Welcome to this year’s Offsite Construction Awards - showcasing the very best in offsite construction technology.

This unique publication celebrates the individuals and businesses responsible for delivering a wide range of ground-breaking projects, as well as recognising the R&D approach to product innovation, enabling the industry to design and build to the highest standards.

This year’s Offsite Construction Awards saw record entries and brought together the industry to celebrate the best use of offsite construction in the UK and internationally. We are delighted to say that these Awards have proven to be a rich vein of stunning architectural design and engineering entries, reflecting the economic indicators for the industry and a growing confidence in the use of offsite technology within the UK construction industry.

BLACKPOOL MSCP - BANAGHER PRE-TOPPED DOUBLE-TEE

The Blackpool Regeneration Scheme’s new Multi-Storey Car Park (MSCP) may not seem like a ground-breaking project at first but through clever design it incorporates the UK’s first Pre-topped prestressed Double-tees. The use of these Pre-topped units removes the requirement for an insitu deck – eliminating all steel and all screed traditionally used in MSCP construction, saving time and significantly reducing carbon, while removing follow-on trades and creating a unique de-mountable structure.

FP MCCANN: BURNT MILLS IN HARLOW FOR HOLLYBROOK HOMES

Exemplifying the benefits of concrete technology, FP McCann completed a project for Hollybrook Homes as part of a £50 million regeneration scheme in Harlow. The NHBC multi award-winning Burnt Mills development comprises 172 quality new homes constructed from an in-situ reinforced concrete frame to first floor, with a structural precast concrete frame and precast concrete architectural cladding to the 13 upper floors – designed, offsite manufactured and installed by FP McCann.

Everton’s new 52,888-seater stadium is the result of combining meticulous 4D Building Information Modelling and offsite precast solutions into a once in a generation stadium. From innovative double-step terracing to the striking precast brick façade panels the circa 14,000 precast units employed proves that stadiums can utilise carbon conscious precast concrete while meeting client budget, programme and expectations, resulting in one of the most environmentally friendly stadia ever built.

LENDLEASE CONSTRUCTION EUROPE: HMP FOSSE WAY

HMP Fosse Way, a 1955 No male prison in Leicestershire which is part of the government’s £4 billion prison construction programme. This new prison commenced during the COVID 19 pandemic amidst the unprecedented national disruption to the country since World War 2. This successful constructed Lendlease project was delivered with with a safety record of zero critical incidents while achieving over 3.6 million hours worked without a safety critical incident.

B&K STRUCTURES, STIFF AND TREVILLION, AKT II, STORA ENSO & KNIGHT HARWOOD: ARDING & HOBBS

Sensitively adding an elegant 20,000sq ft extension on top of a meticulously restored 1910 department store, the redevelopment of Arding & Hobbs has won wide acclaim for breathing new life into a once run down Grade II listed building. Adding a new, spacious, light-filled pavilion, it has achieved a BREEAM Excellent rating, and showcases how a hybrid mass timber-steel solution can help clients meet modern standards of sustainability while reinvigorating historic buildings for the 21st century.

MTX CONTRACTS: NORTHWICK PARK HOSPITAL – MULTI-PLATFORM ROOFTOP A&E EXPANSION

This project saw the creation of a compliant 32-bed short-stay ward above London’s busiest A&E department at Northwick Park Hospital London, in one of the most complex build programmes ever undertaken by MTX to date. The challenging location in the middle of a busy hospital site required the use of one of Europe’s heaviest lifting tower cranes to install the multi-platform MMC build. The dedication of the entire MTX team ensured safe delivery in record time, with minimal operational disruption.

PCE: THE FITZROVIA W1

The Fitzrovia is a Grade A mixed-use building in in central London for property developer M&G Real Estate, working with Co-RE. The Architect is PDP London, with consulting engineers AKT II. The hybrid framed structure will provide 5,570 sqm of office space, mixed retail space on the ground and lower floors and eight premium residential units. Utilising PCE’s innovative HybriDfMA Frame System elevates speed, quality, safety and value.

