What is your background? I was a stay at home mom for many years. Once my kids went to school, I started teaching in the school district and did that for 12 years. When my daughter had her first baby, I left my job to stay home as a full time Mimi. Michael, my husband, works for Nissan in Clermont. He is a sales manager and has been doing this job for many years. We will be married 25 years this year. We have three daughters, Lauren, Marisa Erika, a sweet son-inlaw, Cameron, and 2 granddaughters, Ava and Harper, who live in Harmony as well. Harmony is the perfect place for our family.

Is there a neighbor experience you are most proud of? There was a time I had a friend whose

What do you love most about Harmony? We love Harmony for many reasons: beautiful country living, our great neighbors, a great place to raise children, lots to do, and my grandchildren are right around the corner.

What are your kids’ favorite things about Harmony? My youngest daughter always loved

that she could ride her bike around worry free, and my granddaughter loves the splash pad! Where did you move from? New Hampshire.

What is a good story about Harmony? I have

met some really great people here in Harmony and I know I can count on them when I need them. During the worst hurricane last year we checked on each other throughout the storm making sure everyone was safe and no one was in need of anything…at the time we were living on Beargrass. It was good to know my neighbors were right there for my family.

What is unusual or unique about Harmony, in comparison to your previous home? A caring

community and getting to know one another. In our last community, we did not know any of our neighbors. It is great to have community activities which keeps community relationships strong...our social committee does a great job here in Harmony.

What is your favorite weekend activity? We love anything that brings us together with friends

family had lost everything in a fire. I posted on the Harmony Forum that evening when I got the news of the items that were in great need. The very next morning, I had countless bags and boxes on my porch for this family. Harmony has a lot of caring people.

Are there any recommendations for other neighbors? If you haven’t been to the food

trucks, they are a must to try. They are so good, and gives you a night off of cooking as well.

Do you do any charity or non-profit work? I do help out at Place of Grace once a month cooking/serving food with our church. What do you do for fun? Travel–Hawaii is our next trip.

What is the last movie that you have seen in the theatre? “A Wrinkle In Time.” We love when

they take a book and make it a movie, even if the book is usually better.

Who is your role model and why? My Aunt

and Uncle back home. My uncle recently passed from cancer but they have always been there for us. They are a Godly people who demonstrate everyday how a marriage, raising kids, and being grandparents can have its challenges, but with lots of care and love, can be done together.

What is your favorite TV Show? “Modern

FIVE SUMMERTIME PROPERTY MAINTENANCE TIPS By Jeanine Corcoran

A

s summer time approaches and children, parents and grandparents plan their vacation and summertime activities, it is also a good time to look at your home and plan on performing some maintenance to ready your property for the summer. Here are five items that need attention during our hot Florida summer: 1. Air Conditioner: Changing your AC filters monthly is a must, but be sure to do a maintenance check on your AC unit. Your AC unit is working extra hard to keep you cool and there is nothing worse than having your unit break down when it is balmy. 2. Sprinkler System: Be sure to turn on your sprinkler heads to ensure they are spraying all areas of your lawn and shrubs. There is a lot of stress on lawns and shrubs with the sun beating down by foreseeing any problems before they happen. Sprinkler heads are inexpensive and easy to replace and can save you hundreds of dollars. 3. Trees: Don’t forget summertime equals thunderstorms. Take the time to look at your trees and tree limbs. Trim those weak limbs so they don’t end up falling and damaging yours or your neighbor’s property. 4. Stucco: Small cracks in your stucco happens over time. Rain gets into even the smallest hair line crack and navigate its way through the concrete and into your home. It can also cause damage to your stucco. Seal those cracks to prevent damage and costly repairs.

5. Hurricane Preparedness: Hurricane Season is June 1st through November 30th. When preparing your hurricane kit, let’s not forget about your home. Be sure to reinforce your garage doors if possible, check all windows and inspect your roof. When a hurricane is coming, be sure to take in all outside items including patio furniture and plant pots. Be prepared. For many of us, summertime is all about taking a break from our busy lives and spending time with our families. Consider spending time preparing your property for the upcoming months. Your air conditioner will need a maintenance check to work efficiently, sprinkler heads should be checked to make sure they are working properly, weak tree limbs should be trimmed to prevent damage, and stucco cracks should be sealed. Lastly, check your garage door, windows and roof as we enter into our hurricane season and your most expensive investment, your home, will have a better chance of surviving our hot summer months and hurricane season with a little help from its owner – you! n

THE CHANGES CONTINUE… By Steve Berube Chairman HCDD and President HROA

I

f you’ve lived here for a while, you’ve likely noticed a huge number and variety of changes. If you’re new to Harmony, you might not have noticed. Also, if you’re new, WELCOME to Harmony.

