The FM industry is modernising and technology will drive the change. There will be more connection, more automation, and more significant impact in business and investment than ever before, and the revolution has just begun. Airport scoops top LOY award Gatwick Airport, the world’s busiest single runway airport, was awarded the Overall Tork Loo of the Year Award trophy at the Loo of the Year Awards annual presentation event in December. This is the first time in the award programme’s 29 year history that an airport has achieved this top award and was in recognition of Gatwick being awarded platinum awards for every one of its 13 entries. Gatwick was also awarded the UK and Ireland market sector award for transport. The award programme’s managing director, Mike Bone, said: “Gatwick Airport first entered the Loo of the Year Awards in 2015 with two entries in the South Terminal and won the national category award for England in the airports category and the UK and Ireland market sector award for transport. All

ICE has acquired 100% of the shares of Cleaning Equipment Supplies Ltd (CES), a company based in Cwmbran, South Wales. "This is a very exciting and strategic acquisition for the ICE business,” said Mark Bresnihan, CEO of ICE Ltd. “We have been in discussion with CES for some time, to learn about how this opportunity could benefit both organisations and its customers. We feel really positive about the CES business, its people and what it can bring to the ICE group. Our market is evolving and changing, and we are keen to gain strength, depth

Effective management of the facilities life cycle is often cited as an enterprise’s second largest expense, and system integration will allow better access to information, with intelligent workflows automating processes for high efficiency. We expect data across all applications to be standardised, driving the market forward in areas such as automated guided vehicles, increasing productivity and work place safety. • Powering up to BIM Level 3: While BIM Level 2 is far from maturity and foundations are still being put in place, the results are promising and we look ahead to what BIM Level 3

will bring. Understanding, evaluating and contributing to the next digital standard for the construction sector will be key. Level 3, or ‘Open BIM’ is a fully collaborative model, allowing more complex and extensive data to be used and shared. In addition, the data could also be used in a wider sense to provide asset information for ‘smart cities’ or ‘smart grids.’ • Wearable technology for tomorrow: Wearable technology has entered our consciousness mainly through the fitness industry but will soon play a part within FM. Wearables hold full potential to improve workplace safety, security access, collaboration, and also support data collection in different physical work environments. A challenge for the FM with the wearable environment will be to ensure it doesn’t cross any personal boundaries but makes the most of the overall work experience and helps drive efficiencies.

• Location, location, location: Location-based services (LBS) is part of the mobile evolution. In retail it has changed customer services beyond all recognition - in FM it’s set to do the same. For example, for the FM that manages multiple sites, an app could be used that delivers up-to-date inventory of supplies at multiple sites. When a mobile phone enters the site boundaries, the app would pull up a list of available materials, flag supplies that are not sufficient to meet immediate needs for the users of that building and facilitate ordering. • Big data gets bigger: Big data will soon become a necessary asset for companies in the FM sector, as it turns data into insight. Big data is used on a daily basis to make predictions about customers who may not even be aware this is happening. Two big users of this are Amazon, which predicts item purchase based on shopping

habits, and Netflix which makes suggestions of what to watch next. These principles can be applied to FM imagine a future where energy consumption in a hospital or business premises is predicted and managed according to the weather or a day of the week or time of day. Individual employee daily facilities usage profiles could also be created to help model and employ your most effective workspace. • Civic FM: 2017 will see increased access to end user map based services such as ‘Fix my street’, a communityled extension of self-service FM. Applications developed by groups such as mysociety will grow to include logging issues, notifying relevant parties to enable scheduling of remedial services and will become part of a daily occurrence for the general public. Users can track the progress of reported incidents, driving a community empowerment explosion. • Conversational systems:

Just as we are becoming more familiar with robotic receptionists, we’re seeing the technology develop where the user and the machine interact using spoken or written natural language. As with consumer conversational technology from major providers such as Apple (Siri) and Google (Google Now), the world of FM could one day in the future deliver an increasingly intelligent contextual experience. The interaction may be a simple request or question such as ‘stop’ or ‘can you open the door please?’ with a simple result or answer. However, the interaction can also become complex such as collecting workplace data from a large number of employees, resulting in highly detailed sets of results for the creation of new and improved workplace plans or a printed 3D structure driving facilities decisions. www.swg.com

70 years of the FWC In almost any business or industry, a collective body of professionals will virtually always be more powerful than an individual person or company. This is especially true when the body is recognised by the government as an authority. Such organisations can do many things such as influencing regulations, advancing the interests of members, creating new operating methods to enhance profit and safety, and other activities. An industry body provides credibility, expertise, influence, and access. The window cleaning industry is no exception. With its 70-year anniversary, the Federation of Window Cleaners has a long and distinguished history dating back to 1947 when it was originally formed as the Na-

tional Federation of Master Window Cleaners by former army officer, Albert Townsend. He saw the need to establish an authoritative organisation that would represent the window cleaning industry and its members, and from this grew the present day federation with its revamped corporate image to reflect industry changes whilst still retaining the founder’s original rationale.

