RECREATION fly fishing Located a stone’s throw from the Bull Pen Fishing Access Site on the Missouri River near Holter Dam, fly fishing on the river speaks for itself, as this is one of the most famous stretches of trout water in the U.S. Fishing and guide services are available in Craig, Wolf Creek, and Cascade. The Missouri River produces great hatches, premier dry fly fishing, and large browns and rainbows. A tailwater, the Missouri River has steady flows year-round. The river is a massive insect-producing factory where midges hatch all year, caddis hatch from May through October, blue-winged olives in the spring and then again in the fall, pale morning duns in June and July, and of course, the world-renowned Trico hatch lasting from July through September. Montana Angler describes the stretch of the river below Holter Dam: “This is t he most famous part of t he Missouri. The river below Holter dam is a large tailwater wit h cold and abundant hatches. This is a great place to fish in early June when ot her rivers are high from runoff.” Outside Bozeman: “The prime trout water consists of t he tailwater downstream from Holter Dam. It boasts a staggering number of 8,000+ trout per mile, averaging 15-17 inches, wit h many fish reaching up to 20 inches in lengt h. It’s easy to see why t he Mighty Mo draws anglers from around t he globe.” Montana Angling Co: “The ‘Land of Giants’ is a short stretch of t he Missouri River, upstream of t he Holter Dam tailwater, which runs between Hauser Dam and Upper Holter Lake. This stretch of t he Missouri River is famous for its fly fishing for trophy trout during t he spring and fall mont hs as well as t he scenic and historic canyon it runs t hrough: t he Gates of t he Mountains. The rainbow and brown trout average 19-22” and larger trout are common. Primetime is AprilJune and September-November.”

Act solely in the best interests of the seller; Obey promptly and efficiently all lawful instructions of the seller; Disclose all relevant

dual agency relationship may be established. In a dual agency relationship, the dual agent is equally obligated to both the seller and the buyer. These obligations may prohibit the dual agent from advocating exclusively on behalf of the seller or buyer and may limit the depth and degree of representation that you receive. A broker or a salesperson may not act as a dual agent without the signed, written consent of both the seller and the buyer. A “Dual Agent” is obligated to a Seller in the same manner as a seller agent and is obligated to a Buyer in the same manner as a buyer agent, except

agreement with the buyer, an in-house seller agent designate is a broker or salesperson employed by or associated as an independent contractor with a broker and designated by the broker as the exclusive agent for a seller for a designated transaction and who may not be considered to be acting for other than the seller with respect to the designated transaction. 6. IN-HOUSE BUYER AGENT DESIGNATE

Created when the agency holds both the listing on a property from the seller and a buyer broker

agreement with the buyer, an in-house buyer agent designate is a broker or salesperson employed by or associated as an independent contractor with a broker and designated by the broker as the exclusive agent for a buyer for a designated transaction and who may not be considered to be acting for other than the buyer with respect to the designated transaction. BUYER AGENT A “Buyer Agent” is obligated to the Buyer to: Act solely in the best interests of the buyer; Obey promptly and efficiently all lawful instructions of the buyer; Disclose all relevant and material information that concerns the real estate transaction and that is known to the buyer agent and not known or discoverable by the buyer, unless the information is subject to confidentiality arising from a prior or existing agency relationship on the part of the buyer agent; Safeguard the buyer’s confidences; Exercise reasonable care, skill, and diligence in pursuing the buyer’s objectives and in complying with the terms established in the listing agreement; Fully account to the buyer for any funds or property of the buyer that comes into the buyer agent’s possession; and Comply with all applicable federal and state laws, rules and regulations.
