What is a good story about Harmony? Our first weekend we visited Champions Grill and met several new neighbors that have become dear friends. We have felt welcomed from day one. What is unusual or unique about Harmony, in comparison to your previous home? How well everything is maintained and the strong sense of community within the neighborhood. What is your favorite weekend activity? Saturday morning pickleball and long walks in the neighborhood.

Is there a neighbor experience you are most proud of? During the hurricane last year, all of our neighbors were in communication with each other to make sure everyone was safe and taken care of. What do you do for fun? We like to take short day trips throughout the State of Florida because there are so many great places to go and explore. What is the last movie that you have seen in the theatre? We don’t go to the movies much but we do watch a lot of NETFLIX and movies on demand. “The Founder” was the last movie we enjoyed watching. What else should we know about you or your family? The year after we moved to Harmony, we loved it so much that we wanted to move my mom into our neighborhood. She now lives on Cordgrass which is a short walk from our house. It is great to have extended family close by. Although our kids and grandson live in Atlanta, they visit often and enjoy all of the wonderful activities in Harmony. Our twoyear-old grandson loves to play in the splash pad and at the playground. n

MAKE YOUR MOVE, WITH A PLAN By Jeanine Corcoran

Y

ou’ve waited a long time for your dream home and now your contract has been accepted and your closing date is set, now what? It’s time to make your move, with a plan.

When the movers arrive to your dream home, have a plan. That’s right, draw an actual plan of where you’d like the furniture and boxes placed in each room. Also, plan to be the supervisor as the furniture arrives.

First things first. Will you hire a company to pack up all your belongings or do you have time to pack yourself? If you choose to hire a company to do it, be sure to be there to supervise on the packing day.

Moving can be exciting and stressful at the same time but having a plan can help the process go more smoothly. Planning will help you settle in more quickly and what better way to help you enjoy your new home than to have a plan! n

Your dream home, if it is not a new home, will need to be cleaned prior to move in day. The previous owner may not leave the home immaculate. If time allows, have your home professionally cleaned including the windows. You don’t want to be placing your furniture and boxes on to dirty floors. You’ll be thankful you did that on the moving day!

A

s you might know, living in Harmony makes you subject to a myriad of rules and regulations, two of which are administered by the Community Development District or CDD (all owners fall under this body’s control), and the Residential Owners Association, or HROA, which governs the single-family-detached homes generally found throughout EXCEPT in Ashley Park and The Lakes neighborhoods. For this essay, we will focus on the HROA which is managed by Tim Quinlan of First Services Residential. In general, Tim (and FSR) does all the administrative work of the HROA, meaning, collecting fees, paying bills, taking your phone calls, managing the needs of the various resident-driven committees, handling the leasing and administrative needs of the commercial vehicle parking area and, perhaps most important, inspecting the community for violations. Yes—violations; those pesky problems that usually result in a call, or worse, a letter from Tim. You can reach Tim at tim.quinlan@fsresidential.com OR 407 891 2602. The violation process works like this: once noted, a photo is taken and added to a letter to the owner detailing the problem; a requested cure date of (usually) a couple of weeks is included. Tim then follows up at the appropriate time and, if not remedied, the letters go to the Covenants Committee for action. As the Board has determined that violations will be charged at $100/day up to the statutory maximum of $1,000, by the time a violation gets to the Committee, the fine is at $1,000. The Committee then looks at the violation and decides: if fixed, the fine is erased. If not fixed, the fine is either upheld OR the owner is given more time. There are minor exceptions to the timeframes and letter frequency sometimes, but the above is the general procedure. A notable exception is commercial vehicles; because of the ease of moving them, the fine starts on the date of the first letter. This brings me to the underlying point of this article: It takes PEOPLE to staff these