With the past 70 years’ experience in mind, the FWC is dedicated to developing best practices in the cleaning industry. In 2008, in conjunction with IOSH, FWC launched a newly accredited one-day health and safety course covering the use of waterfed poles and portable ladders. In 2009 the FWC launched its safety training DVD - Safe use of portable ladders and waterfed poles - which shows the importance of a thorough inspection of the site and of the equipment. In March 2010 FWC launched an IOSH accredited one-day risk assessment training course that identifies any applicable legislation, shows how to put controls in place and how to draft out the risk assessment.

FWC Safety Accredited Member (SAM) was established in 2013 by a team of experienced and dedicated window cleaners who strive for a safe working practice for the window cleaning industry. SAM is a pre-qualification scheme that allows local authorities and other organisations to identify that contractors have the minimum standard required under the scheme. For 2016, in line with HSE toolbox talks, the FWC published the HSE seasonal toolbox talks within its quarterly trade journal, Window Talk. For 2017, and in line with HSE toolbox talks and the FWC’s ongoing IOSH training courses, it is working on an online toolbox talk refresher training course. High on the federation’s list

of importance is the FWC’s representation on the Cleaning Industry Health and Safety Liaison Forum (CILF) which comprises representative bodies from all parts of the cleaning industry together with the HSE. Members of the FWC are provided with legal and technical support and information on exclusive liability insurance schemes. A registered personalised membership card is issued together with safety information, and guidance towards health and safety legislation and training whilst encouraging the use of the FWC logo on vehicles and stationery to highlight safety, efficiency and status. Connectivity will enhance office Northwood completes MPP purchase efficiency: Tork study Around 73% of office workers feel that increased connectivity would have a positive impact on their working life. And 40% also believe that connecting objects to the Internet at work could have a positive impact on hygiene. These were among the findings of a major new study into office attitudes carried out by Tork manufacturer SCA. The Tork Trend Report polled the opinions of 8000 office workers in 17 cities worldwide and carried out in-depth interviews with key industry figures. “The message came through clearly that efficiency at work could be greatly improved if offices became more connected,” said SCA communications manager, Jamie Wright. “Industry chiefs feel that apps could be used for everything from finding an available meeting room to controlling the heating and cooling systems - or even finding an available toilet.” Tork is pioneering ‘connected’ washrooms in the form of the Tork EasyCube system. Tork EasyCube sends push notifications to cleaners via their smartphone or tablet when soap or paper supplies in connected dispensers are running low.

“By providing real-time information, this system enables facilities management staff to anticipate issues and solve problems before they occur rather than waiting for complaints or coming across issues during cleaning rounds,” said Wright. “The next step will be to analyse the data to factor in changes during the design and construction stage. By understanding how facilities are being used and where the inefficiencies lie, workplaces will be able to be designed to better match the needs of employees.” The Tork Trend Report study revealed that four out of 10 employees often come across washrooms that have been inadequately cleaned and that have empty soap and paper dispensers. It also emerged that many of today’s workers are unwilling

to tolerate poor hygiene standards at work. A total of 79% of respondents said they would inform their facility manager if they were dissatisfied with the quality of hygiene products supplied in their offices. And more than half of workers often worry about being infected by unwell colleagues, with six out of 10 believing that working remotely is good for their health. www.tork.co.uk

Vax closes commercial floorcare division

The shareholders of the Northwood Companies have successfully completed the purchase of 100% of the issued share capital of Midland Paper Products Ltd (MPP). The shareholders of both companies have worked closely together for many years. When two out of the founding four shareholders of MPP expressed their desire to retire the natural wish of the remaining two was to explore merging the MPP business with the growing hygienic paper converting companies of Northwood. Midland Paper Products Ltd will continue to operate as an independent company and will be led by Craig Williams as commercial director and Mick Booth as operations director in close cooperation with the other converting and tissue making businesses and the Northwood leadership team. Paul Fecher, Northwood’s chairman, said: “This acquisition brings additional resource to our market offering and continues the focus of the Northwood businesses on the UK hygienic tissue sector. The acquisition of Midland Paper Products Ltd allows us to complement our existing converting, Northwood Hygiene Products Ltd (NHP), facilities in Telford, Penygroes, Meltham and Birmingham as well as further consolidating our position as a major independent supply source to the sector. British Institute of Cleaning Science

