COVER STORY Are there any recommendations for other neighbors? Check out the trails, check out the boats, go to the springs and if you like classic cars and country bands, check out Old Town on Friday and Saturday nights!

MILLER FAMILY What is… Your name? Randi Miller Your spouse's name? Brian Miller Your child's name? Dean Miller

When did you move to Harmony? Two years ago, this November. What street do you live on? Dark Sky. What do you love most about Harmony? We love living in nature, seeing the stars at night, hiking on the trails, friendly and caring neighbors and feeling safe. What is your son's favorite things about Harmony? My son likes that he does not have to take a bus to school. He loves the wrestling program and all of great friends he has. There is always something to do. Where did you move from? New Jersey. What do you miss most? We desperately miss our family, but Florida is a great place for them to visit. What is your background? Randi: I was born and raised in NJ. I have my bachelor’s degree from Georgian Court University (N.J) and my master’s from Fordham University (N.Y.). I worked as a social worker for most of my life and traded a career in working in hospice for teaching special needs students. I have recently completed my teaching requirements and work as a teacher at Neptune Middle School in a self-contained classroom teaching student with Autism. Brian: I was born and raised in NJ as well but moved to Florida when I was a Junior in high school I was in the first graduating class at Gateway H.S. I graduated from Campbell University on a scholarship for wrestling, where I completed my BA. I have worked in sales all of my 2 Harmony Life Magazine | November 2019

adult life and currently work as a Sales Specialist for Payroll and HR for Harbor America. I have coached wrestling now for over 30 years but also coached travel baseball and basketball. I currently coach wresting at both Harmony High School and Harmony Middle School. What is a good story about Harmony? Brian’s High School wrestling coach at Gateway H.S. back in 1988 was Victor Lorenzano. Victor is still coaching and has been the head coach at Harmony H.S. for the last three years. Our son, Dean, is a senior wrestling at 120 pounds for Coach Lorenzano. 32 years later…same coach as Brian, and wrestling in the same exact weight class! What is unusual or unique about Harmony, in comparison to your previous home? Our previous home was a condo in a beautiful town in NW NJ. There were not many families that lived there, or the real sense of community that we feel here in Harmony. Harmony is close to everything: the beach (which is free), Disney, Old Town, wildlife parks, SeaWorld, multicultural events and foods…what is not to like? What is your favorite weekend activity? My husband and I love taking the pontoon boat out on the lake. We also have season passes to SeaWorld and never get tired of just walking around there. We play tennis at the high school and ride our bikes to friends' houses. We really love, however, going to the beach or the many springs that are here in Florida. Is there a neighbor experience you are most proud of? We are an incredibly tight neighborhood and one day, one of our friend’s young kid went missing. We started an immediate search and anyone who saw us calling, joined in the search. This was by word of mouth, and was amazing to see neighbors dropping what they were doing and jump in. The boy had gone to a friend’s house and was perfectly safe and it was great to see this town in action!

Do you have a cause or business that you would like to promote? Harbor America: https://www. hapeo.com What do you do for fun? I love to read, especially at the beach, ride and care for horses, swim, play tennis with my husband, ride bikes and watch the night sky and wildlife. I was an avid skier when I lived in NJ but now, I love to swim in the warmth of our beautiful blue ocean and soak up the sun while sitting on the sand. Brian loves wrestling, is a football fanatic, and enjoys most things that are active. He fishes in our backyard and takes hikes on the many trails we have here in Harmony. What is the last movie that you have seen in the theatre? Brian and I don’t go to the movies anymore because our home is much more comfortable, and we don’t have to worry about people talking loudly. The last movie we all saw together was the Jackie Robinson Movie, “42” and that was six years ago!

Who is your role model and why? Randi: My

role models are my parents. I did not have an easy childhood, but I always knew that I was loved, and my parents always believed in me. We didn’t have much in the way of money, but I had a roof over my head, food on the table and parents that provided endless amount of love and support! Brian: The coaches I’ve had throughout my life (especially Coach Lorenzano).

What is your favorite TV Show? Randi: My favorite TV show is “Alaskan Bush People” and a variety of many other reality TV shows. My husband insists that I loose one year of education with each reality show I watch. Brian: All sports, but mostly he loves NFL and Sundays are special days where he keeps track of every game for fun and to compete in his Fantasy Football league. n

MEET THE

Do you do any charity or non-profit work? My husband has been a volunteer coach for over 30 years. I was a Habitat for Humanity advisor for over 100 high school students for seven years when I lived in NJ. I was also a chaperone for all ski trips. I currently volunteer some of my time at the First Nature Ranch (link below) on Old Melbourne Highway. This is run by our very own residents: Kerul and David. This is a non-profit farm whose mission is to “cultivate 21st Century Leadership: to help develop core self-leadership and collective leadership skills needed for this time”. I am hoping to find a way to include my experience with working with special needs students and my social work experience to develop programs at the ranch, that will improve or enhance the lives of others.

