MEET YOUR NEIGHBORS: MEET GARY CLARK, MARJORY KAO & LILIAN KAO consultant positions and worked for a variety of companies such as IBM, KPMG, PricewaterhouseCoopers, and Pfizer. Marj’s career in Information Technology and Finance included working for The Vanguard Group, SunGard Data Systems and West Chester University of Pennsylvania. During their careers they lived in several places including Pennsylvania, New Jersey, Connecticut and New York. Marj retired in 2001 and Gary just retired last year.

M

eet Gary Clark and his wife Marjory (Marj) Kao. Also included in their household is Marjory’s mother, the delightful Lilian Kao. I had the pleasure of interviewing them in their home at 5009 Vantage Court. They moved into their two-story home on December 27, 2017. An interesting story they shared was Gary moved into the house with just a blow-up mattress in order to meet the year-end deadline for the homestead exemption.

Gary Clark and Marj Kao’s Story Gary and Marj’s move to Florida began in 2007 when they bought a house in Eagle Creek as a vacation home and possible retirement home. In 2012, they moved to Eagle Creek full time. It worked out well for Gary since he needed to live close to an airport to accommodate his work schedule. They also moved Lilian (Marj’s mother) to Eagle Creek where she lived just a few doors down from them. Upon reflection, they decided that having one household — instead of two households — made more sense. So, they decided to move to Twin Lakes and all live in one house — under one roof — with all bedrooms on the ground floor. Gary and Marj met while attending college in 1984 in the Pittsburgh area. To prepare them for the work-world, Gary received a Bachelor’s Degree in Computer Science and a Master’s Degree in Engineering Management. Marj earned dual Bachelor’s Degrees in Industrial Management and Economics and a Master’s Degree in Business Administration. During Gary’s career he specialized in Information Technology and Data Security. He held both management and 2 Twin Lakes Life Magazine | Summer 2018

Marj is a Star Trek geek along with being a diehard fan of the music group ABBA. (ABBA is a Swedish pop group formed in Stockholm in 1970. Some of their most famous songs include “Mamma Mia”, “Waterloo”, and “Dancing Queen”. Even their two West Highland White Terriers are named after two of the ABBA band members.) Her ABBA collection includes over 500 CDs, DVDs and original vinyl records. In their home, Marj has her own study/music room. When she was a little girl she told her parents she wanted a set of drums – but instead they bought her a piano. So, at the age of 30, she decided to learn to play the drums. Her current drum set includes five drums and four cymbals. She also has two guitars and an electric bass (which she took up playing at age 40.) She calls herself a “wanna-be” musician. She plays these instruments because she loves music and has a desire to always improve herself. Gary has his own man-cave on the second floor. He, too, is a “wanna-be” musician and has a keyboard and guitars. His man-cave includes all the computer hardware and technology that you think would go with an Information Technology and Data Security specialist. He is a war history buff and his travels include visiting various battlefields. When he is not playing golf, he likes to bike 25 miles a day. Recently, Gary was elected to the Twin Lakes Advisory Board. He felt this was a good way to meet people, put his skill set to work and be part of the solution – instead of part of the problem. Together, Gary and Marj share a passion for photography. They are mostly self-taught but have taken a few wildlife photography workshops. Together they own a myriad of cameras/lenses and enjoy taking pictures during all of their travels.

Their other passion is traveling. They summed it up quite nicely by saying, “We are pursuing the things we always wanted to do but couldn’t because of our work schedules.” Currently, their goal is to travel every two months. Both Gary and Marj have a bucket list of places they want to travel to and they take turns determining the next place to visit. Things on their current bucket list include Montreal/Quebec, South Dakota, Arizona/New Mexico, Maine, Alaska, Greece, southern Italy, Russia, the Galapagos Islands, and Australia/New Zealand. I asked them the question, “What is your greatest/proudest accomplishment?” Gary shared that during his career he not only pioneered the use of fiber optic cable, local area networks (LAN), WiFi, email, voicemail, call centers, data centers, and electronic data interchange technologies but also wrote best practices that still serve as the standard today. Marj’s response was of a more personal nature. She felt good about the fact that she did not let work define her. She has lived her life being happy and pursuing personal growth and fulfillment. In other words, she has lived her life like she wants to live it – not by other people’s expectations. Marj describes Gary as being industrious, hard-working, handy, competent, and intelligent. One of his favorite sayings is, “Give me just the facts and I will then make my own decision.” Gary described Marj as being highly focused on whatever subject she is interested in at the moment. In addition he said she is driven, analytical, an information/data hound and very very competitive. I, myself, found Gary and Marj to be inventive, adventurous, capable, determined, straightforward, transparent, and welcoming. I walked away admiring how they lived their lives with a healthy work-play balance.

