INTRODUCTION Geocon is a Canberra based property development, construction and hotel management company focused on delivering residential, hotel, leisure, office and retail accommodation to ACT residents and businesses. We develop the most iconic and high profile projects across Canberra and continue to change the landscape of every town centre across the ACT. As one of the few integrated development and construction companies in Canberra, our strategic objective is to become the developer of choice for commercial owner-occupiers, investors and tenants by remaining competitive on price, sustainability, client service and project execution. Geocon has acquired more high profile sites across Canberra than any other single developer in the past five years, including 92 Northbourne Avenue (Midnight, Braddon), Section 200 (Republic, Belconnen), West Block (Parkes), the former Bega Flats (Metropol, City), the former Tradies Club (Wova, Woden) and the Garema Centre (City). In addition, Geocon has been selected by the ACT Government as the preferred tenderer for the coveted Kingston Arts Precinct at the Kingston Foreshore. Geocon’s gross turnover has increased from more than $200 million in 2016 to nearly half a billion dollars this financial year and is projected to reach $1 billion in the next few years. The company has a 35% share of the local apartment market and is a multi-award winner for best-practice safety and building standards. With a significant number of game-changing projects in the pipeline, we are equally as
excited about Geocon’s future as we are about the ever-changing landscape in every town centre within the ACT. Another function of Geocon’s business is our hotels division – Abode Hotels – which includes presence in Gungahlin, Woden, Tuggeranong, Narrabundah and Murrumbateman, as well as new hotels in the pipeline for Canberra CBD, Braddon and the Parliamentary Triangle. Equally as important as our portfolio of mixed-use developments and hotels is our substantial land holding which ensures an ongoing pipeline of projects and allows us to quickly adapt to market demand. We will continue to seek new opportunities that align with our objectives and deliver architecturally stunning buildings to meet a new standard of placemaking in the ACT. We are constantly raising the bar with each new project we peruse and have shifted our attention from simply building apartments to creating communities within dynamic precincts. CONCEIVED BY FENDER KATSALIDIS ARCHITECTS AND OCULUS URBAN DESIGN, THE AWARD-WINNING TEAM BEHIND THE ICONIC NEW ACTON PRECINCT, REPUBLIC WILL BECOME CANBERRA’S LARGEST EVER MIXED-USE PRECINCT AND THE HOTTEST NEW LIFESTYLE DESTINATION. Aligning with Geocon’s vision to build thriving town centres, this major project is well positioned to become the heart of Belconnen, with restaurants, bars and shopping facilities on its doorstep.
Located on a 1.6 hectare block opposite Lake Gininderra, the precinct is well connected to surrounding open spaces and amenities, with easy links to the lake’s edge, cycle and walking paths and public transport.
The project includes five iconic towers - the two tallest at 27 storeys - plus three lowerrise buildings. Comprising of over 1,200 new apartments, a 135 room hotel and 6,300sqm of commercial and retail accomodation.
The site is also close to other commercial and office areas in Belconnen, UC Senior Secondary College, Canberra International Sports and Aquatic Centre (CISAC), Westfield Shopping Centre and the University of Canberra.
Designed as a space for the community as much as for residents, the precinct’s buildings will be arranged around a large public square - the ‘heart’ of the development - complemented by activated internal laneways, ‘green’ stairs, retail and commercial spaces, restaurants and cafes, planters with wide footpaths, street trees and a bike hub.

KINGSTON ARTS PRECINCT, KINGSTON FORSHORE
WOVA, WODEN WOVA – WOden reVAmped – will consist of four buildings, including a sleek 24 storey tower, on the one-hectare site of the Woden Tradies Club, bounded by Melrose Drive, Launceston Street and Furzer Street. This landmark mixed-use development will energise the town centre, creating new jobs and lifestyle opportunities while supporting existing businesses and community groups. In the 1970s, Woden was booming. It was a thriving hub of public service and retail activity. Since then, Woden has lagged seriously behind other town centres like Belconnen and Gungahlin. To the south, Tuggeranong’s resurgence has also outstripped Woden. The area is tired, run-down and lacking vibrancy. The game changer for our interest in this town centre was the ACT Government’s announcement that Stage 2 of the Light Rail would extend from the City to Woden, and our development will undoubtedly drive other

activity across the centre. The WOVA precinct will deliver 800 apartments, contemporary workspaces, and public and private amenities that will breathe new life into Woden and create important connections between nearby businesses, government offices, recreational and shopping facilities, and local neighbourhoods. WOVA will be designed by world-leading Fender Katsalidis Architects and Oculus Urban Design, the team behind the NewActon precinct. One of the unique features of this development is the focus on public spaces for the community including extensive landscaping, public art, and planned links to other parts of the Town Centre. There will be space for pop-up activities like street markets and family entertainment.
Geocon has been selected by the ACT Government as the preferred tenderer to deliver The Kingston Arts Precinct, the jewel in the crown of the Kingston Foreshore development. Fender Katsalidis Architects, the visionaries behind Hobart’s famous Museum of Old and New Art (MONA), have been commissioned by Geocon to deliver the cutting-edge design. As MONA has done for Hobart, so will the Kingston Arts Precinct do for Canberra: create a cultural space of international renown and a beacon for artistic endeavour across the world. Geocon is thrilled and humbled to be awarded the privilege of breathing new life into this iconic location and together with the ACT Government, creating a fitting gateway to the increasingly dynamic Kingston Foreshore,
in the next chapter of its evolution. A new luxury hotel will be developed in the heart of Canberra City following Geocon’s acquisition of the Garema Centre site at 70 Bunda Street. Anyone who travels regularly to Canberra knows there are times when you can’t find a hotel room because there just isn’t enough supply, particularly for the luxury market.
We have again commissioned worldrenowned Fender Katsalidis Architects to bring to life our vision of a sculptural icon that will define the heart of the city and we will introduce a bold, new hotel brand to Canberra that will ref lect the city’s status as Australia’s national capital.
The historic West Block buildings in front of Parliament House will be restored and repurposed into a magnificent luxury hotel. The world-class property will enhance the range of upscale hotel offerings in the ACT. This new hotel will celebrate the heritage aspects of the buildings, inside and out, and, for the first time, open these historic structures to the public. Given its location and history, this hotel has the potential to be talked about all over the world, to be one of those ‘must-see’ icons when people visit Australia’s national capital, like Raff les in Singapore or the George V in Paris. Designed by architect John Smith Murdoch, West Block was one of the earliest buildings erected in the Parliamentary Triangle of

the ‘new Federal Capital’. It opened for government use in 1927 as part of the Secretariat buildings and was once home to the National Library, the Crown Solicitor’s office, and the Australian Electoral Commission. It is currently vacant. Part of the site, known as The Dugout, was a World War II bomb shelter, which was used to code and decode messages between Australian prime minister John Curtin and British prime minister Winston Churchill. Geocon is one of the few developers in Australia with the capability and credentials to undertake a sympathetic adaptive re-use on West Block. We successfully re-purposed Juliana House, a 1970s government office block in Woden, into Australia’s first green star-rated hotel, and an award-winning sustainability project.
