Education is a core pillar of WMCCAI’s mission. As is networking and creating business relationships. Conference & Expo is the ultimate combination to achieving that mission each year. And in 2020, C&E expands to bring our members MORE education, MORE networking and MORE opportunities for professional growth.

This year, Conference & Expo expands to include manager education classes on Friday, February 21, the day before the Expo floor opens. Don’t worry – we aren’t taking any education away from Saturday, which will feature 15 sessions throughout the day. All education sessions are approved for CMCA and AMS education credits. And in 2020, 14 sessions have been approved for PCAM re-certification credits!

Washington Metropolitan Chapter Community Associations Institute, a 501(c)(6) organization, serves the educational, business and networking needs of the community association industry in 80 cities/counties in Maryland, Virginia and the District of Columbia. Members include community association homeowner volunteer leaders, professional managers, association management companies, and other businesses and professionals who provide products and services to planned communities, cooperatives and condominiums. veryone in the Washington, D.C. area knows that the time-tested way to prepare for severe weather is to rush to the store and stock up on bread, milk, and toilet paper. While this addresses some of the common concerns people face when confronting a hurricane or snow storm, it falls short as a comprehensive emergency response plan. Communities can be prepared for most foreseeable emergencies.

Here’s how.

Identify the Most Likely Perils For most communities in our area, the most common perils, listed in general order of likelihood, are: • Frozen or broken pipes • HVAC system failure • Power outage • Severe weather – extreme heat or cold, hurricanes, or strong wind • Fire • Flooding • Falling trees • Information or data loss How each of these would affect a property varies with location and specific circumstances. The community should analyze how these events could affect the property, and 12 | QUORUM

what measures can be taken to prepare for them.

Many effects are foreseeable but not immediately obvious. Examples include:

• A pool or fountain may overflow during a heavy rain. Part of the preparedness plan may include draining water from the pool before an expected severe storm.

• Written plans for addressing the most likely disasters

• Handling accumulations of debris during an interruption in trash removal services during a snow storm may present a significant challenge at some properties.

• Flooding can affect underground garages or basements. If main electrical panels are located in these areas, there could be utility disruptions to residential units even if the main utilities are not affected.

• Where buildings have sump pumps that are essential to keeping occupied basements dry, backup power systems may be needed to keep the pumps running when power is out during a heavy storm.

• Irrigation systems that keep running during heavy storms can exacerbate flooding.

• Surface water flow across planting beds may wash mulch into clog site drains, blocking the drains and creating floods.

• Emergency contact information • A list of Board members, management, and maintenance personnel • A list or database of resident information • Information on the building systems and equipment • Location of utility shutoff valves and switches • Locations of keys and access control devices • Building and site plans • Insurance information • Information on association finances, accounts, and agents • List of residents with special needs that may need assistance in emergency response

Minimize Risks Where Possible Many risks can be minimized with good property management practices including:

• Implementing preventive maintenance programs for critical systems and equipment

• Patio furniture blowing off of balconies

• Maintaining storm water management systems

• Contractors working in residential units inadvertently causing damage because they do not understand the building systems or equipment

• Pruning tree limbs away from buildings and removing trees too close to buildings

• Resident renovations unintentionally created hazardous situations

• Conducting fire evacuation drills in multi-family buildings

• Improper use or installation of natural gas-fired equipment

• Training the maintenance staff in preventive maintenance and emergency response procedures • Storing hazardous or flammable materials in appropriate containers and locations • Removing accumulations of combustible materials • Cleaning out storage rooms • Keeping emergency exit paths clear • Clearly identifying exit paths, locations of fire alarms, and locations of fire extinguishers • Keeping fire lanes clear • Maintaining an up-to-date supply of emergency response items • Backing up data and preserving building plans • Implementing a program to inform contractors working at residential units on appropriate procedures and equipment Fire Marshalls can be helpful in identifying and mitigating possible risks.

At properties where annual fire alarm system testing is performed, the tests can be good opportunities to review emergency preparedness plans.

Another good resource is insurance companies. Most firms have experts in assessing physical risks at buildings and they will help identify concerns and recommend preventive maintenance.

Special knowledge and skills will probably be needed to effectively manage many emergencies. Knowledge of the locations of shutoff valves and electrical disconnects may be critical in responding to pipe breaks or electrical power disruptions. Responding to many emergency repairs will require special knowledge, tools, and equipment.

