MEET YOUR NEIGHBORS: THE CRAWFORDS

What are your kids’ favorite things about Harmony? We all love the pool! Rylee loves to ride her bike and meet up with some of her friends and go to the dog park area. Sydney likes the gym the best. She likes the wildlife too. Where did you move from? Louisiana. What do you miss most? We miss the good food and family/friends. Man, those Cajuns can cook. We always had a party in the driveway every night it seemed. We always had Jambalaya or crawfish or something going on the BBQ pit. What is… Your name? Christy Your spouse’s name? “Eddie” Crawford Your children’s names? Sydney and Rylee When did you move to Harmony? About three years ago. What street do you live on? Habitat. What do you love most about Harmony? We love that this is a nature preserve area. We love the green spaces and the wildlife. Eddie and I go for what we call a “roll around” to view the wildlife and the development of the community. We have seen everything from turkeys and alligators to the illusive bobcat. We have seen him and a coyote

2 Harmony Life Magazine | September 2017

What is your background? I was born and raised in Baton Rouge, LA and Eddie was raised in New Orleans. He is in the arena management business and I am in the real estate business. We both went to LSU and that is where we met and fell in love and the rest is history. What is a good story about Harmony? When Eddie first moved in to the rental house he was by himself while I packed our house in LA. This little girl, Casey Clough, came to investigate who was moving in. She started asking all kinds of questions like, “Do you have kids?” “Are they girls?” Once Eddie told them we had two girls she ran off screaming…“YES!!! MORE GIRLS!” Then of course Jenna Butcofski came over and helped us get our school supply list together and

helped with all the school prep since they were starting in less than two weeks of us moving in. It was great having all those kids around!! What is unusual or unique about Harmony, in comparison to your previous home? I love that we have a great area to walk in. The last place we lived was just one street. It got very boring to walk! LOL! What is your favorite weekend activity? Either going to the beach or Disney. What do you do for fun? We love to hang out with our friends at Champions or go to the beach. We love to ride bikes, swim, and walk. We also just love being outside and this is just the right place for it. What is the last movie that you have seen in the theatre? Alien Covenant. What is your favorite TV Show? The walking dead (well that is the only one I watch when I watch TV). What else should we know about you or your family? We love to be creative and think outside the box. We love color and art and music. We love people of all walks of life. We love different cultures and to experience some of what they do and know and see and love. We love to travel. We love to eat!! And drink a drink or two. We love it when people would just stop by. We were the house that everyone seemed to gravitate to back in Louisiana. As people would come home from work they would stop by to see what the plans were and we would say “Rotel dip and bring the beer.” A party just seemed to break out. n

a handful of times. We love that we “live in the middle of nowhere on the way to everywhere” (quoted by Sydney). We are out of the hustle and bustle of the city but just close enough to what we need. It is peaceful and very Mayberry like to let the kids roam safely.

MEET THE ARTIST: KIA RICCHI

Ricchi with her sculpture, This Forest Primeval.

But Ricchi is best known for her artistic seating series. Using concrete and steel, Ricchi has created several monumental sculptures including This Forest Primeval — a lifelike re-creation of a fallen oak set among large stones. The twisted oak is so realistic in size, shape, texture and color that it is startling to discover that it is concrete, not wood. Full Fathom Five, a replica of a coral reef, is

another monumental concrete sculpture that encourages visitors to explore the beauty of nature. Ricchi uses concrete as a sculptural medium because it is durable and aesthetic. Beginning with a small scale model, Ricchi hires structural engineers to design the steel armature that comprises tube steel, angle steel, and rebar. Once welded together, galvanized lathe is placed over the steel armature and tied in place. The next step is the application of a stucco “scratch coat.” Once dry, a second thicker coat of 1-2” stucco is carved using handmade tools and trowels. Color pigments and acid stains are used so that the color is more permanent and durable. When the sculpture is done, crane and flat-bed trucks are used to install the work on site. n To see more of Kia Ricchi’s sculptures, visit www.CenterlineArt.com. To view a “how- to” video on YouTube, search for “The Contractress” channel.

armony was developed with an emphasis on environment and community. The artwork displayed in Harmony reflect these characteristics through their form and function. Kia Ricchi, a former Disney artist, created This Forest Primeval and Florida Natives. Using a seed roller from the Triple E Ranch, Florida Natives is embellished with silhouettes of indigenous animals as well as native plants. By positioning it upright, residents can spin the roller to view the images. The live plants surrounding the sculpture attract butterflies, hummingbirds, and other pollinators.

FIVE PROPERTY MAINTENANCE TIPS By Jeanine Corcoran

A

s hurricane season is upon us, it is a good time to look at your home and plan on performing some maintenance to your property. Here are five items that always need attention as we go into September:

1. Air Conditioner: Changing your AC filters monthly is a must but be sure to do a maintenance check on your AC unit. Your AC unit had been working extra hard to keep you cool this summer and there is nothing worse than having your unit break down. 2.

