A Few Words From The Danford-Krause Family our families. Anyway my daughter Madison Danford attended Northlake Park in 2012 for the next two years while we rented. Needless to say we fell in LOVE with the area, which brings us to 2014 when bought our house in Eagle Creek. Eric and I have enjoyed living in this community from the very beginning and we look forward to raising Madison here. Eric has enjoyed being able to walk out the front door and take his pole for a little fishing near by. Madison has met so many friends in the neighborhood and through school and is so excited to spend her 5th grade year at the new Eagle Creek Elementary School.

i, I am Shannon Danford and I am going to write this a little different this month, This way I am not interviewing myself but more telling you about my family, my company and the networking Bill is trying to do within our community through this magazine. First a little about my family and I. We moved to Lake Nona in 2012 from East Orlando. Fun Fact: we are all born and raised Floridans and so are both of

I am the owner of Energy Graphics, a web and graphic design company based out of Lake Nona. I have been in business since 2006 bringing on Jennifer Schneider in 2010. Together Jennifer and I run Energy Graphics. We have built many client relationships over the years. Our clients have been quoted to say " Energy Graphics puts out high quality work and always meet all our deadlines". When we first saw Bill's magazine we started emailing him immediately! His magazine was right up our alley.

It wasn't till we met bill and a few things fell into place that we began designing his magazine for Eagle Creek this month. Jennifer and I are both very excited with our new business relationship with Bill and Eagle Creek Magazine. After meeting with Bill about Eagle Creek we realized that not only was Bill looking to make business relationships like we were, he is trying to create a since of community within our neighborhood. I for one LOVE the idea! I have recently joined our Eagle Creek Social Committee and I hope by working with Eagle Creek Magazine and the Eagle Creek Social Committee we can all work together to grow this magazine. This can be a place we can go to for community information, by other neighbors joining together to help write articles and be informative on the happenings in the neighborhood. I look forward to living in Eagle Creek for years to come and I really look forward to meeting more of you, my neighbors. See you in the neighborhood and wishing everyone a great first day of school! 7 Questions To Ask Yourself Before Becoming A Landlord

re you thinking of renting out your home or investment property and becoming a landlord? Though it may sound simple, it is anything but. Take a moment and consider what’s really involved. Here are seven questions to ask yourself before becoming a landlord. 1. Do you have a lease? Finding a lease isn’t as easy as purchasing one in Staples. You’ll need to have a lease specific to Florida and one option is to hire an attorney to write the lease for you. 2. Where will you hold your tenant’s security deposit? There are specific laws regarding the holding of other people’s money. It’s important to know these laws. 3. How will you handle tenant repairs? Landlord and Tenant laws require that you make serious repairs quickly. Will you be available when the tenant call comes in at 2 in the morning? 4. How will you collect the rent? Will you collect in person, by mail or are you set up to collect rent electronically? Collecting the rent is an important part of being a landlord as that is how you get paid. With today’s technology, most tenants expect to have the option to pay online.

Consider hiring a property management company. A property manager will be able to help guide you through this entire process. They can manage the financial components, arrange for repairs, and should the need arise help direct you to reputable attorneys. The money spent is well worth it for the peace of mind you will have renting out your home or investment property. Being a Landlord comes with a lot of responsibility starting with having the proper lease, knowing where to hold the tenant’s security, to handling of repairs, to collecting the rent, to having an eviction attorney and to filing the proper paperwork. By hiring a reputable property management company, you will be relieved of the worry and the responsibility of being a landlord. Health First Sees Faster Recoveries with Robotic Orthopedic Surgery