At high rise buildings, it is advisable to have a clearly-defined chain of command for providing direction when responding to emergencies. Contact information for contractors that may be needed in emergency response need to be readily available.

Residents also need to be informed about how to respond during emergencies. For example, in buildings with modern fire alarm systems, residents may be given verbal instructions by the Fire Marshall through the fire alarm system to stay in place during fires.

It is advisable to have a review process for renovations in residential units to make sure that the modifications do not inadvertently create hazardous conditions or compromise critical building systems.

Reacting to and recovering from disasters can be costly. Having funds readily available will greatly mitigate the effects. Steps communities can take include:

For buildings with fire alarm systems, it is important for management and residents to understand what happens with fire alarms are activated. Some systems will automatically report to the fire department or a central monitoring facility, and some only sound a local alarm.

There may be confusion about responsibilities in emergency situations. Residents may assume that someone else will report a leak or broken item. During medical emergencies, it may be unclear who should call for an ambulance. A complete plan will clarify as many of these issues as possible.

Both owners and renters need to be advised on these limits. Experience at most communities is that the residents do not have a clear understanding of what the master policies cover and what insurance they should maintain as individuals.

Communicate Plan to Residents The disaster management plan needs to be communicated to residents in order to be effective. Use all appropriate means of communication for your community including discussion at association meetings, distributing written plan summaries, placing reminders in newsletters, posting on community digital networks, and placing notices in prominent locations. One time is not enough; the plan needs to be resent periodically.

The response to emergencies will be better if residents are individually prepared. Part of the outreach effort should be to advise residents of resources and actions they can take to prepare themselves for emergencies. Residents with pets and children should have plans for what to do with them in common emergency situations.

Residents with special needs - such as mobility restrictions, hearing loss, or visual impairment - should be identified and appropriate plans made to help them where possible. These residents should also be encouraged to make disaster action plans for themselves.

Care should be taken in preparing communications with residents.

A plan that is too detailed and contains too much information is likely to be ignored. Make the plans as simple as possible and focused on events that are most likely to occur.

• Civil disturbances

Appropriate reporting procedures should be identified. For example, if resident sees a leak during a weekend, sending an email to the manager is probably not a good response. Usually, there will be an emergency number to call and residents should be made aware of this.

The plan should also address appropriate responses to suspicious activity on the property. Many residents do not have a clear understanding of when it is best to call the police or fire department instead of reporting it to the management office.

here are several seasons throughout the year when many homes are vacant for long periods of time. Snowbirds, and others who leave their primary residence for longer periods of time, should consider how best to target-proof their homes for the extended time when nobody is home.

There are obvious tactics that most homeowners already practice when leaving their homes; cancelling the mail and newspapers, leaving lights on timers, ensuring the yard is raked up and looking tidy, etc. But there are some other strategies homeowners might consider to deter burglary and other property crimes.

These criminals usually work close to home and look for neighborhoods where they can fit in. They have no interest in confronting a homeowner so almost all daytime burglars will knock first to insure nobody is home, then go around back to facilitate the break in.

It is a fact that contrary to the myth of the nighttime cat burglar, burglary is mostly a daytime event often committed by low-level criminals looking for easy to fence booty – usually to finance their drug use.

New camera doorbell systems like “Ring”, where the owner can answer remotely and act like they are really home, even when they are not, are one of the best deterrents to a burglary. Another effective system is a home alarm system that both emits a loud siren and notifies either you or a third-party alarm company the system has been violated. This doesn’t mean some burglar won’t test you and break in anyway, but the large barking dog theory applies here; meaning most burglars are not willing to test any system that might facilitate their being caught (or bit by Rover) when there are many other unguarded houses to hit.

Another characteristic about burglars that is generally true, is they never commit just one. If you follow the news in your neighborhood (even while you are away,) and a rash of burglaries (or car break-ins) has started, the likelihood they stop until the burglar (or crew of burglars) is caught, is low. Car break-ins, by the way, are often nighttime events committed by the same demographic of criminal looking for GPS’s, cell phones or weapons – or keys left in the car. So, if you experience unusual activity on your remote camera doorbell or alarm system you should promptly alert law enforcement. While we are not as neighborly a society as we once might have been, tell your trusted neighbors you are going to be away from home and ask them to watch out for your house. I once had a neighbor give me his garage door opener and ask me to park in his driveway and garage off and on for two months while he and his family were in Australia.

In summary, the best way to secure your home for an extended period of time away is a combination of common sense and outside-the-box thinking. Talk to your friends and neighbors, utilize cameras and alarm systems, alert law enforcement to suspicious activity you become aware of, and be careful but don’t stress over the use of social media.

