WATER SOURCES / WATER RIGHTS Exceptional Water is supplied by two deep wells on either end of the ranch. The west well is maintained by Butte/Meade Water District and provides 50,000 gallons of domestic and livestock water every month at no charge. Overflow from this well also supplies flood irrigation water for the hay land acres during the spring and fall seasons when excess water is available. There is an artesian well in the east pasture which supplies water via a new solar system to the holding tank. Water then gravity feeds to concrete tanks and Cobett automatic waterers situated throughout the pastures. One dam in the west pasture benefits from well overflow, two dams in east pasture supplied by runoff. Lastly, seasonal dry creek runs through the center. There are 18 Cobett automatic waterers situated in the stockades and 1 Cobett waterer in bull pasture.

IMPROVEMENTS There are 2,094± contiguous acres with livestock working facilities that provide a stress-free environment and are exceptional with three buildings strategically placed and all tied together with pens, corrals, alleyways and a stockade. The main barn spans 48’ x 264’ featuring a silencer hydraulic squeeze chute with a double alley lead up, several holding pens, exhaust fan and blower for branding purposes, refrigerator for vet supplies and large enclosed steel storage container serves as a warming room. The loading chute and large outdoor pens tie into a second barn which is 45’ x 215’ in size, this barn then ties back into the stockade, pens and a 40’ x 64’ calving barn with heavy duty steel pens, head gate and vet supply storage. All together there are 24,907+/square feet of enclosed area under roof. Feedlots are adjacent to the barns offering exceptional Southern exposure and superb drainage. The feedlot elevation drops 40’ from top to bottom with runoff collecting into a 50± acre hay field which produces in excess of 2 ½ ton per acre. In addition, stockades which were built per NRCS specifications to provide livestock with additional shelter. There are 18 Cobett automatic waterers placed throughout the stockades. Pastures are cross fenced for range management and sufficiently watered throughout. There are several concrete tanks placed throughout the pastures in addition to three dams and also a dry creek which runs diagonally through the center. The Butte/Meade water district well is located in the NW corner and in exchange for location and access this well provides the ranch with 50,000 gallons of domestic and livestock water each month at no charge. In addition, the overflow from this well provides flood irrigation water for hay fields in the spring and fall, excluding dry years. The east pasture water is supplied by a deep Artesian Well with a solar system that pumps from a collection area to serve pipelines and tanks which gravity feeds from a storage tank. This artesian well is vital to the ecosystem for the adjoining reservoir know by locals as Orman Dam. Another feature is a newer 48’ x 96’ shop which is double insulated. Interior walls and ceiling are metal lined, concrete floor and two 14’ overhead doors with remote control. The shop is long enough to park a semi, tractors and other equipment out of the weather and also includes an air compressor and shelving. Additionally, for convenience and efficiency there are three new Amber Waves Grain bins complete with augers and remote control.
