The outfitter will have everything you need to get geared up for a cycling or hiking adventure, from the latest cycling gear and apparel to top-of-the-line rental bikes. If you run into trouble while on the road, Atara’s expert mechanics are always on hand to help you get back on track. The outfitter sits in a stand-alone building, with bike trails running straight to its large outdoor deck with dining tables. A graband-go market above will have extended early morning and evening hours, and on the lounge to watch the sunset over the roof, a pizzeria mountain range after a great day outdoors.

CONCIERGE Southern Utah is a popular destination for outdoor enthusiasts, and an excellent outdoor adventure concierge service can help make the most of a visit to this beautiful region. This concierge service provides all the necessary planning and support for individuals or groups looking to enjoy outdoor adventures across southern Utah. Services include arranging transportation such as Sprinter vans, UTVs, electric and traditional mountain/road bikes, and providing detailed multi-day and -week itineraries with guides, gear, packed food, and varied activities. The concierge will contact you before your stay to determine desired activities and levels of ability. Then, the concierge and the outdoor adventure team will propose customized itineraries for recreation during your visit, secure permits in advance, arrange the appropriate gear rentals, reserve the most suitable experts and guides for the chosen activity, and prepare delicious and nutritious meals to-go, taking any food sensitivities and preferences into account. Located in the onsite outfitters, the concierge oversees programming and activities, building community with residents, guests, and locals through organized group hikes and rides through St. George and nearby areas such as Snow Canyon State Park, Red Cliffs Desert Reserve, and Sand Hollow State Park to name a few. They are also available for last-minute advice on a sunrise hike or link up with a group bike ride.

2 | What community is Atara located in? Atara is located within the Desert Color community. It is the largest master planned community in southern Utah. All owners at Atara are part of the HOA of Desert Color giving them access to the community. 4 | When will construction start? Construction is anticipated to start in early 2024 and be completed in approximately 24 months.

6 | What types of residences are available? Atara provides a variety of residence types including 1,2,3 and 4 bedrooms priced from $800,000.

7 | Are the residences sold furnished? Yes, all residences are sold fully furnished including all electronics, kitchen essentials, and linens. The interior furnishings were professionally designed by Flick Mars.


8 | May I rent out my residence when I am not using it? Yes. You are allowed to rent out your property when you are not in residence. Our sales team is not allowed to discuss any terms of the rental agreement nor provide projections. We are happy to provide a liaison to discuss this program and answer any questions that you have.

9 | Who will manage the hotel and rental management program? The rental management program will be managed by Benchmark Pyramid Global Hospitality referenced above as part of the development team. They will work with Marriott to take advantage of their reservation program systems to drive rate and occupancy.

10 | What do these dues cover? These dues cover the assets owned by the master and association and the condominium association including exterior building maintenance, common are maintenance, elevator maintenance, landscape maintenance, lighting maintenance, hardscape maintenance, insurance, and administration.

11 | Are there any additional costs to the residence owner? Yes. The residence owner will be responsible for utilities including water and power, phone and internet services, and contents insurance.


12 | Are there a-la-carte services available to residence owners? Yes. A preliminary list is below. -Housekeeping -Laundry and Dry Cleaning

-Personal Chef -Personal Trainer

-Excursion Guides -Childcare

-Courier and Delivery -Event Planning

13 | Are pets allowed in my residence? Yes. Up to two domesticated cats/dogs are allowed. If you choose to place your property in the rental program you can choose to designate if your residence is pet friendly or non-pet friendly.

14 | What is the process to secure a residence at Atara? To secure your residence you can execute a non-binding unit specific reservation agreement with a $30,000 refundable deposit. In the 1st Quarter of 2024 ou will receive all of the legal documents that you will have 14 days to review. At that point you will execute the Purchase and Sale Agreement and submit an additional deposit to total a 20% Deposit. No additional funds will be due until closing.