committees and you might have noticed a request elsewhere in this issue asking for your help in volunteering. I am reiterating that request as without adequate numbers of people, this system falls apart. In fact, some of you might remember an HROA election a few months back. That signaled another step in the slow move towards resident control of the HROA which is a good thing presuming that enough quality individuals step up to fill these volunteer positions. I realize that the easy thing to say is, “Oh, that stuff doesn’t matter,” or “Somebody else will handle it.” While both may be true, don’t you think it’s better to follow your monetary investment in Harmony with an investment of your time to help keep Harmony as you expect it to be? At this point, we have a Social Committee, a Covenants Committee, a Design Committee, a Garden Committee and a Nature/Animal Committee. The ladies of the Social Committee plan administer many of the activities you take part in; Covenants works as explained above; Design meets a couple of times a month to review exterior change requests to your home such as paint, firepits, fences and landscape changes; Garden administers the Community Garden and Nature/Animal provides the usually quarterly free shows at the school as well as work behind the scenes updating activities regarding human interaction with wildlife. There is also the Member Advisory Committee (MAC) which is staffed by two elected resident Board members and an elected non-board resident. The MAC administers the day-to-day operations of the HROA and reports directly to the Board. In closing, I ask that you consider devoting some time to any of these Committees; without you, the whole thing falls apart. If you are interested, please contact Tim as listed above. Can you describe the “culture” or “philosophy” with your business? It all starts with relationships. We wanted to live close to our office and we really like the small town feel of St. Cloud. Can you tell the readers a little about your company? Molly Maid of St. Cloud is a residential cleaning franchise. Each franchise is independently owned and operated. My wife Hien and I opened this Molly Maid in September of 2014. Today we have 8 cleaning teams in the field and one customer service representative in our office. What services do you offer? FROM THE HARMONY COVENANTS COMMITTEE:

W

e have a need for volunteers for the Harmony Covenants Committee. We are responsible for reviewing violations and levying fines as appropriate against homes that have failed to come into compliance with community standards. The following is a description of the time commitment and process involved: We typically meet the second Tuesday of each month at the Harmony Golf Preserve at 6:30 pm. The time committed to the job is approximately 3 hours at most, per month, consisting of the viewing of the addresses that have a “final letter” and attending the meeting. A few days before the meeting you may receive a little flurry of e-mails. Our packets of final notices are ready the Friday before the meeting. We then go out independently to do a final check of the property problem against the Management Companies letter. This is done (in order to give the owner a last weekend) usually any time between Sunday late afternoon to Tuesday late afternoon. When we look at each of the addresses each of us decides: Has the problem been fixed? Is the problem still there? And if it is still there,

does it really look that bad? If we are questioning the severity (dead grass, color of mold on the house, faded paint) we will look at two of the best-looking houses on the block and judge from those. During the Covenants Meeting each member will be asked their opinion. Should the owner of the house be present we will bring them into the conversation. Then the vote will happen: Is it bad? Is it fixed? Has the owner given us reason to extend the time for a further 30 days? If it is bad, the $100.00 per day fine (which has reached its’ maximum amount of $1,000.00 by the time of the meeting) goes forward. If it has been corrected, the fine is removed. If a further 30 days has been given, the fine remains and the address is reviewed at the next meeting. When an owner comes to our meeting, it is always helpful when they bring the company’s quote for the house cleaning or painting project or the lawn spraying company’s first bill. If there was a sprinkler problem, such as a broken head or new controller, bring a Home Depot receipt. These items do help. D

ID YOU KNOW that Harmony was designed to promote the peaceful coexistence of human and animal residents within the community while striking a balance between the preservation, use and enjoyment of Harmony’s natural areas? While retaining natural areas, Harmony is part of a humandominated landscape where our actions profoundly affect the welfare of wild animals. Living in Harmony means seeing lizards…lots of them! Did you know that there are 29 species of lizards in Florida? Most of them came from elsewhere, including our common Brown Anole (rhymes with “pole”), which hails from Cuba and the Bahamas, and arrived in Florida in the early 1900s in ships traveling the Caribbean. They thrive in disturbed habitats, among ornamental plants and are common around buildings, which is why they are so common in our neighborhoods. The native Green Anole,

