3 Here are a few questions answered from the Meissners: What do you love most about Harmony: Without a doubt, our friends and neighbors make Harmony home! We have met so many wonderful people here, especially through our shared passion of golf. In fact, it was the beautiful golf preserve that drew us to Harmony, but the friends we’ve made are even better than the golfing right here in Harmony. Living in Harmony really is wonderful. We really enjoy all the activities and opportunities to get involved, especially now that “Harmony Magazine” and Bill (publisher) are giving us an opportunity to learn more about our neighbors and find out what’s going on. Where did you move from: We are both originally from upstate NY, a city called Troy. What is your background: We love travel nearly as much as I love golf. Bill & I have been cruising since our children were young and have been fortunate enough to travel all over the world. That passion led me to open my own Travel Agency in the early 90’s. Since then, my agency has grown to almost 20 independent contractors who help our clients discover and book the perfect vacations.

Target Is Coming…..April Fools! by Jeanine Corcoran

Most of us by now have seen the sign on highway 192 just prior to Narcoossee Road that reads Super (Target Bulls Eye) Location 40 acres. At a quick glance, most of us saw the Target symbol, the word Super and the word location and thought Super Target was coming to this location! This sign created quite a lot of excitement among neighbors. Statements and questions I heard were “Did you see Super Target is coming?” “I’m so excited to see Super Target is coming!” and “Do you know when Super Target will be open?” The thought of a Super Target coming is exciting but unfortunately at this time, there aren’t any plans for building one. Even though that would be a great location to build one! Advertising whether in print, signage, radio, internet or television plays a very important role in growing your business. I personally find most business owners really believe they know how to market/advertise their business when in fact most are their own worst enemy. I’m guilty of this too. I’ve been my own worst enemy thinking somehow because it’s my business I knew how to advertise on my own instead of seeking advice from the experts that have the marketing knowledge, expertise and experience! The same holds true in the Real Estate advertising world. Real Estate companies and agents mail out post cards or flyers, make

them too wordy and as a result no one reads them and they wonder why no one is calling! Or like the Super Target sign, they resort to “creative” ideas which can come off as deceptive and manipulative or more importantly, it often backfires. It just doesn’t work! Many opinions have been given on that “Super Target Location” sign. I would agree the owners of the property were thinking outside of the box, and I can only assume being a Real Estate Broker that they are trying to get their phone to ring to sell their 40 acres. I wonder how many interested buyers called to see how much they wanted for their land or did they, like most people, didn’t even realize the property was for sale! Often this type of creative advertising may make you feel as if you have had an April Fool’s joke played on you. Gimmicks do not work. People want to know who they are dealing with, and are they professionals, are they going to receive the results they are hoping for. It’s written that P.T. Barnum said “There’s a Sucker Born Every Minute.” The truth is, he never did say that. Don’t be a sucker, and don’t believe everything you hear or see. Psoriasis affects over 25 million Americans and can be a very debilitating disease. In spite of advances in medical research and science there is still no effective cure for psoriasis. Your skin is a living, breathing organism and acts as a natural protective barrier for the body. It needs hydration to moisturize it in order to maximize its barrier capability and to remain pliable and healthy. Normally we shed our skin cells once a month as old cells are replaced by new. However, for reasons thought to be related to one’s immune system, some people experience a rapid acceleration of this process resulting in skin cells accumulating on top of each other and forming itchy, scaly thick lesions covered with white silvery scales – a condition generally referred to as psoriasis. These scales can be limited to a few lesions or can cover large areas of the skin and are uncomfortably itchy and inflamed. These lesions are often ugly and can be a source of extreme personal embarrassment for those affected. Psoriasis most commonly appears on the elbows, knees, scalp and torso but it can develop anywhere, including the face, nails, palms, soles of the feet and genital area. The most common

form of psoriasis is plaque psoriasis but there are other types such as Pustular, Guttatte, Erythrodermic and Psoriatic Arthritis. Itching is the most common symptom and is best controlled by keeping the skin moisturized at all times. There are many treatments including antihistamines, steroids, capsaicin, topical anesthetics etc. However, several of these treatments can have nasty side effects, particularly if they contain steroids, which should be avoided, if possible. A good quality, steroid- free topical OTC like Mushatts No. 9 Creams and Ointments (www.mushatts.com) can play a very important role in the overall treatment cycle and can complement more heavy duty prescription medication and can offer exceptional value compared to more risky prescription medications. retirement account contributions During this time of year, I am noticing an increasing number of questions regarding IRA contribution options. The IRS provides that contributions destined for a particular tax year can be made to a retirement account by April 15th of the following year. The contribution limit for 2014 and 2015 is $5,500, or $6,500 if you’re age 50 or older. However, whether you qualify for a deductible IRA depends on whether you (or a spouse) participate in a retirement plan at work, your tax filing status, and your income. If you and your spouse fall into the non-deductible IRA category then participating in a Roth IRA is preferred. Unfortunately, high income earners are excluded from making contributions to a Roth IRA. In short, if you’re a married filing joint taxpayer, you cannot make Roth IRA contributions if your modified adjusted gross income (MAGI) exceeded $191,000 (for 2014) or $193,000 (for 2015). If you don’t file jointly, you can’t make Roth IRA contributions when you’re MAGI exceeds $129,000 (for 2014) or $131,000 (for 2015). Roth IRA’s are always non-deductible be-

