For those who don’t know, "Bullitt" was a 1968 Steve McQueen film that contains one of the greatest car chases in the history of cinema. Roaring through the streets of San Francisco, Steve’s hunter green Mustang plays a little cat and mouse game with two mafia hitmen in a Dodge. Here is where the personal aspect comes in for me. My sister, Robin (20 years older), was a flight attendant back in the late 60’s and Steve McQueen was a passenger on one of her flights. She got his autograph and then gave it to me. I didn’t know exactly who he was at the time, but I sure learned fast. He was the king of cool and the master behind the wheel of a car. I absorbed everything Steve McQueen, even trying to watch the 1970 Sebring race where he was participating. Not as easy back in 1970 as it is today, especially living in Chicago. Fast forward to 2002, my sister passed away from breast cancer, and around that time, the Steve McQueen autograph disappeared from my house. I still don’t know what happened to it but there are very few material items in my life that have held this high of a sentimental value. Perhaps getting this car fills a void in my life, provides a connection to my sister, or a link to my childhood—I’m not really sure. What I do know is nothing like this has ever excited me. It’s as if everything has aligned to purchase the car. The 50th anniversary, great relationship with Kisselback Ford, beautiful car (best looking Mustang since the 1968 original, in my opinion), affordable price and an American icon. So please excuse my little self-indulgence. I would be curious of others who have experienced something similar and would like to share with our community. Please message me. See you in May! BUYING vs RENTING By Jeanine Corcoran

“C

an I afford to buy?” The real question to ask is, “Can I afford to continue renting?” Most renters don’t realize the amount of money they pay over a period of several years. An average rent of $1,800 a month over a year is $21,600 and over 10 years is $216,000! Let’s look at how much house you can purchase in Harmony for $1,800 a month. $275,000 $8,250 $265,375

USDA loans are also available for our Harmony area and that loan DOES NOT require a down payment. When considering purchasing a new home or a resale home, it’s important to have a Real Estate Professional and a Mortgage Professional to represent you and help you get the most for your money. Don’t do it alone! Seriously consider the money you are paying when renting versus paying a mortgage—paying your own mortgage or paying someone else’s mortgage. With interest rates still historically low at or below 5% on a 30-year fixed mortgage, why rent? Now is a great time to buy. n

There are many programs available for buyers today including programs for Teachers, Medical Professionals, Police Officers, Military and Firefighters. Also, there are county bond programs and state programs to help buyers. Even our company offers The

TIMES,THEY ARE A’CHANGING By Steve Berube Chairman HCDD and President HROA

T

he last 6 months or so have brought many changes to Harmonyand, as these changes take effect, I think you can expect even more change as a result of those changes. Based on some conversations I’ve had, questions I’ve received and postings on social media, I thought it timely to review and perhaps add some context or details to things. Last September saw then-Developer Starwood sell Harmony to newDeveloper SunTerra; since then, SunTerra has sold some outlying parcels to several entities including Deseret Ranch. Closer to home, SunTerra sold much of the rest of Harmony (main-where we live) to a development group led by Steve Fusilier, owner of Fusilier Realty Group. SunTerra remains as Master Developer and retained ownership of The Lakes over55 community being built by CalAtlantic Homes. In the interim, Lennar Homes purchased CalAtlantic and that transition is taking effect now. The golf course was sold to a separate golf management firm, and Mr. Fusilier is busy selling his 186 lots to builders as well as advancing plans for Neighborhood M which will be built behind the stable in Town Square. Mr.Fusilier also owns the entire Commercial Complex at Town Square as well as Champions Grille. You might have noticed some of his events such as Food Trucks & Farmers Markets which are intended to draw attention to the changes coming to those businesses. Back to SunTerra which has been busy cleaning up some minor land areas within Main, including about 60 acres of mainly wetlands to the CDD; much of this will become permanent conservation lands. But, these donated areas include the Commercial Vehicle parking area, The Garden and a small compound used by the Landscapers as a staging area. These areas were managed by the HROA and will remain so under CDD ownership for the time being. Speaking of the HROA: that Board approved $3,000/year for Trail Maintenance. This came about because of repeated requests from residents to return the trail system to usable condition; while SunTerra wasn’t interested in doing the legwork involved, they WILL contribute funds should trail maintenance exceed our $3,000 allotment.