You may recall that in this column I have referred to one of my favourite acronyms, ‘FUD’. Fear, Uncertainty and Doubt appear to prevail all around us at the moment, what with Brexit, Donald Trump as the United States President elect, and the recent referendum in Italy! it is an uncertain world. One thing is for sure, though, there will always be another day tomorrow for those of us left. Looking forward into 2017, as far as BICSc is concerned it will be a year of significant changes. Firstly, our 2017/2018 Handbook will - for the first time - be published online and not in hard copy. Probably the most significant change, however, will be the routes to individual membership. The experienced route will cease to be an option for individuals from 31 March 2017, therefore any existing individual members at that time will continue to receive the membership benefits whilst they continue to renew. New grades of educational membership will be announced in 2017 including ‘student’ (‘apprentice’). These changes in individual membership will be the most significant in the history of the Institute, and a new grade of membership for corporate members who are not cleaning contractors will be available by mid 2017. This is for manufacturers and suppliers of cleaning machinery, chemicals etc. The Institute, through its Cleanlogic brand, will be delivering workshops on industry specific subjects such as planning and estimating. These workshops will be available to all industry personnel with agreed rates for individual and corporate members of the Institute. The requirement for continuous learning and development will drive new products and assist the Institute in its stated objective of raising standards in the cleaning industry. The educational activities of the Institute have been strengthened by the introduction of a Technical Panel which, amongst other representatives, includes Dr Sally Messenger as head of education and Dr Eric Brown as technical editor. In early July 2017 the Institute Cleaning Inspections (Audits) will become a BICSc standard, and will reflect the requirements of BS EN 13549:2001 Cleaning Services. Covering basic requirements and recommendations for quality measuring systems, this will allow the Institute to benchmark individual cleaning standards so as to provide consistency across a portfolio of contracts and facilities. The popular BICSc Roadshows will return in 2017 to help create an industry community for individual and corporate members and help to provide up to date technical and industry information. Our new website will continue to be updated and will contain more member focused information. A date for the diary - The BICSc Educational Programme, Exhibition and Annual Awards will take place on Thursday 14 September at Whittlebury Hall Hotel and Spa, Northants. The foregoing gives a glimpse of the scope and changes the Institute will be embarking on in the year ahead. Last but not least, CPSS Version 3 will be issued during of Q4 of 2017. This version will take account of feedback so far received on v2, and will include further enhancements on education for cleaning operatives. Appointed as sales and marketing director is Andy de Sallis who heads up the new team consisting of Michellene McCann, business development manager, and Daniel Cody, internal sales executive. Andy de Sallis joined Cleanology in September having previously worked in brand marketing and more recently in FM for ISS, Kärcher and Julius Rutherfoord. His diverse background brings a unique approach that fits with the company’s drive for growth to promote its passion for innovation and the science of cleaning. He said: “We don’t just provide cleaning and FM services, we think differently and give our customers solutions that enhance their values by understanding their brand, culture and specific needs of their people. As PFI director, Thorne will be a member of the FM executive committee, reporting directly to managing director Peter Jones. Thorne will be responsible for managing the multiple PFI contracts with schools in the London boroughs of Tower Hamlets and Greenwich, as well as in north Wiltshire. He will also oversee contracts at the Nuffield Orthopaedic Centre and Churchill Hospital in Oxford, as well as community and healthcare centres in London and Wolverhampton. Peter Jones, managing director G4S FM UK&I, said: “Having known Phillip for a number of years as a prominent member of the FM industry, I am assured his talent and proven business acumen will strengthen our highly skilled senior management team. Alistair Hall. Specialist waste management and recycling sack supplier Cromwell Polythene has appointed Alistair Hall as commercial manager, a new role that will straddle both sales and purchasing. Hall brings 22 years’ experience in the packaging industry to the company, having previously held senior positions at British Polythene Industries (BPI), Intelipac and Bunzl. Hall has worked in sales for the past five years, first with Intelipac, where he was responsible for a range of high volume imported polythene and paper packaging items, developing sales of £12 million in three years, and then with BPI, where he managed and developed retail customers, introduced a premium quality range of recycled polythene refuse sacks and looked after retail sales. Prior to that he headed up the purchasing department at Bunzl, managing a £150 million budget. He introduced a category management approach to the procurement team which increased sales and improved margin among existing customers. During his early career he spent 14 years in the purchasing department of major grocery retailer Morrisons, where he was responsible for developing a direct global sourcing strategy, working with Far East and European suppliers. He managed the optimisation of own brand packaging specifications and later, as purchasing manager, the integration of Safeway’s own label packaging. Cromwell’s managing director, James Lee, said: “I have known Alistair since he worked in Morrisons’ packaging division. His management and industry experience will be invaluable in strengthening and building on our position as one of the leading polythene companies in the UK and I am confident that he will make a significant contribution to Cromwell’s management team.”