Lilian Kao’s Story What an honor it was to talk to Lilian and hear her personal story. Lilian was born in Shanghai, China. She learned to speak English as a young child as she was enrolled in a private all-girls American missionary school. From 1939 – 1945 she lived through the Japanese invasion in World War II. One day her father was walking to his office through the streets of Nanking and sim-


ply disappeared. She never saw him again. Then in 1949 the Communists seized her family’s land and she lived under their rule. In 1952 she managed to move to Hong Kong. Back then application to move was strictly controlled. Both she and her mother created “white lies” on their application in order to make the move. Lilian pretended to be engaged and needed to make the move to be with her fiancée. Her mother reported that she had a daughter in Hong Kong who was pregnant and needed her help. After moving to Hong Kong, an arranged meeting was made to introduce Lilian to Robert – whom she later married. In 1956 Lilian and Robert moved to Pittsburgh where she worked as an accountant/bookkeeper and had one daughter, Marj. In 1976, Lilian with some of her friends, opened a Chinese restaurant where she worked for ten years. In addition to running the restaurant she taught Chinese cooking in adult evening classes. After retiring, she and her husband played “extras” in movies and cable TV commercials. They even had their own agent! In 2010 Lilian left Pittsburgh and moved to Orlando after receiving 54 inches of snow in one winter. One thing that Lilian is particularly proud of is that she comes from an accomplished family —especially in the area of science. Her first cousin, Sir Charles Kao, even won the Nobel Prize for Physics and was Knighted by Queen Elizabeth II. He is known as the father of fiber optic communications. Gary and Marj described Lilian as fastidious. She believes there is a place for everything and everything in its place. Lilian is extremely thankful for both Gary and Marj’s support in this time of her life. I wish I had more time to talk to Lilian. She strikes me as a remarkable woman who had learned many life lessons along the way. As a result I think she has “pearls of wisdom” for many to hear.

Closing It was a privilege to talk to Gary, Marj and Lilian. They welcomed me into their home, told their interesting and heartfelt stories, were transparent in their sharing and even gave me the grand tour of their house. 7 Questions To Ask Yourself Before Becoming a Landlord By Jeanine Corcoran

A

re you thinking of renting out your home or investment property and becoming a landlord? Though it may sound simple, it is anything but. Take a moment and consider what’s really involved. Here are seven questions to ask yourself before becoming a landlord.

1. Do you have a lease? Finding a lease isn’t as easy as purchasing one in Staples. You’ll need to have a lease specific to Florida and one option is to hire an attorney to write the lease for you. 2. Where will you hold your tenant’s security deposit? There are specific laws regarding the holding of other people’s money. It’s important to know these laws. 3. How will you handle tenant repairs? Landlord and Tenant laws require that you make serious repairs quickly. Will you be available when the tenant call comes in at 2 in the morning?

4. How will you collect the rent? Will you collect in person, by mail or are you set up to collect rent electronically? Collecting the rent is an important part of being a landlord as that is how you get paid. With today’s technology, most tenants expect to have the option to pay online. 5. How will you respond if a tenant doesn’t pay? There are certain steps to be taken when a tenant stops paying rent. Following these steps is critical to the eviction process.

6. Do you have an eviction attorney? The eviction process is an arduous task and can be costly to the landlord. Having an attorney who specializes in evictions is key to the proper eviction.

7. Do you have the proper paperwork filed with the county? A lot of landlords rent out their property without giving any thought to what needs to be filed to make their property a rental.

Consider hiring a property management company. A property manager will be able to help guide you through this entire process. They can manage the financial components, arrange for repairs, and should the need arise help direct you to reputable attorneys. The money spent is well worth it for the peace of mind you will have renting out your home or investment property. Being a Landlord comes with a lot of responsibility starting with having the proper lease, knowing where to hold the tenant’s security, to handling of repairs, to collecting the rent, to having an eviction attorney and to filing the proper paperwork. By hiring a reputable property management company, you will be relieved of the worry and the responsibility of being a landlord. n

HELPFUL TIPS Health Concerns and Making Your Investments Last As Long As You Do. T

his tip is for those not yet 65 and who have recently moved to FL.

