This publication is for the residents and provided by your HOA, Titan Management, Jones Homes and Quantum Marketing Communications. The publication is produced quarterly until we reach a resident threshold and are able to produce it monthly. A few notes about Quantum Marketing Communications. We are 100% locally owned and produced. We strive to make sure that every penny spent and generated is done right here in Saint Cloud. DEVELOPER UPDATE Twin Lakes is a buzz with new residents moving in regularly. We have over 80 home sites that are occupied by residents and 39 homes under contract. Our first pool was completed this Spring and is available for all owners to use. Scheduled for completion in September, residents can enjoy Har-Tru Tennis Courts, Pickleball Courts, Bocce Courts, Putting Green, Basketball Half-Court, Picnic Pavilion, Live Oak Lake Dock and a Lap Pool with restrooms. We are currently building a home for residents to utilize as a clubhouse until the permanent clubhouse is finished. This space will also be used for the Twin Lakes HOA office. Once completed an announcement will be sent out to residents with further details such as the HOA Office address and move-in date. We will keep you posted on the progress of construction as we continue to build. — Jones Homes USA

MEET YOUR NEIGHBORS: THE TATTOLIS As far back as 1972, the Tattoli’s came to St. Cloud to visit Mario’s brother – who, at that time, owned a local horse ranch. They loved the area and the climate. So, in 2001 Mario and Alice decided to move to the “land of sun” and ended up in Kissimmee. Mario went to work for JP Morgan Chase in Tampa and did not mind his daily commute.

eet Alice and Mario Tattoli, aka “Jersey Girl” and “Jersey Boy.” I had the privilege of interviewing them in their beautiful home at 2458 Yellow Brick Road. They have a great view of the water out the back of their house and they can even see the “coming and going” at the pool. Mario is ecstatic about their new house, as he now has his own “man cave” that is decorated in Steeler and Pirates memorabilia. Mario and Alice, now married for 45 years, spent most of their married life in New Jersey. Mario worked in the banking industry in Manhattan. Alice took care of their two daughters and also spent 10 years playing mom to three-year-old toddlers in a local Day Care. Their two daughters grew up as competitive swimmers. That led to them becoming partners (and workers) in a Competitive Swim Store which helped athletes get ready for their swimming events. You have probably met Alice and Mario and don’t realize it. Currently, they spend two to three days a week working at the Publix at 192 and Narcoosee. Alice works in Customer Service and the register while Mario is a bagger. I know from experience that they always greet you with a smile! Their two daughters are the lights of their lives. Andrea stills lives in New Jersey and is a Labor and Delivery Nurse. She has two daughters ages 4 and 9. Christine lives in Kissimmee and has two boys ages 4 and 6. Christine’s field is education and she is currently working in school administration. The Tattoli’s feel that raising their daughters and seeing what they have accomplished as adults is Mario and Alice’s greatest accomplishment. While being a mom and dad are great – they also love being grandparents. 2 Twin Lakes Life Magazine | August 2017

I think everyone has a unique story about how they ended up at Twin Lakes and the Tattoli’s story is a heart-warming one. Donna and Frank Woodsby, who are also residents of Twin Lakes, used to live in the same neighborhood as the Tattoli’s. Donna and Alice ran into one another one day and Donna was very excited to share with Alice about this wonderful new place they were moving to and told Alice she needed to check it out. So last October, Alice and Mario took a drive to Twin Lakes. After looking at the models for about eight times – they bought a house in December and moved in the end of April. There was just one hiccup. They closed on their house a month before they could move into their Twin Lakes home. In comes Donna and Frank to the rescue. In case you didn’t know, Donna and Frank are the owners of the local Koffee Kup Restaurant in town. Behind the Koffee Kup is a warehouse with living quarters. Graciously, Donna and Frank extended an invitation for the Tattoli’s to stay in their warehouse/living quarters until their home was ready. The Tattoli’s are deeply appreciative of the Woodsby’s hand of friendship. When asked about what they loved most about Twin Lakes, they both responded that they love the peace and tranquility along with the tropical landscape. The also love the feeling of open space around them. They both said that living here feels like a vacation every day. Mario went on to say, “Every day is a new gift to be unwrapped and enjoyed.” They are looking

