentativo di ottimizzare il rapporto tra rete infrastrutturale e sistema produttivo vede la localizzazione strategica di nuovi nuclei direzionali, tra cui la zona territoriale compresa tra Garibaldi, Repubblica e via Vittor Pisani. Qui, l’insediamento di numerose sedi amministrative di grandi industrie lombarde, alternate alla realizzazione di complessi residenziali, ha delineato a più fasi quella che è l’effettiva vocazione dell’area di Porta Nuova nella Milano contemporanea.

Appena oltre i Bastioni di Porta Nuova, nel punto di incontro tra via Melchiorre Gioia e viale Monte Grappa, nel 1950 il gruppo aziendale Montedison acquista un lotto di 4.000 mq per costruirvici un grande edificio direzionale con gli uffici amministrativi della compagnia. Il lotto era in parte già occupato dai bagni pubblici – un’infrastruttura ormai scomparsa ma molto diffusa nei primi del Novecento – alla cui struttura era annessa una grande vasca natatoria che sfruttava una derivazione idraulica delle acque del canale della Martesana. Quando, con l’entrata in servizio della stazione di Porta Garibaldi e la cessazione di Porta Nuova, l’edificio novecentesco fu dismesso e il canale navigabile lungo via Melchiorre Gioia fu tombato per la definizione di nuove assi direttrici di sviluppo.

During the Eighties, the adaptation of the necessary peripheral services and attempts to optimize the relationship between the infrastructural network and production systems saw the strategic location of new management centres, including the area between the Garibaldi, Repubblica and via Vittor Pisani districts. The lot was partly already occupied by public baths (a building that has now disappeared but which was extremely widespread in the early twentieth century) whose structure included a large swimming pool that used a hydraulic diversion of the water from the Martesana canal.

With the entry into service of the Porta Garibaldi station and the closure of Porta Nuova, the twentieth-century building was decommissioned and the navigable canal along via Melchiorre Gioia was closed for the creation of new development axes.

La prima licenza edilizia rilasciata dal Comune per l’abbattimento del volume preesistente e l’intera edificazione del lotto risulta rilasciata nel 1969 al gruppo industriale francese Saint-Gobain, prevedendo la costruzione di un fabbricato di sette o otto piani ad uso uffici. Dopo pochi anni, la proprietà del lotto risulta della nota società di ingegneria Maire Tecnimont, che nasce proprio nel capoluogo meneghino nel 1973 come fusione di diversi gruppi finanziari e commerciali.

La Tecnimont affida la progettazione della sua prima sede amministrativa agli architetti Giulio Ricci e Claudio Longo. L’edificio, completato già nel 1975, era stato concepito come un’architettura-manifesto, capace di rappresentare materialmente sia la società Tecnimont che la ricerca formale e tecnologica della Milano anni Settanta. Con un’estetica fortemente avveniristica, considerata dalla storiografia anticipatrice di uno stile hi-tech, e una volumetria decisamente iconica, il progetto irruppe nel denso tessuto urbano di Porta Nuova (all’epoca già in parte consolidato), innestandosi su un piccolo lotto incastrato tra strade trafficate e architetture variegate, di appena 4.000 mq con una volumetria compatta di 70.000 mq.

Come nella fedele interpretazione di GBPA Architects, il progetto era articolato in una serie sfasata di blocchi distinti con due volumi principali a stecca e, interposto ortogonalmente, un corpo basso per la mensa aziendale e le sale. I due fabbricati avevano in comune il piano terra e quelli interrati, e risultavano collegati in elevazione da due corpi trasversali.

Cinque piani interrati ospitavano una vasta autorimessa, i depositi e i locali tecnici. La particolare suddivisione volumetrica era nutrita da un complesso sistema di collegamenti verticali: oltre ai blocchi scala, l’immobile era dotato di 15 impianti elevatori per collegare i vari piani fuori terra e di altri 5 impianti che collegavano i piani interrati con il pianterreno. L’elemento che più di tutti caratterizzava l’imponente edificio nel contesto architettonico circonstante era l’involucro esterno: pareti continue autoportanti prefabbricate, un’apposizione ritmata di schermature verticali di lamelle in alluminio terminavano alla base con una zoccolatura in labradorite fiammata. Il rivestimento omogeneo in ogni punto era interrotto da una sola piccola bucatura d’ingresso sul lato inferiore. L’edificio, come con una corazza, si richiudeva in se stesso, lontano dal caos cittadino, rimanendo improntato con dirompenza nella città in movimento.

The first building permit issued by the City Council for the demolition of the pre-existing space and the entire construction of the lot was released in 1969 to the French Saint-Gobain industrial group, allowing for the construction of a building of seven or eight floors for office use. After a few years, ownership of the lot passed to the well-known engineering company Maire Tecnimont, which was set up in Milan in 1973 following the merger of various financial and commercial groups.

Tecnimont commissioned the architects Giulio Ricci and Claudio Longo with the design of its first administrative headquarters. The building, completed as early as 1975, was conceived as both architecture and a manifesto, capable of materially representing both the Tecnimont company and the formal and technological research of 1970s Milan. With a highly futuristic aesthetic, historiographically considered to be a forerunner of a new hitech style and decidedly iconic, the project burst onto the dense urban fabric of Porta Nuova (at the time already partly consolidated), grafted onto a small lot set between busy streets and a range of architectural styles and covering just 4,000 sqm. with a compact volume of 70,000 sqm..

As faithfully interpretation by GBPA Architects, the project was divided into a series of separate offset blocks with two main vertical volumes and, placed at right angles, a lower horizontal section housing the company canteen and meeting rooms. The two buildings shared the ground and lower/underground floors and were connected by two transverse bodies.

Five underground floors housed a large garage, storage areas and technical/machinery rooms. The particular volumetric subdivision was complemented by a complex system of vertical connections: in addition to the stairways, the building was equipped with 15 elevator systems that connected the various floors above ground and 5 other systems that connected the underground floors with the ground floor. The element that most characterized this striking building in the context of the surrounding architecture was the external envelope: self-supporting prefabricated continuous walls, a rhythmic arrangement of vertical shields of aluminum slats ended at the base with a flared labradorite plinth. The overall coating was interrupted at each point by a single small entry hole on the lower side.

As with a carapace the building closed in on itself, far from the city chaos, remaining undisturbed in the middle of the city in motion.

MILANO MODERNA E L’EVOLUZIONE PORTA NUOVA PRESENT-DAY MILAN AND ITS EVOLUTION

Il progetto di Giulio Ricci e Claudio Longo ha celebrato l’abilità tecnica di un’epoca, ma com’era l’area di Milano in cui l’edificio fu progettato e realizzato? Il lotto designato costituiva un punto nevralgico nella vasta area urbana a ridosso dei Bastioni di Porta Nuova e nell’esatto punto di incontro di quattro importanti arterie di transito automobilistico, fortemente trafficate durante l’intera giornata. Nella recente storia urbana di Milano, l’area di Porta Nuova ha subito una radicale riqualificazione urbanistica e ambientale, e da una posizione strettamente marginale nella vicenda urbana meneghina, è diventata un nuovo hub direzionale, caratterizzato da funzioni variegate legate anche alla cultura, alla moda e al tempo libero, affermando l’immagine di una città dinamica e sempre più contemporanea.

Il Progetto Porta Nuova è un robusto intervento di riqualificazione che – con una numerosa serie di ben concatenate azioni puntuali – ha in breve tempo precisato un nuovo polo strategico di riferimento non solo per gli ambiti comunali gravitazionali ma per l’intera conformazione urbana, sociale ed economica di Milano.

The design by Giulio Ricci and Claudio Longo celebrated the technical ability of an era, but what was the area of Milan like where the building was designed and built?

The designated lot constituted a focal point in the extensive urban area close to the Porta Nuova Bastioni and the exact meeting point of four important vehicular transit routes that saw extremely high levels of traffic throughout the entire day. In Milan’s recent urban history, the Porta Nuova area has undergone a radical urban and environmental redevelopment, and from a strictly marginal position in the city’s urban history it has become a new management hub, as well as offering a range of functions connected to culture, fashion and leisure, thereby affirming the image of a dynamic and increasingly contemporary city.

The Porta Nuova Project is a considerable redevelopment project that along with a large number of well-timed inter-related actions has quickly established a new strategic reference centre not only for the surrounding municipal areas but for Milan’s entire urban, social and economic situation.