I have been asked several times about the role of social media and the potential relationship between posting on social media and becoming the victim of crimes. Generalizing is just that - it doesn’t cover all, or random scenarios; however generally, low level criminals like home and car burglars (or armed robbers of banks and liquor stores), are not sophisticated. If they had a lot of planning skills, they wouldn’t engage in highly risky careers that could land them years in prison, or worse. They are impulsive opportunists, so they probably do not spend any time researching potential victims on social media to see who might or might not be home. That all said and maybe the theme of a future article, there are other much more sophisticated criminals who do use social media to facilitate trolling for victims including pedophiles, date rapists, and at the expense of sounding too dramatic, serial killers. So while you probably want to avoid over sharing how long you are going to be away from home on social media, the chances a burglar is within that circle of your social media profile, and uses information from your social media postings to plan a break-in is small in my opinion.

echnology, when used to its full advantage, means you can virtually be in two places at one time. By doing so, you can quickly solve problems before they start, helping to make a happier and safer community.

With today’s systems, it is not necessary for staff to be present at a community center, fitness room or pool in order to ensure that it is safe, and access controlled.

Access control is another big concern. Physical keys are difficult to control, since they are so easily copied or lost. Current software allows you to set up unique resident membership pass cards similar to those used by hotels. These unique cards can help you track the attendance of a specific resident, or identify attendance trends at your facilities – if, for example, you are considering changing operating hours and want to see how many residents use a facility at a specific time.

ave you ever been away on vacation and missed news, or discussions within your community?

Are you a manager who wants to be able to broadcast messages to the community, including those away or on vacation?

The answer to these issues is simple: social media. We now live in a place where endless information is available at the swipe of a finger. While notices and emails are an effective way to reach a large audience, many people spend a significant amount of their time on social media. Let’s look at three channels in particular and how they can assist with keeping people “in the know” while they are away from the community.

Facebook One of the most powerful things that social media does is it connects people in real-time that are not in the same place. In the last five years, Facebook launched their Facebook Live streaming capability, free for all users.

This feature can allow communities to live

stream board meetings to those who are out of the country for work, or simply taking a trip with their family. It also allows for those viewing to participate in a chat along with the video. The ability to conduct a meeting virtually ensures that people will be able to participate in community decisions no matter where they are!

Twitter Do you have a community update that’s 280 characters or less? Twitter is a great place to announce events, meeting details, and promote a community newsletter. Those who follow the account can elect to be notified every time the account “tweets” an update.

These notifications pop-up on the user’s home screen. This way, if a community resident is not avidly checking their email while away, they will still receive up-to-date information. Twitter also allows you to link any community newsletters, blogs, or websites, making it easy to provide more information at the user’s leisure.

Instagram As cliché as the saying is, a picture really is worth 1,000 words. Instagram will allow a community to share photos and videos in

any easy to use format. Posting to Instagram is ideal for letting content do that talking.

Sharing photos of new amenities, community events, or residents themselves can help bring a sense of unity and excitement to your online presence. Additionally, those residents who many split their time living somewhere else or travel frequently will be able to see improvements and events with their own eyes. Instagram allows for the least amount of open dialogue, so this platform is used best in conjunction with others. Luckily, you have the ability to link other platforms and websites to posts for further information.

The days where coming back to an outdated newsletter to see what you missed on vacation are over. Sure, you still may return to a few catalogs, bills, and notices but community news deserves to be immediate. If you’re one that suffers from FOMO (fear of missing out) or simply like to stay involved within your community, these tips are a great starting point for staying inthe-know while away! Using these free social media platforms can launch your community to the next level of communication in the digital age.

While You Were Out: Utilizing a Neighborhood Watch Program

W

e all want to live in a safe, friendly community where it is safe to walk your dog, go for a casual walk or run, or not worry when parking your car. We started our Sully Station II Neighborhood Watch in 2001 because of gang graffiti on street signs along major roads in our community.

Working with the police, we learned that educating our community about gangs and removing the graffiti, would help move the gangs away from our development. This actually worked for us, but each neighborhood is different and it is essential to work with the police and incorporate neighborhood involvement and identify ways to deal with crime patterns.

Safe neighborhoods don’t just happen – the people who live there need to be aware of who their neighbors are, what is suspicious activity, and be willing to occasionally pitch in to help a neighbor in need.