How well does your industrial cleaning supplier scrub up? David Green, industrial services manager at Grundon Waste Management, explains why safety and experience is paramount when it comes to the nitty gritty of industrial cleaning. By its very nature, industrial cleaning is one of the dirtiest and most challenging jobs in the cleaning sector. One day our team of experts can be scaling the heights above a factory production line, the next they may be operating in almost pitch black conditions inside a manufacturing vessel. Choosing the right, trustworthy contractor is absolutely key, not least because the number one priority has to be employee health and safety. We’ve all seen the headlines - tragic deaths and injuries caused by workers becoming trapped inside vessels during a cleaning process; falling from height; or being overcome with fumes when working in a confined space. Given that employees can be handling dangerous chemicals or working in 35 degree heat, they need to have absolute faith in their colleagues and to know that all possible safety measures are in place. Thankfully, our team has an unblemished safety record and more than 40 years’ experience of industrial cleaning, but we know that not everyone shares our commitment. To help you consider some of the issues you need to think about when finding a new industrial cleaning supplier, I’ve put together a checklist of tips and hints: • Ask for registration and certification documents. • Request detailed risk assessments and method statements. • Test a company’s knowledge of legislation, such as confined space entry regulations. • Ask for evidence of specialist insurance. • Request testimonials and speak to previous customers. Reviewing those in more detail, the first point is to make sure you don’t always take a company’s word that they have the necessary approvals. Some less than genuine operators may be tempted to copy certification details off the Internet, so take time to check the authenticity of documents with the relevant body, such as OFTEC, CHAS and the Environment Agency. Look for an organisation which is prepared to invest in undertak-

ing a detailed risk assessment and will provide a pre-agreed regime and timescale which demonstrates how they plan to tackle the project and how long it should take. In many cases, we are asked to carry out industrial cleaning projects during annual shutdown periods (such as Christmas) against a very tight timescale, something which is only possible with the right amount of planning. Customers need to know that the organisation they employ will be able to complete the project in the required period and will either extend their working hours or bring in extra people to make sure they hit the deadline. Ensuring suppliers are up-to-date with all the necessary regulations is critical. Some organisations offer a cut-price approach and, although they will claim to be current with legislation, the truth is that they often do a poor job with inexperienced staff and we are called in to literally clean up their mess. Our teams go through extensive training and qualifications and have years of training. This includes a specialist confined spaces training awareness course; practising escaping a confined space wearing breathing apparatus; they are taught how to erect scaffolding; how to use a cherry picker; to work wearing a high level harness and to work in explosive atmospheres. In some cases, the work is so sensitive that our team is required to undertake additional customer-led training. One such example was recently, when we were asked to manage the decommissioning and cleaning process for old laboratories and buildings at a world leading centre of research excellence. Strict biosafety controls were in place on-site and our customer needed to know they were working with an organisation which really grasped the requirements of such a highly-specialist industry sector and who they could trust to do the job. Our team had to undergo an induction process, complete coursework and be tested to ensure they fully understood the necessary regulations and the implications of what they were doing,

as well as adhere to specific quarantine rules on site. At this level, customers cannot afford to make mistakes, which brings me back to the need to work with a reputable supplier as, unfortunately, not all operators are as stringent or safety conscious. When it comes to experience, we always say that where vessel or tank cleaning is concerned, until we go inside, we have no way of knowing how bad it will be. That’s when you rely on the knowledge of your staff to get the job done with optimum regard for safety. I believe it takes up to four years before someone is really able to show us their best in this type of environment - again another reason why you need to work with a respected supplier whose employees have been there for some considerable time. Making sure an organisation has the right type of specialist insurance should be a given - but always ask to see the documentation. On the last point, it’s always worth reviewing the type of customers an organisation has worked with. If you can see from their website that the majority of their work has been in laboratory decommissioning, then they may not be the best people to hire for vessel cleaning in a manufacturing environment or high level work. Multi-service contract with RS Components TC Facilities Management (TCFM) has been awarded a multi-service contract at RS Components Ltd, a leading distributor of electronics, automation and control components, tools and consumables. The contract will see over 50 staff from TCFM deployed to provide cleaning, security, catering, grounds maintenance, and specialist cleaning at 16 sites: two DCs in Corby and Nuneaton and 14 trade counters.