Quella di Porta Nuova è stata, ed è tuttora, un’occasione unica nel quadro operativo cittadino e anche nazionale, tra la storia passata e una prospettiva futura. È il frutto di scelte pianificatorie lungimiranti e a lungo termine la cui qualità è stata riconosciuta internazionalmente. Il prestigioso MIPIM Awards 2018 ha premiato il progetto nella categoria Best Urban Regeneration Project per la sua capacità di concretizzare un beneficio per l’intera comunità con l’innesto di una relazione virtuosa tra architettura e spazi verdi.

L’intervento, approvato nel 2004 dall’Amministrazione Comunale, parte dal potenziamento del Centro Direzionale e si amplia a contorno nelle tre macroaree a nord-est di Milano: Porta Nuova-Garibaldi, Porta NuovaVaresine, Porta Nuova-Isola. Il piano si pone come obiettivo sovraordinato il riallacciamento dei tre quartieri omonimi, estremamente diversi per storie, conformazione e vocazione, coprendo una superficie complessiva che si estende per circa 290.000 mq, urbanizzata nel dopoguerra e poi man mano quasi completamente dismessa.

L’operazione è stata curata dal gruppo immobiliare statunitense Hines e dalla sua sede italiana che ha affidato a tre diversi studi la redazione dei progetti planivolumetrici: César Pelli Architects per l’area Garibaldi, Kohn Pedersen Fox Associated per Varesine e Boeri Studio per il quartiere Isola.

Per ognuna delle aree, un team multidisciplinare formato da oltre 20 studi, provenienti da almeno 8 nazioni diverse, ha portato avanti l’ambizioso processo di trasformazione dell’area con la realizzazione di progetti iconici della Milano che cambia.

Per lo sviluppo pratico del piano sono stati individuati due temi chiave, apparentemente ossimorici: densità urbana e permeabilità dello spazio, e partendo da essi l’elemento del paesaggio ha acquisito un ruolo fondamentale. Un equilibrio sapientemente plasmato e disciplinato tra le volumetrie costruite ex novo e gli edifici riqualificati è stato ottenuto con l’introduzione di un’articolata rete di aree verdi e passaggi ciclopedonali che attraversano i diversi isolati, li connettono fra di loro e li immettono in un esteso parco urbano. Le aree private e pubbliche si compenetrano, così, nelle loro diverse funzioni e si incontrano come un unico grande e diffuso comparto urbano strutturato per i cittadini, rivelando una perfetta armonia tra il sistema costruito e il “vuoto”, nonché tra la scala urbana e quella umana.

Porta Nuova has been and still is, a unique opportunity from an operational point of view both for the city and also at a national level, between past history and a future perspective. It is the result of far-sighted and longterm planning choices whose quality has been recognized internationally.

The prestigious MIPIM Awards 2018 mentioned the project in the Best Urban Regeneration Project category for its ability to create benefits for the entire community with the grafting of a virtuous relationship between architecture and green spaces.

The intervention, approved in 2004 by the Municipal Administration, started with the reinforcing of the Management Centre and extended around Porta Nuova-Garibaldi, Porta Nuova-Varesine and Porta Nuova-Isola, the three macro-areas to the north-east of Milan. As the overarching objective, the plan focused on reconnecting the three neighbourhoods of the same name, all extremely different in terms of history, conformation and purpose, covering a total surface area of about 290,000 sqm., urbanized during the post-war period and then almost completely abandoned.

The operation was carried out by the US real estate group Hines and its Italian office which entrusted the preparation of the planivolumetric projects to three different studios: César Pelli Architects for the Garibaldi area, Kohn Pedersen Fox Associated for Varesine and the Boeri Studio for the Isola neighbourhood. For each of the areas, a multidisciplinary team made up of over 20 studios, coming from at least 8 different countries carried out the ambitious transformation process of the area with the creation of iconic projects representative of the changing face of Milan.

For the practical development of the plan two apparently oxymoronic key themes were identified: urban density and spatial permeability, and starting from them the landscape element acquired a fundamental role. A skilfully designed and disciplined balance between the new built volumes and the redeveloped buildings was obtained by introducing a complex network of green areas and cycle/walkways that cross, connect and include the different blocks into an extended urban park. The private and public areas are thus interlinked through their different functions and come together to form a single large widespread urban area structured for residents, revealing perfect harmony between the built system and the “void”, as well as between the urban scale and the human one.

Come anticipato, il baricentro dell’intera zona è un parco pubblico a gestione privata che si estende su 10 ettari di terreno tra il Bosco Verticale, piazza Gae Aulenti e via Melchiorre Gioia, creando una nuova tipologia di spazio pubblico a Milano nonché l’area pedonale più ampia della città. Il primo lotto del parco, denominato La biblioteca degli alberi, è stato inaugurato quest’autunno e ha ricevuto ottimi riscontri a livello internazionale. Conta ben 90.000 piante tra siepi, rampicanti e piante ornamentali, e circa 450 alberi di 22 specie arboree differenti, orti coltivabili, aree verdi tematiche, numerose aree ludiche e attrezzature per lo sport. Per migliorare il collegamento con Isola, via De Castilla, l’arteria che dal parco si dirama verso il quartiere, è diventata un giardino rettilineo di 16.000 mq percorribile per l’intera lunghezza mediante una pista ciclopedonale continua e sistemi di viabilità a scorrimento lento.

Oltre all’incremento delle opere di urbanizzazione primaria, tra gli obiettivi perseguiti vi è il miglioramento dei servizi di collegamento pubblico per disincentivare l’uso delle automobili, ponendo, piuttosto un forte accento sulla creazione di percorsi ciclabili a unione dei diversi quartieri e di postazioni di bike-sharing. A tal fine, nel mezzo del Centro Direzionale, tagliato da nord a sud da via Melchiorre Gioia, è stata progettata una passerella ciclopedonale che mette in comunicazione le due piazze dedicate a Gae Aulenti e Alvar Aalto. La struttura, progettata da Arup Italia, si estende con un unico tratto orizzontale di 68 metri caratterizzato da un profilo sottilissimo completamente in acciaio e offre un ampio punto di vista sui quartieri in via di sviluppo.

In contrapposizione agli efficaci sistemi di percorrenza orizzontale, il piano di Porta Nuova ha verticalizzato lo skyline della città che culmina nella guglia metallica della Torre Unicredit, che con i suoi 231 metri è il grattacielo più alto d’Italia, seguiti dai 161 metri del Palazzo Lombardia. In zona Varesina, invece, la Torre Solaria è l’edificio residenziale più alto di Italia con 34 piani e un’altezza di 134 metri.

Rappresentativo di una città volta al cambiamento, ma comunque fortemente legato al suo passato urbano e ai suoi valori storici, è la Casa della Memoria, progetto realizzato ex novo dal Comune di Milano. Dedicato al patrimonio memoriale dei cittadini, ospita la sede di diverse associazioni già esistenti nella zona, implementando il valore sociale indispensabile in un piano di riqualificazione.

As anticipated, the focal point of the entire area is a privately managed public park that extends over 10 hectares of land between the Vertical Forest, Piazza Gae Aulenti and Via Melchiorre Gioia, creating a new type of public space in Milan as well as the largest pedestrian area in the city. The first section of the park, called La Biblioteca degli Alberi (The Tree Library), was inaugurated this autumn and has received excellent feedback internationally. It numbers 90,000 plants including hedges, climbing and ornamental plants and about 450 trees representing 22 different species along with cultivable gardens, theme-based green areas, numerous play areas and sports equipment. To improve the connection with the Isola neighbourhood, Via De Castilla, the road that branches off from the park towards it, has become a straight-line garden of 16,000 sqm. whose entire length can be used by pedestrians and cyclists thanks to an unbroken cycle path and roads with low speed limits.

In addition to the increase in primary urbanization works, one of the objectives was the improvement of public transport services to discourage the use of cars and thereby placing strong emphasis on the creation of cycle paths to connect the different districts and bike-sharing facilities.

To this end, a pedestrian and cycle path was designed that connects the two squares dedicated to Gae Aulenti and Alvar Aalto and which runs through the middle of the Management Centre, cut from north to south from Via Melchiorre Gioia. The structure, designed by Arup Italia, extends with a single horizontal section of 68 meters characterized by an extremely slender profile completely in steel and offering a broad viewpoint over the developing surrounding areas. In contrast to the horizontal travel systems, the Porta Nuova plan has verticalized the skyline of the city, which now culminates in the metallic spire of the Unicredit Tower, which at 231 metres is the highest skyscraper in Italy, followed by the 161 meters of the Palazzo Lombardia. In the Varesine area instead, the Solaria Tower is the highest residential building in Italy with 34 floors and a height of 134 metres.

