WHAT IS HELP TO BUY? Help to Buy makes new build homes available to all home buyers (not just first time buyers) who wish buy a new home, but may not be able to get the mortgage deposit required by some mortgage products but who could otherwise be expected to afford the mortgage. Up to a maximum of 20% of the purchase price is available to the buyer through an equity loan funded by the Government through the Homes and Communities Agency (HCA).

The rest of the purchase price will be paid for with an equity loan from the HCA. As a result of providing this assistance, the HCA has an entitlement to a share of the future sale proceeds equal to the percentage contribution required to assist your purchase. For the first five years of Help to Buy home ownership there is nothing for you to pay on the amount that the HCA contributed to your purchase.

After five years, the equity loan will be subject to a fee of 1.75% per annum on the outstanding amount of the equity loan. From the fifth anniversary of the loan this fee will increase each year by the increase (if any) in RPI plus 1%. When you sell your Help to Buy home (unless you have chosen to repay your equity loan earlier), you must repay the Help to Buy assistance from a share of the sale proceeds. So, if the HCA assisted your purchase with a 20% contribution, your repayment will be 20% of the total market value when it is sold. Following the purchase you can choose at any time to make voluntary part repayments of the Help to Buy assistance at the prevailing market value. The minimum voluntary repayment is 10% of the market value at the time of repayment. The Agency’s entitlement to a share of the future sale proceeds is secured through a second charge on your home. This is done in the same way that your mortgage lender will secure its lending through a first charge on your home. Although, if you buy through Help to Buy, you will have a mortgage for less than the full purchase price of the property, you will be the legal owner with 100% title to your home.

This is one of my favourite London restaurant dishes, which I’ve adapted from the classic served at E&O in Notting Hill. On paper, it sounds a little odd, self-conscious even. But those great dumb pink watery cubes not only add texture and tropical cool, but soak up the flavours too. Crisp duck, cool watermelon. Nice. Tom Parker Bowles is an award-winning food writer. He writes a weekly column for the Mail on Sunday and is Food Editor of Esquire magazine. His first cookbook, Let’s Eat, was published to critical acclaim in 2012, and he is also the author of Full English (2009), which won The Guild of Food Writers’ Award for Work on British Food. Start/Finish: The walk starts/ends at Droitwich Library in Town Centre. Public Transport: The nearest railway station is at Droitwich. Regular buses arrive at Droitwich (next to Library) from all around. Please check timetables. Parking: There is large town centre car park (Fee payable). There is also street parking further out of the town centre. O/S Maps: Landranger 150/Explorer 204 (recommended) Distances: 7 miles (Shorter circular walk to Hadzor only - 3 miles). Time: 3-4 hours for main walk. (2 hours for shorter walk). Refreshments: Take picnic or support local shops, cafes and pubs. Terrain: Wheelchairs and pushchairs can do 3 mile canal walk from Droitwich to Hanbury Wharf, beyond point 8 and back (see sketch-map).The main walk is semi-rural with kiss-gates, stiles and some necessary lane walking. Boots are advisable due to uneven sections and the potential for mud. Poles are useful. History: The walk leaves the salt centre of Droitwich with buildings like ‘ The Raven Hotel’ and the ‘Brine Baths’ created by Salt Baron John Corbett. There are several churches en route, Hadzor Hall (not accessible to the public). a Roman Road and several sections of canals to walk. This is a very pleasant walk reaching a few ‘moderate’ heights with good views on a clear day.

Hereford celebrates 300th birthday of the Three Choirs Festival The Three Choirs Festival 2015 takes place in Hereford 25 July – 1 August, and marks 300 years of the oldest classical music festival in the world with a celebratory programme of cathedral services, concerts, walks, talks and exhibitions, involving guest artists from around the world and musicians from Worcester and Gloucester as well as from Hereford.
