HAPPY 2019!!!

T

here was no better place to bring in 2019 than at the Twin Lakes New Year’s Eve Hollywood-themed party. The stars of Twin Lakes walked the red carpet and rang in the new year with class. Live music, dancing, mingling with neighbors, and even a 3-course meal menu, this was truly the place to be.

As soon as you walked onto the red carpet you were greeted with a pair of New Year’s LED glasses and noise-makers. Tents were set up serving: • Starters – Euro Cheese Presentation • Chef Tables – Mediterranean Chicken Princapessa, Pasta by the Pound, and Beef Pad Thai • Sweets – Chef Attended Sautéed Berries Flambé, Assorted Miniature Sweets and Brewed Coffee Making your way under the Pavilion, there was live music from an acoustic guitar playing favorites from throughout the decades. We had a Champagne Toast at Midnight, but the party didn’t end there. Our stars were dancing from 2018 through 2019 from disco to salsa, kicking off the new year with their dancing shoes and even a Congo Line.

Raphael Estevez Twin Lakes Lifestyle Director

A

s the Twin Lakes Lifestyle Director, it is Raphael’s goal to make your neighborhood a place filled with fun and friendships. With a variety of different activities and social-style events to meet new neighbors, there is always something to do. Raphael isn’t the quintessential Lifestyle/Activities Director, his background is actually in Sports Entertainment. While working for the Miami Marlins (Florida Marlins at that time) In-Game Presentation staff, he was recruited and asked to join the Miami Dolphins. Then, whilst being employed part-time by the Miami Dolphins, Raphael Estevez also began simultaneously working with the Florida Panthers. When LeBron James made his decision to take his talents to South Beach and join the Miami Heat, there was a demand in their Game Presentation department and Raphael joined the Heat also. Performing for three professional sports franchises gave Raphael Estevez a ton of experience and taught him invaluable skills he’s been able to apply to his repertoir. The Florida Panthers then offered Raphael a full-time position as Game Operations and Mascot Coordinator. Focusing all of his energy onto one specific team, Raphael would then learn about the front-office side of professional sports and overall corporate america. Moving to Orlando, FL, Raphael Estevez kept his passion for sports indulged by having done some work for the Tampa Bay Rays and currently in his 3rd season with the Orlando Magic. With the life-lessons and skills gained from entertaining thousands of fans on a nightly basis, Raphael is looking to bring that same enthusiasm and excitement to Twin Lakes. Correlating the fun and creative aspect of, bringing people together, creating memories, and enjoying experiences that are unforgetable. From the adrenaline rush of yelling, “BINGO!” with a winning card to the ovation of your neighbors cheering for your performance in karaoke. The sensation of making it through the Zumba class and feeling accomplished, or the taste of that newly added dish you learned in cooking class. Raphael wants to help make the Twin Lakes chapter of your life the best one yet! n

F

irst and foremost, I am grateful to be the new Executive Director here at Twin Lakes. I am looking forward to not just living together in harmony singing “Kumbaya” with your neighbors, but also aesthetically making Twin Lakes a gorgeous community that exudes class, beauty, and better living. As you know we are excited to be opening our state of the art fitness center and also have a number of activities to keep you busy and active here at Twin Lakes. We have many activities for you to choose from and will be adding even more to do in 2019. Lastly, as a reminder, I’m looking to get out into the community throughout this first part of the year to meet each and everyone of you and encourage our great lifestyle at Twin Lakes by promoting community jubilance and being proactive on community and homeowner needs as well as insuring all are adhering to the community documents designed to make your time at Twin Lakes unforgetful. L

isa Moses was born in Erie, PA and raised in California. Lisa moved to Florida with her family when she was 15 years old. A true animal lover, she has a German Shepard named, Riley and a Sheepdog named, Gracie. Both were rescue dogs. Lisa is also a proud grandmother. She has a wonderful daughter, son-in-law, and amazing grandchild. It is Lisa’s goal to grow with the community and be able to assist residents long after Twin Lakes is fully developed. Especially, since Twin Lakes is still in its earliest stages. Lisa loves being around people and making each day count with a smile. When Lisa isn’t at Twin Lakes, she enjoys being on the beach or exercising. However, nothing compares to spending time with her grandchild. Before arriving here, Lisa was an administrative assistant for Reunion and Encore Resorts. She brings years of experience and enthusiastic customer service to our community. A smile truly goes a long way, according to Lisa Moses, and she is sure to always keep the community smiling. Lisa is looking forward to getting to know each and everyone here at Twin Lakes, so don’t be afraid to stop by and say, hello! n

Excited About Buying A Home This Year? Here’s What to Watch. By Jeanine Corcoran

A

s we kick off the new year, many families have made resolutions to enter the housing market in 2019. Whether you are thinking of finally ditching your landlord and buying your first home or selling your starter house to move into your forever home, there are two pieces of the real estate puzzle you need to watch carefully: interest rates & inventory.

Interest Rates

Mortgage interest rates had been on the rise for much of 2018, but they made a welcome reversal at the end of the year. According to Freddie Mac, rates climbed to 4.94% in November before falling to 4.62% for a 30-year fixed rate mortgage last week. Despite the recent drop, interest rates are projected to reach 5% in 2019.

The inventory of homes for sale in the real estate market had been on a steady decline and experienced year-over-year drops for 36 straight months (from July 2015 to May 2018), but we are starting to see a shift in inventory over the last six months. The chart below shows the change in housing supply over the last 12 months compared to the previous 12 months. As you can see, since June, inventory levels have started to increase as compared to the same time last year.