If you are planning to start receiving SS and will be Medicare eligible with in 6-7 months this is for you! You should make your plan selection three months prior to starting Medicare. Understand your deductable cost per each hospitalization and coverage period. Know what the plan you chose will offer you? They are not all the same. The Medicare advantage plans provide you with more options and more covered healthcare. You can add Vision and Dental to these plans. You would select this in place of the regular Med B option. The monthly cost of the Med B cost covers these programs. Med A is free to you as long as you worked the required numbers of years in your lifetime. Or you earned 4 credits per year of work. Medicare and insurance products are very confusing. You should speak with an expert in this arena because you may make a costly mistake. Florida Legacy advisors can help you. 1. Get your Wills in place. If you have one already that is great but you need a Florida Will. At least that’s what I have been told from a local elder law and trust Attorney. 2. Your advance directives and living wills need to be on Florida forms.

If you do not choose an RX component with your Medicare plans try the following to save you money. Make a spreadsheet of all the medications you take. Then check the price for each drug if you pay out of pocket for Publix, Walgreens, CVS, Winn Dixie and Walmart. For example, Publix offers some popular meds free for a 30 dollar supply. We use a mail-order plan for a 90 day supply. But I found Walmart was half of the co-pay fee. Download the “Good RX” app. This app tells you the lowest cost for each medication in your area. I recently read a book called, Sitting pretty on a fixed Income — it has a ton of cost saving information for seniors. I read that Target sells many of their over the counter medications (OTC) for less then Walmart and local pharmacies.

4. If married will one of you need health insurance till they are eligible for Medicare? Using the Marketplace is a nightmare.

Sign up for memberships in the stores you use. Save money and get money back. I caution that I would make a spreadsheet for OTC meds as well. Sales where you buy one and get one for 50% off or free are better choices. Also buying in Sam’s or BJs is less money.

Trust me they are not going to ask you if you are a card carrying member. We had been to this restaurant before and paid the full price. Car Insurance We had the same PA agent for 30 years and loved him. But when we moved we had to change agents. We had a bad experience with

the first one. I also found that not all auto insurance company are senior friendly. Sadly the Orlando area has so many MVA that the insurance cost are more here for many of you. I found Geico to offer both auto and Homeowners insurance for a much more reasonable rate. Our son is an adjustor for them, so I called for my free quote and $25.00 to our son. Boy I was surprised when they were so much less. I’ve heard that State farm company offers decent plans. Some companies give Military, law enforcement, teacher, AARP members and medical personal discounts. Geico also covers RV’s, Boats and motor cycles’, for a stackable cost savings. Do you want to save more each 6 months?? Take a Florida approved on-line 3-4 hour driving test for about $19.00. You can get $63.90 off each 6 month renewal for three years with Geico. So for a couple that could be $63.90 off every 6 months for the three years or $383.40 more in your pocket. Pets Did you know that PetSmart Banfield’s offers a pet insurance plan for around $26.00 per month and up? I like this plan because the vet is available 7 days a week. Evening and day time hours. Cost per year $312 for which our pet gets bloodwork twice a year; most vaccines are included free. Free every 6 month checkups. Free vet appointments for illness. You pay for medication at a discounted price. I can tell you one visit for checkup and bloodwork cost more than the yearly fee. My old vet in PA was $75.00 per visit. This plan does not cover your pet for any emergency surgery or illness. For that we have the AARP pet plan. That plan goes up each year as the pet ages. But after a deducible I got check back for all or almost last year’s cost. Frequent ear and skin infections with allergies are costly. Don’t forget that Osceola County requires you to license your pet.


Pet safety Do you know the pet collar tags they sell in pet stores? Make one that says Pets name “Brandy is home alone.” Attach to your key ring; use the bone-shaped one for a dog. If you are in a MVA hopefully someone will see the tag and be aware that you have pets home alone. Pet adoption Osceola Pet services offers dogs and cats, puppies, kittens and other animals for a reasonable cost. They frequently offer the pets for adoption specials of $20.00. Pretty good for a fixed and vaccinated pet. After a nice long walk or playing outside in the heat cool down your dog. Give your pup a doggie ice cream Dixie. Recipe to make your own Frozen over ripe fruit like strawberries, blueberries and banana. Sweet potatoes, Carrots shredded, watermelon, pumpkin pie in a can, or baby food pouches make a tasty treat. Most fruits are safe but check before making your treats. Do not use grapes or raisins. 1. Cut fruit into smaller sizes place in blender 2. Add water 1/2 to one cup depending on the amount you are making. By adding more water you lower the calories count. 3. Add plain low fat yogurt to the mixture and blend, this adds creamy tasty favor. 4. Pour into small containers and freeze. Your pet is going to be spoiled and love this cold treat. Cleaning up doggie waste. Buy a diaper genie for babies. We keep it on

