In Focus | Govind Saran of RE/MAX Kelowna What is your name? Govind Saran How long have you lived in Kelowna?
I was born in Fort St. James and my family moved to Kelowna shortly after. We settled in Kelowna as my parents purchased a hospitality business in Kelowna. I moved to the Lower Mainland for a few years to attend high school followed by BCIT. My heart always remained in Kelowna and I moved back after completing my courses at BCIT. Now, I couldn’t see myself living anywhere else. Who is your favourite person to spend time with and why? My favourite person to spend time with is my lovely wife Gagan, and our adorable miniature schnauzer, Storm! Storm has taken over! He is the king of the house according to my wife. If you could go anywhere in the world right at this moment where would you go and why? If I could go anywhere it would be Thailand. My favourite hobby is Muay Thai and I cannot wait to experience the true art of this sport once I can make the trip to Thailand! With the busy market I have not had much time storefronts an opportunity to showcase Burgers! By July 30, government will begin releasing receipts for ministers’ travel expenses on a quarterly basis.
Other new measures to improve transparency and disclosure include responses to the recommendations by former privacy commissioner David Loukidelis:

Reporting suspected natural resource violations is easy
s the weather warms up and more people are out enjoying the backcountry, the B.C. government is reminding the public to respect Crown land and obey the law so everyone can enjoy British Columbia’s beautiful lakes, rivers and forests. If people spot a potential natural resource violation, it’s easy to alert provincial enforcement agencies so they can look into it further. Using either a toll-free “tips line” or an online form, they can quickly submit reports about suspected violations of laws and regulations enforced by the ministry’s natural resource officers. Natural resource officers regularly monitor high-risk areas and activities for potential damage to economic, social, cultural or environmental values. The officers’ presence in the field and their ability to take appropriate enforcement actions (including issuing violation ticket fines) help deter illegal behaviour.

Scientists map the spread of deadliest ovarian cancer
B
C Cancer Agency researchers are providing critical insight into the invasive spread of the most malignant form of ovarian cancer in a landmark study, published today in Nature Genetics. This is a first in mapping two distinct patterns of ovarian cancer cell migration in high grade serous ovarian cancer.
More than 300 women are diagnosed with ovarian cancer each year in BC, and 80 per cent of women diagnosed with a high grade serous ovarian cancer relapse, despite an initial response to treatment. Unlike most cancers that spread through the blood stream or lymph system, this study shows that high grade serous ovarian cancer cells have a unique opportunity to spread prolifically throughout the abdomen. In mapping the cell migration, Dr. Shah’s team shows how cells are able to settle and thrive in specific regions of the body causing widespread, lifethreatening disease. The migration maps were primarily determined in pre-treatment samples with one exception. Shah’s team studied one patient with multiple relapse specimens. Notably, only a subset of cancer cells present at diagnosis led to treatment resistance.
The discovery, led by Dr. Sohrab Shah, senior scientist at the BC Cancer Agency, Associate Professor at the University of British Columbia, and Canada Research Chair in Computational Cancer Genomics, was made possible through genomic sequencing techniques and novel software developed by his bioinformatics team at the BC Cancer Agency. The study was simultaneously published today in Nature Methods. The scientists have answered key unknowns about how deadly ovarian cancers spread, and the composition of the cancer cell groups that have taken up residence within the patient’s abdomen.
Next steps are to use the innovative techniques developed for this study to define cell migration maps from additional patients over time with a specific focus on determining which cells are resistant to treatment. This will allow researchers to build predictive tools to better inform future care.
This new understanding of how high grade serous ovarian cancer cells migrate within the patient’s body provides insight that could inform future treatment selection. These results indicate that some cancer cells may have had pre-existing properties of resistance prior to the patient taking any treatment. This could indicate that a patient The study reveals that many cancer requires a much more aggressive, cell types make up a patient’s tumour. multi-treatment approach from the start This could explain why some cells are to prevent relapse. susceptible to treatment when others This work is supported by the BC Canare resistant, leading to relapse. Also, cer Foundation through the generosity cell type migration patterns from ovary of donors from across BC who are comto other abdominal sites identified that mitted to improving cancer outcomes specific ovary sites contained many for those impacted by ovarian cancer. more cell types relative to others. These regions could pinpoint ‘gateways’ of cell migration to other abdominal sites.

