We are a pretty active family, so we like to get outside and have some fun! Having four kids keeps us busy, but when we get some free time, we head to the parks, pool, or take our boat out on the Butler lakes chain.We also love to spend the day at the Beach! Harmony is just a short trip to Melbourne Beach.

HUSBANDS FAMILY What is… Your name? Caitlin Husbands Your spouse's name? Shane Husbands Your children's names? Rylee is 13; Ellah is 11; Greyson is 4; Lennex is 17 months. When did you move to Harmony? We moved to Harmony in September 2013. We started out in the town homes on Five Oaks Drive. Around two years ago, we moved to the house we are in now on Beargrass Road. What do you love most about Harmony? I love having so many amazing friends right in my neighborhood. Being active is a big part of our lives; living in Harmony gives us the opportunity to get outside and really enjoy the nature. What are your kids’ favorite things about Harmony? The kids love having their friends so close. We didn’t have that luxury before we moved to Harmony. They love to go to the parks and ride bikes. They also really enjoy the schools here. 2 Harmony Life Magazine | February 2020

Where did you move from? St. Cloud and Gotha, Florida. What is your background? I grew up in a small town near Buffalo, NY and moved to Florida with my family about 15 years ago. Go Buffalo Bills! Shane grew up in California and Florida. His dad was in the Air Force, so they traveled a bit. He graduated from UF in '04 and stayed local to open up his own shipping store, which he has run for 13 successful years. What is a good story about Harmony? Harmony is an amazing place to raise your family. We are so happy we chose to live here based on the A-grade school system and the family-friendly environment. What is unusual or unique about Harmony, in comparison to your previous home? Harmony has the best amenities; you can never be bored

Are there any recommendations for other neighbors? Get outside and enjoy what God has made for us! Our neighborhood values nature, and that means trying to preserve it as much as possible. We have so many activities here for all ages. So definitely check them all out! Don’t forget about the great neighborhood events Harmony puts on! We are so blessed to live here. Do you do any charity or non-profit work? I like to help out with the Teen Moms Choose Life group. What do you do for fun? I love to have friends over and sit on the front porch with a fire and a bottle of wine. I also really enjoy working out with my Camp Gladiator group and spend time in my garden. Shane’s passion is fishing and he tries to get out as much as possible. He is also known for his BBQ skills on the Big Green Egg.

What is your favorite TV Show? We love “The Office”, “Ozark”, and “Modern Family”. We are also, of course, frequent with all Disney movies, since the boys are in that stage. What else should we know about you or your family? I make homemade elderberry syrup, so if anyone needs it, let me know! n

Is there a neighbor experience you are most proud of? A few times a year we have a block party and the neighbors come together with a dish and we all have a great time! It’s a perfect example of how everyone welcomes everyone in this neighborhood. We also host a Christmas caroling event I have found the kids and neighbors really enjoy.

5 BIGGEST MISTAKES When Choosing a Real Estate Agent

elling your home is one of the biggest transactions you’ll ever make, and one you shouldn’t do on your own without the help of a real estate professional. Don’t be the homeowner that makes any of the following mistakes:

1. Choosing an agent who doesn’t know, or who isn’t the expert, in your community.

It’s important to choose an agent who is familiar with and active in your community. An agent who is active, is constantly promoting your property to neighbors and visitors. An agent who believes in the community is the best agent to sell your home.

2. Number of years’ experience isn’t the most important.

Honestly, that large number of how many homes they sold in the past 25 years sounds impressive, but more importantly, is their success rate. An agent who listed 100 homes last year, but only sold 25, has a success rate of 25%. An agent who listed 15 homes and sold all 15 has a success rate of 100%. Success rate is important.

3. Flat Fee Service Companies.

The fact is, you get what you pay for. This is not the correct approach when you’re dealing with such a large transaction. Chances are, you think you are saving money, but in reality, you are probably not getting the most money for your property. Penny wise and pound foolish comes to mind.

4. Choosing the agent who gives you the highest listing price.

It all sounds good at the time, but when your house is still on the market in six months, are you really accomplishing your goal of selling your home? Go with the facts given to you on what sold in your neighborhood, they don’t lie. Knowing up front what a realistic price is for your property will avoid disappointment at closing.

5. Choosing an agent who cares about one thing… commission.

The agent gives the best presentation, but deep down, you know they only care about their commission.That agent doesn’t care about getting you the most money for your home. The best agent is the one that listens and cares about your goals.

Selling your home can be stressful, but it doesn’t have to be. Don’t make the mistake of choosing an agent who isn’t an expert in your community, who has the most number of years in the business, who gives you the cheapest commission, who gives you the highest list price or the agent who only cares about one thing—making a commission. Making the right choice of who should sell your home will make your selling experience pleasant and profitable rather than a nightmare. HOW DOES HARMONY WORK?

ver time, I’ve written on this topic several times, but as residents come and go, questions arise about the various entities that seem to govern life in Harmony. So, the following will hopefully clarify some terms you hear frequently.

Associations maintain their own areas and buildings with the HROA stepping in as Master Association only in the rare instance when needed. So, yes, Condo & Townhouse owners pay 3 different fees each year.

