This vast £253million project is delivering 1,680 prison places through a Partnering Contract. Each partner has worked single-mindedly from day one to create a high-performing team with shared objectives and values. It is the first in a series of schemes to be undertaken as part of the Ministry of Justice’s (MoJ) wider challenge to reform and modernise the prison estate to make it more efficient, safer and focused on rehabilitation. A core feature of the programme is to optimise how the MoJ’s assets are designed, procured, delivered and operated through a platform approach, which has now formed the blueprint for 10,000 additional prison places.

optimising how assets were designed, procured, delivered and operated, through a platform approach. Increased stakeholder engagement was required to agree a new design that could create smaller cohorts of prisoners; a repeatable design that could be progressed across the next wave of projects procured through supply chain partners who share the MoJ’s drive for digital, MMC and partnering ethos. Wellingborough reflects the government’s commitment to create safe, secure and decent accommodation that facilitates rehabilitation of the prisoners that reside there. The has enabled investment within the supply chain, and developing opportunities to educate, train and inspire new and

existing industry professionals to fully appreciate all aspects of digital and Modern Methods of Construction. Not only has the new prison build at Wellingborough achieved the government’s goal for a design that aids rehabilitation, it supports the wider smart construction agenda and left a legacy within the construction sector. On 28 June 2020 the government announced that four new prisons will be built across England over the next six years. The Chief Secretary to the Treasury, Stephen Barclay MP, said: “We are not only delivering on our commitment to provide 10,000 more prison places, but signalling a shift in how we build public buildings through a major increase in factory built, modern methods of construction.”

Developed by Tide Construction, this iconic development was delivered in record timescales using the best of volumetric modular technology. The scheme was purchased by Greystar and Henderson Park and halving the construction programme significantly improved investor returns. 16
Reaching heights of 136m – equivalent to the London Eye – 101 George Street’s 44 and 38 storey towers comprise the tallest modular building in the world. This globally renowned scheme includes 546 purpose built rental homes and state-of-the-art amenities. The efficiencies of modular construction meant that the scheme was delivered in just 28 months. The factory-built homes were manufactured by Vision – Tide’s volumetric modular company – in a clean, safe, temperature-controlled environment and craned into place onsite. 1,526 modules were successfully installed in just 35 weeks. All completed projects from Vision’s production line are backed by leading

BERKELEY HOMES (EAST THAMES): BUILDING 11 ROYAL ARSENAL RIVERSIDE
Building 11 is part of the Royal Arsenal Riverside development in Woolwich, London. The project comprises the refurbishment of the Grade II listed Officers’ House (Block A) and running parallel the addition of a new twin block (Block B) built by volumetric modular construction. The project delivered 34 new homes and 4,000ft2 of retail space, bringing back into use a derelict building and retaining the historic character of the existing elevations. The site access was very constrained and the public realm surrounding the building had to be delivered quickly in preparation for the opening of the neighbouring Woolwich Crossrail
Station. Using modular technology enabled the team to deliver this stunning building to a tight deadline and with limited disruption to nearby residents and commercial tenants. The high standards of fabric energy efficiency delivered by the modules, combined with the reduced embodied carbon from the lighter weight construction and retention of the existing building, make this a best practice example on how to reduce the environmental impact of delivering homes that should be replicated elsewhere. As part of a team of specialists, B&K Structures has given the building a new lease of life as a student hub, bringing together everything scholars need to support their studies in one place. B&K Structures were part of the team that sensitively restored the Grade II listed building by stripping it back and modernising it ready for its

contemporary role at the heart of the University. The Dreadnought building retains its character and sense of history while also providing a stateof-the-art hub creating learning and gym facilities, a 500-person capacity bar together with teaching and social spaces. The project involved two elements. The refurbishment of the existing building together with a new PEFC full chain of custody infill structure to the courtyard comprising visible grade cross laminated timber (CLT) floor panels to the first and second

Encompassing 1,512m³ of glulam beams and 2,674m³ (19,101m²) of spruce cross laminated timber (CLT) panels, the roof makes a vast design statement covering an area of 1,097 m2(GIA). The design and detailing were split into six phases over a period of five months, a significant design consideration was the development of the steel to timber connections to provide the engineered tolerances critical to the buildability and accuracy of the finished project. The build was sequenced over an eight month build programme, critical to the installation was the development and implementation of strict moisture control procedures. These procedures were developed alongside Laing O’Rourke and provided for a robust and effective control of water/moisture during the construction phase of the build.
The ambition for the Jaguar Land Rover scheme was to create one of the foremost Advanced Product Creation Centres in the world. The new building reflects the design quality and company values associated with one of the UK’s most iconic businesses. This development is integral to Jaguar Land Rover’s wider expansion programme at the Banbury Road site in Warwickshire. Facilities include new design and engineering studios, state-of-the-art offices, a restaurant, a multipurpose hall together with other amenities. A new internal thoroughfare connects all areas creating a sense of community and maximising the potential for interaction. This diverse range of spaces has been brought together under one of Europe’s largest offsite manufactured timber roofs designed, engineered and installed by B&K Structures –