Each neighborhood watch program can be customized to fit your environment and needs of the community. We started out with patrols or walking around the community at night. But that takes time and commitment, which a lot of us do not have. Our watch program has developed into being the “eyes and ears” for the police and encouraging neighbors to report suspicious activity, raise awareness through communication, and report suspicious crime.

When homeowners leave for a long weekend or extended vacation, it’s important to have neighbors who can keep an eye on the place.

Consider installing motion-sensor lights and lights on timers at different times of the day, and/or security cameras. A home security system can be installed

... and not too small. and burglars are less likely to target a well-lit home with cameras. Remove your last name from your mailbox, plant a security sign in your yard, and eliminate safety hazards like overgrown bushes that can be hiding places and also block the view into your home.

Having Neighborhood Watch signs at entrances to communities can be a deterrent to criminals and help keep crime low.

We have had several incidents in our community where trusted neighbors made a difference: • When a neighbor’s upstairs toilet overflowed into the entire house and water poured out from the middle floor, the person was at work. Neighbors called neighborhood watch, and knowing that the person had two cats, we were able to remove the cats safely from the damaged home and work with the fire department to secure the home.

• Another neighbor had moved away and the toilet had been running for several days and destroyed the inside of the home.

Having neighbors with contact information enabled us to contact the owners.

• When a fire erupts, neighbors can be the first people to bang on neighbors doors to get people and pets out safely.

• There was a hit-and-run incident in our community pool parking lot.

Thanks to cameras, we were able to see who committed the crime.

• When there are blizzards, neighborhood watch can work with neighbors to help shovel snow and dig out fire hydrants.

• When a senior goes missing, neighbors and friends can help look for the person.

Watch programs form productive partnerships with local law enforcement and encourage crime prevention efforts.

Our watch program works with our local crime prevention officers to keep the neighborhood informed and to participate in community programs like National Night Out. We communicate by email distribution and our community website, which helps to not only alert families of crime in the area, but also can help reunite lost or found pets. This free pet service helps an average of 15 - 20 pets get reunited each year. Since crime knows no boundaries, we have also opened up our neighborhood watch program to include people in surrounding communities.

KEYLESS ENTRY Increases Resident’s CONVENIENCE in the Community

A

t many residential communities, there are numerous keys, cards and fobs that are used to access the gate/ garage, the buildings, the amenities and the individual residential units. Modern technology leverages the smart devices that are used by residents and managers to gain entry to any portal (buildings, amenities, and units). An authorized user (resident, management or visitor) may have an Access Control App that is linked to their smart phone.

As the resident approaches a wall mounted reader near the door, they swipe the phone and the reader will allow entry.

es security by ensuring only current residents and management have access to the property. A key, card or fob has no personal attachment to a resident and allows them to give or loan them to friends to access the property. However, residents are less likely to give their personal smart phone to a friend to use to access the property. Another layer of security is with the vehicle credentials, as they are a one-time attachment use, meaning if they are removed from the windshield, the antenna inside the credential is destroyed rending it un-sharable.

To easily access the gates and garage doors, a keyless/handsfree entry system using vehicle credentials and long-range readers can be deployed. An authorized user (resident & management) will have a vehicle credential adhesive attached to the inside of the windshield. As the authorized vehicle slowly approaches the gate or garage, the long-range reader will identify the vehicle credential and open the gate or garage door. This approach removes the need to expose the driver to the elements by having to roll down a window or get out of the vehicle to use a key or pin. In addition to being more comfortable, the keyless/handsfree entry system can save time entering and exiting the property and increase parking convenience as unauthorized vehicles can no longer get into the property (more on this below).

Supporting the Daily Operations of the Community

Instead, a hosted system can receive a spreadsheet from the property with the resident’s information and auto-populate the information into the Keyless Entry System. Because the system can be updated with a spreadsheet, the management can upload a current database to change residents access each month for move-outs and late-payers access to amenities. Another benefit of the hosted keyless entry system is the real time management of the doors, gates and garage doors. Should a door need to be held open for inclement weather or a party, management can quickly access the door remotely through their management app on their mobile device.

Additionally, should a door be vandalized, maintenance and management can receive real time notifications to increase response

and repairs. Finally, the keyless entry system eliminates payroll hours being spent on an onsite server, logistics of the physical keys, cards and fobs and has a similar or lower TCO when compared to traditional access control systems.

