IMN HEAVEN RANCH
Walsenburg, Colorado
$629,000 | 184 ± Acres
INTRODUCTION
IMN Heaven Ranch offers an excellent opportunity to hunt elk and mule deer on your own 184± acre property with private access to a large landlocked 2,000+ acre Bureau of Land Management (BLM) parcel. The ranch would make an exceptional rural second home, gentleman’s ranch, or primary residence property in iconic southern Colorado. Importantly, access is year-round via maintained county roads. The ranch is situated on the front range minutes from I-25 and Highway 160, which crosses Colorado from east to west. IMN Heaven Ranch is located within Majors Ranch, comprised of numerous large acreage parcels with varied terrain.
Initially, the land was an over 22,000± acre working cattle ranch, split in the 1990s into 172 parcels of 40± to over 300± acres each. Parcel boundaries were established by using ridgelines and natural features of the land instead of the traditional rectangles, giving Majors Ranch an intriguing setting and ensuring each parcel has its own unique personality. Majors Ranch covenants are minimal. A new 1,440-squarefoot workshop with 12-foot ceilings also has a restroom connected to a new septic system. Perhaps the most important feature is the new productive water well. IMN Heaven Ranch has all the infrastructure and features needed to create your ideal Colorado hunting or recreational retreat.
The quaint little town of La Veta, Colorado, is only minutes away. This cool little ranching town has now transformed into an eclectic mix of ranchers, artists, early retirees, and virtual workers. The town features numerous art galleries, a top-rated library, a micro-brewery, restaurants, a coffee shop, a ranch supply store, a golf course, and live music venues. The cherry on top is the mountain town of Cuchara and the Cuchara Mountain Resort, with one ski lift only a few more minutes up the hill.

H unting & W ildlife
IMN Heaven Ranch is an exceptional hunting ranch for its size. Not only does the ranch hunt well, but owners have private road access to a virtually landlocked 2,000 acres of prime BLM hunting land on Silver Mountain. The terrain is perfect for both bowhunting and rifle hunting. There are some fantastic high points to view much of the ranch. The elk population in the immediate area and crossing the ranch is excellent, along with mule deer and black bear. Bull elk in the 350+ class have been taken in the area in recent years. The ranch is located entirely in Game Management Unit (GMU) 85, an over-the-counter elk unit for archery and rifle seasons 2 & 3. There is enough land to earn an entry in the Landowner Preference Program (LOP).
