What is unusual or unique about Harmony, in comparison to your previous home? Wow, that is a hard question. I guess the abundance of nature that you see everyday here in Harmony. What is your favorite weekend activity? We have always enjoyed boating and happy to be back in Florida, exploring all the waterways it has to offer. Is there a neighbor experience you are most proud of? The neighbors here in the Lakes are some of the friendliest neighbors and always offering a helping hand to each other. We always have such a good time at the neighborhood events held here in the Lakes. Are there any recommendations for other neighbors? We recently spent a long weekend over on the West Coast exploring Caladesi and Honeymoon Beaches. Beautiful clear water, excellent snorkeling and swimming. Great time for families. What do you do for fun? We love spending time with our grandkids and sharing our love of the water with them. A great weekend to us is everyone loading up on the boat and having fun with family time, swimming and exploring. What is the last movie that you have seen in the theatre? We really don’t go to the movies; we wait until the movies are on Apple TV.

What is your favorite TV Show? “Young

What do you miss most? Change of seasons. What is your background? I have always been involved in the insurance industry. I have owned my own agencies, including an Allstate here in Florida. I recently was a Project Manager for an insurance technology company managing the implementation and support of platforms for insurance carriers. My wife, Michelle, has also been in the insurance industry, working side by side with me in the agencies. What is a good story about Harmony? From the beginning we have felt a sense of community in Harmony.

Which brings me to one thing that constantly comes up on my list…my businesses. I am so grateful to have a job that I truly love and enjoy going to each and every day. I am grateful for a flexible schedule so I can still take my kids to doctor appointments and be present at school and after school activities. I am grateful for our loyal customers, the ones I get to see their children, just like my own, grow up and hit different milestones. I get to gush over pictures of first grandchildren, talk about nieces and nephews that live near and far, empathize and lend an open ear to first time parents, letting them know it’s all OK, and laugh about all of the funny things all of our kids do that drive us crazy. I love hearing stories from parents with older children about when their kids were the same age as Zoe and Quinn. When you shop at a small business you are making a huge difference. At Z and Q, all of our products give back in some way, shape or form to a cause, community or organization. But, also by shopping with us, we were able to hire a local high school student for her first job and keep her through her first year of college. Because of you, we were able to

for about 5 months now, I have been waking up each morning and writing down at least 5 things I am grateful for. Sometimes it’s small things like a hot cup of coffee, a fresh brownie, my youngest child sleeping through the night. Other times it’s my health, my family, or a roof over my head. When you start your day with what you are grateful for its hard to be in a bad mood. It just starts each and every day on the right foot. I try to be very intentional with making sure I do this practice every single day. When I don't have time to sit down and write in the morning, I'll write them down before I go to bed. The same thing happens, it’s hard to go to bed upset, angry or disappointed when you are thinking about what you are grateful for.

COMMUNITY CENTER FACTS—AND FICTION

n recent weeks, you’ve likely heard or read something about the potential for a Community Center in Harmony. This article will focus on building a Community Center which has been discussed in general terms for quite some time. The first hold on building one was availability of land. As things turned out, we acquired parcel VC1 from the Developer. This parcel consists of just under six acres, situated at Schoolhouse/ Cat Brier, and was acquired for the CDD debt cost, which is just under $23,000/year. There are also ongoing maintenance costs amounting to less than $2,000/year. Acquiring it was important because it ensures our access to Buck Lake as the path to the Lake is part of this parcel. Additionally, it gave us land to build a CC on, as it is zoned for such a use. To those who question acquiring the land considering the debt cost: the Developer was not paying the fees on the land and had not done so for two years. That allowed the land to be subject to a tax certificate sale—which no one bought. Had that continued, the land would escheat to the County after seven years which could have allowed anything to happen to it. Therefore, the best course of action was for the CDD to acquire it. The second hold on building a CC is money, which is always a problem. But, we’ll come back to that later. Of course, community input is very important and the recent Facebook exchanges have brought many things to light, with the overwhelming majority being negative—mainly due to the cost factors. Many questions, concerns and comments have been posed, and the vast majority of them have been well-thought-out and sensible. So, let’s discuss the facts of such a building which, being publicly-financed, would be a public building. While the building, or more specifically its rooms and facilities, could be leased/rented for specific events, putting a privately-owned business (such as a day care or coffee shop) could be problematic and complex to manage. For discussion purposes, let’s assume the building is 4-5000 square feet in size, with one large room of about 2000 square feet, and 2 smaller rooms of 1000 square feet each,

