LAKE NONA — THE LAND BEFORE ITS TIME By James Able

W

ith every new neighborhood, restaurant, and storefront that goes up in the Lake Nona/Eagle Creek area, the story of the land upon which it is being built gets trucked away one load DW D WLPH 5RRIWRSV E\ WKH WKRXVDQGV SRS XS OLNH ZLOGÀRZHUV RQFH GLG and names of former landowners disappear with changes of street names, though a few remain. There is a long, quiet history to the land on either side of old County Road 15 – Narcoossee Road as we know it – and some of it is worth taking a moment to appreciate as its more rural roots pass away. :KHQ WKH ¿UVW ELJ FLYLO SDVVHQJHU MHWV VWDUWHG ODQGLQJ DW 0F&R\ $LU %DVH in 1962 instead of the too-small runways at Herndon Airport (now Orlando Executive Airport), the area of what is now Lake Nona was assured of being desirable for extensive future development. McCoy eventually ceased operations in the early 1970s and the facility expanded as Orlando International Airport, still using code MCO from its military origins. The key infrastructure pieces of SR 528 (begun in 1967) and SR 417 (opened 1998) assured that the Lake Nona area would be in a well-traveled corridor central to both business and entertainment interests. But while Lake Nona itself sits in Orlando, the schools and residential developments including Eagle Creek cross down into Osceola County and the old area of Narcoossee, a rural community that seems to be largely forgotten between

the aggressive growth areas to the north and south of it. Yet there is where some of the most authentic history of the area remains. 7UDYHOLQJ GRZQ 1DUFRRVVHH 5RDG WRZDUG 6W &ORXG \RXÂśOO ÂżQG D VLJQ promoting a Civil War re-enactment called The Battle at Narcoossee Mill, held at Chisholm Park. This event is the fourth weekend in March every year (Mar. 24-25 this year) and is a wonderful exhibition not only of the Civil War’s incursion and impact on Florida, but also of the settlement history of the surrounding area that followed the war. Veteran re-enactors also serve as de facto historians, some with excellent knowledge of the area’s history and the various military campaigns up and down the state that helped put many Florida towns we know today on the map. Narcoossee itself is named for the Creek Indian word for “little bearâ€? and began as a citrus farming tract that grew up with the extension of the St. Cloud & 6XJDU %HOW 5DLOZD\ LQ WKH V $OWKRXJK WKH EDWWOH LWVHOI LV D ÂżFWLRQDO one, it is based on real events and presents a wonderful living history lesson for the entire family. Getting a Hold on “Tangible� Personal Property Tax Returns: Form DR-405 By Jason Flowers CPA, CFA, CFP, EA, CTFA

B

usinesses in Florida that utilize tangible personal property with a total assessed value greater than $25,000 are required to file a Form DR 405 with their county’s property appraiser. Tangible personal property is property other than real property. Examples of tangible personal property include: furniture, computers, tools, machinery, equipment, supplies, leasehold improvements, leased equipment. Vehicles are not typically included as tangible personal property unless registered a special purpose vehicle. Inventory items are also excluded from the calculation of tangible personal property. Form DR-405 is used to report tangible personal property of your business. The form is required to be filed by April 1st of each year in which your business had tangible personal property in excess of $25,000 as of January 1st of that given year. Thus, you are exempt from filing if the assessed value of your tangible personal property was less than $25,000. Note, you are not exempt from filing if you sold your business after January 1st and had tangible personal property in excess of $25,000 as of the beginning of the year. This exemption, however, is not automatic. You must file a timely return in the initial year to receive the exemption. Once the initial return is filed, the $25,000 exemption will continue for future years. As long

as your tangible personal property is under $25,000 you are waived from filing in subsequent years and only required to file when such property exceeds the exemption threshold. Failing to file a required Form DR-405, filing late, omitting tangible personal property from the form all come at a cost. The penalty for failing to file a Form DR-405 when one is required for your business will cause a 25% penalty to be added to the taxes due. Filing late creates a 5% penalty for each month, or portion thereof, to be assessed on the total taxes due after the due date, but not to exceed 25% of the total taxes due. And lastly, omitting property from the form will create an additional 15% penalty on top of any taxes assessed on the omitted property. An additional issue worth mentioning is that assets are reported on the Form DR-405 at original cost, not their book value. The following is a conversation with Bobby Kisselback: What makes your business unique? Critically important is our team’s appreciation that the customer chose us. There are so many choices to buy and/or service a vehicle in today’s market. We truly appreciate that we were provided an opportunity and I believe it is clearly noticed by the guest. Can you describe the “culture” at the dealership? I think we are relaxed; we pride ourselves on our team members being “nice” people and every customer leaves with a thank you. “Be real, be nice and say thank you.”

Can you tell us a little history on the dealership? We purchased the dealership in June of 2011, seven years now. Saint Cloud was simply where the opportunity was. With that said, it has been a great location. The people in the community have been wonderful and welcoming. The market and the surrounding area is growing at a rate that exceeds many other areas throughout Florida. I know numerous people who have bought many Fords at your dealership for generations. What do you attribute that degree of loyalty? Our people. Loyalty is always about the people. I believe that our customers remember and like how they were treated. I know you support many local charities and organizations, are there any you care to mention or discuss? We pride ourselves on our ability to give back to the community. We are able to help many organizations throughout the years, but our primary focus is with the Education Foundation, the local schools and breast cancer. It’s also a family affair. My wife, Sherri, and our lab, Joie (therapy dog), spend a lot of time at Nemours and at the Edgewood Boys and Girls Ranch. Joie is a comfort to many, many kids. I am also proud to say that we just started a Facebook program where we will honor a Veteran monthly and in his or her name donate monies monthly to Hero’s and Horses. Anything Else you would like me to mention or highlight? I look forward to coming to work every day. The sales team knows their stuff and works well together. Our Service and Parts teams are exceptional. I would put our technicians up against any in the industry. They are well trained and work really hard every day. Lastly, a lot of our growth over the years has come from customer referrals. People are talking well about us, either face to face or by way of the 100’s of reviews that they are posting on the Internet. It’s awesome.
