The amount of other children that live in this community and the amount of outdoor activities that are available to them. Where did you move from? I most miss the change of seasons and wide array of family run restaurants. The food up north is amazing! What is your background? I grew up bouncing back and forth between New Jersey and Florida. Emily was born in a military family, was born in New York, but has lived in Florida all of her life. I work in the Telecommunications industry and also serve at Harmony Community Church as a bi-vocational pastor. Emily is finishing her master’s degree at Liberty University in counseling. What is unusual or unique about Harmony, in comparison to your previous home? The amazing outdoor amenities. What is your favorite weekend activity? We love visiting the Disney parks on the weekends. Is there a neighbor experience you are most proud of? When we moved in a neighbor greeted is with a welcome cake. We will always remember that experience.

What else should we know about you or your family? We believe that God brought our family to Harmony in 2014 to minister to the people of this community. Our whole buying experience was miracle after miracle. God divinely placed us here! We desire to serve our neighbors, sharing Christ’s love with them, but most of all we desire to make Jesus known in this community. We want every resident of Harmony to know that while we have all sinned and fallen short of the glory of God, Jesus has the ability to save us and reconcile us to God. That is why Jesus, who was always God, was born of the virgin Mary, lived a perfect life, willingly went to the cross to die on the cross in our place (taking the punishment we deserve for sin to set us free). Then He rose from the dead after three days in the tomb (demonstrating that He was victorious over sin and death in our place). As a result of the sacrifice that Jesus made, He took on the sin of believers, while the believers received His righteousness. By this believers are forgiven and reconciled to the God who created them. This is the ultimate display of love! We love Jesus, who first loved us, and we want everyone to know this love! We exist to make Him known. n

Who's Mortgage Do You Want to Pay? Yours or Your Landlord's? By Jeanine Corcoran

here are some people who haven’t purchased homes because they are uncomfortable taking on the obligation of a mortgage. However, everyone should realize that unless you are living with your parents rent-free, you are paying a mortgage — either yours or your landlord’s. As Entrepreneur Magazine, a premier source for small business explained in their article, “12 Practical Steps to Getting Rich”:

January CDD Meeting Notes and Status Updates By Steve Berube Chairman HCDD and President HROA

T

he Harmony Community Development District (CDD) held its regular monthly meeting on January 31,2019. We were joined by about 16 residents; some of the highlights follow. As you might know, we have been in discussions with the Developer regarding obtaining some land—including Buck Lake—in exchange for the CDD absorbing his debt responsibilities on that land. We are in the final stages of obtaining the land and lake as well as adjusting the budget to account for the financial changes this will create. In short, we will be absorbing about $28,000 in yearly debt which will run through 2036 for a total of about $500,000 that will have to be budgeted as we are obligated to pay that to the bondholders. On top of that, there is the Operation & Maintenance of the acquired land which is a bit more difficult to calculate since there is no “bill” to pay like the debt payment. Having said that, the Developer was paying about $24,000 in Operation & Maintenance per year which we will no longer receive. So, the loss of that income creates the need to increase the budget by 1.21% which roughly equals the $53,000 the Developer had been paying. The good news is that I don’t anticipate any increase in fees as the streetlight buydowns are concluded as of this Fiscal Year which will “free up” the $300,000 or so we had been spending on those. It is also my desire to cut the budget by the 2% we increased your fees 4 years ago to kick-off the streetlight buyouts. That 2% is about $100,000 so, between the assumption and the giveback we should still have about $150,000 to cover the alwaysincreasing spending needs and requests. On the subject of requests: for some time, there have been requests for a Community Center Building. It is my hope that the land being acquired can be transformed into such a Community Center which naturally requires funding. Based on the above, you can tell that we have some money available, which, combined with some cash from Reserves, should allow a Center to take shape-without increasing Fees. Of course, this is all subject

to Board approval but I doubt that anyone will object to this plan. Moving on, we heard from SERVELLO who indicated that routine detailing has been taking place and that mulching should begin in March following some tree-trimming that will be starting soon. Some of the chippings generated by the trimming will be delivered to the Garden for use there while more of those chippings will be delivered to trailheads to allow some enhancements there. This is a “green” use of the chippings which would otherwise be landfilled. We are awaiting a comprehensive tree management plan which is needed rather than the hit-or-miss tree maintenance schedule we’ve been using. The District Engineer explained some routine permitting details from the Army Corps of Engineers and S. FL Water Management District related to wetlands and conservation areas. He also provided us with a $15,000 estimate to light the Swim Club Pool as a result of resident requests for longer pool hours. How to maintain safety during extended hours got extended discussion with the end result being that the Board agrees with Field Services that staff must be available during extended hours primarily to close the pool. Obviously, there is a cost to this as well; ultimately, we tabled this matter to the next meeting. While I am strongly in favor of extended hours in order to make the pool more available to owners as well as get additional usage out of it, I think the safety concerns will keep the hours as they are.

