House Hunting - Can You Get it All?

When it comes to house hunting, it's safe to say we all have a list of things we'd like to see in our ideal home. It's also safe to say, finding a "perfect" home is often an unrealistic expectation. If house hunting is on your calendar this year, it's important to be prepared to make compromises.

If you have your heart set on a specific neighborhood, understand you may need to consider a different area if homes in that area are out of your budget. Maybe the house that just went on the market doesn’t have your dream kitchen, but the price is low enough that you can easily work on the home and get that kitchen.

"Most problems in a house can be fixed," according to the folks at Forever Home Inspections. "Obviously, not everyone is Chip and Joanna Gaines, and you don’t have to be! After your inspection, make a plan on how to fix major issues. Many smaller issues can be done DIY. Major issues that need to be worked out with the seller can be negotiated with the help of your agent."

This doesn't mean you should settle for a home that doesn’t have what you need. It simply means you should be prepared to prioritize your “must-haves” and “would-likes” so you remain open to the reality of what you can afford and what is available within your budget in the current housing market.

If you walk into the process with realistic expectations and remain open to compromise, chances are you'll find a home that meets your most important needs and still makes you happy. It can help you navigate the home-buying process and make the overall experience more enjoyable.

And remember, you can always make changes and improvements over time to make your house truly feel like home.

Exterior Home Improvements Yield Higher ROI for Less Money

Renovation season is approaching. Do you know what home improvements will give you the best return for your money? Here's a hint: step outside.

You might assume upgrades to interior spaces like kitchens and bathrooms have the best payoff, but most home improvements don't return 100 percent of their value at the time of resale. Those that yield the best return on investment for the most modest costs are generally exterior improvements.

Interior projects like a minor kitchen renovation or bathroom upgrade return a decent percentage of your initial investment when you sell your home - about 80 percent and 65 percent, respectively, according to Remodeling's Cost vs. Value report. However, they can also cost tens of thousands of dollars. By contrast, exterior projects like adding a deck or replacing a garage door deliver similar high rates of return, but for far less cost. In fact, six of the eight improvements with the best ROI on Remodeling's report were exterior projects, and their average payback was nearly 75 percent.

Here are popular exterior projects that offer high ROI:

• Roof replacement - A midrange roof replacement returns nearly 69 percent of the investment. What's more, a new roof helps protect your entire home from weather damage and can improve curb appeal.

• Composite deck addition - Costs vary, but adding a composite deck delivers ROI of 65.2 percent. Of course, the value of your deck will depend on many factors, including the quality of the building products you choose.

• Siding replacement - Another exterior feature that protects the whole home and greatly affects its curb appeal. When you sell your home, that new siding could recoup about 76 percent of your initial investment.

• Garage door replacement - Older garage doors may lack modern insulating qualities and a shabby-looking door can drag down the look of your home. Replacing the garage door returns nearly 77 percent of that amount at the time of resale.

• Steel entry door - The single exterior home improvement with the greatest ROI is also one of the cheapest and easiest to do. Replacing a wooden door with a steel entry door will run you about $1,400 and you'll recoup more than 90 percent of that cost when you sell your home.

Exterior home improvements not only enhance your enjoyment of your home and help maintain its security, they're also the first things potential buyers see when they pull up to the curb. When you want to make costeffective, high-ROI improvements, making exterior upgrades is money well spent. (BPT)

What's Old Is New Again

Character is not something with which every home is born. Newer construction often sacrifices some of the charm or detail of older home styles that can be incorporated with strategic use of materials and furnishings. Imagination is the limit for homeowners, but here is a sampling of what can be done...

Build from the ground up. Install new flooring that's inspired by the charm of vintage floors. Retailers sell an array of flooring styles that mimic the look and feel of vintage woodwork - wide planks that echo farmhouse floors, distressed finishes and much more. By replicating techniques such as wire brushing and hand scraping, distressed flooring achieves the look of vintage craftsmanship.

Rustic charm of wall accents. Adding a wood accent wall can create the feel of a farmhouse or even an industrial loft. Wood can add an artistic element or focal point to backsplashes and ceilings. Whatever your goal, accent wood makes a statement.

Small touches: Fixtures and surfaces. Don't forget the little details: a glass doorknob, an oilrubbed light fixture or a stained glass panel in

the window. These touches go a long way to convey the look of another era in a newer home.

