First Impressions

Seven Helpful Tips to Remember by Jeanine Corcoran

W

hen preparing to sell your home, remember first impressions as seen by the buyers are most important and sets the tone for their whole viewing experience. When a buyer is walking towards your home, he/she is already asking ‘could I live here?’ You, as the seller, need to do everything you can to ensure the buyer says yes to that question! Follow these seven helpful tips to make a great first impression:

1. Landscaping. Your lawn, flower beds and hedges should be trimmed and look healthy. Adding new mulch and fresh flowers help with curb appeal.

6. Windows. Be sure to clean all of your windows until they sparkle. 7. Front door. Think about giving your front door a new coat of paint and replacing the hardware to make it appear as appealing as possible. You want the buyer to feel welcome. Your main goal for making a great first impression is to make your property appealing and inviting to the buyer and to show you care about your home. By taking the time to follow these seven tips is the first step to getting the buyer to fall in love with your home. Then when they ask themselves ‘could I live here’ the answer will be undoubtedly YES!

2. Walkway. The walkway should be inviting. Be sure it is clean. Pressure wash or paint your walkway to make it clean and bright. 3. Flower pots. Consider adding large potted flowers near the front door and a new welcome mat. This helps your entrance look cheerful.

4. Clutter. Be sure to remove all clutter near the entrance. Get rid of empty plant pots, toys or any other items that don’t belong. 5. Exterior lighting. Exterior lighting must be in good shape and clean. Replace lighting if necessary and consider adding lighting to enhance flower beds and/or walkways.

Tax Effects of Divorce & Separation by Larry J. Herring, CPA

D

ivorce and separation is a pretty grim topic but let’s face it - it is not a rare occurrence in the U.S. With everything else to consider during this unfortunate event, your personal income taxes might not be on the forefront of your mind. But this life event, whether during or after, will have a significantly impact on your tax return. When it comes to divorce or separation, here are some things to take into consideration: Name change – If you change your name, please notify the Social Security Administration (SSA). This will prevent delays and rejections when filing your tax return since the name on your tax return must match the SSA records. Alimony – If you receive alimony from your spouse, it is taxable in the year you receive it. If you make alimony payment to a spouse, it may be deductible as alimony but only if you are required under a divorce or separate decree or written separation agreement. Child support – Child support is neither deductible if you pay nor taxable if you receive it.

Filing status – If you are in the middle of a divorce or separation your filing status is typically Married Filing Separate (MFS) unless you and your spouse mutually agrees to file Married Filing Jointly generally for the better tax outcome. MFS status comes with a higher taxes and the loss of useful deductions, such as student interest deduction and child tax credits. It is important to be the first to file when filing MFS. If one MFS spouse itemizes their personal deductions, then the second spouse to file must also itemize personal deductions whether or not the standard deduction has a better tax benefit. You may file Head of Household (HOH), which have favorable tax rates over MFS, and single but remember you must first qualify with one of the qualifications being “considered unmarried” which do not necessarily mean you are unmarried. See the IRS.gov website for all the requirements to file HOH. Claiming dependents – Who claims which child as a dependent may be the most argued personal income tax issue amongst separated or divorced spouses because between the child tax credits or dependent care credits and the personal exemptions claiming a child as a dependent has its tax advantages that can potentially save you huge bucks. I advise to have in your divorce or separation agreement a paragraph outlining exactly who claims which child to avoid any confusion or stress. We have numerous clients who have either already been through or are currently going through a divorce or separation. Tax planning is beneficial in these cases and we can help.

ou’ve created a picture-perfect budget and dutifully adhered to it. Then out of the blue comes an unexpected expense. Check out a few areas you may be able to “head off” by budgeting ahead of time. Car maintenance. Avoiding regular maintenance for the sake of your budget? Car neglect could cost you more in the long run than routine checkups. Revisit your auto records to see what a year’s worth of expenses look like. Then check with your mechanic to see if you have any milestones coming up that you need to budget for. Children’s extracurriculars. Have you been blind sided by your daughter’s dance recital fees or your son’s piano lessons? You’re not alone. Get a calendar out and plan for the extra funds your children need. You may even nab an early registration discount for planning ahead. Pet care. Our furry friends have needs, too. And failure to plan for them can derail even the most thoughtfully laid out budget. When budgeting, don’t forget to include a “bucket” for Fido’s routine care, prescriptions and unexpected doctor visits. Special events. Your best friend is getting married! It’s great news for her – potentially not great for your budget. Can you afford the bridesmaid dress, travel costs and wedding gift? Or will you have to borrow from another category of your spending plan to make it happen? Food. You don’t have time to cook dinner so you hit the drive-through on your way home from work. If this happens more often than you (or your budget) care to admit, consider adding a separate category in your budget for unexpected food expenses or dining out. What’s your worst money habit? T

he scene is Britain, World War 2 is raging. Airstrips for bombardiers are often little more than European farm fields crawling with field mice. Many times these mice would make their way to the engine compartments of the fighters and bombers of the Allied forces. You would not think that a field mouse weighing in at just over one half of a pound would present much of a problem for a fighter plane weighing in at almost four tons. In fact they did, instrument malfunctions, leaks and even engine malfunction caused pilots to crash all over Europe. The problem became so severe that a special rodent protocol was developed to train pilots to deal with the problems of rodents that would inhabit their aircraft. It was discovered that the mice could not survive above a certain altitude. If mice where detected the pilots were trained to change the attitude of the plane in order to ascend past the prescribed altitude at which the rodents would not survive. The attitude is the position of

the nose of the aircraft as it relates to the tail of the aircraft. Attitude up means ascent. Attitude down means descent. Life can be a lot like that. We have tons of things that are going for us and small problems that tend to demand all of our focus. Just as those pilots in World War 2, we must learn to change our attitude and ascend to an altitude that leaves our problems far behind. Thanksgiving can accomplish this goal. When we give thanks our attitude determines our altitude. We soar higher and higher until the problems finally fade from sight and many times die completely in the presence of all that we have to be thankful for. For Harmony’s New Arrivals...