You might remember some controversy regarding a “land swap” near Buck Lake entrance involving a new, upscale neighborhood of 12 homes to be built. While the agreement between SunTerra and the CDD is complete, that project is on hold while SunTerra advances through the County Permitting process. BUT: perhaps the most important part of that agreement has been secured regardless of the County decision and that is that the CDD secured a permanent Buck Lake usage agreement and land easement. For some time, you’ve been hearing about Harmony West and might have noticed the land clearing proceeding steadily along US192 near the West Tower. A CDD has been incorporated there and as site development advances, this new “piece” of Harmony will take shape on the northwest shore of Buck Lake. It is important to note that West, as well as any other areas that likely will develop, have NOTHING to do with Harmony Main in any way other than sharing the Harmony name. This includes the CDD & HROA; the well-defined and established areas they cover will remain the same as they are now. The CDD recently completed the new walk path along Butterfly Dr with the installation of trees, benches and trash cans along the 880 foot stretch. Sadly, this project took much longer than anticipated due to several unforeseen County permitting requirements and I anticipate a bit more landscape detailing to be added after the new trees stabilize. n March 1, the HROA welcomed Association Solutions as its new Management Company. Changing managers is a h-u-g-e undertaking which has been drawn out by previous manager FSR turning over documents v-e-r-y s-l-o-w-l-y but AS has been working diligently at restoring order and things will be operating normally very soon. Watch for another letter with details from AS soon. Thanks for reading-see you next month! n

DID YOU KNOW? By Kerul Kassel PHD Hamony CDD Board Member

D

ID YOU KNOW that Harmony was designed to promote the peaceful coexistence of human and animal residents within the community while striking a balance between the preservation, use and enjoyment of Harmony's natural areas? Underlying these objectives are the values of fostering a respect for the land, the protection of wildlife and the sensible use and enjoyment of Harmony's abundant natural and manmade amenities by its residents. Did you know that you are likely to meet or see dozens of species of wild animals in Harmony, daytime or night? Many people are not used to being around wildlife and are not sure how to handle the situation, so this month we will talk about the best ways to respond to nearby wildlife that you might see during the daytime. During daylight hours you’ll definitely see lizards (not so scary), and sometimes snakes (scary!!). There are at least 29 lizard species in Florida. They eat bugs like ants, mealworms, and cockroaches, so leave them alone to do their job! Most of our

snake species are harmless, like the black racer and the rat snake, that also eat pests. We do have some poisonous snakes, so it’s always best to keep your distance. If you are walking in tall grass, or if you see a snake and want it to go away, stomp your feet so the snake will feel the vibrations and go the other way. Some species, like the water moccasin (also known as the cottonmouth), found in fields and near water, have a reputation for being aggressive, but in reality, they rarely bite humans. They will, however, stand their ground, unlike many nonvenomous water snakes that flee from threats, so back away and leave the area immediately. Sandhill cranes and turkeys are frequently seen around Harmony. We can’t stress enough not to feed them! It’s not only illegal, it’s dangerous for the birds and for you. Cranes have really large beaks than can inflict serious injury, and when they get used to being fed they are not shy about asking for a handout. Turkeys have spurs on their legs, and when feeling threatened and cornered will use them!

Did you know that if you look directly at wildlife they usually consider it a threat and will flee, but if you pass by without looking at them they will usually stay in place? There is an art to observing inconspicuously. Be still or keep walking in the same direction as when you saw them, at the same pace. Look away from them, only glancing very briefly at them. If you’re wearing a hat, angle the brim down low so your eyes are somewhat hidden by the brim. Several years ago, an alligator was pulled from a residential area pond and killed. Reports were that people had been feeding it and it had gotten too people-friendly. Someone reported it and FWC came out to “remove” it. That alligator paid the ultimate price for human misbehavior. If you see people feeding wildlife, please take a photo or video and report the incident to Fish and Wildlife at http://myfwc.com/contact/wildlife-alert/. We are blessed with an abundance of green space and wild creatures. Keep a respectful distance, stay hidden, even, and enjoy their presence for longer. n