which could be joined/divided. One small kitchen area could be provided to allow for light food storage and preparation. Of course, the necessary restrooms and a small office/ conference area will fill in the available space. Usages obviously include holding CDD and HROA meetings there; there are two other HOAs in Harmony that don’t have meeting space; Harmony West is similarly situated without meeting space. There has been interest by a local Church in a long-term lease, and HROA activities could conceivably take place within. The HROA Activities Director also runs her own private events company and might be interested in renting space from time-to-time. Of course, residents host parties and events routinely which would be another use. From our recent experience, we know there is a shortage in this area of meeting/event space so additional rental income seems possible. There are also several resident “clubs” who would now have a local space to meet. Being a public building, I can envision having a polling place here; early on, there was a polling place in Harmony. We could also have an AMAZON Locker area within, as well as, perhaps, UPS/FedEx/USPS drop boxes outside. The possibilities are endless. Of course, we would have to hire a manager; such a situation (public area under management) already exist,s what with the Large Vehicle Parking and Garden areas being managed by Association Solutions at reasonable cost. Maintenance of the building would be handled by CDD Field Services, so there would be no noticeable increase in costs there. My expectation is that the rental/lease/usage fees should cover the operational costs, which leads us back to that root of everything evil: money. As you look around Harmony, you’ll obviously notice many things which make Harmony what it is. None of those things were free. Play areas, boats and docks, doggie potties, benches, trash cans, walkpaths, boardwalks, additional tree and planting areas, dog parks, fences, water fountains, gardens, parking areas and on and on and on were all built and paid for by someone whether the Developer or you

through your CDD fees. A reminder that CDD stands for Community Development District with Development being the key word. Looking at our surroundings, there is a “new” Harmony rising out of the ground: West. We all want our home values to continue their upward spiral and therefore we need to keep pace with what’s going on around us. Today’s new developments offer much in the way of amenities and we might not want to stray far from those trends. So far, West does not have a Community Center (nor much else), so we have an opportunity here to take a giant leap forward with a Community Center at Buck Lake along with a spruced-up entrance area to the lake, showcasing the fact that a beautiful private lake sits behind those trees. OK—I get it. How much? Well, a building of this size is likely to cost between $600-800,000. Add in another $100,000 for furnishings and the unknown to get to $700-900,000. With about 1000 owners here so far, that amounts to $700-900 per owner. While there are many ways to pay for this, it seems unlikely that a one-time assessment would be imposed. More likely is that we would work that cost into the budget, with some minimal outside financing, so as to minimize the impact should this come to fruition. There is NOTHING firm taking place with this right now—rather, I thought it important to explain things in more detail based on recent discussions regarding it. And no, I didn’t miss the fact that most folks said NO to this—but, Facebook being what it is, it is vitally important to have the actual “big picture” before taking a position. I hope the above big picture helps you in your decision-making process. REMEMBER: Nice things cost money. Keeping things nice costs money. Do you want to live in a stagnating community? Or, do you want Harmony Main to keep up with the times— and therefore continue to be in-demand by homebuyers? Thanks for reading—see you next month!! n

ID YOU KNOW that Harmony was designed to promote the peaceful coexistence of human and animal residents within the community while striking a balance between the preservation, use and enjoyment of Harmony's natural areas? Underlying these objectives are the values of fostering a respect for the land, the protection of wildlife and the sensible use and enjoyment of Harmony's abundant natural and manmade amenities by its residents. Are you aware that Harmony has its very own Nature and Animal Committee? This all volunteer resident led committee has been keeping our environmentally intelligent community values alive here. One of the ways we do this is through monthly Conservation Café events, usually held at Harmony Community School on the third Thursday of each month, though sometimes they are held elsewhere, as they will be this month. You’ll have a special opportunity this December 19 to enjoy and learn about some astronomical wonders of our Dark Sky community. You don’t need to bring binoculars or telescope, though if you have either you are welcome to bring them! Last year we had about 50 people join us for this event, such fun! In January, we hope to bring Back to Nature Wildlife Refuge back to Harmony with their animal ambassadors, always a huge hit. We’ve had bat keepers, bee keepers, gator keepers, venomous snake keepers, cattle ranchers, FWC, Osceola K-9 Unit, and more here over the years. The Harmony Nature and Animal Committee (HNAC) takes care of a number of other nature/conservation/animals concerns here in the community. We just purchased and placed 5 new Adirondack chairs on the Pine Needle Path and Lily Pond Loop trails, and we periodically maintain the trails, as well. If you haven’t been on the trails lately, winter is perfect weather for it! When on the trails, if you find any problems, please contact me at kerul@me.com to let me know so that we can get out there to address them. We have a fantastic feral cat care volunteer committee member amongst us who traps, neuters, and finds fosters/homes for cats that are left or that get dumped here in Harmony (thank you, Kristine!!). Use my email address above if there are feral cats in your neighborhood that need attention before they start breeding. We trap/neuter/release the cats, we never euthanize. If they are friendly, we try to get them foster or forever homes.

Once a year we offer a photo contest, run by a committee member who is an amazing photographer, usually in the late winter/spring. Cherry puts together a theme for amateur Harmony photographers to find shots that fit the theme and submit photos. The HNAC then judges the photos and winners get gift cards. Keep an eye out for announcements about the photo contest in the next couple of months. Another committee member, Barbara, puts together a fun photo scavenger hunt, for which prizes are also awarded. This column is another example of HNAC efforts. I’ve been writing them monthly for around 4 years or so, to continue to educate and inform residents about the many issues that impact our little community’s environment, wildlife, our pets, our natural amenities, and more.
