Raine & Horne Commercial Canberra History Raine & Horne Commercial Canberra is part of the highly successful Raine & Horne Network. Raine and Horne Commercial was established in 1997 to specialise in the field of commercial, industrial, retail and specialist property sales, leasing and management. Today, RHCC has a large team and provides Commercial Sales and Leasing services, Property Management, Strata and Facilities Management, Building Management, Project Management and Meeting & Event Centre Management services. Our sales history in the commercial sector is outstanding, with RHCC being responsible for some of Canberra’s major sales transactions including the notable sale of the mixed use sites at Campbell 5 on behalf of the Land Development Agency selling for $63m in total, exceeding the reserve prices and expectations. Other noteworthy sales include the recent sale of 82 Northbourne Ave, City for $57.3m, the sale of Molonglo’s first Service Station site for $5.75m, Melbourne Building for $18.5m, and the sale of 6 National Circuit for $19.5m to name but a few. Our leasing and negotiating capabilities both locally and nationally has given Raine & Horne Commercial Canberra a reputation for excellence. Our clients include Telstra, Australian Taxation Office, Department of Defence, Land Development Agency, Dexus Property Group, Department of Finance, Gladiator Investments, Quintessential Equity, and Mirvac Group: to name but a few. This year alone, we have achieved some of the biggest leasing transactions; most notably leasing 24,500m² to the Department of Finance at One Canberra Avenue. On a National level we recently secured a leasing deal of 12,273m² for the Department of Human Services (DHS) at 130 George St, Parramatta and a 7,000m² leasing deal to Telstra at 66-80 Collins Street, Hobart. In 2012 we were awarded the DEXUS Property, “Transaction of the Year 2012” for our 10,833m² deal to Department of Regional Australia, Local Government, Arts and Sport (DRALGAS) at Garema Court, Canberra City. Sales Experience Raine & Horne Canberra have extensive experience selling all types of commercial properties as evidenced by the following examples of our major sales transactions over the past 10 years:

Campbell 5 - $63m RHCC successfully marketed and sold at auction earlier this year, five sites at Campbell on behalf of the LDA. The sale of the sites totaled in excess of $63m selling way above their reserve prices. The five sites ranged in size from 2,095m2 to 7,020m2, and were for mixed use, residential and commercial development, with three sites being suitable for a hotel and serviced apartments.

82 Northbourne Ave, Braddon - $57.3m Sold 2016 for $57.3m to a National Super fund. 82 Northbourne Avenue a 7 level plus 3 basement car-parking levels was sold by RHCC in 2009 for $44 million to a local investment company.

Weston Creek Service Station Site - $5.75m Molonglo Valleys first service station site sold at Auction well above the reserve price. The site was sold to a Sydney company who own several service stations.

6 Brisbane Ave, Barton - $13.5m RHCC were involved in the sale of the building to an interstate investor for $13.5m.


Melbourne Building, Canberra City - $18.75m The historic Melbourne Building, one of Canberra’s first commercial buildings built in 1929 was sold to a large investment corporation by RHCC for $18.75 million.

6 National Circuit, Barton - $19.50m ‘A’ grade six-storey free standing office building of 6,256m2 NLA was sold by RHCC for $19.25 million. Located in a prestigious Barton address with commanding views of Parliament House the new building was sold to a Canberra based development and construction group.

4 Mort Street, Canberra City - $14.75m Sold to a private investor. The result came out of an extensive 12 month campaign focusing on local and national investors, coupled with RHCC securing a lease to Commonwealth of Australia.

Fyshwick, New Land Release Section 88, 89 & 90 - $13.5m Raine & Horne Commercial Canberra (RHCC) successfully sold in Fyshwick a new land release, that went to Auction in November 2010, February, 2011 and June, 2011 on behalf of the Land Development Agency. The sale prices for the fifteen sites ranged from $.60m to $1.2m totaling $13.15m.

