Publisher Welcome to May 2016! I have been getting a lot of feedback and questions regarding the front cover family feature and I will attempt to address them now. How do you choose a family for the cover of Eagle Creek Life? Up until now it’s been just random. More and more families are requesting to be on the cover and we now have a growing list. How can we be on the cover? Please note that promoting a business or event is not a good reason to be on the cover. Going forward there will be special guidelines regarding this. Who edits your magazine? Well, mostly it’s the individual writers. I do have a Harmony resident who reviews my writings. So if you see something that has mistakes please show a little grace. Recently there was one section that should have come under better scrutiny, and we received many messages regarding it. The great news is that we know the magazine is being read! Going forward we are putting a more critical eye to everything, but 5 people can proof read and still miss things. THe Creek Life 5 Biggest Mistakes When Choosing a Real Estate Agent by Jeanine Corcoran Spring and summer can be the busiest time of the year for real estate agents. As the school year is coming to an end, a lot of home owners decide to make their move to sell their home. Selling your home is one of the biggest transactions you’ll ever make and one you shouldn’t do on your own without the help of a real estate professional. Don’t be the homeowner that makes any of the following mistakes: 1. Choosing an agent who doesn’t know or who isn’t the expert in your community It’s important to choose an agent who is familiar with and active in your community. An agent who is active, is constantly promoting your property to neighbors and visitors. An agent who believes in the community is the best agent to sell your home. 2. Number of years’ experience isn’t the most important Honestly, that large number of how many homes they sold in the past 25 years sounds impressive but more importantly is their success rate. An agent who listed 100 homes last year but only sold 25, has a success rate of 25%. An agent who listed 15 homes and sold all 15 has a success rate of 100%. Success rate is important. 3. Flat Fee Service Companies The fact is, you get what you pay for. This is not the correct

approach when you’re dealing with such a large transaction. Chances are you think you are saving money but in reality you are probably not getting the most money for your property. Penny wise and pound foolish comes to mind. 4. Choosing the agent who gives you the highest listing price It all sounds good at the time, but when your house is still on the market in six months, are you really accomplishing your goal of selling your home? Go with the facts given to you on what sold in your neighborhood, they don’t lie. Knowing up front what a realistic price is for your property will avoid disappointment at closing. 5. Choosing an agent who cares about one thing…..commission The agent gives the best presentation but deep down you know they only care about their commission. That agent doesn’t care about getting you the most money for your home. The best agent is the one that listens and cares about your goals. Selling your home can be stressful, but it doesn’t have to be. Don’t make the mistake of choosing an agent who isn’t an expert in your community, who has the most number of years in the business, who gives you the cheapest commission, who gives you the highest list price or the agent who only cares about one thing—making a commission. Making the right choice of who should sell your home will make your selling experience pleasant and profitable rather than a nightmare. CFA Charterholders earn their designation from the CFA Institute after passing years of rigorous examinations and obtaining professional experience. The CFA Institute defined a “Bill of Investor Rights.” When you work with a CFA Charterholder, you should expect: 1. Honest, competent, and ethical conduct.

2. Objective advice and assistance. 3. Your financial interests over those of the professional and the organization. 4. Fair treatment with respect to other clients. 5. Disclosure of any existing or potential conflicts of interest. 6. All advice provided is based on your financial objectives and constraints. 7. 1% to Retirement by Vasanti Rosado

When it comes to retirement, saving earlier is always better. As soon as you enter the workforce, you should begin saving. It may be daunting and seemingly impossible to save enough money to live work-free for years, but the benefit of compounded interest and investments pays off in the long run. The federal government limits how much you can save in a given year based on how old you are, so you'll want to work with a financial advisor to determine how much you can save as well as other options available to you to achieve a sizeable amount. My recommendation is to start with a review of what your workplace offers. If they match your contributions, start there. For example, if you are matched 5% of your salary as their contribution, start at 5% to max out this benefit. I've seen many different types of plans, including matching a percentage of your contributions (versus a percentage of your salary), so check

the wording carefully and start with a realistic amount. It's easiest to start putting money towards retirement when you start a new job because you won't miss the extra money. However, if you are starting mid-career, you may feel the reduction immediately. So how do you get to where you want to be without sacrificing too much? I suggest the 1% rule. This means, every year after you receive your raise, increase your retirement allocation by 1%. This is a minimum. If you've received a sizeable increase and you don't need the extra money, put as much as you can afford into retirement. Don't look at it as money lost. You are paying yourself tenfold in having the freedom to live comfortably later on. Even if you love your job, you may want to travel, visit the theatre, or take part in a new hobby. You don't know what the future brings, so it's best to allow yourself the opportunity to live comfortably. And, you can do this 1% at a time.