cause it is funded with after tax dollars. Unlike a traditional retirement account, withdrawals you make from a Roth IRA during retirement are completely tax free including its growth over time. What if you (or your spouse) participate in a retirement plan at work and earn too much to participate in a Roth IRA? Another option is contributing to a non-deductible IRA. Keep in mind that the IRS considers all your traditional IRA accounts as one. It doesn’t matter whether your withdrawal was from a nondeductible IRA account, you must use proportionate allocation rules to determine how much of your withdrawals comes from nondeductible contributions. It is important to keep good records to allocate between deductible versus non-deductible contributions or else you could end up paying tax twice when you make withdrawals in the future. Remember, you’re required to file IRS Form 8606, Nondeductible IRAs. When it comes to contributing to an IRA account, tax planning is important. It is best to seek the help of a tax professional.

DID YOU KNOW that Harmony was designed to promote the peaceful coexistence of human and animal residents within the community while striking a balance between the preservation, use and enjoyment of Harmony’s natural areas? Underlying these objectives are the values of fostering a respect for the land, the protection of wildlife and the sensible use and enjoyment of Harmony’s abundant natural and manmade amenities by its residents. Harmony was designed with an abundance of ponds, and most people find them attractive features, but did you know that they are not created for recreational purposes? They are actually detention basins, and they are connected and engineered to work together to prevent flooding. Their shores have short, shallow “littoral” shelves, which extend only a few feet into the pond, then their sides drop off very steeply to contain a large volume of runoff water during storms. The ponds have outflows that release water into surrounding low-lying wetlands, to direct water away from homes and roadways. A benefit of the littoral shelves is that they support a wide diversity of species, and well-managed ponds offer excellent habitat

for wildlife. Wading and diving birds, a variety of turtles, frogs, snakes, fish, as well as invertebrates and other amphibians inhabit them. Deer, raccoons, coyotes, and other wildlife drink from them. In Harmony, the pond edges, where the surrounding grass meets the shoreline, are generally cut twice per year. The growth at the edge serves to not only provide habitat but to filter contaminants and trash from entering the ponds, which helps protect not only their water quality but also the surrounding wetland preserve areas. This makes a healthier environment for people, as well as pets, wildlife, and the ecosystems that support them. Harmony’s ponds do have alligators, although you won’t always see them. As cold-blooded reptiles, they are more active when it is warm. April starts their breeding season, when they are more often on the move, so be aware that although they may not be visible, that doesn’t mean they aren’t there. At any time of year, letting pets and young children wander by the pond edges is never a good idea, but during breeding season it is considerably more risky to allow them to stray near the shoreline. Get out there and enjoy the beauty of those ponds, especially at Lakeshore Park, with its trail around Long Pond and it’s boardwalks leading out to viewing and fishing platforms on Buck Lake. But please remember and respect their true function and design, as well as their wild inhabitants.

CDD, HROA, HDC: ok, so how does this cdd work?? part 1

In recent months, we’ve provided an overview of the CDD. This month, a more in-depth look at its operations. Harmony traces its beginnings to the year 2000 when a Developer decided to build it. That led to the first of two public construction bond sales to finance that development, the first in 2001 and the second in 2004. Of course, the anticipated development took place and we fast forward to now and stay on the subject of money-the Budget to be exact. Every year, the management company, SevernTrent Services (STS) prepares a suggested budget based on historic and anticipated spending needs. During a series of meetings, your resident-controlled Board dissects the suggested Budget on a line-by-line basis and adjusts the suggested amounts; these adjustments determine the final budget which sets the following year’s assessments; these amounts are announced to owners and finalized during a public hearing. The budget is broken into 3 main segments: Debt Service on each of the two Bond Issues and Operation & Maintenance ( O&M). In this, Fiscal 2015, that budget totals about $4.2 million with $1.8 million for O&M, and the other $2.4 million allocated for debt service. About 40% of these monies come from owners with about 60% paid by the Developer.

Last year, because the market was ripe, we refinanced the Series 2001 Bonds to reduce the interest rate from 7.25% to 5.2% resulting in an annual savings of $175,000. As the market is not friendly currently, the 2004 Bonds remain at 7.25% but we are watching for the right time. Those are the two top budget lines; next is street lighting which costs about $400,000 per year. Included in that number is the cost of leasing contracts ($300,000) and maintenance/replacement costs ($100,000.) Those leasing contracts were signed by previous boards and carry a 10.25% interest rate which results in $3 million plus long-term obligation. Remember the $175,000 interest savings mentioned earlier? We are allocating that into a fund that will allow us to start buying-out those contracts. The end result is that we should be able to spend $2 million to extinguish a $3 million debt. This will require some strong discipline but we should be able to accomplish it. Also, instead of taking on debt yet again, when neighborhood H1 (west entrance) came on line last year, we simply wrote a check to OUC and bought the lights saving about $166,000 in interest costs. So, that $161,000 purchase check reduced our capital availability for the buy outs. But, the effect was the same meaning we saved long-term interest costs. End of Part 1, part 2 next month