SO MODULAR: COUNTY FLATS REDEVELOPMENT

County Flats is a state-of-the-art showcase of timber frame and modular construction situated on the beautiful Aberavon Seafront. A combination of approaches were taken for the project; this included retrofitting 72nr existing flats and constructing 55nr new modular flats. Retrofitting included extensive building fabric improvements and upgrading of the building services. The expansion of the capacity was achieved using an intelligent combination of category 1 and 2 modular constructions.

STELLING PROPERTIES: 31 HIGH STREET, SOUTHAMPTON

Stelling Properties take on a different modular build, on a restricted site where offsite construction isn’t ordinarily considered as a hybrid. This project is in a prime position on Southampton High Street and is set to revive an historic building. The unique, part listed building, was once home to the Bank of England and it’s striking façade and basement vaults will both remain in place, paying homage to the original building which will be brought back to life with MMC.

Designing and building prime office space for 5,000 people over a major transport hub with a greater footprint than the building itself demanded excellence and innovative engineering solutions. 21 Moorfields is a once-in-a-lifetime design, redeveloping almost redundant land into a fantastic office location for one of the world’s largest banks.

NUGENT: ALMAC CR8B COMMERCIAL MANUFACTURING AND PACKAGING

NUGENT provided MEP services & BIM utilising MMC, DFMA, off-site Fabrication & Lean Construction Techniques for Almac CR8B Commercial Manufacturing & Packaging. Due to the complexity of the site working within a live working pharmaceutical company with high footfall of staff & infection control policies & procedures to follow, off-site pre-fabrication was key for delivery to minimise disruption during working hours & respect H&S of the public & Considerate Constructors Scheme.

BRITISH OFFSITE: ABBEY QUAY, BARKING, WESTON HOMES

Abbey Quay is a new landmark address fronting directly onto the River Roding, providing luxurious 1, 2 & 3 bedroom apartments within a waterfront urban village in the London Borough of Barking & Dagenham, with over 1,000 new homes. This scheme uses UNisystemSFS the most technically advanced, light gauge steel panel systems in the marketplace.

EVOLUTION HOME AND LEISURE: SWIMMING POOL BUILDING USING LIGHT GAUGE STEEL AND MODERN METHODS OF CONSTRUCTION

Evolution Home and Leisure manufacture the Matrix panel system, a collaboration with Core Architects and Starline Construction produced a groundbreaking swimming pool. The project deeply rooted in innovation, was started by Sam at Core Architects who brought this unique structural vision to his clients, together they set the stage for a unique use of MMC and by utilising the patented Matrix LGS system, where LGS is used throughout the entire structure and has no cavity or cold bridging.

FRAMECLAD: THE CHOCOLATE FACTORY

As a BOPAS Accredited light steel frame specialist, Frameclad has an advanced offsite manufacturing infrastructure underpinned by customised digital technology, but their strength lies in the technical know-how within the team. DfMA is at the heart of the operation and one project that epitomises the success of this approach is The Chocolate Factory. Frameclad were appointed to deliver the secondary structural light steel framework from design and engineering to fabrication and on site delivery.

INTRASTACK: ENNERDALE AVENUE

Ennerdale Avenue is a development in the Manchester area focused on providing affordable homes. Housing provider for the project, Southway Housing, chose to use Intrastack’s low rise housing solution via contractor R&M Property. The lightgauge steel frame structure was used on eight low-rise houses on Ennerdale Avenue and was identified as the ideal solution for the project due to its safety during construction credentials, durability and the longevity of the build material.

METEK: HEAPS MILL, PARK LANE, LIVERPOOL

This 10-storey project is 9 storeys of LGSF on a GF podium by others with a GIFA of 4,530m2 to create a 104 Apartment Residential building. Built on the site of the Grade 2 Listed Heaps Mill on Liverpool’s waterfront, this brand-new residential development in Liverpool will offer luxury accommodation and five-star onsite facilities by our client, Legacie. The relatively small footprint made this a challenging project to design in terms of bracing and stability for our in-house Engineering team.