Traditional access control systems have an onsite pc or server with the systems software and database. Backup plans are often ignored and too many times database files and event logs are lost due to hard drive failures or other PC related issues causing downtime and frustration for management and residents. A hosted solution eliminates the need for onsite pc hardware and allows multiple management users to login to the platform for management of the system for functions such as credential programming, searching event logs, activating or holding open doors etc. Each user has their own login, so an event audit is available to see who made what change. The database, system settings, event logs and other key components are always backed up.

Custom reports can be created to allow for easy operation or searching of information of things like vehicle information, activity of a user, how many times the door was propped open etc. Door props can even be an active alert and can be setup as a notification via email or text message to management to take immediate action on.

Before you pack that sunscreen, here are some steps you can take to avoid unexpected surprises.

First and foremost, maintain heat in your home of at least 55-60 degrees. Most insurance policies include conditions that allow coverage for freezing losses provided you do your best to maintain heat. When an insurance adjuster suspects there has been a failure to maintain heat, part of the investigation includes a review of recent heating

bills. If it is determined that a freezing loss was due to failure to maintain heat, the loss may be denied. Don’t make the mistake of believing that the heat from surrounding neighbors’ units is enough to heat your unit while you’re away.

lation. Insulation, particularly the blown-in variety used in newer construction, compresses over time leaving pipes vulnerable, particularly in unheated areas. Sufficient insulation not only controls heating and cooling costs, but can help to avoid freezing claims.

Drain hose bibs (outdoor spigots) in the fall and avoid turning them back on until spring even if the weather warms for a day or two in January. A frozen hose bib can be a costly, and yet very avoidable, insurance claim.

If you will be away from your home or unit for an extended period of time, turn off the water supply and bleed the faucets. Make sure to turn the faucet to the off position prior to leaving home. (As a notation, residents whose furnaces use the home’s water heater to function should not take this step).

Open sink cabinet doors to allow the warmer air in your unit to reach under sinks, particularly sinks that back to an outside wall.

If you are home during extremely cold weather, allow a small trickle of water to drip from the faucet to help to avoid frozen pipes. Do not leave open faucets unattended.

Avoid running your washing machine or dishwasher while you are away from home. You can minimize the damage of an overflow if you’re home to stop it, but the damage can run into the thousands of dollars if you aren’t home. When running the washing machine, avoid overloading the machine.

The most commonly supplied washing machine hose, a 3/8 black hose, typically fails at the coupling. Failure rates increase at eight years and nearly 80% of all failures occur before 10 years. Replace aging hoses with rigid, braided-steel hoses.

Make use of water sensors that can detect water on the floor, and install shut-off valves where possible to help avoid a serious claim.

Clear your garbage disposal before leaving. Avoid putting grease, seeds, rinds, coffee, pasta, and eggshells down the disposal that can cause backups.

Make certain you’re staying ahead of repairs. Murphy’s Law (anything that can go wrong, will go wrong) is twice as frustrating when we’re away from home. Early replacement of elements in your home such as your water heater can help to avoid costly damage.

Because accidents and damage can still happen even with the best preparation, a final word of advice: carry your own insurance.

With a few exceptions, the Master Policies written for most condominium associations in the District of Columbia, Maryland, and Virginia cover the units as the developer originally conveyed them.

The condominium unit owner’s policy can be written to cover your improvements and betterments, your personal property/contents, your loss of use/additional living expense in the event a serious loss prevents you from living in your home during the period of restoration, and any deductible responsibility you may bear should a loss originate in your unit.

times the task that falls through the cracks.

If you have newspaper deliveries or other subscription deliveries such as from Amazon, do not forget to change or suspend those as well.

• Put away garbage and recycling containers and make sure they have been emptied.

• Shut-off the water supply to external spigots and pipes.

• During the winter season, snow removal should be included since many jurisdictions and even community association governing documents provide requirements for addressing snow and ice accumulation in a timely fashion.

• Cover or store inside exterior furniture and grills.

• Shut-off any external gas lines such as those extending to grills and make sure propane tanks are turned off and even stored away from the home if you have outbuildings like a shed.

• If you have an exterior reserved parking space, consider allowing a neighbor to use the space while you are gone so that it appears someone is home.

• Given the advances in technology consider security cameras that are Wi-Fi enabled so you can check-in remotely. Consider a doorbell/camera system for your front door.

• Have someone check-in on your property on a regular basis, even if only from the exterior at a minimum.

• For tech savvy individuals that no longer prefer a simple “analog” key, there are Wi-Fi enabled door locks that you can lock or unlock remotely, provide special short-term codes for specific people and track remotely who is accessing your home and when. This is certainly a personal preference but may have advantages depending upon your situation.