POSITIVE PRAISE GOES A LONG WAY By Stephanie Milfeld

S

o this month, we decided to take training wheels off Zoe’s bike (she’s 4). If you know anything about Zoe, you know she is very dainty and similar to a delicate flower, but also VERY determined.

COURTESY OF STEPHANIE MILFELD

Being that this is the first time I’ve had to teach a child of my own to ride a bike—and I simply don’t even remember learning myself—it was quite the adventure. There were tears, frustration, nervousness, and joy when she would start going by herself for a few seconds before throwing her feet to the ground or tumbling over. The thing is though, while we were practicing over and over again, there was so much positive talk. So much, “You got this Zoe!”...“Way to go”...“see I knew you could do it”...“we got this together, I won’t leave your side”...“you fell, it’s okay, I know it hurt but let’s brush you off and try again”.

After some tumbles and much more practice still needed, she STILL wanted to keep going. She was determined. She went from “I can’t do this, it’s too hard, you do it so much better,” to “I CAN do this, look at me go, wow I went far that time, look mom I didn’t even fall!” We are constantly learning and evolving in life, work, social media, technology, relationships, etc. If we could use the same talk and enthusiasm that we use for our children when teaching them to walk or ride a bike, or read a book, or tie a shoe as we do for ourselves in our own struggles while learning new things, I think we would ALL go a lot farther in our journeys to being the best versions of ourselves. Today, give genuine praise to someone who deserves it around you. It could be for something small that they might not even think twice about, or for something really significant...it may be just what they need to keep going. n

CDD & HROA MEETING HIGHLIGHTS

O

By Steve Berube Chairman HCDD and President HROA

n October 30th, the HROA held its Annual (Election) Meeting-joined by about a dozen residents. As it turns out, there was no election and, for all intents and purposes, there was no Annual Meeting. The obvious question is WHY? Well let me explain. First, let’s look at the history: since inception nearly two decades ago and until September 2017, the Board was controlled by the Developer. In Sept 2017, the then-developer (Starwood) sold Harmony to current Developer SunTerra. Coincident to that sale, the Developer seats on the Board dropped from three to two, thereby providing majority control of the five-seat Board to residents. That election failed to achieve a quorum (25% or about 250 owners) of votes, so the Board was appointed by the Developer. Shortly thereafter, the Developer gave up one of his two seats which strengthened resident control. Fast forward a year to September 2018, at which time the Board, via the documents, had to expand to seven seats. That election once again failed to achieve quorum so the thenBoard chose the new additions to the Boardfrom the candidate pool—with the Developer retaining his single seat. October 2019 brings the document-mandated election which, this year, was rotating three seats. All seemed good until the end of the qualifying period, when one extra ballot showed up, which triggered the need for an election and its associated expenses of about $5000. So, to avoid that, I asked the Developer to resign his seat which he graciously did. That did two positive things: avoided the cost of an election AND provided the residents with 100% control of the Board. The bottom line in these elections is this: no matter the number of candidates, unless 25% of the membership votes, there is no election and the current Board is mandated to appoint the Board. The same Quorum requirements apply to the Annual Meeting, meaning that unless 25% show up, there is no Annual Meeting. End result is a seven-member, all-resident Board, with Mark Catanese as Treasurer, Elizabeth Skalyo as Secretary, Cheryl Gelinas as Vice-President and myself as President.

On October 31st the CDD held its regular monthly meeting joined by four residents. This was a rather unusual meeting in that one Supervisor was absent, meaning we had four Supervisors to vote. You might see the significance of that shortly. Our first order of business was discussion of Mr. Fusilier’s unsolicited offer to sell the CDD the Champions Grille Clubhouse building along with some associated land, plus about 27 acres in two separate locations, with the selling price being $4.5 million. This was discussed at length at the September meeting during which we asked for a written proposal. That written proposal disclosed that it was valid until the next day and that a sale included the Real Estate only with Mr. Fusilier retaining the businesses within. The package also included some financial projections that indicated those businesses might produce about $138,000 per year in income. Quick math shows that it would take 33 years at $138,000 per year to recover such an investment. That is without any financing costs and presumes that the income stays steady. I, and one other Supervisor, voted to decline the proposal, but two other Supervisors voted in favor. So, that left us deadlocked—which is why I brought up the even number of Supervisors. It is important to remember that this is/was an unsolicited proposal originally presented to, in part, provide a facility that could be used as a Community Center, with the idea being that buying this building could save us the cost of building a Community Center from scratch. My view is that there is not much space in the building to use as a CC except for the ballroom. But, the proposal indicates a fair amount of income would come from the Wedding and Banquet business which is centered in that ballroom, thereby limiting the ability to use that room as a CC severely compromised. Moving along, we approved a contract addendum with Servello to begin mowing the recently-acquired VC1 tract which is open area on the NE quadrant of the Schoolhouse/ Cat Brier traffic circle. This is the area that a Community Center would be built on, should that possibility materialize. We also awarded Servello a contract to trim all the trees on the interior streets with that work likely to begin on Dec 1st and take about a month.