Mixing eras with furniture. Antiques and classic period pieces mix well with more contemporary furnishings to create an eclectic style in a newer home. Mid-century modern elements - from architecture to furnitureweave their way into home décor again this season, proving their staying power.

If homeowners are looking to imbue a newer home with the timeless details of tradition, there's a project of every scale. New materials that are designed to look old will not only perform better, they'll last for years to come. And "timeless" is always on trend.

Success tips for DIY painting projects

If you plan to paint this year, here are some tips to help prepare you for success.

Choose colors with confidence - A fresh coat of paint in the right color can quickly transform the look and feel of any space. To help choose the perfect color for your space, take advantage of the easy-to-use color selection tools available to help you find and try colors before you paint. Homeowners can use the online Color Visualizer, for example, to virtually paint a space and try on different color combinations, making it easy to choose colors with confidence.

Find color inspiration - Choosing the perfect paint color is key to creating the look you want, but how do most people find the right color? More than half of DIYers say they look to nature for color inspiration, while more than a third take their color cues from Pinterest images. Select the right finish - Once you’ve decided on the perfect color, make sure you’re getting the best finish for the space you are painting. For durability and washability, choose a semigloss paint. Semi-gloss is a good option for areas such as bathrooms and kitchens, as well as trim. For high-traffic areas, like a hallway or a kid’s bedroom, satin, and egg-shell paints are preferred as the finish is easy to clean and maintain. High gloss paints are also extremely durable and easy to clean, making them perfect for windows, doors and trim. For spaces that have something to hide, a flat finish will work to your advantage.

Real Estate Rebate Program Honors Local Heroes

Amodio Realty Inc., located in the Town of Lee, wanted to show its appreciation to the military, law enforcement, firefighters, first responders, health care professionals, and teachers for their service to country and community, but wanted to do it in a way that went beyond mere words.

So the small family real estate agency, staffed by Stephen Amodio (Broker/Owner), his wife Betsy (President/Owner), and their daughter, Lucciana, decided to do something extraordinary with their business after learning about Heroes Home Advantage and a courageous woman named Michele Ladd, its founder.

Stephen Amodio, a former Marine whose own family includes many community heroes, heard about Ladd’s noble mission of honoring hometown heroes by offering discounts and rebates on real estate services, and he wanted to get on board. He did his due diligence first, spending nine months researching and speaking with other realtors nationwide who were already participating.

Amodio Realty, Inc. joined the Heroes Home Advantage program in January of 2017 and is currently working with about a half dozen heroes. He has closed on several properties already, but explained that it’s not about being pressured to obtain listings, move properties and meet sales quotas. It’s about giving back. He discovered through census tract records that in the tri-county area he exclusively serves -- Herkimer, Madison and Oneida Counties --

these categories of community heroes when combined comprise 50% of their total population.

“We can never repay our heroes for their service, but we can honor them with a small token of our appreciation,” Amodio said. “We are looking for opportunities to honor local community heroes. That is our goal.”

Amodio Realty gives 25% of earned commission directly to the hero, (up to $5000 per transaction), when we close on the sale and/or purchase of their residential or commercial property.

“It’s a small gesture in comparison to the their daily sacrifices and service to our community and country,” he said.

He also works closely with a comprehensive, likeminded network of community partners who offer additional rebates and discounts on their related products and services. The savings to heroes when all is said and done can be thousands of dollars.

As word of mouth about the program spreads, Amodio envisions adding a half-dozen sales staff and expanding his cadre of committed community business partners even further. He graciously welcomes those who respect the program’s mission and embrace its spirit of honoring community heroes for their contributions.

“We’re hungry for more hero partners,” he said. “The door is wide open to virtually any business, but we discourage people from using the program to leverage their business and not follow through on their promises.” There are no fees involved, no catches, and no restrictions on how Amodio’s rebate can be used. The program is open to all qualified active, retired and volunteer heroes, both buyers and sellers, including first-time home buyers.

Amodio can’t hide his enthusiasm for the program and the people it serves.

“We’re enjoying doing this,” he admitted. “We always get a great reception.”

Through this method, a real estate owner is able to depreciate the individual components that make up their property in the shortest amount of time possible.

Cost segregation is the method of re-classifying components of your commercial building from real property to personal property.