Representative of a city aimed at change, but still strongly linked to its urban past and its historical values, is the Casa della Memoria, a project created ex novo by the Milan Municipal Council. Dedicated to the memory and legacy of all the city’s citizens, it houses the headquarters of various associations that already existed in the area, implementing their indispensable social value in a redevelopment plan.

Il piano di Porta Nuova ha agito come un magnete per le aree limitrofe, e, a coronare il programma in divenire, si stanno intensificando gli investimenti di società private per operazioni di riqualificazione integrale di edifici preesistenti nel tessuto urbano, costruiti a cavallo tra gli anni Settanta e Ottanta e ora in gran parte dismessi o comunque solo parzialmente utilizzati.

Sono sempre più numerosi i gruppi multinazionali e le società finanziarie che hanno scelto questi stessi edifici per innestarvi le loro sedi amministrative, portando con loro non solo architetture rappresentative e di gran pregio nel nuovo assetto urbano, ma soprattutto nuove possibilità di sviluppo sociale e lavorativo per le aree interessate e l’intera città.

La sede degli uffici direzionali Amazon Italia progettata dallo studio GBPA Architects si inserisce perfettamente in questo ambito, costituendo un importante nuovo tassello nel sempre più esteso programma di riqualificazione urbana e rigenerazione ambientale del Progetto Porta Nuova.

The Porta Nuova plan acted as a magnet for the neighbouring areas, and to crown the program in progress, investment by private companies for the integral requalification operations of pre-existing buildings in the urban fabric built during the the seventies and eighties, and now mostly abandoned or in any case only partially used are clearly intensifying.

More and more multinational groups and financial companies have chosen these same buildings as locations in which to base their administrative offices and bringing with them not only representative and highly valuable examples of architecture in the new urban structure, but above all new possibilities for social and employment development not only for the areas concerned but also the rest of the city. The headquarters of the Amazon Italy executive offices designed by GBPA Architects fit perfectly into this context, constituting an important new element in the ever-expanding urban and environmental regeneration program of the Porta Nuova project.

E, sotto il profilo linguistico e formale, il progetto si innesta completamente nell’area dei Bastioni di Porta Nuova, sia in riferimento alla parte storica e consolidata sia in quella contemporanea in via di sviluppo.

A.G. | La prima sfida con cui ci siamo confrontati è stata certamente quella di rileggere l’edificio a livello concettuale: come affrontare il totale rifacimento di un edificio fortemente rappresentativo della realtà milanese, percepito come un “elemento urbano che c’è da sempre”? Il nostro obiettivo non si è limitato a proporre un progetto dotato di un forte impatto estetico e del tutto slegato dal preesistente, ma abbiamo optato per un approccio progettuale che partisse dalla storia e dal “vissuto” dell’edificio per proiettarsi, allo stesso tempo, verso una contemporaneità compositiva e tecnologica fortemente all’avanguardia. Siamo riusciti così a progettare un edificio estremamente innovativo e contemporaneo, capace di guardare al futuro pur mantenendo una forte connessione con il suo passato architettonico e urbano.

The internal square thus obtained was covered by a glazed canopy and designed with furniture and green areas ad hoc, managing to create greater accessibility to the building and a new visual and spatial relationship in harmony and continuity with the surrounding environment. It also allowed a focusing of attention on the current pedestrian usage of the Monte Grappa/Garibaldi urban area unlike before when the area was closed and surrounded by roads with a high volume of traffic.

And vice versa, how has your project managed to influence the urban context onto which it has been grafted?

F.D.L. | From an architectural and also a working point of view it has transformed a disused building into a new focal point of attraction and from the linguistic and formal point of view, the project is completely and harmoniously inserted in the area of the Bastioni di Porta Nuova both in terms of reference to the historical and consolidated section as well as the contemporary developing scene.

A.G. | The first challenge we faced was undoubtedly how to re-read the building on a conceptual level: how do you deal with the total reconstruction of a building that is highly representative of the Milanese context and perceived as an “urban element that has always existed”? Our objective was therefore not limited to presenting a design project with a strong aesthetic impact and completely unrelated to the previous one, but rather one of opting for a design approach that started from the history and the “experience” of the building and at the same time went on to project itself towards a highly avant-garde compositional and technological modernity.

We were thus able to design an extremely innovative and contemporary building, capable of looking to the future while maintaining a strong connection with its architectural and urban past.

A contorno degli ascensori, ha realizzato delle linee di luce, e anche tutta la segnaletica luminosa prevista nell’edificio, piani interrati compresi.

There are Zumtobel lights and luminaires in all the outdoor areas: staircases, covered entrances and passage areas, flower beds, pillars, light strips at the entrance and lining the elevator shafts. Strips of light have also been installed to outline the elevators themselvesand also all the luminous signs provided in the building, including the underground floors.

Lineaser Serramenti, società che produce ed installa involucri di facciate continue/ventilate e serramenti, ha realizzato i rivestimenti vetrati retrosmaltati con inseriti elementi di facciata strutturale. Completano l’opera i rivestimenti dei vani ascensori panoramici in materiale composito in finitura alluminio spazzolato naturale e la bussola di ingresso con automatismi telescopici. Sulla pensilina d’ingresso Lineaser ha fornito ed installato apposite vetrate stratificate/serigrafate e vincolate tramite speciali rotule con l’ausilio di speciali mezzi d’opera dotati di elettroventose.

Lineaser Serramenti, a company that produces and installs curtain walls/ventilated facades and window casings created glazed back-painted panels with inserted structural façade elements. The work was completed by panelling in the panoramic lifts in composite materials in natural brushed aluminum finish and the entrance area with automatic telescopic mechanisms. Over the covered Lineaser entrance area, the company supplied and installed special laminated/screen-printed glass panels that were secured using individual rollers and mounted using special electro-driven suction pads.

Sia nello sviluppo planimetrico che compositivo, l’edificio era articolato secondo le tipiche caratteristiche spaziali di un ufficio come inteso negli anni Settanta: tante aree parcellizzate e stagne senza alcuna possibilità di comunicazione tra le parti. Tutto, dalla collocazione dei servizi a quella dei collegamenti verticali/orizzontali e dell’impiantistica, fino ad arrivare al ritmo serrato e occlusivo della facciata – interrotto solo da un piccolo ingresso – riportava al concetto che considerava la sicurezza, il controllo sociale e l’impenetrabilità visiva i cardini progettuali di un edificio per il terziario. Da qui, lo step di partenza è stato identificare un concetto chiave per il nostro lavoro: rendere l’edificio completamente permeabile, con una permeabilità degli spazi interni ed esterni che fosse innanzitutto semantica, ma anche fisica e percettiva. Il layout realizzato parte dal riposizionamento dei blocchi servizi e dei collegamenti verticali, che non frammenta più la spazialità interna, ma aumenta la superficie di condivisione e definisce aree diversificate di lavoro, dall’individuale al collettivo. Così, è incoraggiato l’incontro, l’interazione e la collaborazione tra i diversi utenti, che migliora la qualità dell’ambiente di lavoro e del lavoro stesso.

L’altra tematica fondamentale è stata appunto come approcciare in chiave contemporanea l’ambiente di lavoro, per cui abbiamo elaborato molteplici configurazioni flessibili dello spazio interno aderendo alle prerogative dello smart-working.

There was also a long list of objectives that we set ourselves on the technicalplanning level. We found ourselves having to work within an extremely compact and dense building, closed both from the outside to the inside and vice versa.

Both in its planimetric and compositional development, the building was a clear expression of the typical spatial characteristics of a 1970s style of office: vast numbers of sealed and watertight areas without any possibility of communication between the various parts. Everything, from the siting of the bathrooms to the vertical/horizontal connections and the machinery installations right up to the tight and restrictive rhythm of the facade - interrupted only by a small entrance - referred to the concept that considered safety, social control and visual impenetrability as the design cornerstones of a tertiary building.

From here, the starting point was that of identifying a key concept for our work, that of making the building completely permeable, with an accessibility of internal and external spaces that was primarily semantic, but also physical and perceptive. The layout created started from the repositioning of the facilities and vertical connections which now no longer fragment the internal spatial areas but rather increase the shared surfaces and define diversified work spaces ranging from the individual to the collective. Thus, the meeting, interaction and collaboration between different users is encouraged, which improves the quality of the work environment and of the work itself. The other fundamental theme was precisely how to approach the work environment in a contemporary way, so we developed multiple flexible configurations of the interior space adhering to the prerogatives of smart-working.

