MEET THE

EVANS FAMILY What is…

Your name? Abbey. Your spouse’s name? Brayden. Your child’s name? Nora. When did you move to Harmony? We moved to Harmony two years ago from Southern Indiana. We moved down here during COVID. We looked in several areas of Orlando but when we pulled into Harmony we knew this is where we wanted to be. We love Harmony for the sense of community here. It is a beautiful, peaceful area and everyone is friendly. Harmony has a small town feel but we are still close to beaches, theme parks, and attractions. It is the best of both worlds.

2 Harmony Life Magazine l December 2023

What do you miss most? Things we miss the most about Indiana are our family and friends, cheaper cost of living, and sporting events. We were season ticket holders for Indiana University Basketball so we definitely miss being there for games. Attending Colts games and the Indy 500 annually were a lot of fun. What is your background? My husband is an independent insurance agent and I work for Osceola Schools and have a photography business. What do you love most about Harmony? Our favorite things about Harmony are cruising around in our golf cart, playing at the parks with friends, swimming, and just being outside on a daily basis. n

HROA Pie Chart in Depth — Part Two, Holiday Style In the October edition of the Harmony Life Magazine, we explained some of the pie chart data labels. In November we had several different violations that were not on the October’s violation pie chart, so here is an explanation on those. On the first day of Christmas my HOA saw in dismay, a property needing maintenance, oh my!! This could mean your house needs painting, a gutter needs fixing, you have a broken shutter or broken edging in your flower bed etc. On the second day of Christmas my HOA saw in dismay, two dogs off leash… The Harmony Residential Properties Restrictions, Guidelines and Goals concerning companion animals, habitat and wildlife, set forth, in part, rules designed to govern the conduct and interactions of Owners’ and occupants’ pets and to minimize damage and disturbance to other Owners and occupants, including reasonable rules requiring waste removal, leash controls, and noise controls. County Laws must be followed. On the third day of Christmas my HOA saw in dismay, three missing house numbers… Each owner shall maintain his or her unit. Upon a recent inspection it was noted that your house numbers are missing. On the fourth day of Christmas my HOA saw in dismay, four lawns with weeds… Please make sure lawns are free of weeds, not only to have a nice appearance but as to not spread to your neighbor’s lawn.

On the fifth day of Christmas my HOA saw in dismay, five dying lawns… Sod dying due to lack of water, insect or disease should be replaced. On the sixth day of Christmas my HOA saw in dismay, six houses with mildew… All houses should be kept free of dirt and mildew, including the soffits, gutters porches and roofs. On the seventh day of Christmas my HOA saw in dismay, seven abandoned vehicles… Parking of inoperable vehicles in places other than enclosed garages, except temporarily for a period not to exceed four hours. This includes vehicles on blocks, flat tires and expired tags or no plates. On the eighth day of Christmas my HOA saw in dismay, eight flags too many… Owners may display in a respectful manner, one country flag, or the official state flag and one military, earth or holiday flag. On the ninth day of Christmas my HOA saw in dismay, nine lawns need mowing… Please keep your lawn mowed to a reasonable height. On the tenth day of Christmas my HOA saw in dismay, ten steps that are dirty… Please power wash your front steps, porch and walkway due to dirt or mildew. On the eleventh day of Christmas my HOA saw in dismay, eleven trampolines a-bouncing… These must be placed in the rear of the home in

On the twelfth day of Christmas my HOA saw in dismay, twelve mildewed fences… Fences should be kept clean of and free of dirt and mildew. Remember to check all sides as you may not look at the backside very often but your neighbors might. “Eleven trampolines a-bouncing” “Ten steps that are dirty” “Nine lawns need mowing” “Eight flags too many” “Seven abandoned vehicles” “Six houses with mildew” “Five dying lawns” “Four lawns with weeds” “Three missing house numbers” “Two dogs off leash” “A property needing maintenance, oh my!!” Harmony is looking very festive with all of the holiday decorations! Once the holidays have passed and you are taking down your decorations this would be a good time to look at your house and yard. See if the house needs power washing or painting (please get approval prior to painting), same with the driveway or fence. Look at the landscaping and see if there are any dead plants or sod, that need replaced or if your flower beds need mulch. Remember if we all take care of our homes and yard it makes Harmony more attractive and it can increase our property values. We have two open HROA board member positions if anyone is interested. Please come to the January 10th meeting and let the board know you are interested in being on the board.

Why Entrepreneurs Need Life Insurance

Safeguarding Your Business

A

s entrepreneurs embark on the challenging journey of building and growing their businesses, one crucial aspect often gets over looked — life insurance. The notion of mortality may not be a favorite topic, but its implications for entrepreneurs are significant. In this comprehensive guide, we will delve into the reasons why entrepreneurs need life insurance, shedding light on the financial security it provides for both their business and loved ones.

1. Protecting Your Business Investment

For entrepreneurs, their business is not just a source of income; it's a substantial investment of time, effort, and capital. What happens to this investment in the unfortunate event of the entrepreneur's demise? Life insurance acts as a financial safety net, ensuring that the business can continue to operate smoothly even in the absence of its founder. In many cases, a life insurance policy can provide the necessary funds to cover outstanding debts, pay off business loans, and facilitate a smooth transition of ownership. This ensures that the entrepreneur's hard work and dedication do not go to waste and that the business remains a viable entity in the face of unexpected challenges.