The Harmony Community Development District (CDD) is a governmental body similar in structure to a Town or City Council. In short, CDDs allow a Developer to issue municipal bonds to build the infrastructure of a Community such as Harmony. So, bonds are issued and construction of roads, sidewalks, parks, ponds, docks and other such amenities begins. Repaying those bonds is where the debt portion of your yearly CDD fees comes from. ALL of the residential areas in Harmony are subject to debt as well as Operation and Maintenance expenses. While the debt portion will end in 2034/36 when the bonds are paid off, the O&M portion will continue as long as the CDD exists; after all, the public infrastructure needs to be maintained. Though the CDD still has bond-issuing authority, doing so is hard to justify as the regulatory costs involved in doing so are outrageous; so, unless a HUGE amount of money were needed, new bonds are just not practical.

That leaves The Lakes which though governed by the CDD, are NOT governed by the HROA. Instead, because of the unique nature of The Lakes, including gated streets and an expensive clubhouse to maintain, are governed by their own specific HOAs. The Lakes residents are welcome at all Social Activities and events mentioned above as the result of a nominal fee paid by their Associations to the HROA to at least partially cover some of the costs of said activities.

I mentioned Developer above; Developers are key to any subdivision built as they provide at least some of the funds as well as write the Rules that govern said subdivision. Those Rules become Contracts with Purchasers and without fail, the Rules favor the Developer. In Harmony, the Developers were Birchwood Acres, Starwood Capital, Starwood Land Ventures and now SunTerra. As the name implies, they develop raw land into saleable lots as well as other real estate such as the Retail Center or Golf Course which over time are sold by the Developer as they exit the Developments. The most recent such sale was by Sunterra who sold the Retail Center area to Mr.Fusiler and/ or his related companies along with about 186 lots both platted and unplatted. SunTerra also sold the Golf Course to a Golf Course holding company. Note that when you buy a new home, you are buying it from a Builder—not the Developer. While SunTerra remains the Developer, they are really only active in developing the remaining Lakes (over 55) communities. SunTerra is also developing Harmony West which has ABSOLUTELY NOTHING to do with Harmony as we know it except for Buck Lake which is governed by a shared-use agreement between both entities. It is notable that every residence in Harmony is governed by the CDD. Moving along, we have the Harmony Residential Owners Association (HROA) which governs every residence in Harmony EXCEPT for The Lakes Communities. In Harmony, the HROA owns nothing as the CDD owns all public lands. So, what does the HROA do? The short answer is maintain the aesthetics of homes in Harmony so that property values continue a steady upward trajectory. The HROA also provides significant funding every year to provide many of the Social Activities, Festivals and Carnivals which take place routinely. In Ashley Park there are Condos and Townhouses each of which has their own Associations. Due to its unique nature, the Ashley

There are far more idiosyncracies to all of this and you might refer to your documents for more specificity. Also note that the above is not intended to countermand any legalities or rights contained within those documents. Instead, my aim is to clarify (at least a little) what can be a very difficult landscape to understand. Thanks for reading—see you next month! n

ID YOU KNOW that Harmony was designed to promote the peaceful coexistence of human and animal residents within the community while striking a balance between the preservation, use and enjoyment of Harmony’s natural areas? Harmony incorporates natural and human-built environments that blend in ways designed to enhance the relationships between humans and animals and maximize the benefits of their peaceful coexistence. While retaining natural areas, Harmony is part of a human-dominated landscape where our actions profoundly affect the welfare of wild animals. Did you know that some birds around Harmony live here year round, while others grace us with their presence only at certain times of the year, and that you can identify them easily by their calls? Now that we are into the winter season, you can see and hear quite a variety of birds that are here for only a few months, like Palm Warblers, tiny birds which bob their tails, and are often seen around the neighborhood in and around our street trees, as are American Goldfinch, with their “potato-chip” call usually heard in flight. Yellow-rumped Warblers, which are identified by a kiss-like call note, are frequently seen flitting about at the edges of woodlands. Pine Warblers with their bright yellow chest can be seen around the pine woods. American Kestrel, North America’s smallest bird of prey, is also seen in winter, particularly in pastures at the tops of trees, phone poles, and wires. Gray Catbirds, which sound like a snarky cat meow, are also all around now; they’re usually found in shrubs and low trees 8’ or lower. Cedar Waxwings, which make a high whistling call (sort of like a “nose whistle”) are not here yet, but arrive later than other winter migrants. American Robins, mostly seen only in winter here, offer a “chirp, cluck, cluck, cluck” call at this time of year. If you see a diving bird in a pond, it might be a Pied-billed Grebes, small diving birds with a vertical stripe through their beaks, that are sometimes seen here in winter. Most of these species disappear come spring, and make way for birds that spend winters further south in Central and South America but breed in Central Florida and further north.

Of course, we can’t forget our dependable year-round species, like Mockingbirds, one of the most commonly seen and heard birds that mimics other species’ calls. Bright red Northern Cardinals, with their high chip notes, are growing ever more common as our neighborhood trees mature. Red-bellied Woodpeckers, “chirrup”ing in the trees, and Yellow-bellied Sapsuckers, which leave lines of horizontal holes in our street trees, are also growing in number. Tufted Titmouse, singing their “beata-beata’ and other songs, can be heard in the trees around Buck and Cat Lakes and along our wooded trails. Sandhill Cranes with their earblasting alarm calls, are here year-round and breed on our Golf Preserve and elsewhere in Harmony, while Great Blue Herons, Little Blue Herons, and Great Egrets are frequently seen around the ponds. And, of course, our Wild Turkeys are also year-round residents, often “flocking up” in large mixed-gender groups in winter. Birds are some of the most obvious and easily seen and heard of our abundant wildlife in Harmony, or almost anywhere else, for that matter.
