An Upgraded Home For The Holidays How to increase the value of your home by Jeanine Corcoran

A

s the holidays are upon us and we’re in the season of giving, why not give yourself the gift of home upgrades. If you already own your home, giving yourself that kitchen upgrade is a great investment in your resale value. Many homeowners ask; what upgrades are important to today’s buyers? Today’s buyers have their ultimate dream wish list of course, but they also have a higher expectation when it comes to standard features. The kitchen is still the number one place to invest in as a homeowner. Most minor kitchen remodels can expect to recoup about 90% of the cost when the home sells. Gone are the days when buyers would be happy to have a kitchen with laminate countertops and bisque appliances. Today’s buyers are looking for upgraded stainless steel appliances and granite or solid surface countertops like Quartz or Silestone. The Living Room, like the kitchen is the heart of the home, and the place for entertaining. The paint color should be neutral and bright. Buyers are looking for open spaces with good lighting. Solid floors such as wood or oversized ceramic tile are preferred over carpet. The master bathroom is the second most important area in the home. Buyers want to see dual sinks, a separate tub and shower, and upgraded light fixtures. They are likely to purchase a home with tiled showers, rather than a standardized shower stall. In some cases, buyers will forgo a tub altogether if they can find an oversized, tiled, walk-in shower. But what good is a great master bath, without an equally great master suite? Here, buyers are looking for a master with plenty of space to fit a king size bed and two dressers. They expect walk-in closets with shelving. A custom

closet with built-ins is a plus! When looking at two story homes, most buyers prefer the master to be on the first floor. The next area of the home that attracts buyers is the garage. An attached 2 car garage large enough to fit a standard size pick-up truck and a garage door opener are must haves. Painted or epoxy floors, and shelving or storage are important features too. Storage can be limited in Florida therefore a well-organized garage with extra space is definitely a bonus. Let’s not forget about outdoor living. Buyers are looking to not only enjoy the inside of their homes, but the outside as well which is why they will look for homes with a lanai or screened in porch. A yard with a privacy fence or shrubs is also desirable. Purchasing upgrades this holiday season is a great gift you can give yourself and your family. Just remember to consider what today’s buyers are looking for when making that purchase and where you’ll get the most return on your investment when you sell! Happy Holidays!

Does The IRS Believe Your Business Is A Hobby? by Larry J. Herring, CPA

M

any people have a hobby such as painting, crafting, photography, or collecting stamps. If you are one of these people, does your hobby earn income from year to year? If so, there are many deciding factors in determining if you are engaging in a hobby or a business activity carried on for a profit. Let’s take a close look at this issue. Generally, IRS believes an activity qualifies as a business if it is carried on with the reasonable expectation of earning a profit. In order to make this determination, IRS considers the following factors: • Does the time and effort put into the activity indicate an intention to make a profit? • Does the taxpayer depend on income from the activity? • If there are losses, are they due to circumstances beyond the taxpayer’s control or did they occur in the start-up phase of the business? • Has the taxpayer changed methods of operation to improve profitability? • Does the taxpayer or his/her advisors have the knowledge needed to carry on the activity as a successful business? • Has the taxpayer made a profit in similar activities in the past?

• Does the activity make a profit in some years? • Can the taxpayer expect to make a profit in the future from the appreciation of assets used in the activity? The IRS presumes that an activity is carried on for profit if it makes a profit during at least three of the last five tax years, including the current year or at least two of the last seven years for activities that consist primarily of breeding, showing, training or racing horses. In general, taxpayers may deduct expenses that are appropriate, common, and accepted in the taxpayer’s trade or business. These expenses are considered ordinary and necessary expenses for conducting a trade or business. Long Term Care: Reasons Not to Plan

Reality: About 70% of people aged 65 or older will eventually need some form of long term care. 1 Avoidance I don’t need it right now. I’ll wait until I retire. Reality: 40% of people currently receiving long term care are adults 18-64 years old. If you wait until you need it, a current health condition may disqualify you from coverage. 2 Government Medicare or Medicaid will cover my long term care expenses. Reality: Medicare typically only covers post-hospital, short-term rehabilitative care and short nursing home visits. That leaves Medicaid to pick up the rest. However, in order to qualify for Medicaid, you have to spend your assets until you reach your state’s poverty level. Family My family will take care of me. Reality: While family can be a huge help if a situation arises — they may not be able to make a full commitment. The national average for long term care costs is $75,555 but the cost can run to more than $100,000 a year in some locations. 3

Activities,The HROA & YOU by: Steve Berube, Member Advisory Committee, Harmony Residential Owners Association