Based on questions I’ve received as well as concerns some residents have expressed, I thought it wise to use this month’s space to detail some things obvious—and some not so obvious. First up: Harmony West which is the development you notice on the right as you head west on US192. The construction you see will be an entrance feature to West which will be constructed along the northwest shore of Buck Lake. West will have NOTHING in common with the Harmony we live in except the name Harmony. When I say nothing, I mean nothing. Not the CDD, not the HROA, not Pools or other amenities—not even a connecting road though there might a walking trail. To expand: residents there will not be able to share any of the amenities here, nor will residents here have access to the amenities in west. BUT: we will share Buck Lake and I’ve started conversations with the lake owner (SunTerra Communities) regarding some sort of Lake usage agreement. Similarly, I’ve heard concerns about The Lakes 55+ community here in Harmony especially as it regards pool usage and social activities. Residents there pay fees to the CDD as well as to their own HOA (The Lakes HOA) but not to the HROA. However, The Lakes HOA pays the HROA a monthly fee so that Lakes residents can take part in HROAsponsored social activities. Confused yet?? Let’s talk about those CDD fees which allow Lakes residents access to CDD facilities such as dog parks, pools and boats. However—the Lakes also has a clubhouse/ pool complex which only Lakes residents can use. Why? Because that facility is maintained by The Lakes HOA and only Lakes residents pay dues to that HOA. It can get confusing and I haven’t even mentioned the Condo Owners or Town Home Owners Association in Ashley Park yet. Those owners pay those Associations, plus the HROA and CDD fees. So, they have access to all CDD & HROA amenities but, like the single family owners, do not have access to The Lakes Facilities. On another note, the Developer has deeded about 100 acres (in several parcels) to the CDD. While much of this is wetlands which will go in our conservation bank, a significant parcel is home to The Garden, The Commercial Vehicle Parking Area, Landscaper Staging Area and of course, the path leading to these facilities. Under CDD ownership, these facilities must be self-supporting, meaning user fees must cover the costs of operation and maintenance—including that path which will be the big expense related to these areas. HROA Management Company Association Solutions has been managing these areas, and the CDD is currently working out contracts with AS to continue their management. As the costs were previously absorbed by the developer, it is only logical to assume that facility user fees will increase; but, like everything the CDD does, we will try to be as efficient as possible to

minimize fee increases. On a pleasant note: temporary repairs to the path will take place soon mainly because with the wet season upon us the holes in the path are too deep for vehicles to pass through and going off the path to avoid them will just destroy the surrounding grounds. So, immediate emergency repairs will start very soon as the process of bidding/contracting more permanent repairs will take several more months. I’ll continue these change updates next month but in closing, let me remind you that we are in budget preparation time in both the CDD & HROA. As both entities work on a budget system, if there is something that you want done, now is the time to contact either myself or your favorite HROA Board Member or CDD Supervisor and make your request. • Ashley Park at Harmony Condominium Association

If you are unsure which association you belong to, please visit our website, www.myhoasolution.com. Click “Communities” and select Ashley Park at Harmony. Here you will be able to input your address and it will advise you which associations relate to your property, together with contact information. WHO SHOULD I CONTACT REGARDING COMMUNITY FACILITIES? Harmony is a Community Development District and the CDD takes care of recreational facilities, district landscaping, pond and wetlands located in Harmony. Please visit www.harmonycdd.org to obtain further information and useful contact information ARCHITECTURAL APPLICATIONS As you are probably aware, if you wish to carry out any changes/additions to the outside of your home, you must receive written approval from the Association before commencing work. Harmony has its own Design Committee who meets twice every month. We have received many calls regarding the process for making changes/additions and we hope the information below will be helpful. • Print off the Architectural Review Application (Design) from our website (under the Architectural Changes tab) or visit our office in Downtown Kissimmee to obtain a copy. • Once you have filled out your application, collect together the relevant information regarding your project. The paperwork normally required are:

o A copy of your property survey o Sample pictures/photos o Paint colors (if applicable) o Drawings/Dimensions (if applicable) o Any information that will assist the Design Committee o Supply us with an email address as this is the quickest form of communication

