WATER SOURCES | WATER RIGHTS It consists of 76.4± acres of North Unit Irrigation District water rights(65.1 acres from Deschutes River, 11.3 from Crooked River). The assessment fee for 2020 was $6056.64. Under Oregon law, all water is publicly owned. With some exceptions, cities, farmers, factory owners, and other users must obtain a permit or water right from the Water Resources Department to use water from any source, whether underground or from lakes or streams. Landowners with water flowing past, thru, or under their property do not automatically have the right to use that water without the Department’s permit. The State of Oregon administers Oregon’s waters under a “prior-appropriation” doctrine; first in time, first in the right. 6

AGRICULTURE The Greens’ Feedlot has been run as mostly a “backgrounding” facility in recent years. Cattle buyers from around the West will purchase cattle from the neighboring livestock auction and have the Green Feedlot process them with proper vaccination and acclimate them to feedlot feed rations and protocols. After 60 days, cattle are often transported to other feed yards in the region to be “finished” (this is a term for the last 60-90 days of steers feeding before being processed). The Greens’ feedlot has also developed bulls and dairy heifers, fed grass calves while waiting for futures contracts to mature, and even served as a layover for rodeo bucking bulls. A Buyer of this property will have many options to capture financial returns. The large indoor arena serves a multitude of uses, from riding arena, commodities storage, equipment storage, and has been used as a venue for a bull sale. Last year the building was leased for hemp hanging, providing some passive income for the Sellers. The irrigated farmland allows for hay production in summer, grazing in fall and winter, and an outlet for the nutrients the feedlot provides, creating an efficient cycle to the property’s productivity. 8

INCOME | RETURN OPPORTUNITY The Greens’ Feedlot has been run as a custom feedlot (feeding cattle for clients) for backgrounding. Backgrounding is a term used in the cattle industry to refer to the introduction of “grass cattle” (cattle coming off of pasture) and transitioning them to a feedlot environment and diet. The Greens’ feedlot has also been used for dairy heifer and bull development and finishing cattle. This “cost-plus” business model has been a success for the Greens’ Feedlot, but the property by no means is tied down to this business plan. Upon an accepted offer, the Sellers will be willing to share financials at Buyer’s request, as well as a client and vendor list. www.fayranches.com | (800) 238.8616 | info@fayranches.com