The opinions expressed in the Harmony Life Magazine articles are those of the author(s) and do not reflect the opinions of Quantum Marketing Communications, Harmony Life Magazine or the Publisher.

Previous discussion regarding Billy’s Trail ensued with the aim being to move it from Developer land and onto adjacent CDDowned land which will restore access to the trail. The next step is a survey to determine our boundaries and then some mowing, plus other improvements. Another ongoing discussion has been CDD maintenance of privately-owned lands. To be specific, these lands consist of eight parcels mainly situated along US-192 on the East end of Harmony. The issue is that public funds cannot generally be spent on private property so, the affected landowners will receive 60-day notices that CDD maintenance will end. Other long-running discussions revolve around ADA compliance of our website and of video recording meetings. The website will be updated, thanks to Supervisor Farnsworth, who will use software to make hundreds of pages “screen-readable” and therefore ADA compliant. Taping of meetings is a much more complex matter which is made worse by an everchanging legal scene creating havoc amongst governments trying to avoid ADA-violation lawsuits. The end result is that videoing meetings began as a resident-driven initiative and for the immediate future, will remain resident-driven. Some months back, residents of Waterside requesting additional play equipment to supplant the rather minimal play equipment installed there by the Developer. We approved a $22K expenditure to Jammin Playgrounds for a multipurpose gym set to be erected there. Yet another old discussion regards remediation of an invasive weed (Old World Climbing Fern) that exists in four areas scattered around Harmony. We are mandated (under our wetlands management permit) to eradicate this invasive weed. The concern was that a small piece of the infestation is on Developer-owned property. Being pragmatic, we decided to just treat those areas as they are interspersed with our lands. So, treating up to the line would simply have the untreated areas re-infecting our treated areas. Additionally, it appears that our permit somehow encompasses lands that we don’t own. So, our Engineer will look into the permit boundaries, versus the actual land boundaries, to avoid a potentially larger issue in the future. Until next month… n November 2019 | Harmony Life Magazine 11

DID YOU KNOW? By Kerul Kassel PHD Hamony CDD Board Member

D

ID YOU KNOW that Harmony was designed to promote the peaceful coexistence of human and animal residents within the community while striking a balance between the preservation, use and enjoyment of Harmony's natural areas? Harmony incorporates natural and human-built environments that blend in ways designed to enhance the relationships between humans and animals and maximize the benefits of their peaceful coexistence. Quite a few of those animals we have relationships with are our pets, and we love our dogs here in Harmony. Did you know that research shows that owning a dog is tied to lowering your risk of dying early by 24%? A recent CNN health article reported on various studies supporting the health benefits of owning a dog, including an American Heart Association paper that reviewed a number of studies that linked lower cardiovascular risk to dog ownership. What this “metaanalysis” of many studies found was that the benefit was even higher for people who had previous history of heart attack or stroke, and that benefit was highest for people who lived alone with their dog, believe it or not! Of course, this is an observational study, which means that owning a dog and having a lower risk of dying early seem related but owning a dog may not cause a lower risk of dying. It may be that people who own dogs are more likely to take walks, or might be people who generally pay more attention to their health. Even so, other studies have shown that dog owners have lower blood pressure and healthier cholesterol profiles, and dog ownership might also be related to lower levels of anxiety and depression. It’s not only the American Heart Association who has been looking into pet ownership and health. The Centers for Disease Control and Prevention studies show dogs lower stress, and they promote relaxation. These impacts happen at nearly all stages of our lives. "They influence social, emotional and cognitive development in children, promote an active lifestyle, and have even been able to detect oncoming epileptic seizures or the presence of certain cancers," the CDC said (https://www.cdc.gov/healthypets/ pets/dogs.html).

COURTESY KERUL KASSEL

Having a dog usually means that you’ll want to walk it, and research has shown that pet owners who walk their dogs get up to 30 minutes of walking per day more than non-walkers. We are blessed here in Harmony with miles of walking paths and 3 dog parks to benefit our health and that of our dogs. There are sidewalks and trails within steps of every home in Harmony. The dog parks are wonderful for making friends and getting to know your neighbors, both human and canine. While not every dog gets along well with other dogs, most of them still enjoy going to the dog park when no other dogs are there, which is good exercise for them and promotes better behavior (the more well-exercised a dog is, the better behaved, generally speaking). Hope to see you soon with your dog on the walking trails or at the dog park! n