well. Like the Garden, those fee discussions will take place starting in June. However, we will be looking at either reorganizing the existing space OR expanding the boundaries to better accommodate the demand. While our overall financial condition remains strong, the current budget is under strain because we spent $53,000 to cover the debt payment shortfall, $7,500 additional as a Fee Increase to Inframark and $17,000 to pave the Garden/Parking Area road. That adds up to $77,500 in unbudgeted spending; as we’re only 1/3 of the way through the year, it remains unknown if we will be able to tighten spending in other areas to end with a balanced budget. This is in no way a crisis as we have Reserves to cover any shortfall. However: it is our strong desire to live within the approved budget as a whole. Thanks and I’ll talk to you next month! n

We discussed our recently acquired UserSupported-Facilities meaning The Garden and Commercial Vehicle Parking area The Garden has been running at about 50% occupancy and there is some thought that rental fees might be too high. But, because fees can only be changed within a public hearing, we will discuss any potential changes during our Budget discussions in June—which by law, include a Public Hearing for approval. The Parking Area is running at about 70% occupancy except for one lot size: the largest ones where large vehicles fit. These large lots remain full with a waiting list. There was some discussion of fees and lease requirements as February 2019 | Harmony Life Magazine 7

You can visit Buck Lake at its lovely main docks, which are off the parking lot near the recreation area (volleyball and basketball courts off the Schoolhouse Road / Cat Brier Trail traffic circle) with an access card between sunrise and sunset. The docks there extend out over the water and it’s a lovely place to fish or just relax and enjoy the beauty of the lake.

To get access, you’ll need a Harmony access card, which you can find out more about obtaining on the home page at HarmonyCDD.org (scroll down to Harmony Swim Club, as these are the same cards you use for accessing the swimming pools). Of course, you can also visit Buck Lake via the two boardwalks and platforms off of the Lakeshore Park path, west of the soccer field, without an access card. One platform has a pretty pergola with a swing, it’s a place for serenity and reflection. The other platform is more set up for fishing and has benches at the back. If you’d prefer to spend time on the water, as long as you are have taken a boating orientation course and signed a boat usage agreement, and paid a damage deposit, you can reserve and then take out these vessels between 8am and 5pm. Our field services personnel get the boats ready for you, meet you at your reservation time and again meet you upon your return. They will help you get aboard whichever vessel you’ve reserved, if needed, and get off when you return, and will properly stow the vessel when you’re through with it. Lots of people hesitate to take out kayaks and canoes because they’re concerned about being closer to alligators. Yes, there are alligators in Buck Lake! However, they go the other way when they see a boat coming, even a kayak. I’ve been on kayaks and canoes out on Buck Lakes dozens of times and have never had an alligator approach. That’s no absolute guarantee, of course, and if you feel strongly that you prefer to be more protected, we have several pontoon boats at your service. Weekends are, of course, busier than the rest of the week, so reserve early. The pontoon boats have been more popular so the canoes and kayaks are generally more available. DAILY HABITS TO CHANGE YOUR LIFE By Stephanie Milfeld

I

am a HUGE Rachel Hollis fan and if you have not yet read her book, Girl Wash Your Face, or listened to her Rise podcast, or her relationship podcast with her husband called Rise Together, I would highly suggest you look into any or all of them! @msrachelhollis

On one of her episodes she talks about five things you can do daily to change your life and I just want to highlight a couple of the things that I do that really have changed my life. One thing is to drink half of your body weight in ounces of water every day. Meaning, if you weigh 100lbs drink at least 50oz of water a day. Does this make you have to continuously use the bathroom? YES! But, the effects that I have seen in my complexion and body in general have been enormous! Overall, I feel healthier and refreshed. Finally, this is the one thing that I had not been doing in the past and am so glad I am doing now: at the end of each day, write down 10 things you are grateful for that day. This does not mean, I am grateful for my kids or my husband. Of course these things are important, but be specific for things that you were grate-

ful for THAT DAY. If you are only looking at the over arching things to be grateful for you are going to miss out on the simple beautiful moments of the day. If you force your brain to look for things IN TODAY: a delicious cup of coffee, the kids laughter in the bath tub, a hot shower after a long day, etc.—those tiny moments—it will train your brain to look for gratitude throughout the day. It is truly incredible and will change everything. It is nearly impossible to be angry or depressed or anxious and grateful at the same time. If you spend your day looking for those 10 things throughout your day it will change your perspective on everything. By doing these two things—not including the other three that Rachel talks about in her podcast—it has truly changed my outlook on life. Since I have made this habit to sit down at night and write down what I am grateful for, my 3-year-old daughter has wanted to join me. She has her own journal, and although it may just be scribbles and random letters at this point, she is still sitting down and telling me what she is grateful for or what has made her happy that day. What a great habit to instill in your littles that takes little to no time each day!