Kingston University Town House is a stunning six storey mixed-use teaching building that offers a vibrant new face to the University which has been designed to encourage collaboration and exchange by student and general public users. PCE was appointed as Specialist Structural Frame Contractor responsible for the detailed design, manufacture and construction of the circa £8million structural package working with world renowned project architects Grafton Architects, Project Manager and Quantity Surveyors Turner & Townsend and AKT II Consultant Engineers. 24
A fully coordinated Building Information Management (BIM) approach to BIM Level II protocols was adopted by PCE and the other parties with special emphasis being placed on pursuing a Design for Manufacture and Assembly (DfMA) approach to enable certainty of the hybrid structural component construction. The internal structure of the building provides a three-dimensional matrix, one singular complex space, which links the various required uses while at the same time giving each its own identity and privacy. Externally the highly imaginative facade is made up of an open undercroft colonnade at ground floor to invite public use and activity, above which three cascading terraces form hanging gardens giving a sense of landscape connecting from ground level to the top of the building. BOND BRYAN: LYMINGTON FIELDS SCHOOL
Bond Bryan have used a variety of offsite solutions for several other school projects and are confident in its ability to meet both the client’s budget and technical requirements. The Lymington Fields School site complements the adjacent housing scheme and forms part of a regeneration plan that is designed to accommodate 45 nursery pupils, 630 primary school pupils and 900 secondary school pupils. On completion, the campus will form the largest secondary school in Europe. The use of offsite construction enabled the delivery of this project.
This repetitive use reduced both manufacturing and installation cost due to speed and efficiency.
The school was delivered using a component-led approach with the design being broken down into the minimum number of repeatable components. For the Lymington Fields School the same 16 components were used to deliver circa 90% of the school.
The works have been handed back to the Client on time and seven months ahead of budget, to a high standard.

One of the key drivers to reducing cost was to decrease the programme duration. The frame was complete and watertight in only 18 weeks as three different construction solutions were used, allowing three different gangs to be on site at once.

This winning entry is for installation of the glulam and cross laminated timber (CLT) roof structure for the new 4,000m2 activity centre at St George’s College in Weybridge. The complex roof is a bi-directionally curved, freeform glulam and CLT engineered
timber structure and is formed from two layers of glulam members which give a unique and exciting appearance which pushes the limits of structural timber to create a wave-like form that blends into the landscape. The freeform roof shape dictated that

an offsite system had to be used as the timber elements needed to be manufactured to a very high tolerance – with all metalwork connectors being factory fitted to enable fast and safe installation. Wiehag manufactured the glulam members at their state-of-the-art factory in Austria which included bevelling the top edges of the glulam and shaping the edges of the facetted CLT slabs, resulting in the curved external roof surface which was sufficiently smooth to apply the roofing system without the need for expensive firrings. One challenge was the interface between Wiehag’s package and the steel columns, and this required extensive collaboration between all team members to ensure that the different tolerances of the two packages were incorporated into the design. THE MCAVOY GROUP: NEW WING AND AMBULATORY CARE UNIT NORTHUMBRIA SPECIALIST The McAvoy Group delivered a £15million contract for the offsite construction of a new wing at Northumbria Specialist Emergency Care Hospital in Cramlington. The 6,500m2 three-storey building had to integrate seamlessly with the existing hospital. The first floor was fitted out to accommodate one of the UK’s first purpose-designed Ambulatory Care Units. This was a highly complex project on a live hospital site that pushed the boundaries of offsite construction.

McAvoy integrated the new wing with the design of the existing traditionally built hospital and used offsite construction to reduce the build programme by 50% to less than 12 months. This helped the Trust to meet the rising demand for acute patient services. The approach achieved exceptional value for money and met the Trust’s stringent quality standards. The new wing was constructed using an advanced offsite solution and featured a number of innovations. It used larger, bespoke volumetric

Stonebridge Primary School is an existing school in the London Borough of Brent that was looking to expand and consolidate from two sites on to one site. The project involves the construction of a new architecturally impressive hall that
will be fully accessible to the wider community and the school alike. It also includes six new classrooms, three each for Foundation and Year 1. At the heart of the building is an inspiring library space, where younger pupils can garner a love of reading in

The architectural intent was a multi-dimensional roof that would reflect that of the existing school building. This entry is founded on the redevelopment of one of the most famous racecourses in the world – The Curragh at County Kildare. Grimshaw’s design redeveloped the renowned Irish venue and was part of a master plan to provide world-class facilities while respecting the unique landscape that gives the Curragh its identity. Marked by a soaring linear roof, the new grandstand builds up the anticipation of race day by bringing spectators together in one exemplary viewing terrace that directs attention to the spectacle of jockeys and horses.

