January 2024 HROA Meeting Summary OLD BUSINESS: It was asked if there was any update on the Harmony West CDD trail agreement but there is not. Mark said he will ask at the next HW CDD meeting. There have been no more issues with the Cat Lake lock not being unlocked daily at 9. Please enjoy a stroll to Cat Lake! NEW BUSINESS: We had two vacancies for the board so we asked if anyone wanted to volunteer and Kevin Shea volunteered and the board accepted. Welcome Kevin to the HROA Board! There is still one open spot if anyone is interested. Please come to the April meeting to volunteer. SOCIAL: Mark Hills explained why we need insurance for our social events and how important it is and why the events need to be residents only. The problem would be if someone from outside the neighborhood gets hurts and sues us our insurance will not pay for a non-resident. That means that all of us owners would be responsible for paying out any lawsuit, potentially costing each of us thousands of dollars. Mark will write up a letter to Jennifer about events and advertising and send to the board for review. INSPECTIONS: It was brought up in regards to inspections as to how many items get missed and consistency. There also seems to be a seem-

ingly lack of caring for resident property. Mark explained how the inspections are done and why things are missed at times. We decided to do a monthly "Property of the Month" contest to recognize homeowner’s who take excellent care of their property. The winner will get a sign placed in their yard and gift card. More details to come later, but now is a great time to spruce up your houses and yards! ROCK/FLOWER BED AREAS: We have had a few issues with people getting rid of the flower bed areas in their yards (not allowed per the guidelines) or putting in all rock and no or few plants. The rules are a little vague due to everyone's bed is a different size. We are going to come up with some calculation for the inspections and the ARB committee to use. GRASS VERGE ON SCHOOLHOUSE, CAT BRIER AND FIVE OAKS: At our August meeting we voted to have AS send violations to those residents who need to cut and edge the verge like we do for other streets in the neighborhood. But it was also brought up if someone wants to make any changes do they have to get HROA approval or how that will work with it being CDD land. The CDD will be discussing at their next meeting. We will hold off making any decision until the CDD has finalized what they are doing.

COMMITTEE REPORTS: Kerul said the Nature and Animal Committee just had a meeting and they have several upcoming events like a hike on the trails, folks from Gatorland will come out and a Bat lady. They have feral cat volunteers so hopefully we can get the cats under control. Kerul asked if they could spend the trail mowing money on new tables and chairs that were vandalized recently since we are no longer mowing the trails, and Mark said yes that is allowed. MANAGERS REPORT: We are doing very well financially. Mark will set up off duty deputies to patrol since we have the money.

NEXT MEETING DATE: Wednesday, April 24th: HROA Board Meeting 6pm, First Nature Ranch

Why Entrepreneurs Need Life Insurance: Safeguarding Your Business and Loved Ones

A

s entrepreneurs embark on the challenging journey of building and growing their businesses, one crucial aspect often gets overlooked – life insurance. The notion of mortality may not be a favorite topic, but its implications for entrepreneurs are significant. In this comprehensive guide, we will delve into the reasons why entrepreneurs need life insurance, shedding light on the financial security it provides for both their business and loved ones.

1. Protecting Your Business Investment

For entrepreneurs, their business is not just a source of income; it's a substantial investment of time, effort, and capital. What happens to this investment in the unfortunate event of the entrepreneur's demise? Life insurance acts as a financial safety net, ensuring that the business can continue to operate smoothly even in the absence of its founder. In many cases, a life insurance policy can provide the necessary funds to cover outstanding debts, pay off business loans, and facilitate a smooth transition of ownership. This ensures that the entrepreneur's hard work and dedication do not go to waste and that the business remains a viable entity in the face of unexpected challenges.

2. Debt Repayment and Financial Obligations

Entrepreneurs often take on personal debt to finance their businesses. Whether it's a business loan, a line of credit, or a mortgage, these financial obligations don't disappear if the entrepreneur is no longer around. Life insurance can serve as a financial buffer, allowing the entrepreneur's loved ones to settle these debts without compromising their financial stability.

Entrepreneurs often take calculated risks to build their businesses, and in doing so, they secure a better future for their families. Life insurance ensures that this commitment to a brighter future persists, offering a sense of security and stability for loved ones in the face of unforeseen circumstances.