Come è stata mantenuta esternamente una riconoscibilità visiva/formale tra il progetto originario e quello di riqualificazione?

A.G. | Per quanto riguarda la facciata, quindi la percezione visiva dall’esterno, il rapporto di continuità è stato mantenuto su diversi livelli, dal compositivo a quello materico e cromatico. L’involucro è stato ottenuto con il rimodellamento e l’armonizzazione della modulazione verticale della facciata degli anni Settanta. L’elemento architettonico delle pale frangisole è stato conservato ma migliorato nella sua funzione di schermatura solare, sostituendo l’alluminio con un vetro opaco. Questa scelta, con una facciata ex novo completamente vetrata, ha consentito anche un più che notevole miglioramento dell’apporto di luce naturale verso l’interno, con un considerevole abbattimento della necessità di illuminazione artificiale.

How did you maintain external visual/formal recognition between the original design and the redevelopment project?

A.G. | In terms of the façade and the visual perception from the outside, the continuity relationship was maintained on different levels, from the compositional to the material and the colours. The envelope was obtained by remodelling and harmonizing the vertical development of the 1970s facade.

The architectural element and the solar shielding function of the brise-soleil has been preserved but improved, replacing the aluminium with opaque glass.

This choice, along with a completely brand new glazed façade also allowed a significant improvement in the entrance of natural light towards the interior and a consequent and notable reduction in the need for artificial lighting.

We worked together step by step, succeeding perfectly in integrating architectural and engineering design. There was also a highly positive sense of cooperation with Arup and excellent synergy, great professionalism and willingness while we collaborate regularly with GAD and we always manage to integrate our skills to the maximum.

CONCEPT

IL PROGETTO ARCHITETTONICO CONCEPT THE ARCHITECTURAL PROJECT

L’intervento di riqualificazione di GBPA Architects SrL e TEKNE SpA, su incarico di Antirion SGR, è rappresentativo del processo di valorizzazione del patrimonio delle nostre città che mira, non solo al ripristino del singolo edificio, ma piuttosto alla trasformazione e rivalutazione di vaste aree urbane. Nel progetto degli uffici direzionali Amazon Milano, è stato possibile ricreare con il fare architettura un nuovo grande polo attrattore nell’area nevralgica di Porta Nuova, sia sotto un profilo urbano, sia da un punto di vista economico e lavorativo. Il nuovo centro direzionale in via Monte Grappa è solo uno degli ultimi tasselli dell’articolato mosaico di spostamenti e nuovi insediamenti di headquarters dei maggiori gruppi internazionali, che negli ultimi anni sta ridisegnando non soltanto lo skyline della città, ma anche la geografia della Milano degli affari.

The redevelopment project by GBPA Architects SRL and TEKNE SPA, commissioned

by Antirion SGR, is representative of the process of enriching the heritage of our cities which aims not just at restoring individual buildings but rather at transforming and enhancing large urban areas. Through the application of architectural know-how as part of the Amazon Milan executive offices project, it was possible to create a large new focal point in the Porta Nuova nerve centre, both from an urban and an economic and employment point of view. The new business centre in Via Montegrappa is just one of the latest pieces in the multifaceted mosaic of shifts and new headquarters of major international groups which in recent years is redesigning not only the city’s skyline, but also the geography of the Milan business world.

The new facade with vertical glass brises-soleil is designed to meet the real solar protection needs of the building, and to establish a better relationship between interior and exterior.

È questa un’importante presa di coscienza della progettazione architettonica che, sempre più spesso, conferisce valore agli immobili in termini più ampi di riqualificazione ambientale e rigenerazione urbana, con un grande margine di miglioramento di aree urbane periferiche o dismesse in una scelta di sostenibilità sociale e ambientale.

Il progetto dei nuovi uffici direzionali Amazon Milano ha risposto brillantemente ad ognuna di queste esigenze, partendo dal generale miglioramento del rapporto con la zona cittadina in cui si inserisce, fino a considerare nel particolare la singola postazione dello spazio di lavoro, riuscendo a riportare nel contemporaneo un’icona architettonica della Milano anni ‘70.

Come riqualificare, quindi, l’immobile originario preservandone le caratteristiche architettoniche e adattandole agli attuali requisiti tecnologici e spaziali di un edificio direzionale? Come definire un’architettura che possa anche essere flessibile e in grado di proiettarsi verso il futuro?

This important awareness of architectural design increasingly adds value to buildings in the broader terms of environmental redevelopment and urban regeneration, with a large margin for improvement of peripheral or abandoned urban areas through a choice of social and environmental sustainability. The design of the new Amazon Milan executive offices has responded brilliantly to each of these needs, starting from the general improvement of the relationship with the city area in which it is inserted, to considering in particular the individual workstation in the workplace, managing to bring an architectural icon of 1970s Milan back into the contemporary world. So how to redevelop the original building, maintaining the architectural features and adapting them to the current technological and spatial requirements of an office building?

How to define a piece of architecture that can also be flexible and able to project itself into the future?

Come primo step è stata stabilita una nuova continuità fisica e visiva con la città e una configurazione volumetrica più armoniosa e aperta verso le preesistenze e verso le aree in via di sviluppo.

Con la parziale demolizione del corpo su via Melchiorre Gioia, è stato possibile realizzare un accesso all’edificio più ampio e accogliente, nonché una piazza interna coperta che funge da ambiente versatile e di transizione tra la città e l’edificio.

Al fine di rifunzionalizzare e uniformare lo sviluppo volumetrico, il corpo intermedio di collegamento – che univa già in precedenza le due volumetrie maggiori – è stato completato nei restanti piani per garantire la massima fruibilità degli spazi e il totale collegamento dei vari orizzontamenti. Il layout interno è stata concepito e riorganizzato secondo i criteri di smart-working, considerando una suddivisione alla pari di area lavoro e area break con diverse configurazioni spaziali in base a molteplici gradi di fruibilità.

L’elemento cardine dell’intento di riqualificazione e di inserimento mitigante nell’intorno urbano è identificabile nel progetto ex novo dei prospetti, che conferisce al nuovo edificio un carattere unitario e fortemente identitario con la rielaborazione e il ridisegno dello sviluppo tipologico e compositivo del progetto originario. L’involucro esterno è costituito da una vetrata continua dal porticato fino al tetto, che ha aumentato la permeabilità percettiva degli spazi interni, stabilendo una nuova sinergia sensoriale tra dentro e fuori.

Nel sistema articolato in frangisole verticali, le pale in alluminio del progetto originario sono state sostituite da elementi leggeri in vetro opaco, che mantengono la funzione di schermatura solare senza sovraccaricare formalmente le facciate. La trasformazione della copertura in una terrazza fruibile offre un ulteriore spazio di lavoro e di condivisione, nonché una vista panoramica a 360° su Milano. In ogni ambito progettuale, i nuovi uffici direzionali Amazon Milano sono stati definiti secondo i più aggiornati criteri di efficientamento energetico e sostenibilità ambientale, con soluzioni ibride e flessibili, orientate al contenimento dei consumi e all’impiego di energie rinnovabili, come attestato con il livello Platinum della prestigiosa certificazione internazionale LEED Core&Shell, il più alto dei quattro livelli previsti e ottenuto solo da pochi edifici in italia.

As a first step, a new physical and visual continuity was established with the city and a more harmonious and open volumetric configuration towards the existing buildings and developing areas.

With the partial demolition of the building on Via Melchiorre Gioia, it was possible to create access to the larger and more welcoming building, as well as a covered internal square that serves as a versatile and transitional environment between the city and the building.

In order to re-purpose and standardize the volumetric development, the intermediate linking section which previously united the two larger spaces was completed on the remaining floors to ensure maximum usability of the spaces and complete connection between the various horizontal sections. The internal layout was conceived and reorganized according to smart-working criteria, bearing in mind an equal subdivision of work and break areas with different spatial configurations based on multiple degrees of usability. The key element of the redevelopment and successful insertion into the urban surroundings can be identified in the ex-novo design of the facades which gives the new building a unitary and strongly identifying character with the re-working and redesign of the typological and compositional development of the original project. The outer cladding consists of a continuous glazed section from the entrance to the roof which has increased the perceptive accessibility of the interior spaces and establishing a new sensory synergy between inside and outside.