Harry Bains introduces bill to protect manufactured home owners

because the owners decide they want to redevelop the site. Under B.C.’s current laws, owners responsible for the evicting their manufactured home park tenants are under no obligation to offer alternative housing or provide sufficient compensation for relocation costs. For years the B.C. New Democrats have been calling on the B.C. Liberal government to step in to provide protections for the evicted tenants, but the government has neglected to do so.
“In my community of Surrey, people who live in manufactured home parks are worried that they’ll be evicted, have nowhere to go, and become homeless if the owner decides to redevelop the site,” said Bains. “The changes I am calling for would give manufactured home owners in Surrey and Bains’ bill would require manufactured across B.C. the time and financial help home park landlords to give a one year they need when they find out they’re benotice to their tenants and provide their ing evicted. tenants with up to $30,000 to cover reloca“I’ve introduced this legislation in previous tion expenses. ers in rebounding (7.7 per game, 11th), assists (4.5 apg, fourth), blocks (1.5 bpg, fourth) and steals (2.3 spg, eighth), and was subsequently named a Canada West first team all-star, a CIS second team The fourth-year guard/forward out of W.J. Mouat All-Canadian, and UFV’s female athlete Secondary in Abbotsford was selected from a group of the year. of finalists which also included Diana Lee (UBC Two other Cascades hoopsters were also Thunderbirds) and Emma Piggin (Thompson Rivers nominated for Basketball BC awards. WolfPack). Kevon Parchment, a fifth-year forward on “It’s a special honour for Kayli, and our program,” the men’s basketball team, was a finalist Cascades head coach Al Tuchscherer said. “There are for the male university athlete award, and so many great athletes playing on university teams incoming recruit Riley Braich was up for in the province, and it’s nice for her to be recognized the high school male athlete honour. for the outstanding season she had.” Parchment, a fifth-year guard from Scarayli Sartori added to her already-impressive 2015-16 awards haul on Saturday evening, as she was named the female university athlete of the year at the Basketball BC Hall of Fame and Awards Gala in Vancouver.
borough, Ont., wrapped up his career in style, earning Canada West first team all-star and CIS second team All-Canadian nods after finishing among the conference leaders in points (17.5 per game, 10th), assists (5.2 apg, second), rebounds (9.1 rpg, sixth), blocks (1.2 bpg, 10th) and steals (1.6 spg, 17th). He was also named Canada West defensive player of the year and UFV’s male athlete of the year.
Braich was instrumental as Abbotsford’s Yale Lions won the B.C. 4A high school championship in 201415, and he turned in another strong performance as a senior in 2015-16. The sharpshooting point guard led the Lions back to the B.C.’s, and averaged 35 points, seven rebounds and five assists per game for the season. He also earned all-star honours at five tournaments, including the Fraser Valleys.
Parchment, Jordan Jensen-Whyte (UBC ThunderSartori averaged 18.4 points per game to win the birds) and Josh Wolfram (Thompson Rivers WolfCanada West women’s basketball scoring title this Pack) were the finalists for the Basketball BC award, past season. She also ranked among the league lead- and Wolfram was the winner.
Braich, Hunter Hughes of Southridge Secondary and Justin McChesney of Charles Hays Secondary were the high school male athlete finalists, and Hughes won the award.
Sartori becomes the first Cascade to be recognized as Basketball BC’s female university athlete of the year. The program, though, did have several players win the female college athlete of the year award during the Cascades’ days in the BCCAA (now known as the PacWest). Honourees included Sue Parke (1993-94, 1994-95), Denise Rehman (1995-96), Martha Craig (1996-97), Lauren Alonzo (2002-03) and Jamie Born (2003-04, 2004-05).

Ambrose welcomes Komagata Maru apology
MP Jati Sidhu Congratulates the Community on the Formal Apology of the Komagata Maru Incident
R
ona Ambrose, Interim Leader of the Conservative Party of Canada and Leader of the Official Opposition, issued the following statement commemorating the Komagata Maru incident: “While Canada is renowned for being warm and welcoming toward new Canadians, unfortunately, our past record isn’t perfect. This is evident through the detention and turning away of the Komagata Maru in 1914. It was an event that caused terrible hardship for its passengers. When the vessel arrived in Vancouver on May 23, 1914, most of the nearly 400 passengers aboard were immigrants from Punjab. They were Sikhs, Hindus and Muslims, and all British subjects, just like Canadians at the time. For many, it was an event that ended in tragedy. “Today is a historic day for Canadians, as we recognize the Komagata Maru incident in the House of Commons with an apology. It is important that Canada acknowledges our wrongdoings of the past, as we have always stood up for social injustices at home and abroad.
the Community Historical Recognition Program (CHRP), through which it was announced the Indo-Canadian community would be able to apply for over $2 million in grants for projects that acknowledge, commemorate, and educate current and future Canadians about Komagata Maru. “The previous Conservative Government also funded the first ever public museum dedicated to the tragedy housed at the Khalsa Diwan Society in Vancouver, as well as the first ever public monument in Vancouver ’s Harbour Green Park. And on the 100th anniversary in 2014, Canada Post released a special stamp to further create awareness.

