Workplan A timeline for preliminary and final deliverables allowed me to visualize necessary progress on a day to day basis. Predicting time to finsih pieces outlined the work I needed to do each day. I saved some time on rendering quickly, while I lost time on making diagrams

Precedent Study: Ventana Ventana by D2 Architects. Dallas, TX (2019) Total Unit Area: 30748 sq ft Independent Living: 12343 sq ft (40%) Assisted Living: 11368 sq ft (37%) Memory Care:7037 sq ft (23%) Amenities: Three dining venues, movie theater, roof garden, patios, pet park, putting green, cafe, wellness center, gym, rehab center, arts studio, salon and spa, game rooms, library, heated pool. Design Notes: The amenitites are dispersed throughout the building like the pictured lounge.

Precedent Study: Brightview Brightview West End Senior Living by Hord Coplan Macht. Rockville, MD (2018) Units:195 Independent Living: 116 (60%) Assisted Living: 53 (27%) Memory Support: 26 (13%) Amenities: Multiple dining venues, daily programs, theaters, billiards, library, common spaces, pubs, fitness areas, gardens, manicured outdoor spaces, putting greens. Design Notes: The facility seems to feature privacy that is borderline isolation. It’s removed from the city with a private road, memory care is in a separate building than the rest, and all amenitites are private. 4


Precedent Study: Sunrise Sunrise on East 56th by SLCE Architects. Manhattan, NY (2020) Units: 151 Independent Living, Assisted Living, and Memory Care. Assisted living and memory care have their own floors Amenities: Dining rooms, salon, fitness center, medical rooms, art studio, theatre, gardens on 4th, 11th, 15th floors. Design Notes: Floor one is for retail services. Floors two through 16 are residential. The retail is a bridge between the city and the apartments. Dispersed community spaces create pocket neighborhoods within the building. 5


High-Rise Study: Solstice Solstice on the Park by Jeanne Gang. Chicago, IL (2018) Solar Carving: A concept coined by Jeanne Gang that describes a design that is shaped by sunlight. Windows are at a 72 degree angle, which is the angle of the sun in Chicago at noon on June 21st. The design increases the sustainability of the building and helps reduce glare coming off the windows.

High-Rise Study: Aqua

Aqua Tower by Jeanne Gang. Chicago, IL (2010) Balconies are used to facilitate conversation between units. Through variance in size, shape, and position, people are able to interact with many balconies, rather than just the ones beside them. In the post- COVID-19 world, it is worth exploring alternative attempts to maintain social interaction and distancing. The balconies also shape the way light enters the units.

Precedent Study: CCTV CCTV Headquarters by Rem Koolhaas and Ole Sheeran. Beijing, China (2008) The architects threw away the idea of “form follows function” and replaced it with “form follows fiction”. They created stories of who their building occupants would be and what they would do. The design followed their movements and interactions to create a flowing ecosystem, rather than a typical hierarchical skyscraper. The design lets 10000 people interact with one another at various levels of the building. The form is rather circular which promotes movement between the floors rather than just across one. 8

Floor One

The north building has a large restaurant open to the public off of Jefferson. There’s a cafe on the southeast corner of the north building as well. These amenities serve both the residents and the public which encourages exhange between the two groups. The last amenity space is mail services for the residents. There is a lot of open space for lounging and social interaction. The north circulation is centralized to accomodate both east and west entrances.

Floor Two

Parking continues on the south building. On the north, the northwest corner offers a private bar for the residents with extra lounge space.The rest of the rooms are recreational or conference rooms. 14


Floor Three

The first residential floor. The corner units are two bed, two baths; the rest are one bed one bath. The large yellow amenity on both towers is a per floor dining facility. The other amenities are storage. The hallways remain large for both safety and a walking / running path. The bridge between the two buildings acts as a community event space.

Floor Four

The fourth floor is virtually the same as the third floor except the units are mirrored and the balconies alternate in the opposite direction. 16


Design Vision

The design aims to maximize social interactions under normal circumstances inter-generationally, and inter-capability while limiting the restrictions on socialization while amidst a pandemic. This will be done with integrated horizontal and vertical communities and neighborhoods that can be feasibly isolated. Sustainable features will be included to lower heat gain and costs of energy usage while inspiring the residents to consider sustainable lifestyles.

Storage

Community spaces on each floor allow for small, isolated gatherings and socialization. The balconies provide fresh air and sunlight for every resident, which is critical. They also act as another option for interaction at a distance. The service elevators keep workers separate from residents as much as possible. 18

Spatial Organization For ever fourth floor, there is an amenity floor that aims to connect multiple communities by flloor into a larger neighborhood. The unit types are dispersed throughout the building to increase cross-capability interactions. On the same thought, some independent units are available as normal apartments for rent to integrate younger people and families into this vertical community.

West Elevation

The bridge connects all 23 residential / amenity floors of the south building to the north building. On the amenity floors, though, it’s an outdoor, walkable space for the bridge. There are community balconies on every amenity floor as well. These elements complete the vision of a vertical combination of communities and larger neighborhoods with many avenues for socialization and integration.

Solar Carved Windows

The angle:

78 degrees because Phoenix is at a lower latitude than Chicago.

The effect:

The windows don’t absorb as much light, thus reducing heat gain in the summer. In the winter, the angle becomes perpendicular and light and heat are actually increased.