LAKE NONA — THE LAND BEFORE ITS TIME By James Able

W

ith every new neighborhood, restaurant, and storefront that goes up in the Lake Nona/Eagle Creek area, the story of the land upon which it is being built gets trucked away one load at a time. Rooftops by the thousands pop up like wildflowers once did, and names of former landowners disappear with changes of street names, though a few remain. There is a long, quiet history to the land on either side of old County Road 15 – Narcoossee Road as we know it – and some of it is worth taking a moment to appreciate as its more rural roots pass away. When the first big civil passenger jets started landing at McCoy Air Base in 1962 instead of the too-small runways at Herndon Airport (now Orlando Executive Airport), the area of what is now Lake Nona was assured of being desirable for extensive future development. McCoy eventually ceased operations in the early 1970s and the facility expanded as Orlando International Airport, still using code MCO from its military origins. The key infrastructure pieces of SR 528 (begun in 1967) and SR 417 (opened 1998) assured that the Lake Nona area would be in a well-traveled corridor central to both business and entertainment interests. But while Lake Nona itself sits in Orlando, the schools and residential developments including Eagle Creek cross down into Osceola County and the old area of Narcoossee, a rural community that seems to be largely forgotten between

the aggressive growth areas to the north and south of it. Yet there is where some of the most authentic history of the area remains. Traveling down Narcoossee Road toward St. Cloud, you’ll find a sign promoting a Civil War re-enactment called The Battle at Narcoossee Mill, held at Chisholm Park. This event is the fourth weekend in March every year (Mar. 24-25 this year) and is a wonderful exhibition not only of the Civil War’s incursion and impact on Florida, but also of the settlement history of the surrounding area that followed the war. Veteran re-enactors also serve as de facto historians, some with excellent knowledge of the area’s history and the various military campaigns up and down the state that helped put many Florida towns we know today on the map. Narcoossee itself is named for the Creek Indian word for “little bear” and began as a citrus farming tract that grew up with the extension of the St. Cloud & Sugar Belt Railway in the 1880s. Although the battle itself is a fictional one, it is based on real events and presents a wonderful living history lesson for the entire family. Highly recommended that you see it and support the continuation of efforts to preserve and memorialize the history of the area we build upon every day. (See http://www.battleatnarcoosseemill.com for more information.) You can find more information on the history of the land we call home at your local library or bookstore. n

BUSINESS SPOTLIGHT: KISSELBACK FORD T

his month we spotlight our friends and major supporter Kisselback Ford!

Kisselback Ford, (Bobby Kisselback) have supported our magazines for the past year and really help me bring the publications to you! The following is a conversation with Bobby Kisselback: What makes your business unique? Critically important is our team’s appreciation that the customer chose us. There are so many choices to buy and/or service a vehicle in today’s market. We truly appreciate that we were provided an opportunity and I believe it is clearly noticed by the guest. Can you describe the “culture” at the dealership? I think we are relaxed; we pride ourselves on our team members being “nice” people and every customer leaves with a thank you. “Be real, be nice and say thank you.”

Bobby Kisselback

Can you tell us a little history on the dealership? We purchased the dealership in June of 2011, seven years now. Saint Cloud was simply where the opportunity was. With that said, it has been a great location. The people in the community have been wonderful and welcoming. The market and the surrounding area is growing at a rate that exceeds many other areas throughout Florida. I know numerous people who have bought many Fords at your dealership for generations. What do you attribute that degree of loyalty? Our people. Loyalty is always about the people. I believe that our customers remember and like how they were treated. I know you support many local charities and organizations, are there any you care to mention or discuss? We pride ourselves on our ability to give back to the community. We are able to help many organizations throughout the years, but our primary focus is with the Education Foundation, the local schools and breast cancer. It’s also a family affair. My wife, Sherri, and our lab, Joie (therapy dog), spend a lot of time at Nemours and at the Edgewood Boys and Girls Ranch. Joie is a comfort to many, many kids. I am also proud to say that we just started a Facebook program where we will honor a Veteran monthly and in his or her name donate monies monthly to Hero’s and Horses. Anything Else you would like me to mention or highlight? I look forward to coming to work every day. The sales team knows their stuff and works well together. Our Service and Parts teams are exceptional. I would put our technicians up against any in the industry. They are well trained and work really hard every day. Lastly, a lot of our growth over the years has come from customer referrals. People are talking well about us, either face to face or by way of the 100’s of reviews that they are posting on the Internet. It’s awesome. Thanks again to Bobby Kisselback and Kisselback Ford for helping us bring you the publication. n Kisselback Ford www.kisselbackford.com 1118 13th Street • St. Cloud Florida 34769 407-892-KISS (5477)