L

ike most of the Board Members here, I receive questions, inquiries and comments from residents. As new residents continue to arrive in record numbers, some of the questions clearly indicate that people are confused about the various entities that residents must interact with; and, though I’ve written on this subject previously, I think the time is right to update it. First is the Harmony Community Development District (CDD.) The CDD controls all of the park areas, ponds, pool areas, boats and a wide variety of open areas as well as miscellaneous other items such as the issuance of keycards for access to secure areas. The CDD is governed by a Board of Supervisors, all 5 of whom are elected residents. All owners must pay CDD Fees and those fees pay for both ongoing Operation & Maintenance as well as construction bond repayments. It is important to remember that the CDD has no responsibility for individual homes or other private property. The CDD employs 4 staffers, 3 of whom are residents, to maintain nearly all of its property through Harmony Field Services. More information can be found at www.HarmonyCDD.org. Next, the Harmony Residential Owners Assn (HROA.) As with the CDD, all owners must belong to the HROA which governs the appearance and maintenance of individual homes, condos, townhomes and certain other private, personal property. The prime function of the HROA is to maintain the appearance of Harmony and Property Manager Rose Meister from First Services Residential is the front-line

person in this endeavor. The HROA is governed by a Board of Directors consisting of 5 members, 3 of whom are Harmony Development Company appointees and 2 are residents. The day-to-day activities of the HROA and its various Committees are governed by the 3 person (all resident) Management Advisory Committee (MAC). Some of these Committees include the Social/Activities Committee, Design Committee which administers the required requests for exterior architectural changes, Covenants Committee which holds hearings for residents who dispute their violation letters, Garden Committee and a few other sub-committees as well. As Harmony matures, the HROA is handling additional resident-driven needs such as the Commercial Vehicle Parking area. Owners in Ashley Park also must belong to their respective condo/townhome associations currently managed by either Sentry or Titan. The Harmony Development Company (HDC) is the local Development business of Starwood Land Ventures, a national land development company. HDC owns most of the open areas still ready for development and prepares large swaths of said lands for sale to builders after making them construction-ready. So, all of the construction you see taking place is driven and managed by HDC. HDC is also the owner of such facilities as the Golf Club building, Sales & Information Center and the business buildings in the Town Center. HDC has no control over any individual home or other personal property. It is important to note that HDC pays both CDD and HROA fees on all the land it owns and has done so since buying Harmony back in 2005. That is significant because the cost of maintaining those payments has been in the millions of dollars through the years of the real-estate slowdown. Had HDC decided to walk away, owners’ CDD and HROA obligations would have risen exponentially to cover the various obligations. More information at www.harmonyfl.com.

ID YOU KNOW that Harmony was designed to promote the peaceful coexistence of human and animal residents within the community while striking a balance between the preservation, use and enjoyment of Harmony’s natural areas? Underlying these objectives are the values of fostering a respect for the land, the protection of wildlife and the sensible use and enjoyment of Harmony’s abundant natural and man made amenities by its residents. Harmony incorporates natural and human-built environments that blend in ways designed to enhance the relationships between humans and animals and maximize the benefits of their peaceful coexistence. While retaining natural areas, Harmony is part of a human-dominated landscape where our actions profoundly affect the welfare of wild animals. The welfare of wild animals is why cats and dogs are not permitted outside untethered, and why dogs are allowed off-leash only in the dog parks. But we love our pets in Harmony, and we look out for their welfare, too. Whether it is wild raccoons, possums, armadillos, cranes, turkey or deer, or stray cats or escaped – or even on-leash - dogs, animals will find their way onto our properties, so the use of poisons and highly toxic pesticides (for everything from fire ants and mole crickets to rats and beyond) and herbicides (like weed killers or preventatives) should only very rarely be used, and used only when other, less dangerous, methods have been tried first (and maybe second and third). It’s very likely that I’m not the only pet owner who has had near-panic moments when my dogs have, in a flash, grabbed some granules or powders from my

neighbors’ lawns or sidewalks as we pass by on our way to the dog park. This has led to some very worried minutes of hurriedly attempting to find out how toxic the product was and measures to take to avoid poisoning. That’s why it’s so important when using fertilizers that contain weed-killers and –preventatives, use caution to prevent spread of or remove the product from remaining on sidewalks, as the toxins can be absorbed through the toe pads of dogs walking on those surfaces, or by dogs licking their feet afterwards. Keeping trash cans inside until near daylight the morning of pickup, refraining from intentionally or inadvertently feeding wildlife, and keeping garage doors closed at night are some methods to reduce the attraction of unwanted wildlife. Using more native Florida plants which are already adapted for our conditions, as well as our pests, and selecting plants appropriate for the moisture and sun level of the planting area will result in less need for pesticides and herbicides. If you feel you must use toxic products, please be considerate of your neighbors and their pets, and do put markers out to indicate the use of such products so other residents can exercise caution to keep their kids and their pets away from those areas. Let’s continue to keep Harmony green!