A

s some of you may have noticed, the subject of Activities and Festivals seems to be a topic of frequent conversation and might be a cause of some heartburn amongst certain residents. Until the last year or so, Harmony Development Company provided virtually all of the manpower AND funding for the Activities and Festivals that took place. As Harmony has grown, the inevitable shift to Resident Control of the Harmony Residential Owners Association is taking place. The HROA will be the body responsible for managing these activities which will now be put together under the able leadership of the ladies running your Social Committee. (Side note: some of these functions require a lot of man/womanpower to pull off. Please consider volunteering your time and effort when the call goes out. Only with your help can it all take place.) Back to the HROA and that always nasty subject: Money. As mentioned above, the Development Company provided nearly all the funding for activities as there simply was not enough money in the HROA budget to fund everything. However, as growth has occurred, and through careful use of revenue-enhancing methods, there is now funding available in the budget for activities. BUT—it is important to note that this money is no longer donated as it comes purely from your yearly dues. So, it becomes real money that must be spent judiciously and for the common good which festivals and activities certainly are.

In real terms, some of these activities are surprisingly expensive and one driver of that is food. Some might remember that a $5 reservation fee was used—primarily because when one orders food in advance, one is committed to paying for that food whether people show up or not. There are also supplies to consider and a myriad of other costs involved. How much you might ask? Well, my recollection is that last year’s activities cost a bit over $30,000 despite the best efforts of the Social Committee to minimize costs. So, while the coming year’s budget is still being finalized, and we don’t have a final number for many of the line items, I expect that the Social Committee will likely request a similar amount as last year and hopefully the budget will allow that. One idea that has been bounced around is to invite “Food Trucks” to come in during our activities and festivals. That would simplify at least part of the organizational process and shift the cost of food to only those who want to eat. And, that would provide a larger variety of food than has been offered in the past. And, with 4 active restaurants here, food should no longer be a cost consideration for activities thereby reducing some of the budgetary pressure. Finally, it is important to remember that none of the information in this article is intended to criticize any person or organization. Rather, I thought it appropriate to explain some of the behind-the-scenes activities that take place as well as some of the ideas that must take place as part of the decision-making process. I’ve heard a lot of banter regarding this topic that simply was not accurate. ID YOU KNOW that Harmony was designed to promote the peaceful coexistence of human and animal residents within the community while striking a balance between the preservation, use and enjoyment of Harmony’s natural areas? Underlying these objectives are the values of fostering a respect for the land, the protection of wildlife and the sensible use and enjoyment of Harmony’s abundant natural and manmade amenities by its residents. You’ll have a special opportunity this December to enjoy and learn about the winged creatures that live here or migrate through, while seeing stunning landscapes in Harmony that are usually off-limits, during the 12th Annual Harmony Christmas Bird Count, on Saturday December 12, 2015. You don’t need to be an experienced “birder” to participate, just a pair of binoculars (we may even a couple of pairs to lend for the day), some sturdy hiking boots, the usual hat, sunscreen, and water. Below you’ll find a little background, then the specifics of this year’s count. The Christmas Bird Count (CBC) concept is over 100 years old, started in 1900. It is true citizen science: a population count of birds in the Western Hemisphere, performed each year in December or early January by volunteer birdwatchers. The purpose is to provide population data for use in science, especially conservation biology, though many people participate for recreation. Officially, it is administered by the National Audubon Society, though because of that organization’s protocol requirements, Harmony’s bird count

has been more informal, though we have submitted our data to a University of Florida database. Harmony’s CBC explores places that you won’t likely have spent much or any time in, like the upland savannah landscape on the south side of 192, the pastures and citrus groves west Harmony, and the open woods, cypress forest, and wide open pastures of East Harmony, each with their own special beauty. You may join us for all of the count or just a little of it. We start at pre-dawn, 6am, at the Buck Lake parking lot, listening for the first birds of the day, then up to the town center where we pick up golf carts for our tour of the course, up Billy’s Trail, then to Cat Lake. A quick break is followed by a ride to the south side of Harmony, after which we break for lunch. There is more walking in the afternoon than the morning. After lunch we ride down to East Harmony for its variety of breathtaking vistas, then ride or walk down Butterfly Trail and into the western pastures, and finish up the day at the Buck Lake dock for sunset - a special treat, since the lake is normally closed at that hour. Special thanks go to Harmony Development, for giving us access to numerous areas of their private property, and to Integrity Golf and manager Carlos Lopez, for the use of golf carts and access to the golf course on a Saturday during the prime golfing season. Participation is open to all and is free, though as much of the morning of the count we will be in a limited number of golf carts, reservations are required, the earlier the better to guarantee a seat.