BEST USE OF TIMBER TECHNOLOGY

Category: This category rewards outstanding use of timber technology in UK projects. Including cross laminated timber (CLT), glulam, timber frame, SIPS, laminated veneer lumber (LVL), associated open and closed panel systems – or innovative new systems such as nail laminated timber (NLT) – Timber use as a major aspect in delivering a high quality, landmark building using a precision factory-controlled, sustainable offsite approach. B&K STRUCTURES, DRMM, ARUP & STORA ENSO: WORKSTACK, CHARLTON

Drawing inspiration from a ‘log-stack’, Charlton WorkStack breaks the mould of ubiquitous ‘tin-shack’ industrial units. The overlapping, cantilevering workspaces –progressively increasing in size – utilise the lightweight strength of CLT to create much-needed workspace on a reduced and compact urban site. Innovative, flexible, and commercially successful, the project is a trailblazer for re-industrialising our cities and is the UK’s first light industrial building of its type and scale.

B&K STRUCTURES, HOPKINS, ENGENUITI, INTEGRAL ENGINEERING DESIGN, STORA ENSO & KIER: HAILEYBURY SCITECH

Haileybury’s new SciTech Centre aims to unify the existing campus and promote connectivity between STEM disciplines. The first establishment in Europe to engage with Stanford University’s Stan-X research programme, it features state-of-the-art laboratories, IT and robotics suites, and 20 inter-connected seminar spaces. An exemplar of timber construction, this unique Education facility has doubled the size of the school’s previous provision while supporting their Net Zero sustainability goals.

LOWFIELD TIMBER FRAMES AND SJ ROBERTS CONSTRUCTION: LUXURY LODGES BLUESTONE

In 2023, Bluestone National Park in Pembrokeshire invested £24m to expand its facilities and further support its efforts in meeting high environmental and sustainable standards, whilst protecting and enhancing the local area and community. Part of this investment included the development of 80 new luxury lodges that were constructed by main contractor SJ Roberts Construction, utilising timber frames manufactured and supplied by their sister company, Lowfield Timber Frames.

RAMBOLL : BEECHWOOD VILLAGE

Beechwood West project is a 251-plot Modular home development in Basildon using cross-laminated timber as the fundamental structural building-block. The benefits of timber design and modular construction complement each other to provide a thoroughly efficient structural system. Design options for the 5 house types mean that there are over 1 million unique house designs and the costumer can directly input into theirs using the NU-Living online platform for a true custom build experience.

TRANSFORMING TIMBER: TWO STOREY HOUSE EXTENSION - HOWDEN HALL ROAD

A 1950s bungalow has been reconfigured for an improved layout more compatible with modern living requirements extending the original 115m2 footprint to 197m2 utilising 3 forms of modern methods construction. The extension work was carried out in two time periods (2011-17) and (2022-24) given the need to raise the necessary capital. Overall, the performance of the property has been significantly upgraded using novel approaches improving quality of life whilst minimising environmental impact.

Integra Buildings was selected by University Hospital Southampton NHS Foundation Trust to design, manufacture and deliver a bespoke Wellbeing Hub at Southampton General Hospital. Funded by the record-breaking sale of artwork by artist Banksy, a bespoke wellbeing facility was created to recognise the extraordinary contributions of NHS staff during the pandemic. From design to delivery, Integra surpassed client expectations, providing NHS staff with a dedicated space in which to relax and unwind.

MCAVOY: OASIS ACADEMY SPRING STREET

In response to the growing need for secondary school places in the BS2 and BS5 areas of Bristol, plans were approved by the Department for Education (DfE) to build a new 1,600-place secondary school. Due to the new school facing planning delays and to meet the imminent demand for school places, a temporary school was required. McAvoy was appointed to deliver the temporary school due to the quality of their SmartSpace solution, building flexibility, and reduced programme.

MTX CONTRACTS: CLATTERBRIDGE HOSPITAL – THE CHESHIRE AND MERSEYSIDE SURGICAL HUB AND COMMUNITY DIAGNOSTIC CENTRE

This project consisted of a ground-breaking 3-phase development to the south east corner of Clatterbridge Hospital. The project included 4 new Ultraclean theatres, 18 first stage recovery beds, a CT scanner, MRI scanner, staff accommodation and ancillary spaces. This transformative project was completed in just over 2 years, from conception stage to handover. According to NHSI, this is the quickest construction of twin theatres delivered under the NHS TIF Funding programme.