In the vertical brise-soleil system, the aluminium slats of the original design have been replaced by lightweight opaque glass elements, which maintain the function of solar shielding without formally overloading the facades. The transformation of the roof into a usable terrace offers an additional space for work and sharing, as well as a 360° panoramic view of Milan. In every area of design the new Amazon Milan executive offices have been defined according to the most upto-date criteria for energy efficiency and environmental sustainability, with hybrid and flexible solutions aimed at reducing consumption and using renewable energies as demanded by the Platinum level of the prestigious international LEED Core & Shell certification, the highest of the four levels and currently only awarded to a very few buildings in Italy.

Per la nuova sede degli uffici direzionali di Amazon, il “pensare ecologico” era insito da principio nell’investimento del developer e ha costituito il paradigma del progetto, puntando a sviluppare un esempio concreto di riqualificazione virtuosa del patrimonio edilizio milanese. Innestandosi in una logica di sostenibilità circolare, il primo obiettivo del processo architettonico si è identificato infatti nel recupero di un importante manufatto edilizio in disuso, scegliendo innanzitutto di limitare il consumo ex novo di suolo urbano e aprendosi a una prospettiva più ampia che, dal singolo edificio, mirava a rivalutare il contesto sociale e lavorativo a contorno.

Sustainable architecture has to be conceived according to principles capable of going beyond the simple choices of energy efficiency and performance and able rather to translate the entire development of the project into a practical and cultural approach aimed at limiting the environmental impact of the building process and the entire life cycle of the building.

For the new headquarters of the Amazon management offices, this “ecological thinking” was inherent in the developer’s investment and constituted the project’s essential paradigm, aiming to develop a concrete example of virtuous redevelopment of Milan’s construction heritage. Engaging in the logic of circular sustainability, the first objective of the architectural process was identified in the reclamation of a significant and no-longer used building, choosing first of all to limit the consumption of new urban land and opening the building up to a broader perspective aimed at re-evaluating the social and employment context around it.

La sostenibilità, nel progetto di GBPA Architects e TEKNE (che è una società leader nei campi del Green Building Design e della progettazione di sistemi efficienti), costituisce così un tema che attraversa e pone fra loro in dialogo tutti gli ambiti disciplinari e tutte le componenti del sistema edificio-impianto: dall’involucro, agli impianti tecnologici, ai materiali e alle loro filiere di produzione. In accordo alle più moderne caratteristiche di efficienza energetica, tale sostenibilità è testimoniata dal raggiungimento della Classe A della certificazione Cened. Soprattutto, essa è comprovata dall’attestazione del livello Platinum del protocollo internazionale LEED.

Più in dettaglio, l’intervento di riqualificazione dell’edificio ex Tecnimont ha comportato la conservazione del solo scheletro strutturale in calcestruzzo armato, con il conseguente rinnovamento di tutte le componenti tecnologiche e delle soluzioni interne. In una primissima fase, è stato necessario prevedere un minuzioso programma di smaltimento dei materiali di risulta – recuperati per il 98% - nonché di bonifica dall’amianto, che era presente in grande quantità nel vecchio edificio. Le soluzioni adottate in fase di strip-out, per lo smontaggio, la separazione e lo stoccaggio dei materiali di risulta, sono state essenziali al fine di consentirne il recupero e garantire una gestione efficiente del ciclo dei rifiuti.

In fase di recladding e realizzazione delle nuove finiture interne, i materiali edili sono stati scelti in modo da ridurre l’impiego di materie prime e il trasporto su lunghe distanze: i materiali utilizzati, nella loro totalità, contengono infatti l’11% di materie prime riciclate e, il 26% di essi, prodotto , estratto o recuperato, nonché lavorato entro un raggio di 800 km dal sito di costruzione. Il 16% dei materiali scelti è inoltre riciclabile al 100% (cartongesso, alluminio). I materiali sono stati scelti anche in funzione della loro resistenza all’usura, in modo da durare nel tempo mantenendo inalterate caratteristiche e qualità estetica. involved the preserving of just the reinforced concrete structural skeleton and the consequent renewal of all the technological components and internal solutions. At a very early stage, it was necessary to provide a meticulous program for the disposal of waste materials - 98% recovered - and removal of asbestos which was present in large quantities in the old building. The solutions adopted in the strip-out phase for the dismantling, separation and storage of the resulting materials, were essential in order to allow their reclamation and guarantee an efficient management of the waste cycle.

During the re-cladding and creation of the new interior finishes, the building materials were chosen to reduce the use of raw materials and transport over long distances: overall the materials used contained 11% of recycled raw material, 26% of which were produced, extracted or recycled and processed within a radius of 800 kms from the construction site.

16% of the materials chosen were also 100% recyclable (plasterboard and aluminium). The materials were also chosen according to their resistance to wear and tear so as to last over time while maintaining their characteristics and aesthetic quality. In terms of the numerous performance objectives achieved by the new Amazon headquarters, the significant reduction in energy consumption was the combined result of

Essenziale è stato il progetto dell’involucro, il cui livello di isolamento termico e di esposizione solare è stato minuziosamente studiato dal punto di vista bioclimatico, tenendo conto della disposizione planimetrica. Mantenendo gli stilemi dei prospetti originari, caratterizzati da un fitto curtain wall scandito da frangisole verticali, l’involucro edilizio è stato completamente sostituito da una moderna facciata a cellule, customizzata per aderire alle scelte progettuali di GBPA Architects.

L’innovativo sistema costruttivo impiegato, prodotto da Pichler, ha consentito il montaggio complessivo dell’intero involucro (di circa 8.300 m2, con oltre 1.550 cellule) in soli 4 mesi, con una posa media di 18/20 cellule al giorno.

Le nuove facciate curtain wall, la cui prestazione in termini di trasmittanza termica è pari a 1.15 W/m2K, si elevano dal primo piano lungo i fronti sud, est e nord, mentre le restanti superfici, opache, sono protette da un cappotto termoisolante. Il vetro adoperato è extrachiaro temperato e stratificato mediante la sovrapposizione di due lastre, da 10 mm o 8 mm, con interposto nel mezzo uno strato di PVB rigido.

Elemento caratterizzante della rinnovata immagine del progetto di GBPA Architects sono i sottili frangisole verticali, articolati in lesene in vetro serigrafato, con densità del 50%, ed elementi in alluminio, su un modulo di 60 cm. Profonde 40 cm, le lamelle si diversificano con altezze variabili fino ad un massimo di 6 m. Gli elementi in alluminio sono caratterizzati da una finitura tipo acciaio lucido, con una significativa profondità di 50 cm, ed una lunghezza massima di 3.60 m. L’impiego del vetro serigrafato come elemento schermante, che conferisce un’estrema leggerezza visiva all’insieme, è reso possibile dalle elevate prestazioni della nuova facciata, tamponata con vetrocamere basso-emissive. L’andamento ripetuto dei frangisole è stato interrotto nei fronti interni che non necessitano di sistema di schermatura.

the integration of passive design solutions and the application of highefficiency technologies that use renewable sources.

The design of the exterior cladding was essential, involving meticulous studies from the bioclimatic point of view of the level of thermal insulation and solar exposure and taking into account the planimetric arrangement.

Maintaining the stylistic features of the original elevations, characterized by a dense curtain wall punctuated by vertical brises-soleil, the building envelope was completely replaced by a modern cellular facade, made to measure in order to adhere to the GBPA Architects design choices.

The innovative construction system used, produced by Pichler, allowed the overall assembly of the inside casing (of about 8,300 m2, with over 1,550 cells) in just 4 months, with an average laying of 18/20 cells per day.

The new curtain wall facades, whose performance in terms of thermal transmittance is equal to 1.15 W/m2K, rise from the first floor along the south, east and north fronts, while the remaining opaque surfaces are protected by a thermal insulating coat. The glass used is extra-clear, tempered and stratified by overlapping two 10 mm or 8 mm sheets with a layer of rigid PVB interposed in the middle.

The most notable element of the renewed image of GBPA Architects are the thin vertical brise-soleil slats in screen-printed glass pilasters with 50% density and aluminium elements, on a 60 cm module. The slats are 40 cm deep and come in variable heights up to a maximum of 6 m.

The aluminium elements have a polished steel finish, with a depth of 50 cm and a maximum length of 3.60 m. The use of screen-printed glass as a shielding element, which gives an extreme visual lightness to the whole, was made possible by the high performance of the new façade, combined with low-emission double-glazing units. The repeated pattern of the brises-soleil was interrupted on the internal fronts, which did not require a shielding system.

