Home prices are expected to drop by roughly 4% in 2023 the first drop since 2012, though not surprisingly, homes will be less affordable than they were before the pandemic homebuying boom. “Taking next year’s projected prices and mortgage rates into account, the typical homebuyer’s monthly payment will be about 63% higher in 2023 than it was in 2019, just before the pandemic began,” says Taylor Marr, deputy chief economist for Redfin.

Real estate still tops the list of Americans’ preferred way to invest money not needed for 10 or more years, coming out on top for the third time in the past 4 years, according to a mid-year survey from Bankrate.com. “Despite a housing market that is coming off the boil, preference for real estate remains high”, especially among Millenials, says Greg McBride, CFA, Chief Financial Analyst for Bankrate.

Lawrence Yun, NAR chief economist and senior vp of research, weighed in, forecasting the median home price in 2023 will reach $385,800 – encouragingly an increase of just 0.3% from 2022 ($384,500). He does however expect rent prices to rise 5% in 2023, following a 7% increase in 2022.

It looks like the ride isn't quite over for us yet. Adversity builds character. Through it all, we've seen encouraging examples of individuals and businesses overcoming adversity, adapting, defying the odds, and going on to inspire the rest of us. We're looking forward to hearing more of those tales in the coming year.

Reverse Mortgages - What You Should Know

A Home Equity Conversion Mortgage (HECM), the most common type of reverse mortgage, is a special type of home loan only for homeowners who are 62 and older.

A reverse mortgage loan, like a traditional mortgage, allows homeowners to borrow money using their home as security for the loan. Also like a traditional mortgage, when you take out a reverse mortgage loan, the title to your home remains in your name. However, unlike a traditional mortgage, with a reverse mortgage loan, borrowers don’t make monthly mortgage payments. The loan is repaid when the borrower no longer lives in the home. Interest and fees are added to the loan balance each month and the balance grows. With a reverse mortgage loan, homeowners are required to pay property taxes and homeowners insurance, use the property as their principal residence, and keep their house in good condition.

With a reverse mortgage loan, the amount the homeowner owes to the lender goes up–not down–over time. This is because interest and fees are added to the loan balance each month. As your loan balance increases, your home equity decreases.

A reverse mortgage loan is not free money. It is a loan where borrowed money + interest + fees each month = rising loan balance. The homeowners or their heirs will eventually have to pay back the loan, usually by selling the home.

If you move out of your home for any reason + such as to live in a nursing home, or downsize to a smaller house + and your spouse or the person living with you is a coborrower on the reverse mortgage loan, they can stay in the home and continue to receive

loan disbursements as long as they fulfill the ongoing obligations of the reverse mortgage.

If your spouse or partner is not a co-borrower and you move someplace else for the majority of the year, the reverse mortgage loan will need to be paid back. The most common way to pay back a reverse mortgage is by selling the home, in which case your spouse or partner will have to move, depending on the legal agreement you signed.

Plan Ahead For Your Perfect Deck

A big part of building your dream deck is the planning. In fact, a typical deck project can take six months (or more) from inspiration to installation. To help make your dream a reality, the following are tips for keeping your deck project on track, on-trend, and on budget

Visualize the Possibilities - When it comes to your deck's design, there are countless possibilities - from simple ground-level styles to more elaborate multi-level decks. Ultimately, a deck should be designed around how you plan to use it. In addition to function, consider your views, neighbors, the prevalence of sun or shade, as well as the entrances and exits from the home and into the yard. All these factors will have an impact on your deck's size and configuration. Once you have a general design in mind, there are great tools available to help bring your visions to life. There are also hundreds of downloadable deck plans and

other resources available online to help guide you through your deck-building journey.

Consider Codes and Permits - Consult your state, county or city offices regarding building code requirements and to learn what permits are necessary for building a deck in your area. Factor permitting into your project timeline so that progress is not stalled by waiting for inspections and approvals. If your neighborhood has a homeowner association (HOA), make sure you understand any rules regarding deck size, color, product type or design. And don't forget to check with your local utilities to locate any underground cables, wires or pipes before construction begins.

Be Mindful of Materials - When choosing materials for your deck, think long term. It's important to choose quality materials that will withstand years of wear and tear from both weather and use.