The unique grandstand roof measures an impressive 7,000m2 and the entire structure contains some 1,400 tonnes of structural steel, 8,900 tonnes of precast concrete (2,162 units) and 4,300m2 of glazing. Using a precast offsite solution delivered a maintenance free structure which has environmental benefits. with the design team, a 3D model was developed that allowed designers to build off the model to ensure the right product, zero defects and a right first time install approach was adopted.
University of Warwick (UoW) wanted to develop an innovative world-class building to bring faculties together within an Interdisciplinary Biomedical Research Building (IBRB). The ambition was to push the boundaries of what is deemed possible in construction and with a key driver to minimise disruption to the live campus and a commitment to 50% of the build being completed offsite. IBRB is a state-of-the-art environment that supports and fosters research for the School of Life Sciences and Warwick Medical School to fight human diseases at UoW. The 7,000m2 building is being constructed by principal contractor Wilmott Dixon with NG Bailey closely working in collaboration to deliver the challenge of using offsite methods for 50% of the construction and building services. 36
UoW and the design team were forward thinking and made an early commitment to push the boundaries of what was possible – willingly embracing offsite early meant the decision to consolidate multiple smaller risers into one centralised core, creating a mega riser – ensured maximum positive impact on the onsite construction activities and programme. Collaboratively working

The 22.5m high multi-service riser provides service distribution from the plantroom. It has a separate electrical compartment with distribution boards for busbar, tap off, and containment together with a weather cap (split into eight boxes) that sits on top providing water tightness and includes a structural frame with flooring, plus encompasses the thermal expansion and anchoring of the heating and chilled water pipework. Additionally, the module includes supply and extract ductwork, fume extract ductwork, laboratory gases, domestic water services, rainwater and above ground drainage. The riser was manufactured in the factory in eight sections and due to the physical size, each section was rotated in the factory to allow safe access and assembly. The COVID-19 pandemic has seen the NHS deal with a sudden severe strain on its wards and facilities. Fears around how the hospitals would cope came without notice as the country was plunged into a national lockdown. Permanent emergency wards were urgently needed to meet the health services’ growing demand. As a volumetric modular construction specialist, Darwin Group were able to respond fast and efficiently to deliver three new wards of the highest quality scaling 4,438m2 for NHS Trusts across Britain. The first of the three new spaces were for the Royal Albert Edward Infirmary
in Wigan. The ward accommodation facility, which scales more than 1,156m2, was designed, manufactured and constructed in less than 40 days. The modular build provided space for an additional 50 in-patient beds and was split into two separate Nightingale Wards. The civils period from starting on site to being complete was 11 calendar days. This meant that from point of order, to needing to have the volumetric units landed on site, there was 14 calendar days. Within eight days, all primary materials required for the assembly of the volumetric units at our manufacturing facility were delivered and the offsite process commenced. The first module was craned into place on day 14 with all

The Royal Albert Dock is a 700,000ft2 commercially led development, where the majority of built elements were manufactured offsite. Modelling technologies were utilised from detail to delivery, with the 21 buildings of the first phase successfully delivered to BIM Level 2. All panels were assembled and rationalised in 3D, with the construction stage cladding package extrapolated from model format to facilitate the facade contractor’s manufacturing process. The cladding panels were all assembled offsite, with most delivered

complete with glazing readyinstalled. This system enabled up to 18 panels to be installed per day, equivalent to approximately oneunit floor – facilitating an efficient 98-week delivery programme, which was successfully achieved on time and on budget. The client’s vision was to create a new commercial district for London, using a derelict royal dockland site as a springboard for international and home-grown business. The key to quickly unlocking this vast area of land was modular construction, which enabled quality brick buildings to be assembled with a productionline efficiency, and allowing the client to commence fit-out and marketing around six months sooner than with an equivalent traditional build. The home-building sector in the United States has been slow to adopt modern methods of construction, and while nearly 90 percent of residential structures are constructed out of wood, the majority of them continue to be built on the job site using the traditional building method of stick-framing. The home builder’s original intent was to stick-frame the entire project; however, soon after construction began on site in late 2019 – at which time a significant number of the houses had been already been sold – it became increasingly apparent that the framing contractor would not be able to complete its work within the agreed upon schedule. The builder, recognizing that it could be in jeopardy of not fulfilling the terms of agreements with multiple homebuyers, approached Entekra about transitioning to off-site construction for 51 units in the development. Approximately six months after stick-framing on site started, Entekra began manufacturing the initial kits for this development, and the first house – one of the four-story residences – was completely assembled, including the roof, in 10 days.