La progettazione attenta delle facciate ha permesso di ottimizzare il comfort termico, visivo, luminoso e acustico degli spazi interni, ricreando l’atmosfera del perfetto ambiente di lavoro e determinando una conseguente riduzione dell’apporto di illuminazione artificiale e condizionamento dell’aria negli ambienti interni.

L’azienda Omnitex ha realizzato per gli ambienti interni una tenda a rullo con movimentazione manuale a catenella con barra portarullo. Il tessuto utilizzato è prodotto da PET riciclato al 100%, prevedendo il colore speciale Pure Grey realizzato specificatamente per gli uffici di Amazon Milano. La particolare tipologia tessile adoperata risponde alla logica di basso impatto ambientale e di ecosostenibilità.

Permette un basso impatto luminoso della luce diretta raggiunto con un fattore d’apertura pari all’1% e un buon assorbimento acustico con coefficiente pari 0,6, garantendo alti requisiti prestazionali di protezione termo-ottica e di abbattimento dell’impatto acustico. L’efficienza del team tecnico di Omnitex ha permesso di realizzare e installare oltre 1000 tende tecniche filtranti in soli 45 giorni.

Per raggiungere il massimo abbattimento del dispendio energetico, è stata prevista la completa sostituzione degli impianti. In generale, sono stati privilegiati i seguenti criteri: • assicurare un microclima corretto quale presupposto per un elevato benessere termo-igrometrico invernale ed estivo; • garantire igiene e salubrità agli ambienti, utilizzando esclusivamente aria di rinnovo filtrata e trattata termicamente; • migliorare tutti gli aspetti connessi all’esercizio degli impianti, per minimizzare le possibili cause di disservizio e le potenziali interferenze fra le funzioni accolte e le attività di manutenzione e gestione; • puntare sugli aspetti energetici, con particolare riguardo al contenimento dei consumi, adottando una soluzione ibrida che utilizza due fonti rinnovabili (geotermica e aerotermica) per la produzione dei fluidi caldo e refrigerato, impiegando generatori ad alta efficienza e sistemi utilizzatori a elevato recupero energetico.

Il massimo benessere termo-igrometrico interno e il massimo contenimento dei consumi sono garantiti dall’impiego di un sistema di trattamento dell’aria ad altissima efficienza, con recuperatori di calore, batterie di pre-trattamento e di post-riscaldamento, umidificatori, e da terminali in ambiente caratterizzati da bassa rumorosità, ridotti consumi elettrici e capacità di modulazione in continuo della potenza erogata.

The careful design of the facades made it possible to optimize the thermal, visual, luminous and acoustic comfort of the interior spaces, recreating the atmosphere of a perfect working environment and establishing a consequent reduction in the contribution of artificial lighting and air conditioning in the indoor environments .

The Omnitex company created a roller blind with a chain-operated manual movement and roller bar for indoor environments. The fabric used is made from 100% recycled PET and using the special Pure Grey colour made specifically for Amazon Milan offices. The particular type of textile used responds to the need for low environmental impact and environmental sustainability. It allows a low luminous impact of the direct light, achieved with an opening factor of 1% and good sound absorption with a coefficient of 0.6, guaranteeing high performance thermo-optical protection and noise reduction performance requirements.

The efficiency of the Omnitex technical team meant that over 1,000 technical filtering devices were produced and installed in just 45 days.

To achieve the maximum reduction in energy expenditure, the complete replacement of the systems was planned including focusing on the following criteria: Ensuring a correct microclimate as a prerequisite for high winter and summer thermo-hygrometric well-being; • ensuring hygiene and cleanliness in the rooms by using only filtered and heat-treated fresh air; • improving all the aspects connected to the operation of the machinery installations, to minimize the possible causes of disruption and the potential interferences between the accepted functions and maintenance and management activities; • focusing on the energy aspects with particular attention paid to reducing consumption and adopting a hybrid solution that uses two renewable sources (geothermal and aero-thermal) for the production of hot and refrigerated fluids, using high-efficiency generators and user systems with high energy recovery capacity.

The maximum internal thermo-hygrometric well-being and the maximum reduction in consumption were guaranteed by the use of a highly efficient air treatment system with heat recovery, pre-treatment and post-heating coils, humidifiers, and terminals in the working environments with low noise, reduced power consumption and the ability to continuously modulate the power supplied.

There is also an automatic air temperature and humidity control system which is integrated into the air conditioning system and which acts through sensors capable of simultaneously detecting all the necessary environmental parameters.

Il sistema di controllo automatico integra molteplici funzioni, inclusa la supervisione e controllo delle apparecchiature, la gestione degli allarmi, forme di ottimizzazione energetica e la raccolta ed archiviazione delle informazioni storiche. Ad ogni piano, sono stati installati 7 o 8 misuratori termici.

Anche nei dettagli, si è prestata attenzione all’uso di dispositivi a basso consumo energetico: ad esempio, adoperando elettrodomestici a basso consumo nelle aree working, di servizio e nelle kitchenettes. L’illuminazione artificiale è affidata a dispositivi led a basso consumo ed elevata efficienza, con corpi illuminanti a luce diffusa dotati di reattori elettronici regolabili e dimmerabili. Oltre a garantire i corretti livelli di illuminazione dei piani di lavoro, l’impianto illuminotecnico è stato studiato per assicurare un adeguato contrasto. Per quanto riguarda le fonti di approvvigionamento, sono state utilizzate tutte le sorgenti di energia rinnovabile presenti nel sito: l’acqua di falda, l’aria e il sole. Per la produzione dei fluidi termovettori, 5 pozzi prelevano acqua di falda, per inviarla agli scambiatori di calore a piastre, collegati ai circuiti di condensazione delle pompe di calore acqua-acqua, e alle batterie di pre-trattamento dell’aria. L’acqua residua è poi restituita alla falda mediante altri 5 pozzi di resa, a temperatura di immissione massima controllata. Le pompe di calore geotermiche coprono circa il 75% del fabbisogno termico e circa il 70% del fabbisogno frigorifero di picco, mentre le pompe di calore condensate ad aria contribuiscono alla produzione integrativa nelle condizioni operative più gravose. Sulla copertura è presente un campo fotovoltaico (160 moduli in silicio policristallino per circa 240 m2, pari a 40 kWp), che concorre al soddisfacimento del fabbisogno energetico complessivo dell’edificio, a integrazione dei consumi delle parti comuni. È presente anche un efficiente sistema di raccolta e stoccaggio delle acque meteoriche, reimpiegate per usi secondari grazie a una rete duale che consente l’alimentazione delle cassette dei WC e degli impianti di irrigazione.

Parte rilevante del progetto della nuova sede direzionale Amazon Milano è la progettazione di un’ampia piazza interna coperta, realizzata a seguito di una parziale demolizione, che ha migliorato l’esposizione dei fronti interni. L’inserimento di uno spazio outdoor polifunzionale ha potenziato ampiamente la fruibilità e la vivibilità dell’edificio, intervenendo anche nel miglioramento del microclima.

The automatic control system integrates a number of functions, including equipment supervision and control, alarm management, energy optimization programmes and the collection and storage of historical information. On each floor, 7 or 8 thermal meters were installed.

Attention was also paid to the smaller details, to the use of low energy consumption devices: for example, using low-consumption appliances in the working, service areas and in the kitchenettes. Artificial lighting is provided by low-consumption high-efficiency LED devices, with diffused light fixtures equipped with dimmable and adjustable electronic reactors.

In addition to guaranteeing the correct lighting levels of the working areas, the lighting system has been designed to ensure adequate contrasts.

With regards to supply sources all the renewable energy sources on the site have been used including groundwater, air and solar power.

For the production of heat transfer fluids, 5 wells take ground water, send it to the heat exchangers connected to the condensation circuits of the water-water heat pumps, and the air pre-treatment installation.

The residual water is then returned to the aquifer by means of another 5 yield wells, at maximum controlled intake temperature. The geothermal heat pumps cover about 75% of the heat demand and about 70% of the peak cooling demand, while the air-cooled heat pumps contribute to integrative production during the most severe operating conditions. On the roof there is a photovoltaic panel field (160 polycrystalline silicon modules of about 240 m2, equal to 40 kWp), which contributes to satisfying the overall energy needs of the building, and integrated with the consumption in the communal areas. There is also an efficient system for collecting and storing rainwater, re-cycled for secondary uses thanks to a dual network that allows the supply of toilet cisterns and irrigation systems.

A significant part of the project for the new Amazon Milan Executive Offices is the design of a large indoor covered square, built following a partial demolition which has improved the exposure of the internal facades. The inclusion of a multipurpose outdoor space has greatly enhanced the usability and liveability of the building as well as improving the microclimate.