Aviation House, Woden - $ 74m Sold by RHCC for $74m


Flemington Road, Franklin - $11.07m RHCC has had success in selling 3 x multi-unit sites on Flemington Road with a total capacity of 335 units. Each site contained the potential for approximately 100 units. The scale of the project suited the mid to large range developers or consortium groups. The success of the sale was dependent on us having a full understanding of the residential market in the area including value of individual units.

Harrison 4. ‘Affordable Land Release’ - $13.11m This project consisted of 3 x multi-unit sites and 10 x affordable lots consisting of 58 blocks. Total value sold of the multi-unit sites was $5.4 million and the 10 x lots $7.77 million.

Anketell Street, Greenway - $5.0m This was a 2,900m2 site with the capacity to construct up to 19,840m2 GFA. The site had a broad purpose clause but was sold to a developer who is constructing multi-units. The site was sold for $5 million.

Wright - $2.77m RHCC successfully negotiated the sale of 1 x high density multi-unit development site, 5627m2 for $2.77 million in Wright on behalf of the LDA.

Coombs - $3.1m RHCC sold a multi-unit development site for $2.77 million in Coombs on behalf of the LDA.


NDH Property Group (3 Buildings) - $40.0m RHCC successfully sold on behalf of NDH property group, three buildings: Swanson Plaza Belconnen, NLA of approximately 4757m², Juliana House Woden, NLA of approx 6643m² and 8–10 Hobart Place Canberra City NLA of approx 4731m². All three buildings were sold to GE Property Group.

Griffith, Block 14 Section 25 (cnr of Canberra Avenue and Giles Street) - $7.65m This sites purpose clause had the capacity for office as well as residential use. The site was sold for $7.65 million and is now the East Hotel, serviced apartments.

50 Emu Bank, Belconnen - $1.2m On behalf of the Land development agency (LDA) sold 50 Emu Bank for $1.2m to a private consortium.

North Weston - $11.7m RHCC marketed and sold an englobo residential site in North Weston for $11.7m. The site was 14 HA with the capacity for 100 residential sites and a requirement to incorporate 15% of the sites as ‘affordable’. Sold on behalf of the ACT Government, Land Development Agency (LDA).

Scrivener Building, Fernhill Park Bruce - $9.50m RHCC negotiated the sale of a 4,506m2 office building known as the Scrivener Building for $9.5m. The building is located in Canberra’s North West, 7km north of the Central Business District of Canberra.

13 storey CBD Office Building, owned by DEXUS Property Group RHCC successfully leased 10,970m2. Comcare: 6,401m2, ATO: 3,476m2 & CapGemini: 1,093m2 Quintessential Equity purchased the building with significant vacancy, which has subsequently been leased by RHCC.

121 Marcus Clarke Street, City 121 Marcus Clarke is a uniquely designed office building, consisting of more than 26,000m2 plus 11 levels and an abundance of basement car parking with more than 600 spaces over four levels. Owned by MTA. RHCC leased 15,865m2: Comcare (8,824m2), Ernst & Young (2,806m2) ISIS (1,415m2), ANU (1,400m2), ARIA (1,420m2)

1 Canberra Avenue, Forrest Owner: Willemsen Group RHCC Have successfully leased 24,500m2 to the Department of Finance, occupied March 2016 This deal consolidates the Department into a single building. This transaction was negotiated at a time when the Commonwealth Government was looking for considerable budget savings which resulted in widespread public service job cuts.

The Ambassador - Deakin Raine & Horne Strata are the appointed managers of ‘The Ambassador’ providing services of Owner Corporation Manager, On-Site Manager and Facilities Management. The Ambassador consists of 4 blocks of apartments ranging from 4 to 6 floors and basement car-parking. In addition there is a large building reception which includes recreational entertaining area and conference room facilities. The complex also includes high- quality landscape gardens.

Landmark Apartments, Barton The Landmark residences are located on the fringe of Parliamentary Triangle with many of the units having views of Parliament House, the City Centre and Lake Burley Griffin.
