I’m thoroughly enjoying exploring our country! Even though at this time I am an “armchair traveler,” I have added many places in the USA to my bucket list, thanks to publishing Relocate! Magazine. One place that many have on their bucket list is Alaska, which is where I live. The land and people are beautiful and the opportunities are abundant. For me, Alaska is home. However, after “traveling” to the Adirondack Mountains in New York in this issue, I can see why so many call those beautiful mountains “home”. A beautiful wilderness with so many activities to fill your days, who wouldn’t want to relocate to the Adirondacks, besides Alaskans. If you’re looking to relocate–there are many areas to choose from in New York’s Adirondack Mountains. Enjoy your travels!

How to Find an Affordable Home in Today’s Market Affordable housing is in high demand in cities and counties nationwide. Experts say that areas grappling with affordable housing issues may find factory-built homes to be a powerful tool in addressing this need. Built in a factory and delivered to home sites, this efficient process translates into lower production costs that are passed on to the consumer. The good news is while manufactured homes cost less than sitebuilt homes they are just as high quality. The average new manufactured home costs around $70,600. The cost for a smaller new single-section home can be as low as $20,000. In 2016, manufactured homes accounted for 80 percent of all new homes sold under $150,000. Unfortunately, when many people think of manufactured housing, the old stereotype of a run-down trailer park enters their minds. However, most of the more than 37,000 manufactured housing communities in the U.S. are a far cry from that negative image, boasting amenities

like community centers, organized activities and children’s play areas. Other benefits may include:

● The option to rent an existing home in the community or place your own home in the community. ● Provided services, which often include professional property management, care and maintenance of common grounds, as well as resources and amenities like trash removal, community centers, playgrounds, storage and laundry facilities. ● The possibility of not paying real estate taxes. While it varies state-to-state, residents of land-lease manufactured home communities often don’t pay real

estate taxes, but rather, pay a personalproperty tax, offsetting the cost of landlease rents for the homeowner. ● Affordable homeownership, along with many of its benefits, including control over home and yard improvements, as well as convenient parking. ● A sense of community. In many communities, there are social or activity clubs, fitness amenities, and friendly and caring neighbors. Indeed, “sense of belonging” is among the most frequent responses about why residents enjoy living in a land-lease community.

Newer manufactured homes come in a variety of architectural styles and exterior finishes that will suit most any buyer’s desires, as well as customization opportunities, including interior features like vaulted ceilings, fireplaces and stateof-the-art kitchens and baths.

Modern manufactured homes are among the safest housing choices today, as homes must adhere to strict federal building standards. All aspects of construction are continually inspected by professionally trained third-parties, and homes feature smoke detectors, and limited combustible materials around furnaces, water heaters and kitchen ranges, as well as wind resistance in areas prone to hurricane-force winds. “The need for quality, affordable housing has never been greater. However, today’s manufactured homes are highquality and cost up to 50 percent less per square foot than conventional site-built homes,” says Richard Jennison, president and CEO of the Manufactured Housing Institute. “These savings are allowing more Americans to own a home in the face of an ever-widening housing affordability gap.”

They also feature enhanced energy efficiency in an era of rising energy costs, thanks to upgraded insulation and more efficient heating and cooling systems than homes from decades ago. Smart buyers also are turning to ENERGY STARlabeled manufactured homes for additional savings.

House Hunting? Use this handy checklist before you make the offer

Not so fast. Before making an offer on any property, it's smart to take a deeper look at the overall structure and its systems, just to make sure warning signs of major and costly problems are not hiding in plain sight. If the house holds more issues than your budget (and drive to renovate) can handle, it might be best to walk away.

Exterior: Walk around all four sides of the house, scanning it from ground to rooftop. Note the condition of the doors and window frames, and look for cracked or peeling paint or signs of loose siding. Higher up, eye the chimney, making sure it appears straight and is in good condition, while the gutters and drainpipes should be in place and functional.

warning signs of aging and neglect. Things like curled and missing shingles, dark stains, moss growth and signs of sagging can signal serious issues. (A home inspector can confirm if full replacement is needed, or if a few simple repairs would stabilize things for another decade or so.) Yard: Take note of the landscaping. Is there a slope angled away from the house, or is there a potential for a flooded basement after a major rainfall? Mature trees provide lots of shade, but watch for overhanging branches, as these can break off in a storm and do major damage to the roof. Finally, take note of the condition of the driveway and sidewalks. Foundation: The sight of a few hairline cracks in the cement is no cause for panic. Do look for telltale signs of serious issues, such as widening cracks, water stains and bulges. It doesn't hurt to bring a level to make sure the walls are straight. Plumbing: In addition to checking basement and under-sink pipes for signs of leaks, scan the ceilings for water stains. Open all the faucets to check the water pressure as well as the time it takes for hot water to reach the tap. HVAC system: Know the age of the heating and cooling systems, and check these for tags and other signs of routine maintenance. If the system is older than a decade, that can spell costly repairs and a replacement in a brief time frame. When it comes to older systems, energy efficiency is another consideration, according to Tom Tasker, product manager with Coleman

"Newer HVAC systems are remarkably more efficient when compared to those from even a decade ago, which means they keep your house comfortable for as little as half the cost," says Tasker. For example, Coleman's Echelon products are rated up to 20 SEER, which stands for seasonal energy efficiency ratio. Compare these to the 10 SEER systems of 25 years ago, and that can give you an idea of what to expect in potential energy costs, he says.