2. Debt Repayment and Financial Obligations

Entrepreneurs often take on personal debt to finance their businesses. Whether it's a business loan, a line of credit, or a mortgage, these financial obligations don't disappear if the entrepreneur is no longer around. Life insurance can serve as a financial buffer, allowing the entrepreneur's loved ones to settle these debts without compromising their financial stability. By strategically aligning the coverage amount with outstanding debts, entrepreneurs can ensure that their family members are not burdened by financial liabilities. Life insurance becomes a crucial tool in maintaining the financial health of the entrepreneur's estate, protecting both business and personal assets.

3. Providing for Your Family's Future

Beyond the financial responsibilities tied to the business, entrepreneurs need to consider the long-term welfare of their families. Life insurance acts as a financial lifeline, providing a tax-free lump sum that can replace lost income, cover living expenses, and fund future financial goals such as education and homeownership. Entrepreneurs often take calculated risks to build their businesses, and in doing so, they secure a better future for their families. Life insurance

8 Harmony Life Magazine l December 2023

ensures that this commitment to a brighter future persists, offering a sense of security and stability for loved ones in the face of unforeseen circumstances.

4. Succession Planning and Business Continuity

For entrepreneurs with family-owned businesses or partnerships, life insurance is a cornerstone of effective succession planning. It facilitates a seamless transition of ownership by providing the necessary funds to buy out the deceased entrepreneur's share. This proactive approach not only ensures the financial stability of the business but also preserves its legacy. Without proper life insurance coverage, the sudden loss of a key figure in a business can lead to operational disruptions, disputes over ownership, and financial instability. Life insurance serves as a strategic tool in maintaining business continuity and safeguarding the entrepreneurial vision.

5. Tax Advantages for Entrepreneurs

Life insurance can offer entrepreneurs tax advantages that contribute to their overall financial strategy. The death benefit from a life insurance policy is typically tax-free, providing a substantial financial resource for beneficiaries without the burden of taxation. Additionally, certain types of life insurance policies offer cash value accumulation, which can grow tax-deferred over time, providing entrepreneurs with a valuable asset for future financial planning. By incorporating life insurance into their comprehensive financial strategy, entrepreneurs can leverage these tax advantages to enhance the efficiency of their estate planning and wealth preservation.

DID YOU KNOW? By Beatrice Spencer, Harmony Resident

HROA Homeowner Guidelines

D

ID YOU KNOW that Harmony was designed to promote the peaceful coexistence of human and animal residents within the community while striking a balance between the preservation, use and enjoyment of Harmony's natural areas?

Last year Harmony Residential Owners Association Board of Directors reworked the guidelines for living in Harmony, and in August 2022 these guidelines were passed by the Harmony Residential Owners Association (HROA) as a set of policies. They were offered for resident feedback on the policies before they were approved. These guidelines are available through the HROA homeowner portal at www.MyHoaSolution.com, or email me for a copy at kerul@me.com. These guidelines address many of the topics this column regularly covers: treatment of

Follow Us on Facebook @Harmony Life Magazine @Harmony Residents Forum, NO DRAMA 12 Harmony Life Magazine l December 2023

wild animals, household maintenance and environmental management, and management of companion animals (pets). Sometimes the topics are repeated here in this column since we have a lot of resident turnover and many residents aren’t aware of the guidelines. Did you know that when it was a new development Harmony had a Welcome Center to inform prospective residents of Harmony’s green values and we also had a Conservation Director to monitor environmental management and interact with residents about these topics? Sadly, these disappeared over time as one developer bought out another and the community got built out, but that is typical of developments as they mature. Many of the guidelines in the document have been addressed over the last few years in this column and in the newer HROA column in this magazine. But there’s one topic that isn’t in the guidelines anymore, and also hasn’t been repeated here in the last five years: outdoor fires in Harmony. A previously approved policy from back in 2018 stated, “To prevent dangerous wildfires and the unnecessary generation of smoke, the open burning of leaves, yard wastes or materials of any kind is prohibited, except for small fire pits of 3’ or less in diameter especially designed to contain small fires.” Osceola County’s ordinances address outdoor fires, which are prohibited during a burn ban — you can do a web search to see if a burn ban is in effect or not. While there now is no HROA guideline regarding the size of firepits, a few pointers and reminders might help keep everyone safer during this holiday season. Since yard waste is collected each week, there is already an easy alternative to burning it. The web page for Osceola County solid waste tells us that yard waste includes grass clippings, tree branches, palm fronds, etc. (tied and bundled). They recommend using a garbage container for yard waste, no larger than 45 gallons, and to place leaves, pine needles and yard clippings in bags/bundles/containers (preferably NOT plastic bags, as plastic doesn’t compost well). They will take cut branches up to four-foot lengths, no wider than four-inches in diameter and not over 50 pounds. Be aware that collection is limited to 10 bags/bundles/ containers per yard waste collection day. n
