This property is less than five minutes from the South Fork of the Madison River, which offers fantastic fishing for cutthroat, rainbow, brown, and brook trout. This section of the river feeds into Hebgen Lake, which is also about 15 minutes from the property. As a result, giant trout from the lake make their way up the river seasonally. The river has long, deep runs and undercut banks, providing the perfect habitat for large fish.
The Gallatin River flows from Wyoming into Montana about a half hour north. The Gallatin River starts in Yellowstone National Park high in the Gallatin Mountain Range. The lower section runs through a broader valley with picturesque cliffs and mountain peaks looming in the distance. The habitat here is excellent and provides plenty of classic riffles, runs, holes, and undercut banks. Wading is easy with low brush and willow lining the banks. Ample pullouts along Highway 191 provide great access throughout this section. The river is still relatively small but supports healthy populations of rainbow, brown, cutthroat, and some brook trout. As mentioned above, the water is cold and clear, so the summer months are best. Ample access, solid trout numbers, and beautiful scenery make the Gallatin a worthwhile stop.
Downstream from the Yellowstone Park border, there are over 100 miles of Blue-Ribbon trout water with excellent brown, rainbow, and cutthroat trout populations. Headwater streams such as the Gibbon, Firehole, and Lamar create the Madison and Gallatin Rivers. The park hosts many fishing opportunities, with over one hundred lakes and a thousand miles of streams. Nowhere in the world are so many public rivers and streams found within such a small area.
Henrys Lake, a 6,000± acre high alpine lake, sits 10 miles down the road on the southwest side of the Henrys Lake Mountains and two miles south of the continental divide. Surrounded by the Sawtooth Mountains and Sawtell Peak looming overhead, the lake provides the headwaters of the Henry’s Fork, a tributary of the Snake River. With an average depth of 15 feet, this shallow lake is well known for its incredible trout fishing. Henrys Lake State Park, a 585± acre state park on the lake’s south shore and just a few minutes from the property, offers a boat ramp, fish cleaning station, camping, and nature trails for hiking, biking, and wildlife viewing.
Just 15± minutes from the Shelterwood Lodge is Hebgen Lake, a large impoundment of the Madison River and Montana’s premier stillwater fishing lake. Fifteen miles long and four miles wide, the lake is renowned for its rainbow and brown trout, which average 19” long and cruise the calm waters. Boating, fishing, and camping are popular in summer, while ice fishing takes over in the winter.