The contract commenced on 1 November and is being led by Steve Wengrow, divisional director, TCFM, who is working alongside the team from RS Components Ltd to deliver a seamless transition. Having been able to demonstrate added value within other FM contracts, RS Components awarded the contract based on TCFM’s passion to understand their individual needs and then to design a bespoke solution to meet them.

Excelling at Faerch Plast

Consultant Cleaners Ltd has successfully deployed a new Nilfisk SC6000 ride on scrubber drier at the Faerch Plast food packaging manufacturing site in Durham. The new SC6000 is a next generation, battery operated scrubber drier designed for large indoor areas. Total cost of ownership was key to product development, enabling high speed scrubbing and drying with ultra-low levels of water, detergent and power. Consultant Cleaners Ltd is part of the Consultant Services Group, a family run business founded in 1969, providing services across the UK including cleaning, catering, vending, and FM. Sarah Bolam, sales manager for Consultant Cleaners, outlined the pre and post sales situation at the Faerch site: “The Faerch Plast manufacturing site is a new contract for us and we were obviously keen to make a difference to this large facility which includes 150,000 sq feet of white painted concrete floors. The nature of the business obviously makes facility cleanliness paramount. The floors were previously cleaned with

a breakdown-prone six year old machine that frequently left streaks behind that needed to be mopped afterwards. After three weeks of using the SC6000 the floors were much brighter and cleaner than before and the client was delighted. Our team on site was noticeably lifted by the performance of the Nilfisk scrubber drier and really enjoy using the machine, which is very easy to operate. All team members received certified training from a Nilfisk representative and the trainer made sure everyone was really confident before he left us. Ongoing support has been first class too. Overall I give the machine 10 out of 10. It makes our lives so much easier and the results have been excellent. The entire team agrees that it’s a well-made and very effective machine.” The SC6000 is available in three battery operated versions with brush deck options for 86, 91 and 105 cm. With a solution and recovery tank of 190 litres and with limited use of water and detergent, the requirement for dump and refills is much reduced.

Bus company outsources cleaning for the first time The Oxford Bus Company, part of the Go Ahead Group, has outsourced the cleaning, shunting and fuelling services of its buses and coaches for the first time in its history, awarding a three year contract to Cordant Cleaning, part of Cordant Group. It builds on the 15 year relationship between the two groups that has seen Cordant Cleaning take responsibility for all of Go Ahead London’s bus operations covering 2500 vehicles at 18 locations. Under the terms of the deal Cordant Cleaning will operate from the main garage in Cowley, Oxford and be responsible for over 160 vehicles. This will include vehicle cleaning, checking oil and fluid levels and parking the vehicles, as well as cleaning the premises. Oxford Bus Company services the width and breadth of Oxford, as well as providing a frequent service transporting passengers to London Heathrow and Gatwick Airports. As a result the majority of the buses are constantly in operation and ensuring that each vehicle receives a daily standard clean alongside regular deep cleans requires precise scheduling and efficiency. Paul Hennigan, head of operations at The Oxford Bus Company, said: “Having seen the success the Go Ahead Group has had with outsourcing these services to Cordant Cleaning we knew it would be the best solution for our company. Cleaning contract secured with on-line retailer TC Facilities Management (TCFM) is now playing a part in helping an unnamed on-line retailer achieve speedy grocery deliveries from its DC in London. The contract, being delivered by a team from TCFM, started in December and will provide cleaning services to a distribution centre responsible for its groceries delivery in London. The team from TCFM, led by Charlotte Mudge, account manager, will ensure that the standards that TCFM has become known for in other DCs will be replicated and, with it, enable the retailer to deliver consistently speedy shopping solutions. The contract will utilise rigorous systems and stateof-the-art technology to help to deliver robust monitoring and management reporting to the client. Having been able to demonstrate added value within other cleaning contracts in DCs, the contract was awarded based on TCFM’s proven track record in the warehouse space along with its design of a bespoke solution, based on the client’s individual needs. 35 and still going strong!

By Simon Hollingbery, chairman, British Cleaning Council. I hope you had a terrific time over the festive period and the batteries are sufficiently recharged for the year ahead. As the tinsel and baubles come down it’s a natural time to reflect, and that’s very much what we’re doing at the British Cleaning Council as 2017 marks a significant milestone. This year, the Council is celebrating its 35th anniversary, and it’s testament to those founding members that the organisa-

tion has thrived and is just as important today as it was back when Boy George was in the charts! We plan to mark this in a number of ways. There’s a new ‘BCC 35th logo’ that will appear on our website and official letterheads throughout the year. We will have a special cake, and probably a verse or two of Happy Birthday at the Cleaning Show. But we’re also going to document, for the first time, the history of the BCC which we’ll be publishing in a special edition of our newsletter, The Voice. The story of the British Cleaning Council is fascinating and one that isn’t widely known due mainly to the fact that the Internet and digital publishing wasn’t around back then. We’re currently speaking to those who remember the early years, and are unearthing lots of articles and cuttings so we’ll be able to paint the

definitive story of the Council’s development. It was formed by three industry insiders: David Watt, Terence King and Robert Burtinshaw, who all felt that the UK cleaning industry needed to speak with one voice. The original association members were: Guild of Cleaners/Worshipful Company of Environmental Cleaners (WCEC), Industrial Machine Manufacturers Association (ICMMA), Janitorial Supply Association (JANSA), British Association for Chemical Specialities (BACS), British Institute of Cleaning Science (BICSc), Federation of Window Cleaners (FWC), and the National Carpet Cleaners Association (NCCA). Two members were invited from each association and it was agreed that the chair would stand for two years, something that still happens today. At the inaugural meeting held at the House of Lords, the members decided

they needed a president, someone with political clout and gravitas. Eventually Lord Gordon Parry of Neyland agreed to become the first BCC president and stayed in the role until the late 80s. The original members were determined that the newly formed Council should not be considered a ‘talking shop’ so it was decided from the outset that the Council would need adequate funds to operate effectively. This resulted in it making probably its boldest and smartest move by starting its own trade exhibition. The Council formed a new company British Cleaning Council Exhibitions Ltd (BCCE) - and in co-operation with another exhibition organiser set up a joint venture to promote national and regional cleaning exhibitions. That enterprise, today run in partnership with Quartz Business Media, has morphed into the Cleaning Show, which held a regional

event in Manchester in 2016 and is just about to launch for the second time at London’s Excel. The cleaning industry has experienced seismic change during the past three decades but things like public health, education and training, waste, and sustainability are just as important now as they were then. The industry is stronger when it speaks with one voice on these issues, and it proves that the BCC’s founders were correct in setting up the organisation. We feel it’s hugely important to produce a digital archive of the BCC’s history, not just for us now, but to pass on to future generations. Better, quicker, quieter: are you ready for 2017? How does the future look for the cleaning sector in 2017? Prochem Europe’s national sales manager, Phil Jones, takes the measure of the new year. Let’s face it, 2016 is not likely to go down as a year of social, economic and political stability - not here in the UK, the US, nor pretty much anywhere else in the world. Yet, not forgetting but notwithstanding the travails we have to square up to day-to-day, many business sectors have managed to keep on a steady growth path. Perhaps not outstanding, but steady. The commercial carpet and floor care industry is one such. Growth overall in the UK for products, equipment, materials, and chemicals has been modest. Yet the sector has not been without its ‘spikes’, those landmark moments marking how manufacturers, cleaning specialists and contractors alike can and do note, confer and adopt technical innovation and new ways of working. The past year has seen these come in the form of rising labour costs and continued concern for the environmental impact of cleaning and waste management. Demand for quieter, smaller, more energy-efficient technology is increasing as is the one-stop shop service concept favoured by larger clients and now trickling down to the mid and lower end of the supply market. The Government’s introduction this past year of the Living Wage (pegging hourly rates at £7.20 per hour now, rising to over £9.00 per hour by 2020) will impact on an industry where average pay rates are low and labour makes for a relatively high proportion of contract prices. At the same time, increasing demand for daytime cleaning has implications for parttime workers while quieter operating machines to work during site occupancy will be more sought after. An example, with manoeuvrability, high power output and low motor noise output key developmental requirements, Prochem Europe’s three-model Steempro range can be used while people are working at desks, while high capacity tanks also mean reduced downtime. In addition to the usual requisites of reliability, ease of use and performance, market demand will be focused on improved efficiency and increased automation of cleaning processes with equipment that can meet more than one type of application need. Quick area carpet cleaning is a further requisite for the busy, large commercial application. The encapsulation cleaning process remains a valid contender to resolve this. such system for bathrooms and other wet areas that does away with mops and brushes, and - with the addition of a carpet wand - can also be used for carpet cleaning. The new Prochem CR2 ‘multi-surface’ machine essentially enables the cleaning of toilets, urinals, and restroom floors without getting hands dirty. There’s no need even for chemical mixing as the solutions container affixes to the machine case for automatic dosing during operation. This dovetails with demand for the increasing development of antibacterial products, in particular in the healthcare, food preparation and hospitality sectors. These user sectors are strongly driven by legislation and higher standards for cleanliness, hygiene and health and safety and with them reductions in resource using a greater adoption of recycling. Prochem has been managing these expectations with lower power, higher output technology with resource saving features, like the re-jetting of spray wands that effectively has cut water consumption on site by a third. In the broader FM procurement sector, the provision of ‘one-stop shop’ solutions and bundled services has become an increasingly more attractive option, particularly for larger clients. The economic downturn increased pressure on companies to improve their operational efficiencies and control costs so it’s fair to expect demand for bundled services contracts to continue over the next few years. Does this have implications for the cleaning market overall? We believe so: customers seek the broadest number of applications solutions resolved in one go, not over days of repeat visits by contractors. They also expect contractors to know how to resolve those broader needs. That makes training very important as the market continues to be dominated by SMEs with increasing numbers of start-ups, yearon-year. In addition to offering the broader range of solutions and technologies for professional cleaning, Prochem is also the UK’s premier provider of training spanning carpet, upholstery, hard floor cleaning, and stain removal. With the market seeking more third party certification of products and services, professional cleaners attending the relevant Prochem Europe training courses can now take entry exams to join the National Carpet Cleaners’ Association (NCCA) at the same time. Keeping carpets clean...and safe Most nursing and care homes throughout the UK are faced with the same problem when it comes to keeping carpeted areas looking their best and safe for use. Mike Egerton, MD of Host von Schrader UK Ltd, reports. Nursing and care homes are, by their very nature, high traffic areas. High numbers of residents, staff and visitors use the facilities on a daily basis, often 24/7. Many still use a wet carpet cleaning system which, with the combination of extended drying times and the health and safety risks involved, presents more problems to busy cleaning staff and management than it solves. It should, however, be noted that when dealing with urine and faeces problems, a wet system is often the preferable option. Carpets in these premises take quite a beating and when cleaned using wet extraction systems and chemicals it means that large areas of the homes are unusable for several hours and there is a real possibility of health issues with mould and allergens due to the high moisture levels created. In addition, there are other safety concerns caused by older residents walking on a wet carpet and then slipping on hard floors. concerns in relation to indoor air quality, (IAQ). The general IAQ discussion, including the maintenance of furnishings and surfaces, deserves constant attention, because it affects all areas used by residents, staff and guests. We have learned a great deal on how to improve IAQ since the first concerns were raised in the early ‘90s. And as the reality of achieving better IAQ has progressed within the building management and services industries, it has also become very clear that moisture and airborne pollutants are a cause for concern - especially in a nursing/caring environment. It should be remembered that research carried out over the past 10 years has also shown that using carpet in preference to other types of flooring can also help in increasing IAQ - carpet acts as a filter which, in simple terms, provides the critical benefit of trapping and holding soil, dust and allergens which can then be removed by vacuuming and, most effectively, by using a dry extraction cleaning system. The first and most important step in the carpet cleaning process is the effective vacuuming of the carpet surface. Horizon project breaks new ground When it comes to floorcare it is rare that a manufacturer can break new ground in terms of innovation. Some innovations, however, are capable of changing the course of the industry across the world. The new Horizon autonomous cleaning machine can see everything by combining four different sensing technologies: map building, position, obstacle detection, and people detection. The result is claimed to be the most sophisticated environmental sensoring on the market today.

The scrubber drier uses advanced mapping technology to recognise the environment and determine the optimal cleaning route. Collision avoidance and cleaning precision is secured with a combination of sensors, and patented cameras allow for precise and consistent operation. The machine sensors can recognise any object - be it people, obstacles and drop offs - then on detection the scrubber will wait for the obstacle to move or determine an alternative route without any human interaction. Once the machine has finished cleaning, a notification will be sent to the user that the task is completed via a remote user device, which will communicate the current status of the machine. The device also alerts the user of any issues allowing the operator to pause or stop the machine remotely. The robust perception system therefore allows safe operation within multiple unstructured environments. The self-learning scrubber drier features a simple intuitive interface that is very user friendly. All models provide three main modes: • CopyCat mode: With just one single manual clean the machine learns exactly how the operator wishes to clean the area in question. Future cleaning passes therefore replicate the original run whilst adapting to any new obstacles. If the sensor detects a new object within the replicated area, the machine will stop and wait for the obstacle to move. If no movement is detected the unit will calculate the best route around whilst maintaining optimal cleaning performance. • Fill-in mode: This mode is the fastest way to get going with autonomous cleaning. There is no need for special mapping or programming, the operator simply outlines the area to be cleaned. The machine then utilises an advanced algorithm to work out the best, most efficient way to independently clean the specified area. Once again the scrubber drier utilises the advanced perception system to detect and avoid obstacles. • Manual mode: This mode provides the normal productivity and flexibility of a stand-on scrubber drier, allowing the user to manually clean as and when required. Real change It is clear that the Horizon programme is much more than a new range of products. When there was trouble at the mill... The past couple of years have seen many homes and businesses devastated by the effects of flooding and Robert Scott and Sons Ltd has been busy helping with products to solve the problems caused by flood water as well as advice on how to cope with the aftermath of flooding. Advice and products that have now, thanks to the arrival of Storm Angus last November, been put to the test in its own back yard! On the evening of 21 November, when the huge amount of water created by the storm blocked a culvert underneath the road at the company’s Heybottom Mill, the entire river flow diverted itself through the building culminating in over 2ft of water covering the mill floor. As well as wiping out the compressors, some computers and covering the whole floor area with thick mud, over 50 pallets laden with products were also damaged. The flooding caused major disruption to the site on the following Tuesday and Wednesday, but thanks to a well organised clean-up operation, Robert Scott was back up and running by the end of the week. Sales and marketing director, Alastair Scott, explained: “It obviously helps that we have plenty of cleaning products immediately to hand and our ‘disaster planning policy’ includes multi-site stocking of all our product range so there was no negative impact on our customers. The whole episode proved to be, on reflection, a good exercise to not only test some of our product range but also to double check that the