STELLING PROPERTIES: 31 HIGH STREET, SOUTHAMPTON

Stelling Properties take on a different offsite build, on a restricted site where volumetric modular construction isn’t ordinarily considered as a solution. The project is in a prime position on Southampton High Street and will revive an historic building. The part listed building, was once home to the Bank of England and it’s striking façade and basement vaults will remain in place, paying homage to the original building which will be brought back to life with MMC.

RIVINGTON STREET STUDIO: LISTER COMMUNITY SCHOOL EXPANSION

Rivington Street Studio has exemplified the use of hybrid volumetric modular construction with its design for the new Performing Arts Building at Lister Community School in East London. Infilling a peripheral part of the school site, the new three storey building provides dance and drama studios, music performance and general teaching accommodation. HMP Fosse Way, a 1955 No male prison in Leicestershire which is part of the government’s £4 billion prison construction programme. This new prison commenced during the COVID 19 pandemic amidst the unprecedented national disruption to the country since World War 2. This successful constructed Lendlease project was delivered with with a safety record of zero critical incidents while achieving over 3.6 million hours worked without a safety critical incident.

ENGENUITI & INTEGRAL ENGINEERING DESIGN: HAILEYBURY SCITECH

The Haileybury SciTech project integrates a new Teaching Block, Research Block, and cloister with two existing buildings to create a single hub for STEM on Haileybury’s campus. The new buildings are formed in CLT and glulam, much of which is visually exposed and contributes significantly to the striking interiors. Strong technical engineering and attention to detail was combined with offsite fabrication to create complex yet elegant roof structures and solve critical sequencing challenges.

MJH STRUCTURAL ENGINEERS: COLLEGE ROAD, CROYDON

College Road is one of the most advanced offsite buildings ever constructed, standing 50 stories and 163m tall, in Croydon, South London by Tide and Vision. There are 2 connected towers in the project, a 35-storey tower providing 120 homes and a taller 50 storey tower providing 817 co living homes and seven floors of amenity spaces. At 163m tall, the taller tower surpasses its sister project 101 George Street, becoming the tallest steel volumetric building in the world.

Beechwood West project is a 251-plot Modular home development in Basildon using cross-laminated timber as the fundamental structural building-block. JRL MIDGARD & FARRELLS: CHELSEA WATERFRONT PEDESTRIAN BRIDGE

The pedestrian bridge at Chelsea Waterfront is a key part of the realisation of a Farrells’ designed residential-led masterplan originally conceived in 1996. The overall site straddles two London Boroughs of Kensington and Chelsea and Hammersmith and Fulham, and the realisation of the pedestrian bridge was a key component of unifying the two distinct areas of the masterplan and opening up an accessible and beautiful walk along the Thames for the public to use and enjoy.

MODULOFT & ENGENUITI : SEAHOUSES X MODULOFT

Modular build for two, second floor, penthouses, compromising 21 modules, on Seahouses seafront. Approximate completed floor area was 277 square metres. The brief included a remit to be as sympathetic as possible to the local architecture and be as minimally impactful as possible to the local community, during installation. Project was delivered, from modules going up through to completion, within two months.

SES ENGINEERING SERVICES: AESC UK

SES Engineering Services (SES) were appointed to deliver specialist MEP services at one of the UK’s largest and most complex projects, AESC’s £450m car battery ‘gigafactory’, Sunderland. Working in partnership with Wates, and harnessing the expertise of its offsite manufacturing facility Prism, SES has set a new benchmark for the future of large scale projects, showcasing the very best of MMC and offsite manufacturing principles. In many aspects it has delivered a series of industry ‘firsts’.

VKE CONTRACTORS: TOWN QUAYS DEVELOPMENT - BLOCK A

Town Quays represents the southern segment of the expansive Abbey Park development in Barking, bordered by Abbey Road, Town Quay/Highbridge Road, and facing the River Roding. VKE was appointed by Weston Homes as the groundworks and superstructure contractor for Block A of this prestigious scheme. The project culminated in an 11-storey building, delivering 62 affordable housing units to Barking & Dagenham Council on a ‘turnkey’ basis.