The West Yellowstone area has long been known as a destination for big game hunting. While large game animals pass through the property, the adjacent National Forest offers the best big game hunting opportunities. A short drive north of the ranch is the Madison Range, legendary for its large number of high-quality elk. There is also excellent duck and goose hunting right in the area. Eagles, hawks, osprey, sand-hill cranes, herons, egrets, and other native and migratory species are frequently seen from the property. Yellowstone National Park and additional wildlands managed by the National Forest Service, Montana Department of Fish, Wildlife and Parks, Fish and Wildlife Service, and private agricultural interests provide hunting and, photographic and viewing opportunities for many species.
Since the property is contiguous to millions of acres of public land, access many trails out the backdoor for hiking, mountain biking, horseback riding, and wildlife viewing in the summer, and snowmobiling and cross-country skiing in the winter. Water sports and ice fishing abound at nearby lakes like Henrys Lake and Hebgen Lake, both less than 15 minutes from the property.
No matter what season brings you to West Yellowstone, there is something to offer every adventure seeker. Spring is a time of change and renewal in West Yellowstone, bringing newborn wildlife, bear sightings, wildlife migrations, epic fishing, and beautiful scenery. In the summer, you can fish blue-ribbon trout streams, hike, experience real western horseback riding, whitewater raft, or mountain bike on hundreds of miles of forest service roads. Fall brings spectacular scenery, fish spawning runs, and the annual elk rut, where huge bull elk battle with eerie, echoing bugles. Winter brings an average yearly snowfall of about 150 inches, which means endless cross-country skiing, snowshoeing, ice fishing, sled dog tours, and much more. Enjoy snow coach or snowmobile tours into Yellowstone National Park from West Yellowstone— the only daily winter entrance into the park. For downhill skiing and snowboarding, Big Sky Resort, the Yellowstone Club, and Spanish Peaks Mountain Club are a little over an hour from Shelterwood Lodge.
This property is just south of Hebgen Lake and less than 10 minutes from the small town of West Yellowstone, Montana (population 1,147±). This town is a mecca for year-round outdoor recreation. Summer finds visitors fly fishing, rafting, mountain biking, trail rides and hiking while winter brings cross-country skiing, snowmobiling and touring snowcoaches. Wildlife watching is a year-round activity, while shopping can be found along the boardwalks in town.
Island Park, Idaho (population 196±), is about 20 minutes south of the property and is a base camp for outdoor recreation. With the world’s longest main street, Island Park hosts a gas station, hotels, and campgrounds. To the west of Island Park, Island Park Reservoir is stocked with rainbow trout and kokanee. Montana waters, in all their varied forms and locations, belong to the State for the benefit of its people. A water right is the right to use the water within state-established guidelines, and not any ownership of the water itself. Since water rights in Montana are guided by the prior appropriation doctrine, a person’s right to use a specific quantity of water depends on when the use of water began, establishing the relative priority date of use on the water source. The first person to use water from a source established the first right, the second person could establish a right to the water that was left, and so on. Additionally, water users are limited to the amount of water that can be beneficially used. Beneficial use includes, but is not limited to, agricultural, recreational, fish, wildlife and domestic purposes.
Montana is currently conducting a statewide adjudication of all water rights with priority dates prior to July 1, 1973. The statewide adjudication is a court process that prioritizes and quantifies all existing water rights in each Montana drainage basin. With 85 basins in Montana, and over 219,000 water right claims, the statewide adjudication is a massive undertaking that is expected to stretch well into the future. Until the adjudication process is complete, the status of any particular water right claim cannot be guaranteed. Fay Ranches, Inc., its brokers and salespersons do not warrant or make any representation concerning the quantity or quality of any water rights, nor any legal entitlement to use of water rights, permits to appropriate water, exempt existing rights, determination of existing water rights, nor any ditches, ditch rights, or ditch easements appurtenant to or constituting a burden on the property. Water rights claims appurtenant to the property may or may not have been fully or finally adjudicated, and any Buyer is advised to make any offer to purchase contingent upon and subject to such independent inspections, evaluations, and advice concerning the water rights and adjudication process as a Buyer might deem prudent. All Buyers should be aware that Fay Ranches, Inc., its brokers and salespersons involved in this offering have not conducted an expert inspection or analysis of the water rights for this property.

As required by Montana law, a broker or salesperson shall disclose the existence and nature of relevant agency or other relationships to the parties to a real estate transaction. The various relationships and description of duties are as follows:
A “Seller Agent” is obligated to the Seller to:
Act solely in the best interests of the seller; Obey promptly and efficiently all lawful instructions of the seller; Disclose all relevant and material information that concerns the real estate transaction and that is known to the seller agent and not known or discoverable by the seller unless the information is subject to confidentiality arising from a prior or existing agency relationship on the part of the seller agent; Safeguard the seller’s confidences; Exercise reasonable care, skill, and diligence in pursuing the seller’s objectives and in complying with the terms established in the listing agreement; Fully account to the seller for any funds or property of the seller that comes into the seller agent’s possession; and Comply with all applicable federal and state laws, rules, and regulations.

These obligations may prohibit the dual agent from advocating exclusively on behalf of the seller or buyer and may limit the depth and degree of representation that you receive. A broker or a salesperson may not act as a dual agent without the signed, written consent of both the seller and the buyer.
A “Dual Agent” is obligated to a Seller in the same manner as a seller agent and is obligated to a Buyer in the same manner as a buyer agent,

A “Statutory Broker” is not the agent of the Buyer or Seller but nevertheless is obligated to them to:
