bout both of us and our background: Gloria grew up in the Kissimmee/St. Cloud area where she met her husband and has lived in St. Cloud for many years. Stephanie is Gloria’s daughter who grew up in St. Cloud, moved away for college and returned to the area to get married and raise a family of her own. We both have worked in education, but found happiness working in the family printing business. After Stephanie had two children of her own, we decided it was time to step into a different adventure, but wanted to make sure it was purposeful which is how we came up with

As a female entrepreneur and mother of two young girls, Stephanie wanted to not only be setting a great example as a business woman, but also as a humanitarian. Bookmark Buddies is a program exclusive to Osceola County and it is a mentor reading program that helps third grade students improve their reading skills and score at Level 2 or higher on the Florida Standards Assessment Test

(FSA). The program recruits volunteer mentors each year that help to improve the reading skills of low performing students. Mentors meet at the school for thirty minutes a week, one-onone, throughout the school year. The Bookmark Buddies mentor builds a strong friendship and takes great satisfaction in their student’s success as they begin to gain confidence and improve their reading and writing skills. By partnering with the amazing program Z and Q is able to help provide the tools and books needed to make this program so successful while also directly impacting the students in our community. What attracted you to the area and how will the growth in Nona/St.Cloud area affect your business? We have really always been here, being that we grew up here and decided to raise our families in the area. We feel there is a need for a quality children’s boutique close by without having to drive a good 45 minutes to get to one. Also, it is hard to find a business with the framework that we have of making sure that every brand carried gives back to cause, community or organization. 7 Questions To Ask Yourself Before Becoming A Landlord By Jeanine Corcoran

A

re you thinking of renting out your home or investment property and becoming a landlord? Though it may sound simple, it is anything but. Take a moment and consider what’s really involved. Here are seven questions to ask yourself before becoming a landlord. 1. Do you have a lease? Finding a lease isn’t as easy as purchasing one in Staples. You’ll need to have a lease specific to Florida and one option is to hire an attorney to write the lease for you. 2. Where will you hold your tenant’s security deposit? There are specific laws regarding the holding of other people’s money. It’s important to know these laws. 3. How will you handle tenant repairs? Landlord and Tenant laws require that you make serious repairs quickly. Will you be available when the tenant call comes in at 2 in the morning? 4. How will you collect the rent? Will you collect in person, by mail or are you set up to collect rent electronically? Collecting the rent is an important part of being a landlord as that is how you get paid. With today’s technology, most tenants expect to have the option to pay online. 5. How will you respond if a tenant doesn’t pay? There are certain steps to be taken when a tenant stops paying rent. Following these steps is critical to the eviction process.

6. Do you have an eviction attorney? The eviction process is an arduous task and can be costly to the landlord. Having an attorney who specializes in evictions is key to the proper eviction. 7. Do you have the proper paperwork filed with the county? A lot of landlords rent out their property without giving any thought to what needs to be filed to make their property a rental. Consider hiring a property management company. A property manager will be able to help guide you through this entire process. They can manage the financial components, arrange for repairs, and should the need arise help direct you to reputable attorneys. The money spent is well worth it for the peace of mind you will have renting out your home or investment property. Being a Landlord comes with a lot of responsibility starting with having the proper lease, knowing where to hold the tenant’s security, to handling of repairs, to collecting the rent, to having an eviction attorney and to filing the proper paperwork. By hiring a reputable property management company, you will be relieved of the worry and the responsibility of being a landlord. LAKE NONA — THE LAND BEFORE ITS TIME By James Able

W

ith every new neighborhood, restaurant, and storefront that goes up in the Lake Nona/Eagle Creek area, the story of the land upon which it is being built gets trucked away one load at a time. Rooftops by the thousands pop up like wildflowers once did, and names of former landowners disappear with changes of street names, though a few remain. There is a long, quiet history to the land on either side of old County Road 15 – Narcoossee Road as we know it – and some of it is worth taking a moment to appreciate as its more rural roots pass away. When the first big civil passenger jets started landing at McCoy Air Base in 1962 instead of the too-small runways at Herndon Airport (now Orlando Executive Airport), the area of what is now Lake Nona was assured of being desirable for extensive future development. McCoy eventually ceased operations in the early 1970s and the facility expanded as Orlando International Airport, still using code MCO from its military origins. The key infrastructure pieces of SR 528 (begun in 1967) and SR 417 (opened 1998) assured that the Lake Nona area would be in a well-traveled corridor central to both business and entertainment interests. But while Lake Nona itself sits in Orlando, the schools and residential developments including Eagle Creek cross down into Osceola County and the old area of Narcoossee, a rural community that seems to be largely forgotten between

the aggressive growth areas to the north and south of it. Yet there is where some of the most authentic history of the area remains. Traveling down Narcoossee Road toward St. Cloud, you’ll find a sign promoting a Civil War re-enactment called The Battle at Narcoossee Mill, held at Chisholm Park. This event is the fourth weekend in March every year (Mar. 24-25 this year) and is a wonderful exhibition not only of the Civil War’s incursion and impact on Florida, but also of the settlement history of the surrounding area that followed the war. Veteran re-enactors also serve as de facto historians, some with excellent knowledge of the area’s history and the various military campaigns up and down the state that helped put many Florida towns we know today on the map. Narcoossee itself is named for the Creek Indian word for “little bear” and began as a citrus farming tract that grew up with the extension of the St. Cloud & Sugar Belt Railway in the 1880s. Although the battle itself is a fictional one, it is based on real events and presents a wonderful living history lesson for the entire family. Highly recommended that you see it and support the continuation of efforts to preserve and memorialize the history of the area we build upon every day.