the only anole native to the U.S., has been pushed out of habitat by the Brown Anole, but is not yet rare, according to herpetologists (reptile scientists). Where brown anoles coexist with the native green anoles, you will usually see the brown anoles on the ground and the green anoles on the upper trunk and in the canopy of trees. There’s a theory that the Greens have evolved their habits to live higher in the habitat than Browns. Green Anoles can turn brown, especially when stressed, but they are not chameleons! The male brown anole’s head is smaller than that of the male green anole. Both species have dewlaps, flaps of skin that extend from their lower jaw, that they use for territorial display, along with head-bobbing and little lizard push-ups. They are feisty little creatures, and sometimes males will fight, although smaller lizards in a confrontation usually back down before that happens. Their territory,

which is about 1 m3 (35 cu ft), usually includes two to three females. An anole’s diet consists of small arthropods such as crickets, moths, ants, grasshoppers, cockroaches, mealworms, spiders, and waxworms. They may also eat other lizards, lizard eggs, and their own molted skin and detached tails. If near water, they eat aquatic arthropods or small fish—nearly anything that will fit in their mouths. Lizards have been on earth of 200 million years, a lot longer than humans, having descended from the same family tree that gave rise to dinosaurs, and for much of those years reptiles dominated life on earth, until about 65 millions years ago. Lizards evolved to have tiny hair-like projections that bond at a molecular level with the surfaces they climb. They also have a tail that can break off and grow back again and again—an escape technique that’s pretty cool. Q

SEP IRAs versus SIMPLE IRAs… NOT always so “SIMPLE” By Jason Flowers CPA, CFA, CFP, EA, CTFA

S

elf-employed individuals have a number of options available to save for retirement aside from the common options of a Traditional IRA or ROTH-IRA. Two options are explored in this article, SEP-IRAs and SIMPLE IRAs. Let review some basic characteristics of both options. We will conclude with an illustration.

Simplified Employee Pension (SEP) IRA

SEP-IRAs are an ideal option for the self-employed “one-person” show. If you are the only person in the business, then you are effectively the “employer” and “employee.” These plans do not allow “employee” contributions, instead they permit “employer” contributions to all eligible employees on a non-discriminatory basis, i.e. contributions are made by the employer in a manner that does not benefit some employees in the plan more than others. Thus, these plans are not always ideal if you are self-employed with employees and have a desire to save more in your retirement account

than you fund relative to your employees. Contributions are allowed to be as much as 25% of your net earnings from self-employment up to $54,000 for 2017. The 25% limit, however, might be a potential drawback if you are trying to maximize contributions to the plan and have limited net selfemployment income as you are just starting your self-employed business but still have other taxable income (this will be illustrated below). SEPIRAs do provide significant flexibility as you are not required to contribute every year and you may vary the percentage contributed each year.

Savings Incentive Match Plan for Employees (SIMPLE IRA Plan)

Simple IRA Plans allow you to contribute all of your net earnings from self-employment in the plan up to $12,500 plus an additional $3,000 if you are 50 or older, plus either a 2% fixed contribution or 3% matching contribution (if the SIMPLE plan is through an employer).

SEP-IRA versus SIMPLE IRA (Illustration) The following illustration will demonstrate that a SIMPLE IRA plan might be a better option to save on your taxes even though the contribution limits are technically smaller than a SEP-IRA: Assumptions: You are 51 years old and employed with W-2 wages of $80,000 (and no retirement account at work) and start a side business (without employees) with net earnings from self-employment of $30,000. Your goal is to maximize contributions to your retirement account to help minimize your Adjusted Gross Income and, ultimately, minimize taxes. 1: Maximum contribution SEP-IRA 2: Maximum contribution SIMPLE IRA

= $30,000 x 25% = $12,500 + $3,000

= $7,500 = $15,500

1: AGI (SEP) 2. AGI (SIMPLE)

= $80,000+$30,000-$7,500 = $80,000+30,000-15,500

= $102,500 = $94,500

The SEP-IRA leaves you exposed to $8,000 more taxable income than the SIMPLE IRA in this illustration. Assuming a federal income tax rate of 25% you would be subject to an additional $2,000 (=$8,000 x 25%) in taxes. As your net self-employment income rises, a SEP-IRA will become the preferred route as it will allow you to save 25% of net self-employment income up to $54,000 which will exceed the $15,500 savings permitted by a SIMPLE IRA, however, just starting out… a SIMPLE IRA would be the preferred route. n