advice we pass on to customers in similar situations was valid - thankfully it was! The product that really stood out as an effective and quick way to clear the floor area of mud was our range of heavy duty plastic and floor squeegees. These are promoted as the professional’s number one choice for fast and effective squeegee action to wipe and dry hard surface floor areas. Made from heavy duty reinforced plastic with twin foam rubber blades, the clean up team voted these as the best way to remove residue mud from the floor and then to dry the concrete once the mud had been removed with pumps, several of our heavy duty plastic buckets, and our range of floor scrapers.” So the mission was accomplished successfully? Alastair Scott concluded: “In general the team followed the clean up procedures to the letter, ensuring the electricity had been secured as being safe before work commenced and wearing protective clothing at all times - waterproof jackets, trousers, gloves, and face masks - especially when getting rid of the initial volume of water and whilst tackling the mud laden floor. New Year’s resolution: clean better for less in 2017 Whether you’re a venue that’s seen its fair share of guests over the festive season, or are a business gearing up for the annual spring clean, winter inevitably leaves its mark. Reaping the benefits of rotary club membership For many establishments, and especially those with large areas of hard floors, rotary machines play an essential role in day-to-day polishing and burnishing. But cleaning teams can often harness these workhorses to spur more effective and efficient cleaning and maintenance - reports Stephen Pinhorne, national sales manager at Truvox International. Is borrowing money a good idea? There is a simple test. Ask yourself: ‘will borrowing the money enable me to increase my profit?’ If it does then it makes commercial sense. In particular this relates to the cost of borrowing money. If it costs less than the increased profit then it sounds like a good idea. A lot of small businesses think they won’t be able to borrow money, that nobody will lend to them. Well it’s all changed now. There is a lot of money out there looking for somebody (like you) to lend to. Peter Williams, a broker with The Oxford Funding Company, reports.

Assuming you are borrowing from reputable lenders then they all charge the same with the exception of how much they build in for their perception of the ‘risk’ involved. Most lenders want about 5% to make it worth all the hassle. So if you happen to be a cleaning company turning over millions with a huge balance sheet, this is about what you would pay. If, however, you are a small one man band in your first three years of trading lenders would usually need to add 10% for risk. So you can see they will charge the other end of the scale about 15%. Despite what you may think, if you borrow from a mainstream lender they will generally charge the right rate. It is, however, still definitely worth shopping around as rates will vary and in some cases they are negotiable. Watch out for the sharks. The payday loan companies are still active in commercial lending. They will try to hide the true cost of borrowing but it can never make commercial sense to borrow from somebody who wants several percent - each month! So borrow if it makes commercial sense. Go to the right lender for your requirement, and don’t be afraid to get a couple of lenders to quote you. So how to find a lender? Google the type of loan/finance you want and you will probably come up with a number of lenders who are worth approaching. If you don’t recognise their name do a bit of checking on the web first to ensure they are responsible lenders. The NACFB is the recognised association for commercial finance brokers. You can go to a recognised broker who will listen to your requirements, tell you the best lender they believe will suit, and then arrange it all for you. They then get paid by the lender for finding them business, so in effect they are free to you. Again you can Google commercial finance brokers or look on the NACFB website for a list of qualified brokers in your area. If you don’t use an NACFB broker just check they aren’t charging a fee. www.thefundingco.co.uk
