Across the driveway/courtyard from the home is the metal-sided barn with an indoor arena and tack room. The indoor arena is most of the barn space, measuring 80± feet x 120± feet, and has dust-reduced footing. Any horse enthusiast will be able to keep their equine athlete ‘legged up” through the winter months in this arena or enjoy a shady spot to ride in the summer. On the south side of the barn are five stalls that open into runs. A single aisle divides the indoor arena from the stalls. Also, in the stall row, find a grooming/wash rack with cross ties and hot water and a fully finished tack room.
All fencing on the property is horse safe, consisting of t-post and no-climb, wood post and pole with noclimb wire, or white vinyl fencing with hot wire. The dry land paddocks have a lean-to shelter to give shade or protection from the elements. A 0.7± acres pasture is irrigated, giving the horses fresh grass to nibble on.
The hay is roughly 19.2± acres, is irrigated with two-wheel lines, and consists of an orchard, timothy, and brome grass. This is a very healthy grass mix for horses. The Central Oregon area is known for highquality horse hay exported across the nation and the world. The pond and pump system have been well maintained and serviced recently. After your hay has been put in the bale, it will be well protected by the fully enclosed hay barn with roll-up garage doors. This will ensure the quality of your hay will be protected as long as needed.

A fifty-six-panel solar array produces 20.44 kWDC and reduces electrical costs on the property by approximately half. E2 Solar Inc. of Bend installed it in November of 2021 with prime southern facing exposure giving the system a 93% Solar Resource Factor. Each of the REC TwinPeak panels produces 365W, while the Enphase IQ7A Microinverters efficiently convert the DC to AC for the house, arena, and irrigation pumps while flowing the extra power back out onto the Pacific Power grid. The house has ten essential circuits prewired for a backup generator plugin, conveniently located in the garage by a pair of two-hundred-amp main panels. The power lines to the property are all buried underground to keep the Cascade Mountains in clear view.

WATER SOURCES | WATER RIGHTS
The 19.9± acres of water rights are serviced by the Tumalo Irrigation District (TID), https://www.tumalo. org. Tumalo Irrigation District was formally created in 1922 and services 685 patrons for irrigation water used on hay, pasture, lavender, vegetables, and other crops. Buyers may contact TID at 541-3823053 to inquire further about water rights.
Under Oregon law, all water is publicly owned. With some exceptions, cities, farmers, factory owners, and other users must obtain a permit or water right from the Water Resources Department to use water from any sources, whether underground or lakes and streams. Landowners with water flowing past, thru, or under their property do not automatically have the right to use that water without a permit from the Department. The waters of Oregon are administered by the State of Oregon under a “priorappropriation” doctrine, “first in time, first in right.”