Timber then became the interior and exterior hero - with the use of Glulam internally and Accoya cladding externally, ensuring they maximise energy efficiencies as well as producing a building aesthetic that will age beautifully into its stunning surroundings.

ENGENUITI, HOLMES MILLER ARCHITECTS, KLH UK & ROLTON GROUP: BUNTINGFORD FIRST SCHOOL

Buntingford First School provides space for over 330 pupils and is Hertfordshire County Council’s first net zero school building. The low embodied carbon of the CLT & glulam frame is offset using gold partners, and the full Passivhaus design minimises the operational energy required from the on-site renewable energy sources. Alongside the impressive sustainability credentials, the school delivers high-end teaching spaces, including a rooftop classroom and a ‘forest school’.

TRANSFORMING TIMBER: TWO STOREY HOUSE EXTENSION, HOWDEN HALL ROAD

A 1950s bungalow has been reconfigured for an improved layout more compatible with modern living requirements extending the original 115m2 footprint to 197m2 utilising 3 forms of modern methods construction. The extension work was carried out in two time periods (2011-17) and (2022-24) given the need to raise the necessary capital. Overall, the performance of the property has been significantly upgraded using novel approaches improving quality of life whilst minimising environmental impact.

Findings from Phase One indicate potential energy savings of 20% in Phase Two and 37% in Phase Three. Operational carbon savings are expected to be at least 20%. As the first Digital Twin successfully completed for the public sector estate, it demonstrates a viable path to net zero.

Lingen Davies have funded the very latest technology and equipment for hospitals in Shropshire, in particular enhancing the experience and care of those who go through their treatment at the Lingen Davies Cancer Centre at the Royal Shrewsbury Hospital. The equipment and technology they have funded improves waiting times, accuracy of treatment, the patient experience, and reduces travel time, damage to healthy cells and side effects.

Lingen Davies want to ensure that local patients are well supported during their treatment and recovery as they adjust to living life beyond cancer. They fund the I Can Cancer Rehabilitation programme which is delivered by a dedicated team of health professionals and incorporates physical fitness, mental health and wellbeing, nutrition, and fatigue management. Completed on time, on budget, to the highest standards of safety and quality, and with delighted clients and end-users, the project involved the design and build construction of a new purpose built SEN school, to replace the previous site that was no longer fit for purpose. Ashe developed the design from RIBA stage 1 onwards and constructed using a SIPs structure to achieve Net Zero Carbon in Operation (NZCiO). Hertfordshire County Council appointed Ingleton Wood as the architect to lead and complete the design and delivery of three Primary School expansion projects in Phase 9 of their programme. Codicote Primary School, near Welwyn Garden City, was the third of these and comprised of a 1 Form of Entry (1FE) expansion, doubling the size of the school into a 2FE and consisted of a new 8-classroom block, works to the existing school, car park expansion and associated landscaping works.

INNOVARÉ OFFSITE: ST MARY’S CATHOLIC VOLUNTARY ACADEMY

Following a devastating fire, St Mary’s Catholic Academy was selected for a DfE eco pilot scheme. The pioneering new building is the UK’s first biophilic school, connecting the internal environment with nature. Exemplifying the work undertaken by Innovaré Offsite to advance SIP technology, their Psi-FAST system was specified to provide higher fire safety, thermal, acoustic and environmental performance. Setting future standards, the new low embodied carbon school is net zero in operation.

MCAVOY: OASIS ACADEMY SPRING STREET

In response to the growing need for secondary school places in the BS2 and BS5 areas of Bristol, plans were approved by the Department for Education (DfE) to build a new 1,600-place secondary school. Due to the new school facing planning delays and to meet the imminent demand for school places, a temporary school was required. McAvoy was appointed to deliver the temporary school due to the quality of their SmartSpace solution, building flexibility, and reduced programme.