L’architettura progettata da GBPA Architects non è un corpo rigido e monolitico, ma è leggero, trasparente e dinamico, capace di mutare al suo esterno col cambiare della luce solare e al suo interno con una configurazione flessibile dell’ambiente lavorativo. La collaborazione strategica con IA Interior Architects e il local architect AMA – Albera Monti & Associati ha tradotto il dinamismo dell’architettura progettata da GBPA Architects in una vitalità architettonica e spaziale fatta di processi, tecnologie e fattori di business. Soluzioni intelligenti e altamente creative incarnano a pieno le molteplici prassi operative di smart-working: se negli anni Settanta, un edificio terziario era strutturato in modo da dedicare agli uffici circa il 70% della sua superficie, nella nuova sede direzionale di Amazon lo spazio è diviso perfettamente tra area break e area più propriamente lavorativa.

L’adattabilità del layout interno, nonché dei singoli complementi d’arredo, garantisce la totale sostenibilità architettonica in termini di vivibilità psicofisica dei lavoratori e dei fruitori, che assicura a sua volta una maggiore qualità del lavoro svolto dagli stessi.

The architecture designed by GBPA Architects is not a rigid monolithic structure but light, transparent and dynamic, capable of changing externally according to the sunlight and internally thanks to a flexible configuration of the working environment.

The strategic collaboration with IA Interior Architects and local architects AMA - Albera Monti & Associati has translated the dynamism of the architecture designed by GBPA Architects into an architectural and spatial vitality consisting of processes, technologies and business factors. Intelligent and highly creative solutions fully embody the many smart-working practices: if in the seventies, a tertiary building was structured so as to dedicate about 70% of its surface area to offices, in the new Amazon headquarters the space is divided perfectly between break areas and more dedicated working spaces.

The adaptability of the internal layout, as well as that of the individual furnishing complements, thus guarantees total architectural sustainability in terms of the psycho-physical liveability of both staff and users, which in turn ensures a higher quality of the work carried out.

Aderendo in pieno all’evoluzione dell’area di Porta Nuova, il nuovo ingresso su via Monte Grappa si apre in una piazza interna che, con una superficie degradante, conduce a un’ampia hall d’ingresso al pianterreno. Una spazialità accogliente e luminosa è enfatizzata dall’uso di toni caldi in varianti cromatiche naturali che spaziano dal grigio chiaro al beige. Il bancone, realizzato su misura da Barth interni, è in legno chiaro lamellare, utilizzato anche nel sistema di copertura presente nello stesso spazio e per una piccola area working polifunzionale suddivisa in tre moduli a nicchia ripetuti. Prodotta da Artemide è invece la soluzione chandelier della lampada Empatia, che illumina anche il bancone con una finitura speciale del corpo della lampada e si combina perfettamente con la sfumatura del vetro soffiato. Il motto “think big”, ricreato sulle pareti laterali, è stato realizzato con la serie Alphabet of Light, progettata dallo studio danese BIG per Artemide, declinata anche negli spazi connettivi in una versione circolare a sospensione.

La perfetta armonia tra le cromie e i materiali utilizzati è completata con la pavimentazione modulare Trame realizzata da Lea Ceramiche, azienda della multinazionale italiana Panariagroup Industrie Ceramiche S.p.A. specializzata nella produzione di grès porcellanato e grès laminato.

Il design degli interni dalla hall si estende ai nuclei scala, mantenendo la cura del dettaglio in ogni spazio e incentivandone il totale utilizzo.

Entirely in line with the evolution of the Porta Nuova area, the new entrance on Via Monte Grappa opens up onto an internal square that, with a gently sloping surface, leads to a large entrance hall on the ground floor. A welcoming and light-filled space is emphasized by the use of warm tones in natural colour variations ranging from light grey to beige. The reception desk, made-to-order

by Barth interior, is in light lamellar wood which is also used in the roofing system found in the same space and a small multi-purpose working area subdivided into three repeated niche modules. The chandelier style of the Empatia lamp is an Artemide product which illuminates the counter thanks to a special finish used on the light’s body and which combines perfectly with the delicate colour of the blown glass shade. The “think big” motto which adorns the walls on either side was created with the Alphabet of Light series designed by the Danish BIG studio for Artemide, a series whose circular suspended version is also found in the connective spaces. The perfect harmony between the colours and the materials used is completed with the modular pattern flooring

by Lea Ceramiche, part of the Italian multinational Panariagroup Industrie Ceramiche S.p.A. specialized in the production of porcelain and laminated stoneware. The interior design of the hall extends to the stairwells, continuing the same attention to detail in every space and encouraging complete usage.

Tommaso Melideo ha realizzato il restauro di una vetrata preesistente realizzata da Luciano Vinardi. È articolata in una compenetrazione di forme con cromie e materiali diversificati, come resina, ferro, cemento e vetrofusione.

Nei restanti piani, grandi cornici in rovere tenevano pannelli di forex stampati con motivi grafici colorati, su cui sono state inserite delle rocchette in faggio realizzate da torneria artigianale e ricoperte con lacci colorati in gradazioni tonali del verde/blu e dell’arancio. La pavimentazione, anche qui realizzata da Lea Ceramiche con il modello Type 32, è caratterizzata da un grande grado di customizzazione grafica e cromatica. Nasce dalla sovrapposizione di due layer: il primo riproduce un’essenza lignea sulla lastra di gres laminato Slimtech (formato 20x200 cm con uno spessore di soli 5,5 mm), il secondo più grafico consiste in un decoro basato sulla ripetizione della linea obliqua, declinato in 4 pattern diversi.

L’accostamento di più doghe crea il tipico effetto a zig-zag che reinterpreta il tradizionale pavimento a spina di pesce. La combinazione di quattro grafiche disponibili, anche in colori differenti, permette di ricreare superfici potenzialmente infinite, simili a grandi tappeti.

Nei piani dal primo all’ottavo, Lea Ceramiche ha realizzato anche la pavimentazione nelle aree kitchen e il mosaico Arrow che riveste i backsplash con fuga colorata a contrasto.

On the remaining floors, large oak frames hold forex panels printed with colourful graphic motifs, on which hand-turned beech spools were inserted and covered with coloured laces in shades of green/blue and orange. The flooring, again made by Lea Ceramiche with the Type 32 model, stands out for its tremendous level of graphic and chromatic customization. Created from the overlapping of two layers, the first is wood on top of a Slimtech laminated stoneware slab in 20x200 cm format and only 5.5 mm thick, while the second and more patterned layer consists of a decorative motif based on the repetition of an oblique line, expressed in 4 different patterns.

The combination of a number of individual slats creates the typical zigzag effect that calls to mind the traditional herringbone floor while the combination of four graphics, available in different colours, allows the creation of potentially infinite surfaces, similar to large carpets.

From the first to the eighth floors, Lea Ceramiche has also created the flooring in the kitchen areas and the Arrow mosaic that covers the backsplashes with contrasting coloured joints.

Alla base di ogni piano dell’intero edificio sono stati forniti e posati pavimenti sopraelevati di Liuni, azienda milanese presente sul mercato da oltre 70 anni e specializzata in pavimentazioni, rivestimenti murali, tessuti di arredamento coordinati e tendaggi, considerando le caratteristiche di praticità e di fruibilità di diversi ambienti interni. Un pavimento vinilico in quadrotte è presente nei locali tecnici, mentre negli uffici, nei locali ristoro, negli spazi comuni è stato adoperato un rivestimento con 6.000 mq con un innovativo tessuto vinilico ad effetto stuoia. Bolon Tatami, pavimento di punta dell’azienda Liuni è nato dall’idea di coniugare le caratteristiche estetiche della fibra naturale alle elevate prestazioni di un materiale sintetico. Negli uffici direzionali di Amazon è stata scelta principalmente la collezione Bolon by You che offre un alto grado di personalizzazione cromatica e formale con la combinazione di disegni, trame e orditi differenti. La collezione, inoltre, si combina perfettamente con i colori della collezione Graphic, Texture Beige e Texture Grey, opportunamente ritagliato per riprendere la forma del logo Amazon. Un’attenta considerazione è stata data alla scelta di tutti i mobili per supportare il lavoro suddiviso per funzioni principali spazi svago e aree ristoro, nicchie tranquille, cabine telefoniche e sedute/stand. Lo spazio di lavoro permette ovunque un utilizzo ergonomico e modulabile, da una scrivania o da un divano, da soli o in gruppo.