The Harmony Design Committee Meeting normally takes place every two weeks on a Monday evening (please check the calendar on our website for the meeting dates). If the Committee is due to meet on a Monday evening, applications must be with our office before the close of business the Thursday prior to the Monday meeting. Applications received after this deadline, will be placed on the agenda of the next available meeting. Obviously, there are time constraints to the meeting and applications are reviewed in the order they are received. After the meeting, the Design Committee will write up their minutes and advise management on the decisions made regarding the applications reviewed. Unfortunately, until we receive the applications and meeting minutes from the Design Committee, we are unable to issue any approval/denial letters. We realize that owners wish to make improvements to their homes, but please be patient as until the information is received, our staff is unable to advise owners of the Committee’s decision. INSPECTIONS – HOW TO AVOID VIOLATIONS We would like to thank everyone who has been working hard to maintain and raise the community standards. We have been doing regular inspections of the community and there are few issues that we would like to remind you of. Trash Cans Per your Association documents and guidelines trash cans must be stored away completely out of sight. This means in your garage or a fenced back yard. This rule also applies if you live in a property with a rear driveway (alley way access), you may not store your trash can in this area. The trash can must still be stored in your garage or in your fenced back yard. Dry and Missing Grass Now we are getting some good rain fall (a little too much maybe), owners with sod which needs repair or replacement should be able to address this. Due to the lack of rain, we have not been sending many notices for this issue; however we will now start to do so. Rear Drive Access/Alleyways We have noticed that some properties look beautiful from the street side but they do not look so good at the back. Please remember that the back of your home should be taken care of just the same as the front. Grass should be weed free, mowed and edged, flower beds and driveways free of weeds and driveways pressure washed. Commercial & Recreational Vehicles Please don’t forget that you may not park trailers, recreational vehicles, etc. outside or on your property. These vehicles must be parked outside of the community. For Sale and For Rent Signs Harmony has specific guidelines for realty signs. They are: 1. Maximum size of 12” x 18” mounted in the portrait orientation. 2. 12” x 18” sign material must be made of metal or better grade material. 3. Sign to be mounted on a single pole metal stake. 4. Minimum required message content: a. For Sale by Owner” or Real Estate Company name or Real Estate Company Logo. b. “For Sale” or “For Rent”. c. Contact phone number. d. Optional: Agent’s Name, QR Code, or Website Address. The Violation System Inspections take place every two weeks; each letter you receive allows you 14 days to take care of the issue stated in the violation. You will get 3 notices before the violation is sent to the Board where a fine may be imposed. We would ask owners to contact us via email if you require additional time. You will need to contact us prior to the next inspection, so please email as soon as possible or another notice will be sent. We are having issues where some homeowners are not getting their violation notices in a timely manner as they live out of town or out of the country. The best way for us to correspond with you is via email. If we have your email address you will receive your notices instantly and can then forward them to property managers etc. Please send us an email and request that we add your email address to your account. We can add several emails to a homeowner’s account, which can include your property manager, if you wish. If you need time to correct a violation……..Please email us to request an extension. Make sure that you make this request quickly, as we cannot increase the time if the violation has reached the fining/legal stage. VEHICLE STORAGE LOT We are almost full at the vehicle storage lot and we currently do have a waiting list for larger vehicles. If you have a lease that is expiring and you still require your space, please make sure you renew your lease. You will need to contact our office for a new lease agreement (old leases are not extended). D

ID YOU KNOW that Harmony was designed to promote the peaceful coexistence of human and animal residents within the community while striking a balance between the preservation, use and enjoyment of Harmony's natural areas? Underlying these objectives are the values of fostering a respect for the land, the protection of wildlife and the sensible use and enjoyment of Harmony's abundant natural and manmade amenities by its residents. Recently, an incident in our community has raised questions on when is it appropriate to remove alligators from our CDD-owned ponds. Alligators are an important part of Florida’s landscape and play a valuable role in the ecology of our state’s wetlands. Alligators are predators and help keep other aquatic animal populations in balance. Most alligators, if left alone, will not become a threat and can be enjoyed from a safe distance in their natural setting – they are generally afraid of people. Resting on the bank of a pond or swimming in one is not nuisance alligator behavior. In many cases, if left alone, these alligators will eventually move on to areas away from people. An nuisance alligator is one that approaches people or pets or is not afraid of them, so is a danger, and the larger the alligator the most dangerous these behaviors are. What happens when someone calls FWC to report an alligator as a nuisance? A trapper comes and removes the alligator and, in most cases, the alligator is killed and processed for its hide and meat. The sale of the hide and meat is the primary compensation for the nuisance alligator trapper. So if you call in an alligator as a nuisance gator, it is very likely to be killed. In a few cases, with smaller animals, a nuisance alligator is sold live to an alligator farm, animal exhibit or zoo. The trapper is usually reimbursed with an amount equivalent to the market value of the alligator. It is illegal to feed or harass alligators. When humans feed alligators, it causes the alligators to lose their natural fear of humans and to associate humans with food. It doesn’t matter if people feed them human food, like marshmallows, or throw them fish guts when cleaning fish; it’s all bad because it changes the alligator’s behavior. Even fishing in the ponds can attract alligators and make them less afraid of people. Children should not be allowed to fish at a pond’s edge, and kids and pets should never be allowed to hang out by a pond’s shoreline. There are far more alligator attacks on dogs than on humans, and more than one dog has been taken by alligators in Harmony. You should assume that all ponds can potentially have an alligator. Alligators are a fundamental part of Florida’s wetlands, swamps, rivers and lakes, and they are found in all 67 counties. Florida continues to experience human population growth. Many new residents seek waterfront homes, resulting in increased interactions between people and alligators. Please take some time to enjoy Harmony’s alligators from a distance, and remember to exercise care for yourself, your family and pets, and respect for our natural world. n