SES ENGINEERING SERVICES: LIFE AND MIND BUILDING (LAMB)

The University of Oxford’s Life and Mind Building is the largest building project ever undertaken at this world-renowned campus. The 25,000 sq m site will house a worldclass facility for 800 students and 1,200 researchers, creating a future-proof space for psychological and biological science. SES boasts a rich 65-year history delivering engineering excellence. Partnering with Wates, SES has brought a forward-thinking approach and pioneering design and manufacture to this innovative build.

INTEGRA BUILDINGS: THE WELLBEING HUB, SOUTHAMPTON GENERAL HOSPITAL

Integra Buildings was selected by University Hospital Southampton NHS Foundation Trust to design, manufacture and deliver a bespoke Wellbeing Hub at Southampton General Hospital. Funded by the record-breaking sale of artwork by artist Banksy, a bespoke wellbeing facility was created to recognise the extraordinary contributions of NHS staff during the pandemic. From design to delivery, Integra surpassed client expectations, providing NHS staff with a dedicated space in which to relax and unwind.

MCAVOY: ANTRIM AREA HOSPITAL

Antrim Area Hospital is one of the busiest hospitals in Northern Ireland and its state-of-the-art emergency department caters for approximately 90,000 patients per year. McAvoy’s proven ability to deliver high quality healthcare projects in line with ambitious programmes made them the ideal choice to deliver a fast-track solution in response to an acute need for medical wards. The company designed two new 24-bed wards for elderly care linked to the main hospital, as well as separate offices.

MTX CONTRACTS: CLATTERBRIDGE HOSPITAL, THE CHESHIRE AND MERSEYSIDE SURGICAL HUB AND COMMUNITY DIAGNOSTIC CENTRE

This project consisted of a ground-breaking 3-phase development to the south east corner of Clatterbridge Hospital. The project included 4 new Ultraclean theatres, 18 first stage recovery beds, a CT scanner, MRI scanner, staff accommodation and ancillary spaces. This transformative project was completed in just over 2 years, from conception stage to handover. According to NHSI, this is the quickest construction of twin theatres delivered under the NHS TIF Funding programme.

MTX CONTRACTS: NORTHWICK PARK HOSPITAL, MULTI-PLATFORM

EXPANSION

This project saw the creation of a compliant 32-bed short-stay ward above London’s busiest A&E department at Northwick Park Hospital London, in one of the most complex build programmes ever undertaken by MTX to date. The challenging location in the middle of a busy hospital site required the use of one of Europe’s heaviest lifting tower cranes to install the multi-platform MMC build. The dedication of the entire MTX team ensured safe delivery in record time, with minimal operational disruption.

WERNICK BUILDINGS: SOUTHMEAD NORTH BRISTOL OFFICE EXPANSION

The primary objective of this project was to create additional office accommodation to alleviate space constraints on the main site, thereby facilitating the conversion of the vacated area into much-needed clinical space. The newly constructed building now serves as the base for executives and support staff, with the first floor dedicated to the executive team. This is the second office expansion project Wernick has provided for the hospital.

SUMMARY: 4 MODULAR KINDERGARTENS IN LISBON

In this project, the studio explored for the first time a three-dimensional prefabricated and modular system based on U-shaped reinforced concrete pieces, which are grouped and overlapped according to the program’s needs. This system allowed for a significant acceleration of the construction process: in just 13 months, these 4 kindergartens were simultaneously built in different locations across the city of Lisbon.

SUMMARY: G-5 HOUSES

The project is based on total prefabrication in reinforced concrete. Modular panels make up all the building elements: façades, roofs and interior partitions. The typification of elements made it possible to speed up and simplify the construction, while emphasising the building’s image.

Nestled alongside the tranquil Leeds and Liverpool canal and surrounded by lush greenery, it’s easy to forget that you’re only a short distance from Leeds city centre and the amenities of Kirkstall.

FP MCCANN: BURNT MILLS IN HARLOW FOR HOLLYBROOK HOMES

As part of a £50 million regeneration scheme in Harlow, FP McCann completed a project for Hollybrook Homes to the highest quality. The development consists of 172 new homes on a key gateway site. The NHBC multi award-winning Burnt Mills development comprises an in-situ reinforced concrete frame to first floor, with a structural precast concrete frame and precast concrete architectural cladding to the 13 upper floors – designed, manufactured and installed by FP McCann.