Tutte le scelte progettuali sono state il risultato di una strategia di duplice scopo in linea con il principio di parsimonia e uso, mai design fine a se stesso.

Il roof garden, totalmente fruibile, è arredato con complementi in legno e i pannelli decorativi, realizzati su misura da Barth e illuminati con Cuneo, Chilone, Obice, Reeds e Spike di Artemide.

On every floor in the entire building, bearing in mind the requirements for practicality and usability in the different interior environments, there are raised floor coverings installed by Liuni, a Milanese company that has been in existence for over 70 years and which specializes in flooring, wall coverings, upholstery fabrics and curtains. A vinyl floor in carpet tiles has been installed in the technical rooms while in the offices, the dining rooms and the communal areas a 6,000 sqm innovative vinyl fabric with a rush matting effect was used. Bolon Tatami, Liuni’s flagship flooring was created by combining ​​ the aesthetic characteristics of natural fibre with the high performance of a synthetic material. In the Amazon executive offices the Bolon by You collection was mainly chosen, offering a high degree of colour and formal personalization with combinations of different designs, textures and thread patterns. The collection also combines perfectly with the colours of the Graphic collection, Texture Beige and Texture Grey, appropriately cut to resemble the shape of the Amazon logo. Careful consideration was given to the choice of all the furniture to support the work spaces divided into functional areas by the provisions of leisure spaces and dining areas, quiet corners, telephone booths and seating/stands. The work space allows ergonomic and modular use anywhere, from a desk or a sofa, alone or in a group. All the design choices were the result of a dual purpose strategy in line with the principle of parsimony and use, never design as an end in itself. The totally practical and useable roof garden is furnished with wooden accessories and decorative panels, custom-made by Barth and illuminated with Cuneo, Chilone, Obice, Reeds and Spike lights by Artemide.

JLL per AMAZON Il coinvolgimento di JLL all’interno del progetto AMAZON risale al 2015, quando la multinazionale americana sceglie la Società come partner per i servizi di consulenza immobiliare. Fin dalle prime fasi, il Team di JLL è stato parte attiva del processo che ha portato alla selezione dell’edificio sito in Via Monte Grappa come nuova sede italiana della multinazionale: operando come advisor commerciale in rappresentanza dell’utilizzatore, dalla definizione della migliore strategia immobiliare fino alla stipula del contratto di affitto, e come advisor tecnico, tramite due diligences mirate alla selezione dell’edificio più adeguato alle esigenze del Cliente. Terminata con successo questa prima fase del progetto, JLL si è aggiudicata inoltre il ruolo di partner per i servizi di Project Management.

JLL for AMAZON JLL’s involvement in the AMAZON project dates back to 2015, when the American multinational chose the company as its partner for real estate consulting services. From the earliest stages, the JLL team was an active part of the process that led to the choice of the building in Via Monte Grappa as the multinational’s new Italian Headquarters. The team acted as a commercial advisor and tenant representative, from identifying the best real estate strategy to the signing of the lease agreement, and as a technical advisor through due diligences aimed at selecting the building most suited to the client’s needs. After successfully completing this first phase of the project, JLL was then assigned the role of partner for Project Management services.

In its controls and management, JLL has pursued its goal of the highest of quality standards while complying with the budget and timeline agreed with AMAZON. For this project JLL has used – in addition to its experience gained thanks to its background as a company – the consolidated Project Management Institute (PMI) methodology, which allows for a constant and shared monitoring of project execution processes with all stakeholders.

Caratteristica fondamentale della spazialità interna sono delle grandi colonne in cemento che fuoriescono dal sottilissimo spessore del pavimento. Il progetto di interior mette in evidenza le colonne, collegandole con raffinati archi in metallo che corrono perpendicolarmente alla lunghezza del pavimento.

Il progetto di interior si estende al vano scala per incentivare l’uso degli ascensori e favorire il benessere. Qui sono state utilizzate grafiche anamorfiche che creano panorami sorprendenti e in costante mutamento. La selezione materica utilizzata è stata definita in linea con la creatività e l’inventiva dei millenials, nulla di prezioso ma sempre il frutto di una ricerca di nuova modalità per celebrare il quotidiano con energia e stile.

The enclosed rooms maximize the use of glazing to offer double aspect views and reinforce the company’s views on transparency.

The color palette looks to the fashion industry and local surroundings, using soft shades of blues and greens contrasted by golds and pinks to bring a fresh comfortable balance of warm and cool tones.

Amazonians are innovative, diverse, young at heart and always curious. The design celebrates their values through experiential graphics and the creative use of their leadership principles. Careful consideration was given to the selection of absolutely all the furniture in order to support choice based working, from active café spaces, quiet niches, phone booths and sit/stand desks. Amazonians can work ergonomically anywhere whether at a desk or a sofa, alone or in a group. You will not see many Amazonians without a lap top in one hand.

All the design choices were the result of a strategy of dual purpose in line with the principle of frugality and purpose, never design for design sake. The interior treatment extends to the stair journey to help alleviate the lift traffic as well as encourage wellness with the use of anamorphic graphics which create surprising, constantly changing views. Material selections were made to complement the creativity and inventiveness of millennials, nothing precious but always finding new ways to celebrate the everyday with energy and style.

The Concept

PALETTE CONCEPT - BLUE

Le 3 palette di colori sul pavimento (blu, corallo e verde) si ispirano alle tendenze del fashion e della moda. Il colore tenue e i dettagli delle texture si fondono con la ruvidità del calcestruzzo e della rete metallica. Questo vuole rappresentare il mix di industrialismo ed eleganza della moda. Le forme sono un rimando alla storia: gli archi che attraversano l’edificio richiamano quelli nelle cattedrali antiche.

The 3 colour palette across the floor (blue, coral and green) is inspired by the fashion/moda trends. The muted colour and the texture details are mixed with the roughness of the raw concrete and metal mesh. This was to represent the mixture of industrialism and elegant fashion. The shapes are a reminder to the history. The arches that run through the building are reminiscent of the old cathedrals.

La realizzazione della sede degli uffici direzionali di Amazon a Milano è stata completata nel 2017. La fase di progettazione è durata circa sei mesi, seguita da una densa fase di costruzione portata a termine in un solo anno, raggiungendo un ampio margine di contenimento sia dei costi dell’investimento sia dei tempi legati all’intervento.

L’edificio si sviluppa per un totale di 40.000 mq su un sito che copre una superficie pari a 3900 mq. È articolato in due blocchi distinti di dieci e sette piani fuori terra, ed un corpo interposto ne garantisce il collegamento ad ogni piano. Cinque piani interrati accolgono i locali tecnici ed una vasta area destinata ad autorimessa. L’accesso carrabile è distribuito in una doppia rampa d’ingresso dai Bastioni di Porta Nuova.

L’ ampia spazialità interna ha permesso di definire un soffitto piatto per l’alloggiamento degli impianti, senza comportare un ribassamento dell’altezza utile massima che, calcolata dalla quota interna del pavimento fino al controsoffitto, è pari a 2,70 m.

L’area di lavoro è definita per accogliere circa 800 persone, con una media di 181 ad ogni piano, di cui 99 nel blocco maggiore e 82 in quello su via Monte Grappa. La fruibilità interna è calcolata in base alle norme vigenti che definiscono una percentuale di 0,1persona/mq. Per le aree comuni, la capienza massima prevista è stimata considerando un aumento del 20% dello stesso parametro.

The construction of the headquarters of the Amazon management offices in Milan was completed in 2017. The design phase lasted about six months, followed by a concentrated construction phase completed in just one year, easily reaching the targets for both investment costs and time related to the intervention.

The building extends over a total of 40,000 sqm. on a site that covers an area of ​​ 3,900 sqm. It is divided into two separate blocks of ten and seven floors above ground, and an intermediate section provides access to each floor. Five underground floors house the technical rooms and a large area for the garage while vehicular access is provided by a double ramp from the Bastioni di Porta Nuova.

The wide internal space allowed the definition of a flat ceiling for the housing of the mechanical systems, without involving a lowering of the maximum useful height which, calculated from the internal height of the floor up to the false ceiling, is equal to 2.70 m. The work area has been devised to accommodate about 800 people with an average of 181 on each floor, of which 99 in the largest block and 82 in the one on Via Monte Grappa. The internal usability is calculated based on current regulations which define a percentage of 0.1 person/sqm. For communal areas, the maximum expected capacity is estimated considering a 20% increase of the same parameter.
