Can I use my owner builder?

Who are the Preferred Builders?
The Preferred Builders currently include Kaizen Custom Homes, Raykon Construction, Robison Home Builders, Summit Construction, and Valor Homes.
Are there any rules or regulations to the design of my home?
Yes, there are Design Guidelines, CC&R’s, and a Design Review Board (DRB).
What is the pricing for construction?
Custom Construction pricing for the builder’s starts at about $275 per square foot and above depending on the home design. Most builders will probably be between $300 and $400 a square foot as a starting point.
How long do I have to start building on my purchased lot?
Owners must begin continuous construction within 24 months of closing on the lot (after the lot records).

We’re thrilled at the prospect of welcoming you into the Three Bridges family. We’re certain you have a few questions as you envision your life and lifestyle as a homeowner here. Below are a few frequently asked questions and answers and, of course, we’re happy to answer any other questions that you may have.
What is the reservation fee?
$5,000 per lot. This deposit is refundable until the plat records with the county –after which the Buyer is required to execute a Purchase Contract on their lot within 10 business days and close within 30 days following the execution of the Purchase Contract.
*In addition, the Buyer must also pay their initial deposit on either the Sports Membership or the Golf Membership when Membership documents are available (within 10 days).
Can I use my owner builder?
Buyers must build with one of the community’s Preferred Builders.
Are there any rules or regulations to the design of my home?
Yes, there are Design Guidelines, CC&R’s, and a Design Review Board (DRB).
Are short term rentals allowed? Like Airbnb etc.?
No. Neither short term rentals nor fractional ownership is permitted.

much are the HOA
fees
and what do they include?
The HOA fees are $400 a month (in addition to golf or sports membership dues). The HOA fees will be for community landscaping maintenance, trail system, and common amenities such as all parks, trails, and green space, along with maintenance of the entry monuments. There will be an additional landscape fee to maintain the backyards of private residences. That fee will be based on lot size and on the complexity of the landscape maintenance.

Who is the architect of the golf course?
The Three Bridges golf course is designed by Robert Trent Jones II, who has designed some of the top courses around the world, including the home of the 2015 U.S. Open -Chambers Bay in Washington, USA. Costa Palmas in Mexico, Hogs Head in Couty Kerry, Ireland, The Prince Course at Princeville in Hawaii, USA, and Southern Highlands, in Nevada, USA are just a few notables of the world class courses in the Robert Trent Jones II portfolio.
Are there any additional golf amenities?
Yes, many. They include the Driving Range, Golf Teaching Academy, Golf Comfort Stations with Specialty Food & Drinks, Clubhouse with Locker Rooms, Pro Shop, Library & Lounge, and the Social Green, which can be configured as an18-hole Putting Course.
Does Three Bridges offer any sports other than golf?
Yes, many. They include sand volleyball, the Hangar pickleball center, an indoor facility with retractable doors, The Courts, which includes four outdoor pickleball courts, two tennis courts, cornhole & lounge, individual & group fitness facilities, and miles of community trails.
What water sports can be done on the lake?
On our four-acre freshwater lake you can enjoy surfing on the cutting-edge Unit Surf Pool, as well as paddle boarding, kayaking, and swimming.
Is there a place to eat by the lake?
Yes, the Twin Fin Café is a family-style restaurant located at our Beach Club and the Sandbar is a 21+ roof top bar and restaurant.
Is there a Spa at Three Bridges?
Yes, Three Bridges will feature a luxury spa with premier body and skin treatments. The spa includes an outdoor hot tub and herb garden, spa-only private pool & cold plunge, and a resort-style spa menu.
Does Three Bridges have dining options in the Community?
Yes, there are many dining options within Three Bridges. The Twin Fin Café, Tropical Smoothie Bar, The Sandbar, Start of the Round sports bar on the golf course, Clubhouse Restaurant, The Hangar Juice Bar, and 24-hour Community Room Service delivered to your room or residence from the resort restaurant.
Which amenities are open to the public?
Parks, walking trails, certain restaurants and use of the Surf Wave (for a fee) depending on availability.

The Three Bridges Club lifestyle is designed to be shared with family. To that end, both the Golf and Sports Memberships are vertical memberships. That means that a Member’s parents and/or their children are also full Members that can use the facilities without the primary member being present. This does not extend up or down two generations. Amenity usage will not be extended to Grandchildren of members. Below are answers to some other questions you may have about membership.
As an Owner, do I have to have a membership?
All residential lot owners are required to purchase either a Sports Membership or a Golf Membership.
How much does the Sports Membership cost?
Initial price is $40,000. Initial Deposit is: $20,000. The remaining balance of $20,000 is due when the pickleball courts and the fitness center are operational.
How much are the monthly Sports Membership dues?
Monthly Dues are: $450 a month.
What does a Sport Membership include?
The Sports Membership will include access to all the amenities except for golf, the golf clubhouse, and the clubhouse restaurant.
Do Sports or Golf Membership include use of the wave?
Both Sports and Golf Memberships have the option to add on a Surf Membership which includes unlimited seasonal surfing for $200 per month, billed annually.
How much does a Golf Membership cost?
Initial price is $125,000 for residents or $150,000 non-resident golf Members. The initial fee is: $25,000 due upon execution of membership documents. The next payment of $50,000 will be due when construction of the golf course begins in the Summer of 2024. The third payment of $25,000 will be due when the course begins grassing, which is anticipated to be spring of 2025. The final payment of $25,000 (resident) or $50,000 (non-resident) will be due when the first 9 holes are open for play in fall 2025.
How much are the monthly Golf Membership dues?
Monthly dues are: $1,200 a month for residents and non-residents.
What does a Golf Membership include?
The Golf Membership includes unlimited golf course and practice facility use including all clubhouse facilities and clubhouse restaurant. Golf cart rental, plus the food and non-alcoholic beverages at both comfort stations are also included.

Are there any golf costs that aren’t included in the Golf Membership?
Yes. Locker rental fee: $350 per year. Club rental fee: $65 per round. Handicap fee: $50 per year. Club storage fee: $150 per year. Members will pay for any golf lessons, merchandise, restaurants, and any hotel/spa amenities.
What happens if a member wants to cancel their Golf or Sports Membership? Memberships may be canceled in accordance with the Membership Documents. Does Three Bridges allow non-resident Golf Members?
There will be a limited number of non-resident Golf Memberships. These memberships may be recalled by the Club, as determined by the Club.
What is a “recallable Membership?”
The non-resident member will be refunded 100% of their initial fee.
Are guests allowed to play golf or use the Sports amenities?
Yes. Applicable Guest fees will be applied to the Member’s account.
Can I extend my Membership to my significant other, who lives with me?
An unmarried Member living together with another individual in the same household, as a family unit on a permanent basis, may designate the other individual to use the Club Facilities as a family Member. The Member and the designated user shall be individually and jointly responsible for the payment of all charges and fees incurred by the designated user. The Club reserves the right to establish such fees and other rules and requires the Member and designated user to submit such information and forms as the Club deems appropriate.