the back lanai, that way we clean as he goes, no smell with the genie. Just empty the bag filled liner every couple of weeks. Banking deals Many offer seniors age 55 free accounts as long as you have at least one deposit per month or keep $1000 balance in the account. I have regular dealings with three banks in this area. I must say that BB&T has the nicest staff, offering me zero time waiting for a special service like notary services. Currently they are offering a special refer a friend which could get you up to $250.00 and $50.00 reward if you open a new account, plus $50.00 to who referred you. Florida Community bank runs special rates for new CD’s and new checking accounts offering you a great return on your money. Ads are in newspaper. Only bad thing is no FCB are nearby us. But for the return it’s worth the drive. Ask and you shall get!! Get a senior free deal. Laundry tips Do you forget to pre-spray stain remover before you wash the clothing item? Do you also forget what clothing should air dry and not go into the dryer? Place a stain remover in your bathroom or where you keep the dirty wash to be done. Use it on the stain before you put the item into the laundry basket. If a clothing items should not go into the dryer, put it into a mesh washing bag. I hung one up with a command hook inside the linen closet where the hamper is located. This way if Hubby does the wash,

he will hang this item up to dry. This prevents my clothes from shrinking. Starting seedling Did you know that the used K-Cup coffee grinds mixed with soil make for a great start for flower, veggie and herb seeds. Keep in sunny spot and keep the soil/grinds moist. Re-pot plant once it is a couple of inches. Spot removal For black magic markers use rubbing alcohol pads over the ink, rubbing gently. Keep doing this till spot is removed. Change the cleansing cloth to a clean spot as you go over the black marker. Did you ever wash your clothing and forget to remove an ink pen?? Spray hair spray on spots then rinse and repeat as needed till ink is removed. Wash normally after treatment. Do not place any stained clothing in the dryer as the heat will set the ink or stain permanently. Repeat if needed till ink is removed. Cleaning tile grout I really hate cleaning the grout. I noticed a red/ orange discoloration on the grout. That is mold. What to do?? I sprayed hydrogen peroxide on the grout. The grout came up clean with a little brushing. I used a toilet brush because of the longer handle. Try spraying down the shower floors ten minutes before you shower, then brush while you wash. Appliances If you need to replace any appliances once they go to greener pastures, check with OUC and the rebates they may have when you purchase a greener appliance replacement. MEET DANNY PURVIS

M

y name is Danny Purvis and I am the new lead pastor at Harmony Community Church (HCC). And while I may be the new lead pastor, I am not new at HCC. I was tabbed as the interim pastor here at HCC in September of 2017. During the process of looking for a new lead pastor it became clear to myself and the church leadership that it would be best for me to stay on. I can’t tell you what an honor it is to be associated with HCC and I am thrilled by the new direction we are headed here in the immediate future. By way of background, I have been married to my wife Kimberly (whom I met when we were six years old) for 28 years. We have four amazing kids: Shelby, 27 and lives in Charleston SC with her husband JJ and is expecting our first grandchild. Kylie, 22, is our second born and inherited her dad’s Disney passion. She currently works at Hollywood Studios. Our only boy, Jackson, 19, is currently an engineering major at Florida Polytechnic and is working towards his dream of becoming an Imagineer. And lastly, Savannah, 16, is just about to begin

her senior year in High School (we have homeschooled all of our kids at one point or another). All of us are thrilled about being at HCC and are looking forward to God doing amazing things. As for myself, I retired in December, 2016 as a Navy Chaplain after 20 years of active service. Upon leaving the Navy, we didn’t know specifically where God was going to lead us…but we knew it would be in Central Florida. For more than 20 years we have spent every year here at Disney for our family vacations. No matter what chaos we were enduring with moves and deployments, we knew we would take time as a family at the World. In a way, our kids grew up at Disney World. In fact, two of our kids can proudly claim that their first Disney trip took place whole they were in their mother’s womb. Yep…we’re that dedicated. As far as education is concerned, I have a BA in English; a Master’s of Divinity; a Master’s of Theology; and a PhD in Organizational Leadership. I like to tell people I have more degrees than a thermometer…for what it’s

worth. I am a Doctor…but not the kind of Doctor that can do anybody any good.☺ I want HCC to be THE church for the community of Harmony and Twin Lakes. I want it to be a place where God’s grace, mercy and forgiveness are taught and lived out in all that we do. I want HCC to be a good neighbor to Harmony/Twin Lakes and a church that can be counted on by the people who live in this wonderful community. I want the Gospel of Christ to be seen, taught and lived out. And I want us here at HCC to do two simple things: To know Him…and to make Him known. I cordially invite you to join us for worship on Sundays at 10:00 am at Harmony High School auditorium. If you haven’t tried us…drop in one Sunday. I would love to meet you.