“Over a hundred years ago, 376 passengers boarded a Japanese steamship named Komagata Maru. Most of them were Sikhs from the Punjab region of India, searching for safety and a better life in Canada.
anada, a country that is known for its multicultural diversity and its openness for the needy has today cleared the dark cloud of the Komagata Maru incident with our Prime Minister Justin Trudeau making us all, especially Punjabis proud citizens of Canada with his formal apology for the Komagata Maru embarrassment.

Instead of being welcomed when they arrived in Vancouver, they were refused entry. The ship remained in Burrard Inlet for two months while the passengers were refused basic necessities, like food and water, before all but twenty were sent back to India.
Sandhu and Jinny Sims, moved a motion in Parliament calling for an official apology for the Komagata Maru. Despite a nation-wide petition campaign that collected thousands of signatures, our motion was voted down by the government of the day. After years of struggle, we welcome the longawaited official apology from the Prime Minister in the House of Commons today. This was a dark chapter in the history of a country that has come to recognize diversity and inclusion as a great strength.

A new take on Thrifting
hen Jas Gill, a retired social worker returned home from her yearly trip to Maui she felt the urge to do something. With no specific intention, she began cleaning her house. It was to her utter surprise that she found an immense amount of Indian garments, and religious articles that were no longer being put to use. This was her call to do something for her community. She immediately called her friend at the Surrey Memorial Hospital, where she had been an active volunteer for quite some time to inquire about a medium in which she would be able to put all this stuff to good use. She was further directed to Life Recovery Thrift Store. Gill was hesitant about thrifting- she never had much exposure, however her daughter, a frequent thrifter reassured her. Life Recovery is located in Abbotsford,
and is a women’s residential recovery program. The thrift store provides an avenue of funding for the operations at LIFE Recovery House. Gill was able to get in touch with the operations manager, and start up an Indian thrift room within the store. This room features an all Indian- themed thrift environment featuring everything from Indian suits and sarees to religious articles including scriptures and paintings. Jas Gill and the team at the LIFE Second Chance Store strongly urges the community take part in this great cause, and are currently asking for volunteers who will be able to assist at the store. They are also asking for donations for gently used items, and are asking shoppers to join them in the Grand Opening of their room on May 27th, 28th at 7 – 31550 South Fraser Way Clearbrook Industrial Park, Abbotsford, BC V2T 4C6.

Real Estate Professionals Save You Money Thinking of selling your own property? Think again: a Real Estate Professional can save you money At first glance it seems like selling your home yourself is a simple matter. Why do those Real Estate Professionals have to charge those pesky commission rates? You could do the work yourself, couldn’t you. Perhaps even better, you would even save money. The reality is that selling a home is a complicated process that is anything but easy. It can be time consuming and costly if you settle for less than your home is worth. In fact, national statistics indicate that only five percent of all for sale by owners (which represent about seven percent of the total
PAGE R4
market) sell without the assistance of a Real Estate Professional! This means that only “1” out of 20 results in a completed sale. Furthermore, 93% of available homes are in the hands of Real Estate Professionals. When you try to sell your home yourself, you are limiting potential buyers. A serious buyer wants to look at all available property. Sometimes, a seller will price his home incorrectly. If the price is too high, it could stay on the market longer than necessary. Over time, the house may become viewed as defective or a “problem.” The price may have to be reduced. You could wind up getting far less than you planned. If the price is too low, you
have just wasted all your time and energy, along with valuable dollars. For many for sale by owners, it is a familiar lament after an open house: “I got lots of people but most were just looking.” “They wanted it for a song.” In fact, prospective buyers and bargain hunters may want a price reduction because there is no Real Estate Professional involved? Finding qualified buyers - someone who is ready, willing, able and excited about your home - is a challenge. Most of the errors made when individuals try to sell their homes themselves center around the following areas: Incorrect understanding about market conditions and pricing.
Relying on inappropriate advertising and marketing that does not generate buyers. Incorrect understanding of how both the home buying and home selling processes work. Ineffective ways to determine qualified buyers Why not consider an experienced Real Estate Professional? This individual can save you time and money. That is because he or she has the following credentials: Understands local market conditions and has access to the most current information.

Understanding the Offer
rior to showing your home, and after a thorough evaluation with a Real Estate Professional, you should have the following: a realistic idea of the price, how low you will settle, what conditions you will accept; and what terms would be agreeable. With this information, you are prepared. When an offer is presented, you will be able to compare it to your initial guidelines. Your Real Estate Professional will evaluate these offers and, hopefully, arrive at one that comes closest to your objectives. At the same time, however, your Real Estate Professional will likely exercise some leveraging power with any other negotiable items. A Real Estate Professional works on your behalf, considering all the factors, you as a buyer, and the seller, to work at an agreement that is satisfactory for both parties. It comes down to persuasion and negotiation. Your Real Estate Professional has specialized training in this important area. Evaluating the offer
PAGE R8
When you have found the home you want, you will need to make a formal written offer. This is called an “offer to purchase. This is a legally binding document which should be completed with due care and diligence. This document outlines what you, the buyer will give (a combination of price and terms) to the seller in exchange for the home. It is highly recommended that a lawyer or real estate agent prepare the offer on your behalf. This will reduce any financial or time errors. Review the document before signing. If there is anything you do not understand, be sure to ask for clarification. Once signed, the document is binding and you could face consequences upon default. An interested buyer will present an offer to your Real Estate Professional through his or her agent. Your agent will discuss the offer with you, ensuring you understand all aspects. The offer should clearly outline all terms, conditions and details of the sale including:

Buyer information. Seller information. This includes items (for both parties) such as name, legal and civic address of the property to be purchased. The purchase price.
Detailed financial information: deposit amount, refund of interest on deposit, down payment and mortgage, etc. Closing date for the sale of the property If you are assuming the seller’s mortgage, complete details of this obligation. If the mortgage is not being assumed, the owner needs to provide supporting documents, to show clear title (free of all encumbrances). Existing mortgages must be discharged with sale proceeds on closing. Possession date
d l o S
Any Conditions to sale, such as satisfactory home inspection, mortgage approval; sale of an existing home, etc.) Any work/obligations to be completed by seller between the closing date and the date of occupancy (e.g. repairs, painting, leaving the premises) Offer time frame. This is the period for which the offer is valid. The offer either expires or is up for re-negotiation on that date. A Real Property Report is mandatory by the financial institution for mortgage approval and by the lawyer or notary for transfer of ownership. This certificate indicates outdoor improvements, from the date of construction, such as decks, patios or pools.

What is the most inspiring thing that has happened to you? Seeing my grandfather at 85 still going for multiple walks daily in the farm and always learning new things. He has been through a lot in his lifetime but he continues to walk through life with a smile on his face. My grandfather and his sister were the first out of our family to come from India to Canada. Seeing and hearing about all of their accomplishments is always very inspiring. Shows hard work does pay off in many ways. Tell us your favourite childhood memory. My favourite childhood memories come from growing up on a berry farm! There are so many memories to choose from and its hard to pick just one. I would have to say playing hide and seek on a big farm was always exciting! We have a big family with a lot of cousins all around the same age so there was never a dull moment! Whenever we all got together a new favourite memory was created. Where do you volunteer or give back to in the community? I like to help other young entrepreneurs when I can. So, beyond the normal giving cash, food, or clothes to charities that help the less fortunate I like to use my resources to help other young professionals grow their business. I am a big supporter of the Kelowna comedy scene. David Kopp came to me a few years back about helping promote the comedy scene in Kelowna. As a big fan of comedy myself, I continue to provide accommodation for the comedians to help David bring in new talent to headline shows in Kelowna. He has gone from one or two
shows a month to seven to 10 shows a month! If you could change one thing in the world what would it be? I would change the way we look at one another. I wish we could always see the positive vs. the negative. Life is too short for conflict and anger. I hope one day we can all truly stop judging one another based on superficial things such as skin colour, looks, style etc. After all, everyone is different and we should embrace our differences! The world would be a boring place if everything and everyone was the same. What is your favourite activity in Kelowna? Boating! I would have to say nothing beats being on the lake in the summer. Where would you sneak away to in Kelowna to spend some time alone? I would have to say Knox Mountain for some reflection, rest, and relaxation. Where would you like to see positive change in Kelowna and why? I would like to see more businesses expansion in Kelowna. Kelowna is so beautiful it deserves to be front and centre when anyone talks about British Columbia or Canada. Being here for the last 20+ years I have witnessed so much change already however, I believe Kelowna still has a lot more to offer! If you could be granted one wish for work or in life, what would it be? My one wish in life would be to put happiness first. It's to easy to get caught up in chasing the dollar but that is a chase with no end. Advancements in technology have accelerated life and sometimes

Shopping local is very important. My family and friends own businesses locally so I understand the value in supporting local. Kelowna has so much to offer from fresh produce to the best wines in the world. I feel its important to support our neighbours and help build our city and create a strong economy.
Give someone that you think deserves it a shout out and explain why! My mom, Aneet Saran deserves a shout out. She has worked very hard and continues to do so! She is a strong willed business woman with great family values. She has created a successful business from the bottom up. Without her being such a great role model I would not have the ambition I have today. My nomination for the In Focus spotlight is: David Kopp. He deserves the nomination based on all his hard work with the Kelowna comedy scene. He gives local comedians the opportunity to expand their careers and he’s passionate about what he does! Other information you would like to share: If you or anyone you know is interested in buying or selling in Kelowna please let me know. I have been in customer service my whole life and know the value of honest and reliable service.
