New or longstanding, you may have questions. In this newsletter you may find answers to some common questions. If you don’t find the answer here, please do not hesitate to call on your HOA management team for assistance. We are here to help. The HOA of Twin Lakes also emails weekly updates to residents. These updates contain important information and notices about the community as well as announcements for upcoming events and ongoing activities. Please be sure to keep informed and be on the lookout for these as they may accidentally go to your spam or junk folders. MEET YOUR MANAGEMENT TEAM STACEY PEACH began her career in Association Management in 2003 as a portfolio manager with Leland Management. Stacey successfully managed a large portfolio including many in various stages of development from providing input on the drafting of governing documents to turnover of control to an all homeowner board and beyond. Stacey was quickly promoted to Director where she supervised more than two dozen managers and support staff for nearly 90 associations, many of which were large scale 55+ communities in the Central Florida area. Stacey and her husband reside in St. Cloud and have been married for over 32 years. They both enjoy spending time on the water, traveling (stateside and abroad). ELIZABETH “LIZ” DE HOYOS is our Assistant Director at Twin Lakes. She has helped manage Twin Lakes’ HOA since 2017 and left temporarily as she was promoted to another community and received her CAM license. Liz comes from Long Island, New York and has been living in Florida for the past 9 years. When she is not behind the desk or out in the community, Liz enjoys dancing the night away at concerts, reading, and spending time with her family.

EXTERIOR CHANGES

Should you want to add a fence, satellite dish or make any other exterior changes, you can submit your request online at www.artemislifestyles.com. Once on the website, click on “ARB Request”. You will open a page that looks like this: Click on “Select Your Community” towards the bottom of the page, then click on “Twin Lakes”. Enter all your information here and attach all documents you have outlining the proposed project. Once your request is received it will be reviewed to be sure it is complete. If there are any issues or missing documents we will call or email you. The board will review your application and we will email you the final approval letter for your records if an email address is provided. Otherwise you will receive and approval or denial letter in the mail. If you have any questions, please contact the HOA management office for assistance. 2 Twin Lakes Life Magazine | Winter 2019


Important Reminders

GATE ACCESS

Residents are provided with bar code stickers for their vehicle. The gate system scans these stickers and grants access for one vehicle. If you sell your vehicle, please notify the HOA office and provide us with the number on the sticker so that we can deactivate it. Additional stickers are available for purchase at a cost of $15 (a limit of 3 active stickers are permitted for each residence). Your guests can access the community using one of two methods. Owners can provide guests with their personal pin number (that is chosen at closing) or they can call owners using the directory at the key pad. When you receive a call, you must push 9 on your phone to open the gate remotely for your guests. Community gates are scheduled to be closed during the evening and early morning hours. Areas where construction is heavily underway will have the gates open during the day to allow contractors to access the site. The walk through pedestrian gates throughout the community are locked. To gain entry or to exit, you must use the code 0616.

SECURITY

Roaming Mobile Security Patrols are performed daily. Reports are submitted to the Association regarding any suspicious activity, and reported to law enforcement if warranted. Osceola County Sherriff ’s Department will patrol the neighborhood. If you should see any illegal activity please promptly call 911. For urgent matters concerning the HOA amenities, please contact the Twin Lakes Hotline at 407-508-0570.

PARKING

Please park in your driveway or garage and not on the street. Refrain fron blocking the sidewalks when you pull into your driveway.

SPEEDING

Please use caution when driving through the community. SLOW DOWN.

GATES

Whe entering the community, be aware of possible “tailgaters.” If someone is trying to follow you into the community, stop in front of the gate AFTER you have cleared the gate itself. This will prevent them from following you in.

COVER STORY Is there a neighbor experience you are most proud of? They are all just so friendly and made us feel at home from the day we moved in. What do you do for fun? Marie: I love creating. Right now, I am making crafts for the Holiday Season. I want to make our house a Winter Wonderland for all our neighbors and friends. Skip: I would like to get back to playing golf. What is the last movie that you have seen in the theatre? Downton Abby. Who is your role model and why? Marie: Martin Luther King, because he was willing to die for his beliefs. Queen Elizabeth II, because she has dedicated her whole life to the service of her country. Skip: At 75, I really don’t have a role model! What is your favorite TV Show? Marie: I love watching documentaries, learning programs and well done ,well acted movies. Skip: I really don’t have a favorite show as I watch mainly sports or old movies. I did like the old original sitcoms: Archie Bunker, The Golden Girls, etc.

What do you love most about Twin Lakes? The wonderful people, the amenities, the beautiful lake and dock...just everything. Where did you move from? Lake Nona. What is your background? Marie: I’m originally from Long Island, New York, but left in 1979. We have lived many places around the United States. I love Florida the most. Skip: U.S. Marine Sgt. Skip: Marie and I have been married 50 years and we enjoy traveling, especially to western Ireland, and plan to revisit in the spring. n

What is unusual or unique about Twin Lakes in comparison to your previous home? Marie: The area is designed for people 55 and older years of age. There are so many activities and things for people to do and get involved with. Skip: The dock and boat dock, and the cabana with the grills and T.V. What is your favorite weekend activity? We are retired. Every day is a weekend for us!

What is a good story about Twin Lakes? Marie: The people in Twin Lakes are so welcoming; they always wave hello. Twin Lakes residents like to have a good time and make you feel instantly at home and happy.

What else should we know about you or your family? Marie: I wish they lived closer. We love to travel. We have good friends that live not only in this country, but the United Kingdom as well. We have spent a lot of time in England and Scotland, and several years ago we drove by car from Dublin to Western Ireland. Beautiful, amazing country and people. We plan to do this again this coming year.

Holiday Parade & Sweets Under the Stars SATURDAY, DECEMBER 7

J

oin us on December 7th for a golf cart parade followed by a social at the pavilion at the Lap Pool. The parade will begin at 7pm at the Lakeside Pool and make its way around the community ending at the fitness center. Then join us at the pavilion for sweets and hot cocoa. Residents are encouraged to decorate their golf carts and drive around the community to show off their holiday spirit. Please bring a holiday treat to share with your neighbors. Hot Cocoa will be provided by the HOA, but of course, you can bring your own spirits and spice!

BUILDING COMMUNITIES THROUGH GARDENING

R

esearchers admit that it is hard to prove the theory that gardens and greening create a friendlier and more cohesive community, better able to tackle the many problems of modern life, because evidence is often anecdotal, incomplete, or tantalizingly subtle. “How exactly do you put a dollar value on a person’s self-esteem, or the fact that someone feels better about driving through your neighborhood?” asks Diane Relf. Nonetheless, she and others say there is plenty of evidence that greening can help residents pull together and improve their community. Mark Francis, a professor at the University of California at Davis (and past Board member of the ACGA) has done extensive studies of the community benefits and perceptions of parks and gardens. He found that gardens built and maintained by community residents have “unique social and economic benefits.” “The spaces provide opportunities for neighborhood residents to develop and control part of their neighborhood, an advantage not afforded by traditional parks,” he concluded after a 1987 study of park and garden users in Sacramento, California. “Gardens are active places that people make themselves, use for work and socializing, and can “love”.” Research by Jill Roper, a graduate student at Rutgers University, confirms the theory