Sprinkler System: Be sure to turn on your sprinkler heads to ensure they are spraying all areas of your lawn and shrubs. There is a lot of stress on lawns and shrubs with the sun beating down by foreseeing any problems before they happen. Sprinkler heads are inexpensive and easy to replace and can save you hundreds of dollars.

3. Trees: Take the time to look at your trees and tree limbs. Trim those weak limbs so they don’t end up falling and damaging yours or your neighbor’s property. 4. Stucco: Small cracks in your stucco happens over time. Rain gets into even the smallest hair line crack and navigate its way through the concrete

and into your home. It can also cause damage to your stucco. Seal those cracks to prevent damage and costly repairs.

5. Hurricane Preparedness: Hurricane Season is June 1st through November 30th. When preparing your hurricane kit, let’s not forget about your home. Be sure to reinforce your garage doors if possible, check all windows and inspect your roof. When a hurricane is coming, be sure to take in all outside items including patio furniture and plant pots. Be prepared. For many of us, the month of September is all about getting back into the routine of things. Consider spending time preparing your property for the upcoming months. Your air conditioner will need a maintenance check to work efficiently, sprinkler heads should be checked to make sure they are working properly, weak tree limbs should be trimmed to prevent damage, and stucco cracks should be sealed. Lastly, check your garage door, windows and roof so you are prepared for any storm or hurricane that might come our way. n Jeanine Corcoran is the Broker and Owner of The Corcoran Connection, LLC – A Real Estate and Property Management Company. The HROA Election—And YOU

A

By Steve Berube, Chairman Hamony Community Development District

s this is written, we are heading into another election for Harmony Residential Owners Association (HROA) Board of Directors seats. The big difference this time is that the “balance of power” is shifting nearly fully to the owners. This is the first time this will be the case in Harmony. Though the Developer has known for some time that they would be exiting, as all Developers do at some point, their exit is now imminent. To their credit, they have been shifting control of the HROA to owners first by creating the Members Advisory Committee (MAC) and then by adding a second elected seat to the Board. Now, the balance is shifting more fully by way of this election which puts three residents on the Board along with two Developer representatives. While one can argue that this is good, or bad, I see it as a good thing mainly because their will now be resident control of resident money which is collected in large part through your dues. And, once collected, residents will have control of how that money is spent. In general, the largest chunk of budgeted spending goes to our Property Management Company, First Services Residential. The second largest chunk of the budget is devoted to Activities & Events presented by the Social Committee. Everything else in the budget is minor compared to those two spending accounts. To understand the budgeting a bit more, one must look back a few years to when the Developer put on the activities—some of which were very large and expensive— and also paid for them. In simple terms, they drove the budget and when they overspent it, they simply contributed money to it so as to balance the budget. Now, we move forward a few years, and the Developer no longer contributes any funds— nor do they present any activities. So, we are on our own and limited to income-the vast majority of which are dues.

Each year, we produce a budget, and each year, the budget shows a deficit spending condition meaning we likely will spend more than we take in. Luckily, that hasn’t happened, mainly because of other income sources such as additional new homes, high demand for paid parking in the commercial parking lot and fine income to name three. Also, we have raised dues 5% each year (per the covenants) in our quest to produce a balanced budget and eliminate the need to reach into reserve funds to avoid a deficit. Plus, many cost items, including the Social Committee, usually underspend their allocations which helps keep us out of deficit territory. It is at this point that we come to the Election. Yes, I am one of six candidates and yes, I am asking for your vote to return me to the HROA where I have held a seat in one form or another for the past eight years. If re-elected, I will continue my conservative spending agenda with the aim being to achieve a balanced budget without any projected deficits. At that point, and it likely isn’t far away, we can expand activities through the Social Committee and perhaps make other additions to community improvements such as Christmas decorations which several residents have asked for. Also, some residents have asked for changes to the Declaration; while perhaps a good idea, such moves are complex and must be achieved carefully to avoid unintended consequences. Other things, such as selecting a new law firm and any number of other items must be undertaken and put in place carefully. It seems clear that experience with your HROA will be very important moving forward, and, to that point, only myself and Jeanine Corcoran are the candidates with any experience. While everyone running is certainly a fine person, please consider carefully your choices. Again, I ask for your vote and promise to do my best to keep Harmony a premier community. Just as I have done for the last eight years. Please let me know if you have any questions. And… THANK YOU!! n