4. Succession Planning and Business Continuity

For entrepreneurs with family-owned businesses or partnerships, life insurance is a cornerstone of effective succession planning. It facilitates a seamless transition of ownership by providing the necessary funds to buy out the deceased entrepreneur's share. This proactive approach not only ensures the financial stability of the business but also preserves its legacy. Without proper life insurance coverage, the sudden loss of a key figure in a business can lead to operational disruptions, disputes over ownership, and financial instability. Life insurance serves as a strategic tool in maintaining business continuity and safeguarding the entrepreneurial vision.

5. Tax Advantages for Entrepreneurs

Life insurance can offer entrepreneurs tax advantages that contribute to their overall financial strategy. The death benefit from a life insurance policy is typically tax-free, providing a substantial financial resource for beneficiaries without the burden of taxation. Additionally, certain types of life insurance policies offer cash value accumulation, which can grow tax-deferred over time, providing entrepreneurs with a valuable asset for future financial planning.

By strategically aligning the coverage amount with outstanding debts, entrepreneurs can ensure that their family members are not burdened by financial liabilities. Life insurance becomes a crucial tool in maintaining the financial health of the entrepreneur's estate, protecting both business and personal assets.

By incorporating life insurance into their comprehensive financial strategy, entrepreneurs can leverage these tax advantages to enhance the efficiency of their estate planning and wealth preservation.

3. Providing for Your Family's Future

We can help you find the most affordable life insurance policy with the best coverage. To speak with an expert on our team and get a free assessment, contact us today at 407-870-3462. n

Beyond the financial responsibilities tied to the business, entrepreneurs need to consider the long-term welfare of their families. Life insurance acts as a financial lifeline, providing a tax-free lump sum that can replace lost income, cover living expenses, and fund future financial goals such as education and homeownership. 8 Harmony Life Magazine l February 2024

DID YOU KNOW? By Kerul Kassel

HARMONY'S NATURE & ANIMAL COMMITTEE

D

ID YOU KNOW that Harmony was designed to promote the peaceful coexistence of human and animal residents within the community while striking a balance between the preservation, use and enjoyment of Harmony's natural areas? Underlying these objectives are the values of fostering a respect for the land, the protection of wildlife and the sensible use and enjoyment of Harmony's abundant natural and manmade amenities by its residents. Are you aware that Harmony has its very own Nature and Animal Committee? This all volunteer resident led committee has been keeping our environmentally intelligent community values alive here. One of the ways we do this is through occasional Conservation Café events such as family events at the Harmony Community Garden, trail walks, neighborhood garden tours, and other educational and fun events. Recently we had Wallace K-9 Training here for a demonstration and Q&A

about dog training, for example, and another educational event at the garden. Over the years we have Dark Sky events, hosted Gatorland, Wild Florida, Back to Nature Wildlife Refuge, and folks from the Fish and Wildlife Commission We’ve had bat keepers, bee keepers, gator keepers, venomous snake keepers, cattle ranchers, Osceola K-9 Unit, history keepers, and more here over the years. The Harmony Nature and Animal Committee (HNAC) takes care of a number of other nature/conservation/animals concerns here in the community. We have purchased maintained trails, purchased Adirondack chairs for them, and worked with private owners to ensure access to these treasured natural areas of Harmony. If you haven’t been on the trails lately, winter is perfect weather for it! When on the trails, if you find any problems, please contact me at kerul@me.com to let me know so that we can get out there to address them. We help reduce the feral cat population here. And we need a foster home for our fantastic feral cat care volunteer committee. We have help with traps and trapping, transport and neutering, and releasing neutered cats that are left or that get dumped here in Harmony, as well as the associated costs. But we need someone who is willing to keep them inside their home (in a crate, which we can lend) during the healing process after neutering. We can even provide food for the cat during that fostering period. Use my email address above to apply to assist us with this needed help, and also if there are feral cats in your neighborhood that need attention before they start breeding. We trap/neuter/ release the cats, we never euthanize. If they are friendly, we try to get them foster or forever homes.

Once a year we offer a photo contest, run by a committee member who is an amazing photographer, usually in the late winter/spring. Cherry Heck puts together a theme for amateur Harmony photographers to find shots that fit the theme and submit photos. The HNAC then judges the photos and winners get gift cards. Keep an eye out for announcements about the photo contest in the spring. This column is another example of HNAC efforts. I’ve been writing them monthly for around 9 years or so, to continue to educate and inform residents about the many issues that impact our little community’s environment, wildlife, our pets, our natural amenities, and more. If you’d like to join the HNAC, we’d love to have you. Please email me at the above address! n