The interest rate you secure when buying a home not only greatly impacts your monthly housing costs, but also impacts your purchasing power. Purchasing power, simply put, is the amount of home you can afford to buy for the budget you have available to spend. As rates increase, the price of the house you can afford to buy will decrease if you plan to stay within a certain monthly housing budget. The chart below shows the impact that rising interest rates would have if you planned to purchase a $400,000 home while keeping your principal and interest payments between $2,020-$2,050 a month.

This is a trend to watch as we move further into the new year. If we continue to see an increase in homes for sale, we could start moving further away from a seller’s market and closer to a normal market.

Bottom Line

If you are planning to enter the housing market, either as a buyer or a seller, let’s get together to discuss the changes in mortgage interest rates and inventory and what they could mean for you.

With each quarter of a percent increase in interest rate, the value of the home you can afford decreases by 2.5% (in this example, $10,000).

A ‘normal’ real estate market requires there to be a 6-month supply of homes for sale in order for prices to increase only with inflation. According to the National Association of Realtors (NAR), listing inventory is currently at a 3.9-month supply (still well below the 6-months Winter 2019 | Twin Lakes Life Magazine 7

appy New Year! We hope everyone had a happy and safe holiday season. We are now in the middle of our “winter” season and would like to give you an update on what has been completed and what is scheduled for the upcoming months. This time of the year means we are doing our maintenance every other week. The weeks when we are not doing our regular maintenance, we are still here in the community working on many of the other projects we like to accomplish during this time. In December, we completed our fertilizing of all the St. Augustine Grass areas here at Twin Lakes. In this application we used a “weed and feed” mixture to help control the weeds. Also, in December, we fertilized all the plants in your yards. In January, we will begin our annual refresh of all the mulch beds within the community. In late February and early March, we will be coming around and cutting

back the Crepe Myrtles in your yards. By doing this, we can control the height of the trees and encourage them to grow-in fuller this year. This is the best time of the year for this as the Crepe Myrtles should have lost their leaves for the winter. You will have probably noticed that the trees in your backyards have also lost their leaves. This too is normal. During this season, we may have cold days which might affect some of the plants. Last year we noticed that the Crotons, Durantas, Fire Bush and Plumbago all reacted to the cold weather. The most common sign is that the plant will lose some or all its leaves. If this happens, it does not mean that the plant is dead. Most of the time the plant will start to regrow its leaves in the spring. Please do not remove these plants so we can allow them the opportunity to recover. We will evaluate them once the cold weather is behind us. Not Quite to Medicare Age Yet? Here’s What to Know About Your Options. By Kim L. Kirsch Partner – Healthcare Solutions Team

aking the confusion out of health insurance can be a daunting task. If you’re about to receive Medicare, then you’ll have plenty of guidance.

The good news is that, due to the 2017 Tax Bill passed by Congress, you no longer have a penalty for not complying with the government’s demands where your health insurance is concerned. As of Jan 1, 2019 those under the age of 65-years-old can choose any type of health insurance they like, without fear of the IRS penalizing you for it.

1. Choose a broker who is contracted with several companies. In health insurance, a broker shops to find the best plan for you. They do not look at just one company. 2. Listen for the words “deductible” and “co-insurance”. If you do not hear those words, you are looking a fixed-benefit plan. While some of these plans are great and serve a good purpose, they are supplemental plans, and should be sold in conjunction with a deductible and co-insurance plan. 3. The more copays that are built in the plan, the higher the premium will be. If you don’t see the doctor a lot, you might be better off with a plan that doesn’t have many built-in copays.

Eliminating the tax penalty means that you can opt for as much, or as little, insurance as you like. This brings on more plans that offer coverage for your specific needs, not the needs of others. Because there are many

But what if you’re not at that age yet? In recent years there have been very few options if you didn’t want to pay the tax penalty. This meant that if you didn’t have the type of insurance that the government determined you needed, then you paid a tax penalty.

St. Cloud Regional Medical Center Adds New 128-Slice CT Scanner

S

t. Cloud Regional Medical Center has expanded imaging capabilities by adding a second Computed Tomography machine to the facility, a 128-slice Computed Tomography machine. The 128-Slice Computed Tomography (CT scanner) provides patients faster, safer and more accurate diagnosis.

A CT scan is commonly used by physicians to help see inside a patients’ body and to diagnose medical conditions utilizing computers and x-ray equipment to create images. t. Cloud Medical Group welcomes its third Gastroenterologist provider, Kristine Trout, MSN, ARNP-BC who will see patients in Kissimmee and St. Cloud locations. Kristine Trout is a board-certified Advanced Registered Nurse Practitioner with over 20 years of clinical experience and 18 years of experience specializing in Gastroenterology. Trout will focus on the treatment of digestive disorders that range from minor, acute issues to serious chronic illnesses in the digestive system. She will treat disorders including Heartburn/Reflux Disease, Abdominal Pain, Bile Duct Disorder, Ulcers, Pancreatic Disease, Hepatitis, Celiac Disease, Colon Cancer Detection, Crohn’s Disease, Colitis, Irritable Bowel Syndrome and more. Trout received her Bachelor of Science degree in Nursing from Wilmington University in Delaware in 1996 and continued her education by receiving a Master’s Degree from