J

oint replacement surgery can be a daunting proposition. It requires planning and precision and leads to weeks of recovery time. Thanks to new developments in robotic surgery technology, however, these surgeries are quicker, more beneficial and less difficult to recover from than ever. Dr. Kenneth Sands, orthopedic surgeon at Health First’s Viera Hospital Center for Joint Replacement, says using MAKOplasty® technology drastically improves the way these operations are conducted. “A MAKO procedure differs from traditional joint replacement because of the use of the robotic arm. Joint replacement surgery is an art and a science,” says Sands, a Fellowship-trained Orthopedic Total Joint Specialist. “The robotic arm improves the accuracy of the surgery. Over the past few decades, we have been able to use computers to improve the accuracy of our implant placement; however, in the end, we still used traditional jigs to make our final cuts. With the MAKO robotic arm, the computer planning stage is accurately implemented with the assistance of the robotic arm. We are also able to virtually perform the surgery and balance the knee prior to making our final cuts of the bone.” Because of this precision, the outlook for patients needing partial knee replacement surgery becomes even better. “The benefit is the potential for improved accuracy,” says Sands, who specializes in hip resurfacing, anterior total hip replacements, computerassisted surgery, total and partial knee replacements, complex and revision total joint surgery, and hip and knee arthroscopy. “The hope is that improved

accuracy leads to improved longevity, which in turn should result in a better outcome for the patient.” This technology is making joint replacement better now and in the future. “I find the benefits to be most pronounced with partial knee surgery,” he says. “MAKO is currently trialling a total knee system that may be available next year.” These improvements come with no added risk, either. “The risks of MAKOplasty vs. traditional joint replacement are relatively the same.” Here’s what Dr. Sands has to say about who should expect better results from this surgery: “Generally, at this time in my practice, it will depend on if the patient is a good candidate for a partial knee replacement vs. a total knee replacement,” he says. “Not all patients are good candidates for a partial knee replacement. Numerous factors play a role, including the patient’s age, weight, deformity, expectations and degree of arthritis.” Depending on the patient, recovery is generally quick. “The majority of the partial knee replacement MAKOplasties can expect a relatively quick initial recovery,” Sands says. “The initial recovery is the time that it takes for the patient to wean themself from a cane and return to the majority of their normal activities. This may take anywhere from one to six weeks. agle Creek Elementary School will open its doors for the 2015-2016 school year and welcome 832 students to the Eagle Creek community. In addition to being new and shiny, the school boasts the newest architectural design for student security and safety as well as technology that will aid in student development, such as digital projectors, media rooms, and computers. Protecting our children from rain storms and the harsh sun are covered walkways and play areas. After months of anticipation, the school is getting its finishing touches. Sneak a peek at the progress and help your student get back into the swing of the school year by meeting the teacher on August 20th. School will officially start the following Monday, on August 24th. Uniforms are pants, shorts, or skirts in khaki, grey, or navy with a polo or t-shirt in navy, grey, white, or lime green. On Fridays, jeans, jean shorts, or jean skirts can be worn. Spirit shirts are also allowed on Fridays. ecently, Karen Barbour Berube and I visited Stone Bridge Tavern which is a small neighborhood-type restaurant attached to the Royal St Cloud Golf Links on Michigan Avenue in Saint Cloud. We originally tried this as a result of their ad in Harmony Life magazine. This was our fourth visit and we are more impressed every time. The main room is large sized but is notably quiet likely because of the acoustic panels on the ceiling; and though there is background music, it is not intrusive, Of course, eating out is about the food, right?? Karen orders pizza every time and it is freshmade with a puffy crust and very flavorful for $10. And, there is a wide variety of kid-friendly foods (not to mention a large menu with something for everyone including pasta.) Drinks are very reasonable and perhaps most importantly, we have had 3 different servers in our 4 visits. All were pleasant and seemed happy to be there. My point here is not to be critical of other area eateries; nor am I intending to be overly gracious toward Stone Bridge Tavern. Rather, I am simply pointing out that, in a family-oriented community, menus must accommodate kids’ (as well as some fussy adults’) preferred foods. The contrasts between many local places and Stone Bridge are significant. Stone Bridge Tavern is a little hidden away gem that is one of our new favorite places to dine in the area.