forward to all of the amenities to be in full swing where they can enjoy the clubs, activities, gym, bocce ball and basketball. Alice is hoping for a group to play Mah Jong, a tile game originating in China. Most of all, they look forward to meeting new people and building meaningful friendships in the Twin Lakes Community. For fun, Mario plays in a 55 and over softball league. Together, they like to go to the pool, have dinner with friends and spend time at Paradise Beach in Melbourne. Alice’s favorite thing to make in the kitchen is a “pot of gravy.” It took me awhile to figure out that meant a pot of spaghetti sauce. When I asked about the recipe I quickly learned that it was way above my cooking skills. But check the bottom of this column for Alice’s recipe for Rosemary chicken, carrots & potatoes. When asked if Alice and Mario had any closing remarks, they summed it up quite nicely. his month we spotlight our friends and supporters Victor Russell Salon. Joe Silvestri and Victor Russell salon have supported our magazines for the past 3 years and really help me bring the publications to you!

Can you tell us a little history of the business? Myself and Rick (Victor Russell Villard) moved to Florida from NY in December of 2005. Rick trained in Europe, New York and Los Angeles. His many accomplishments included magazine work, Ford modeling agency and independent film. He successfully developed and managed his own makeup line called Victor Russell Cosmetics, Inc. since 1995. His success as a makeup artist and hairstylist is what brought Victor Russell Salon to the level of excellence it is known for. This past January we lost Rick to cancer but his talented staff carries his legacy on today. I know many people are extremely loyal to your salon. What do you attribute that degree of loyalty? They are treated more like family than clients and the level of talent from the staff in the salon is what keeps them happy and loyal. I know you support many local charities and organizations, are there any you care to mention or discuss? One charity I hold very close to my heart is Vanessa Echol’s from channel 9 news “Compasionate Hands and Hearts Breast Cancer Outreach.” Anything Else you would like me to mention or highlight? On a personal note, I would like to thank this amazing community that reached their hearts out to Rick and I during his battle with cancer. I want to thank everyone from the bottom of my heart.


TWO POINTS TO CONSIDER BEFORE YOU LIST YOUR HOME By Jeanine Corcoran

A

few months ago, I had written an article entitled, “Six Mistakes When Choosing a Real Estate Agent.” This month’s article will be an extension of that subject with two crucial considerations.

Consider the following: 1. Is this the right time of year to list your home? Our real estate market is most active during the spring and summer; however, because it is August, it doesn’t mean you shouldn’t list your home. There are still buyers who are relocating and buyers who still want to be in a house by the end of the year. If you are ready to list, be sure your home is in “show-ready” condition which means free of clutter, all repairs completed, and fresh neutral paint colors. Arrange your home to appear as close as possible to a model home. 2. Who should you hire to represent you? Choosing the right agent is paramount to receiving the best price for your home. One common occurrence in our industry is agents influencing sellers with words they want to hear to secure their listing. Then months pass with their home still

on the market. That’s when the seller hears from the agent that their home is priced too high. Don’t fall prey to this approach! It is human nature to be easily tempted by more money. The agent who knows and is active in your market will be straightforward and realistic about pricing. Sold comparable properties will be used to determine your listing price and there will be an effective marketing plan in place that will save you time, frustration, and most importantly – money! If you are considering listing your home, consider the time of year, having your home in “show-ready” condition and listing with an agent who knows your community and who will give you the straight facts along with an effective marketing plan. We have “Doggie Stations� around the community which assist you in picking up after your pets in a convenient way. Bags are provided at these stations and trash cans for disposal. Responding to an IRS Notice By Jason Flowers CPA, CFA, CFP, EA, CTFA

R

eceipt of an IRS Notice in the mail can be intimidating and disconcerting. This article is intended to provide some guidance on how to respond to an IRS notice after your initial shock.

Understand Your Notice Before you attempt to respond to an IRS notice it is important you fully understand the reason behind your notice. The IRS has a tool on their website that allows you the ability to type in the notice number in order to obtain a general description of the issue. Sometimes the reason for an additional assessment of tax, penalties and/or interest is not 100% obvious from your notice. One path to understanding how values were calculated by the IRS is to call the IRS per the 800 number on your notice and speak with an IRS agent. Calling the IRS may not always be the easiest option due to long wait times. Understand Your Return After you begin to understand the purpose of your notice you should review your tax return relative to the tax year in question per the notice. Supporting documents and IRS Forms that substantiate your position.

Additional items to Consider:
