There are a number of considerations when looking into a property investment: 1 Will you get a return on your money?

Sometimes there is a trade-off between the return on your money and the capital growth opportunities. 3 How much deposit will be required? 4 How much capital will be left in? With developer finance and other structures available, there are opportunities to purchase property using very little of your own funds.

Many people are confused when they first look into buying property abroad and whether they are making an investment or looking for a certain lifestyle. The person who is looking for that ‘bolt hole’ away in the sun or holiday home for the family, is a lifestyle purchaser. The true investor separates ‘head and heart’ and is interested in how the numbers stack up and the potential earning yields! Of course, if you manage to find the idyllic family holiday home in the right location, this lifestyle property could also be a winning investment. Since the recession in 2007 many clients, who lost chunks of their pension pots on the stock market, were looking to replace this lost revenue with a more stable investment. Having also been one of these unfortunate people I understand how important it is to find the right property. As a result there has been a shift towards investing.

An ethical approach to business Changing times and ingenuity have played a part in helping David Blackwell and Roger Galton-Davis uncover the investment potential that DB International Homes offers today, but how did it all begin? After purchasing a property in the unspoilt Spanish region of Costa del Azahar in 1986, David dedicated 25 years to selling properties in the area under his company Azahar Dream Homes in Colchester which won an International Award in 2006 for Best Estate Agents on the Coast – that company has since become the Spanish division of DB International Homes. Roger, who has an extensive business background, was also marketing and selling holiday and lifestyle investments in Spain, however, as the affects of the worldwide economic downturn started to take its toll, so did the lack of interest in this area of the market. Having recognised the changing needs of investors, David and Roger started to research overseas property as an investment strategy to preserve capital. By 2008, they had discovered the remarkable investment opportunities offered by the luxury Caribbean market, which is where Harlequin Property came into the picture. Realising this was the best way forward; they pooled their resources, along with more than 30 years of combined experience, to get DB International underway. “Spanish property is very much a lifestyle investment, whereas the Caribbean can offer substantial investment opportunities,” explains Roger. “With the persistent effects

of the economic downturn, we decided to focus on the Caribbean resorts. Even in tough times, this market offers a lucrative investment product.” Disappointment in pension performance sparked new interest in Caribbean investment opportunities, particularly since the government approved investment into overseas properties using a Self Invested Personal Pension (SIPP).

We would not recommend it if we were not willing to invest our own money “Both Roger and I have experienced considerable losses in our own pension pots in the last few years, and we see the Caribbean market as a serious alternative to revive these for the future,” explains David. “The volatility of the stock market is very unpredictable and we wanted to create stability. However, since the SIPP changes, what we used to offer as an alternative investment is fast becoming mainstream.” David and Roger’s belief in their product is confirmed by their own personal property investment in three of Harlequin’s Caribbean resorts; “It’s our confidence in the product that is driving DB International Homes forward.

“We would not recommend it if we were not willing to invest our own money.” From the very beginning, David and Roger established an ethical approach to business with a keen transparency in trading. “An important part of what we do is allowing potential clients to get to know us and what we are about,” says Roger. “This gives people the confidence to invest in the opportunities we have to offer. We are still dealing with several of David’s clients from years back, who are now interested in the Caribbean investment opportunities – all because of a trusted relationship.” DB International Homes are affiliates of the National Association of Estate Agents (Overseas) as well as belonging to a number of other professional networking organisations. In fact, networking is responsible for a high percentage of their business, offering fantastic presentation opportunities to showcase exactly what they are about. “Keeping in touch with people is one of the most rewarding parts of the job,” says Roger “We stick by our clients, many of whom are now good friends.”

When you think of Spain, what do you imagine? If you’re thinking of multi-storey hotels, packed beaches and crowds of overenthusiastic tourists, you might like to think again.

PAT CASH TENNIS ACADEMY The Pat Cash Tennis Academy combines a unique training and coaching programme for both children and adults, developed from Pat’s many years of learning during his playing career. Pat was ranked as the top junior player in the world in 1981 and in 1983, became the youngest player to play in the Davis Cup final. In 1987, Pat beat world number one, Ivan Lendl in the final to become Wimbledon Champion. Pat’s Tennis Academy allows players of all abilities to be given encouragement and training to develop the skills necessary to enjoy the game at the level they wish to play and video analysis will help to improve their playing technique. Those lucky enough to be in Buccament Bay throughout July and August 2011 had the opportunity of free tennis coaching sessions with Pat himself.

As you get older the years seem to fly by and it’s quite natural to think about your lifestyle in retirement and in particular how much money you will have to spend on enjoying your retirement. We know that at these times people might worry about how well their pension fund is doing. Annuity rates have been getting lower, so you need a bigger pension fund to get the same level of income that you would have got just a few years ago. But, because most pension funds are invested in the traditional markets, their growth rate in recent years has been pitiful.

Aaron Foster was first introduced to Harlequin Property Investments a few years ago but it wasn’t until he met DB International that he decided to invest in his first freehold Caribbean property. “I bought my property through DB International because of their professionalism and passion for their products,” said Aaron. “But then I was so excited about my purchase I started telling family, friends and other associates about the Harlequin Resorts, the investment and the potential returns. This was when I realised I knew enough about the product and the process that I might be able to sell the properties too.

So far, I haven’t met a single person who hasn’t been interested enough to at least say, ‘tell me more’