FRAMECLAD: THE CHOCOLATE FACTORY

With a 12-strong team of designers and engineers, Frameclad are effectively meeting the demands of the Future Homes Standard. As a BOPAS Accredited light steel specialist, Frameclad were appointed to design, manufacture and install an infill solution to the first five storeys and a loadbearing system to form an additional floor. Now known as The Chocolate Factory, the scheme creates 71 stunning apartments and nine outstanding duplex homes exceeding building safety and performance standards.

Fulton & Fifth is an exciting, large-scale mixed-use development in Wembley. Comprised of 5 high-rise towers up to 28 storeys, the project utilises PCE’s hyTower® Systemised Building Solution DfMA and offsite technology to bring increased safety, speed, quality, and value. Hybrid ingenuity enables material and component interchangeability to help drive sustainable construction, whilst an offsite emphasis creates far less disruption to the local area and community.

Cozenton Park Sports Centre in Rainham is a new generation leisure centre designed and built to meet exceptionally high standards of energy efficiency and sustainability, while creating much-needed recreational and fitness facilities for the people of the Medway area. Replacing a 30-year-old facility with a highly insulated but elegant hybrid steel and engineered timber structure, the offsite design solution has helped meet both the client’s aspirations and a demanding schedule.

Evolution Home and Leisure manufacture the Matrix panel system, a collaboration with Core Architects and Starline Construction produced a groundbreaking swimming pool. The project deeply rooted in innovation, was started by Sam at Core Architects who brought this unique structural vision to his clients, together they set the stage for a unique use of MMC and by utilising the patented Matrix LGS system, where LGS is used throughout the entire structure and has no cavity or cold bridging.

BOUTIQUE MODERN: FORT LANE

Fort Lane is a redevelopment of a hard to access brownfield site in Eastbourne, made possible thanks to the advantages of modular construction, which has created seven two-bedroom beautifully designed affordable and sustainable housing development with low energy bills. This development shows how modular housing can unlock thousands of small derelict sites around the UK and provide one of the solutions to the nation’s housing shortage.

ROLLALONG: GROVELANDS PARK, WOKINGHAM

Offsite construction specialist Rollalong used its expertise to provide temporary accommodation for homeless families near Wokingham, Berkshire. The company delivered 23 modular two-bedroom homes at Grovelands Park in Winnersh, replacing existing outdated temporary accommodation for homeless families. The project doubled the number of homes on the Wokingham Borough Council site, and the new homes are far more energy efficient than the old units.

ROYAL BOROUGH OF GREENWICH: GILBOURNE ROAD

Gilbourne Road is a development of 15 zero carbon council homes, including one wheelchair-adapted home. The units range from one-bedroom to three-bedrooms in size, and the scheme provides a mix of apartments and houses. The development is built on an area of under-utilised, council-owned land, and the scheme is 100% social rent for people on the Royal Borough of Greenwich housing register. This scheme is part of our Greenwich Builds programme to create 1,750 council homes across the borough.

SIP BUILD UK: BAMBER BRIDGE AFFORDABLE HOUSING

A Landmark Affordable Housing project delivered to near Passive standards utilising SIP Structures to deliver thermally efficient, sustainable, low energy homes for Progress Housing Group, South Ribble Council and their Tenants. SIP Build UK were instructed as the specialist Frame provider to help ensure that the required specification of near passive standards could be achieved, maximising the performance of the building fabric whilst providing predictable costs and program time to main contractor and client. SIP Build UK designed, engineered, manufactured and installed on site the complete SIP structures.

ZED PODS: ST ANDREWS HOUSE

Despite barriers, MDDC embraced MMC to build rapidly, achieve carbon-neutrality, and maximise tenant well-being. St Andrews House is a design-led scheme that unlocked a constrained brownfield site, secured grants, adapted digital construction, was built by day-release prisoners, changed MMC perceptions, and fostered collaboration. The SAP100A+ social-rented apartments feature high PMV (80%+) and low embodied/operational carbon, the first zero-operational-carbon MMC development in the region.