DID YOU KNOW? By Kerul Kassel PHD Hamony CDD Board Member

D

ID YOU KNOW that Harmony was designed to promote the peaceful coexistence of human and animal residents within the community while striking a balance between the preservation, use and enjoyment of Harmony’s natural areas? While retaining natural areas, Harmony is part of a human-dominated landscape where our actions profoundly affect the welfare of wild animals. If you live near the woods, or even if you don’t, you might hear a call at night or in the early morning hours…sometimes even in the afternoon: “Who cooks for you? Who cooks for you aaaaaalllllllllllll?” This is the Barred Owl, and in Harmony we are blessed with many of them. Often they call in pairs, and sometimes it sounds like chimpanzees having an argument! They are very territorial and

10 Harmony Life Magazine | September 2017

they don’t migrate so they will be in the same spot all year long. They are brownish in color as well as shades of gray, have vertical streaks of white across the chest region, and are about 24 inches tall with a wing span of about 50 inches. Big!! They can live about 20 years in the wild, and 30 years or more in captivity. Scientists believe that Barred Owl pairs mate for life. Did you know that even large owls manage to fly nearly silently through the trees? How? First, they have large wings relative to their body mass, which let them fly unusually slow, gliding noiselessly. Then, the comb-like serrations on the leading edge of their wing feathers break up the air that in other birds creates a swooshing sound. A velvety texture unique to owl feathers and by a soft fringe on a wing’s trailing edge dampens the sound further.

In the southeast, Barred Owls are still widespread and common, although may have declined in parts of the south with loss of swamp habitat. They like mostly dense and thick woods with only scattered clearings, especially in low-lying and swampy areas. Sometimes they can be found in city parks or low-density residential areas with forest patches. Barred owls build nests in cavities of large trees or use open nests made by a hawk or crow. They also use nest boxes. The Barred Owl usually nests between February and May. Though small rodents make up the bulk of its diet, it will prey on animals as large as opossums and rabbits. It will also eat bats and birds, including jays, pigeons and doves, and even smaller owls, as well as frogs, salamanders, snakes, fish, crayfish, beetles, crickets, slugs, scorpions, and grasshoppers. n

TAX LOSS HARVESTING

A Tax Deferral Strategy to Improve Your Portfolio’s Return and Save on Taxes By Jason Flowers CPA, CFA, CFP, EA, CTFA

T

ax loss harvesting may feel like you are admitting defeat. The strategy requires you to sell an investment that has declined in value to realize a capital loss. Realized losses may be used to offset realized gains. Losses in excess of gains may be used to offset ordinary income of up to $3,000 in the current year with any excess being carried forward indefinitely. Not all gains and losses are the same: A quick review of your investment portfolio may reveal that investments you have held for more than 1 year, i.e. long-term investments, have increased in value. Selling investments held for more than 1 year will result in longterm capital gains. Long-term capital gains may be taxed at 0%, 15% or 20% depending on your level of income. In addition, you may have had some good fortune on investments purchased within the year that have gained in value. Selling investments held for 1 year or less, i.e. short-term investments, will result in these gains being taxed as ordinary income. The highest marginal tax rate for 2017 is 39.6% with a 3.8% net investment income tax for a total federal rate as high as 43.4%. Losses must first be used to offset gains of the same type, i.e. long-term losses are first used to offset long-term gains and short-term losses are first used to offset short-term gains. Only after this initial netting may the excess loss be used to offset gains of the other type. Once the second netting is performed then the excess may be used to offset other taxable income up to $3,000 in the given year. Selling long-term investments to realize losses on investments held for more than 1 year that do not exceed long-term gains might not be an ideal tax strategy if you also plan on realizing significant short-term gains in the same tax year.

A better strategy from a tax perspective might be to realize losses on long-term investments in the same year you plan on realizing short-term capital gains. In this manner, you help reduce ordinary income taxes on short-term gains with long-term losses. Wash Sales postpone your ability to realize a current loss: Selling an investment to realize a loss and purchasing the same investment or one that is “substantially identical” to the investment you are selling 30 days before or after the sale creates a “Wash Sale.” A wash sale disallows your ability to realize a loss you are attempting to “harvest.” Instead the loss is added to the basis of your investment. All hope is not lost, it is quite possible for you to sell an investment to realize the loss and purchase a similar but not “substantially identical” investment via an ETF that tracks the investment you are selling to stay invested without creating a situation that disallows the loss. Tax Loss Harvesting is a Year-Round Opportunity: Let’s assume you invested $50,000 in the stock market via an ETF. By July the investment is worth $45,000 but at year-end the investment bounced back to $50,000. If you waited to year-end you could have lost out on harvesting $5,000 of losses. Naturally, this does not imply you sell in July and stay out of the market, but instead the idea is to realize the $5,000 loss in July and reinvest in a similar investment. If this similar investment also bounces back to around $50,000 then you are ahead of the buy-and-hold strategy by having harvested a $5,000 loss that can be used to offset taxable gains or potentially ordinary income. n Larry Herring CPA and Consultants is available if you would like to explore saving taxes while you save for retirement.