The following are a few more items for consideration that may not be as obvious or may require more planning: • Take a walk around your property and put away items that if left out will be an obvious indication that no one is home. These may include, ladders or other equipment, children’s toys, etc. Pay particular attention to items such as ladders that could also assist someone trying to break-in.

• When walking the exterior of your property make sure there are no obvious maintenance or safety items that could be a problem for you while you are gone. This may include loose gutters, siding, shingles, etc. Failed sealant joints or anything where air or moisture infiltration could occur as a result. Deteriorated building elements may include such items as roof soffits and eaves, deck railings and boards, fences such as those restricting access to a pool or hot tub, etc.

• Clean gutters, downspouts, and/or other drains at roofs, decks, patios, etc. to ensure they are functioning properly.

• If you have a sump pump, make sure any external discharge points are open and function properly.

• Consider timers for certain exterior lights.

• For those of you in Condominiums with exterior storage or mechanical closets make sure the doors are closed/locked and if there are supplemental heat provisions in the closet for sprinklers or other pipes make sure those are working in colder weather or turned off for warmer months.

• If you have pest issues in your area make sure to have a pest control specialist evaluate your property, particularly before colder weather.

• Do not forget to take make sure all windows and doors are closed and locked. If this is a coastal vacation property, consider the time of year and whether the hurricane doors/protection should be put in place before leaving.

With some consideration to these items before you leave, you will most certainly have less to worry about while on that extended trip.

Don’t forget to double check your suitcase though!

Avoiding Contractor Renovation Pitfalls

S

o, you just received approval from your board of directors in your community for your bathroom renovation! Congrats! You leave a lockbox at your door for the contractors to enter your unit while you are away for business. Seems like a perfect scenario, right? You will leave for a 10-day business trip and will come back to a brand-new bathroom! Day 3 into the renovation, while you’re halfway across the country, you receive a panicked call from the community manager for your association.

They’ve just informed you that your contractor flooded out your unit and the unit below yours as a result of improper shut down of the water to your building. The association has managed to turn off the water and begin mitigating the extensive water damage to avoid further damage to the unit below yours. You left for a business trip, left your unit in your contractors ‘capable hands’ and now you’ve ended up with a likely insurance claim, emergency mitigation bills, and angry neighbors!

How could this have been avoided? I always recommend the association partner up with trusted contractors to perform some of the, arguably, most important functions of any work performed in a community that affects common area or multiple units. In this particular case, I would recommend that the board partner with a trusted plumber that knows the property and knows how to properly turn on and off the water. The homeowners would

be responsible for coordinating with this trusted contractor for the turning on and off of the water for the private contractors.

This practice ensures the water is shut off correctly and the pipes properly drained before any work begins. It also helps to develop a ‘policy’ for homeowners to follow when scheduling a water shut off that outlines how much notice needs to be given to all parties affected/involved as well as when this service can be performed.

Another issue I see a lot of homeowners run into when renovating their unit is knowing which walls in their unit are structural and which are cosmetic. The long and short of it is… we don’t know for sure which walls are or are not ‘load-bearing’ (in that they exist to ‘hold a load’ in place) because homeowners aren’t dedicated architects, and neither are board members, management personnel, or even most contractors! It’s always highly recommended to obtain architectural drawings when considering the removal of a wall or the addition of significant weight in your home or unit.

Removing or compromising a load-bearing wall can cause structural damage to your home and in the case of a condominium community, the common elements and other units. Evidence of cracking walls or sagging floors may indicate that a load-bearing wall or structural component has been compromised. If that occurs, it may be necessary to engage an engineer

to determine the extent of any structural damage and the proper way to restore the structural stability. If these structural issues were caused by an owner, the expense for the engineer and the cost of the repairs may be passed onto the homeowner. This type of situation may have been avoided if the owner engaged an architect or engineer before beginning work. Additionally, it is recommended that you (or a friend) be involved in the renovation project and periodically check in on the contractor. Confirming that the contractor is following the approved plan may also help prevent damage to your home.

Remember, the sole individual responsible for any and all renovations as well as whether a modification or renovation is performed in accordance with building codes and with proper permits, drawings, and procedure is the owner of the home/unit.

As managers, it’s our job and pleasure to help homeowners understand association governing documents and proper policy/procedure to aid the owner in implementing a successful renovation in their home. When in doubt, ask your management team!