Appliances: Note the age and condition of things like the refrigerator, oven and range, washer and dryer, and hot water heater. As with the HVAC, older appliances tend to consume more energy and you'll face a shorter timeline for needed repairs and replacements.

Buying a house is a big decision, but knowing what you're buying can go a long way in assuring you that you've found the right place!

ou can feel it in the air when the ski and snowboard season arrives, and some areas in the U.S. are open for business early in preparation for the onslaught of snow lovers. As snow sports continue to gain popularity, millions of people will be hitting the slopes this winter. During the 2016-17 ski season, the National Ski Areas Association (NSAA) reported that U.S. ski areas tallied an estimated 54.7 million skier and snowboarder visits, up 3.7 percent from the previous season's 52.8 million total. With the increase in skier and rider visits, safety is always a top concern. Substantial growth in the number of skiers and riders wearing helmets has made participation in snow sports safer, along with awareness and education campaigns that emphasize the responsibility each skier and rider has every time they take to the slopes. For example, The NSAA and Craig Hospital, a world-renowned rehabilitation and research hospital in Denver for people who have sustained a spinal cord and/or brain injury, are partnering to promote several industry safety campaigns: #RideAnotherDay and ParkSmart.

Helmet usage on the rise Eighty percent of skiers and snowboarders wore helmets during the most recent ski season, setting yet another record for helmet usage at ski areas across the

country. While helmets can help to reduce or prevent certain injuries, they are not foolproof, and there are other safety concerns while skiing. Proving that helmets alone do not prevent all injuries, data from Craig Hospital shows an increase in the number of patients admitted each year from snow sports accidents (up 50 percent in 2017 over 2012). As an avid skier, ski racer and one of the early pioneers of adaptive skiing programs, Dr. Thomas E. Balazy, medical director of Craig Hospital, is a strong proponent of helmets. "Helmets can definitely prevent head injuries while skiing or riding," said Dr. Balazy. "I would never go out without one, and while I believe that everyone who participates in this sport should wear one at all times, responsible, safe skiing and riding is the best way to prevent serious injuries on the mountain." than 1,000 people died from bicycle collisions with automobiles during that same time.

Ride another day

Keeping skiers and riders safe while skiing and riding is top of mind for those in the ski industry. The following tips are from the #RideAnotherDay campaign, which is being promoted at more than 300 ski areas around the country:

Kelli Johnson, along with her daughter Elise, inspired the #RideAnotherDay campaign. On the day before Christmas in 2010, Kelli was skiing in northern Wyoming near their home with her oldest child, Elise, 5. When Kelli stopped to help Elise put her ski back on, a snowboarder traveling at more than 50 mph collided with them. The accident was devastating. Elise and the 23-year-old snowboarder died instantly, and Kelli sustained a traumatic brain injury and paralyzed arm. After months of rehabilitating at Craig Hospital, learning to walk, eat and swallow, Kelli has made a remarkable recovery, although she still has some paralysis on the right side of her body. To honor their daughter and create a lasting legacy, Kelli and her husband, Chauncy, partnered with the NSAA to launch a safety campaign titled #RideAnotherDay. "My hope is to get this message out to others," said Kelli. "If anyone hears this message just once, they will hopefully change how they act and conduct themselves out on the mountain." These types of accidents, while horrific, are rare. In fact, during the 2015-16 season, only 39 fatalities occurred at U.S. ski areas out of the 52.8 million skier/snowboarder days reported for the season. To put that in perspective, more

● Be ready to avoid objects and other skiers. ● Maintain a safe speed and always ski in control. ● Stay alert to what's going on around you, especially other skiers and riders. ● Plan ahead and ease up at blind spots, check uphill when merging onto trails and give others plenty of room when passing.

Terrain park safety The explosive growth of terrain parks at ski resorts (94 percent of U.S. ski resorts have at least one terrain park), has led to the NSAA launching the ParkSmart campaign. It tackles some of the unique differences between skiing or riding on traditional ski area trails versus riding in the ever-popular terrain parks. Freestyle terrain parks can include jumps, half pipes, rails, ramps and more. Some simple safety and etiquette tips for terrain parks include:

● Start small - Work your way up. Build your skills. Know your limits and ability level and select the appropriate freestyle terrain for you. ● Make a plan - Every feature. Every time. Some features are set up to be used one after the other, without stopping, and others individually; jumps are for jumping and rail takeoffs are for using the rail.

Skiing in the Adirondacks There are many places in the Adirondack Mountains where you can go cross-country and downhill skiing. There is also opportunities for snowshoeing along with other winter sports.

● Always look - Before you drop. ● Respect - The features and other users.
