FROM THE PRESIDENT Dawn Bradley
A year ago, when I assumed the presidency of RAR, my immediate predecessor, John Finn, told me: “Dawn, you won’t believe how quickly the next year will come and go.” He was so right. This year has passed at lightning speed. So when I think of all that the volunteers and staff of the Association have accomplished in 2016, I really wonder how we found the time to do it all. This is always my favorite edition of Listed; because it provides an overview of the year just passed and offers a glimpse at what’s in store for us in the year ahead. As I reflect upon 2016, if I had to summarize what I’m most proud of, the words I would use are: member engagement. This year our members eagerly participated in the work and activities of the association; we demonstrated record support for RPAC; and we engaged deeply and meaningfully in our greater metropolitan community. Often our work in the broader community is quite visible; but sometimes our most important work is conducted behind the scenes. For example, we lobbied aggressively but quietly for City Council’s approval of Bus Rapid Transit. Years and years of dialogue with Chesterfield County finally yielded a reduction in cash proffers. And as I write this article, we are “all in” on the mayor’s race. But not all of our engagement is political; much of our work is conducted in partnership with nonprofits. This year a small group of REALTORS® (who happen to be from my office) led a pilot project, partnering with Communities in Schools to provide RAREALTORS.COM
much needed materials and assistance to Binford Middle School. This effort was such a success last spring that our work at Binford continues this year and we are seeking additional offices that would like to partner with other city schools. If you are interested in this work, please call me at 288-8888. We chose to focus our efforts in the public schools, because we all know that in addition to affordable housing, one of the most important elements in a community’s quality of life is the quality of its schools. This is the thinking behind the decision of the RAR Board of Directors to loan Virginia Community Capital $1,000,000 which, in turn, will be loaned out to non-profit housing developers. The interest income we earn off this loan will be donated to The Community Foundation, which will earmark those funds for non-profits working to enhance K-12 educational programs. I’m so proud to have had the opportunity to lead an organization that has such a big heart and is willing to put its money where its mouth is. All along the way this year, during all the hard work, we’ve had great fun; lots of laughter and joy—as it should be. Now I pass the baton to my colleague and good friend John O’Reilly. I’m delighted that I have another year on the Executive Committee and Board with John; I can’t wait to see what this smart, talented leader has in store for us next year. My best wishes to you all for a happy holiday season; and a healthy, happy, productive 2017.

FEBRUARY Bus Rapid Transit Moves Forward
General Assembly
RAR’s Government Affairs team helped win the City Council votes needed to move Richmond’s Bus Rapid Transit project forward.
During the General Assembly, RAR supported the efforts of the Virginia Association of REALTORS® to pass legislation requiring home inspectors to be licensed by the state of Virginia. RAR helped defeat all twentyone bills that were identified as harmful to members and their clients.
Day on the Hill At the annual REALTOR® Day on the Hill, participating members spent a morning at the General Assembly, meeting with members of the Richmond legislative delegation. Following the morning meetings, the group attended a luncheon at The Omni Hotel, enjoying the keynote address of political pollster Charlie Cook.

MARCH ‘RVA Guides’ Posters Released The ‘We Are the R’ campaign spread REALTOR®-advocating artwork around the region this year, with the ‘RVA Guides’ series of nine posters. RAR released the posters to the public in groups of three in March, June, and September. The public downloaded them free at WeAreTheR.com and purchased them in the REALTOR® Store at RAR and Crossroads Art Center, where they were displayed during the summer.

Affordable Housing Awareness Week The Partnership for Housing Affordability’s spring tradition brought together area residents, local businesses, government employees, and community leaders who partnered with housing non-profits to volunteer their time to help build and repair homes for our neighbors in need. RAR thanks the many local REALTORS® who gave their time and efforts to this cause.
Outstanding Production Awards Reception, with “The ABCs of POAs and COAs” Seminar RAR held a reception for members at the Willow Oaks Country Club, in recognition of outstanding sales production for the previous year. Prior to the reception, Attorneys Michael Lafayette and Heather Gillespie provided an informative discussion and Q&A session regarding requests for and delivery of packets/ certificates; dealing with unresponsive POAs and COAs; re-use of packets and certificates; property and condo owners’ rights; and 2016 legislative changes. Attendees received two hours of Real Estate Related Continuing Education credit.

Community Land Trust
For just $25, members had the opportunity to take five unique classes and earn up to ten hours of Continuing Education credit during “REALTOR® World Series” week.
This August, RAR incorporated the region’s first Community Land Trust to help spur affordable housing by acquiring tax delinquent properties from the City of Richmond and entering into a 99-year lease with homeowners. The trust will own the land, while homeowners will own the structures—making housing more affordable and allowing for more income diversity in neighborhoods.

Incoming 2017 RAR President John O’Reilly was inspired to pursue a leadership role at RAR by serving on the RPAC committee and participating in the Leadership Development Academy in 2012. “That really set the course for me to serve on the Board of Directors,” he said. “I have enjoyed collaborating with some of our profession’s best and brightest, and I’ve learned so much from the experience,” he added. O’Reilly looks forward to building on the progress RAR has made this year. “I intend to continue Dawn’s efforts to encourage community engagement. 2017 will mark the tenth anniversary of Affordable Housing Awareness Week, and I would like to see as many of my fellow REALTORS® as possible getting involved,” he said. 12

The start of 2017 is quickly approaching. While there is a myriad of apps and tools available to help you stay organized and on task, you might also need to change the way you think and act to accomplish all of your goals. Here are some tips for beginning the year on solid ground and kicking productivity into high gear. Maximizing Productivity – Begin with a Mindset:
Learning to work quickly and efficiently within a finite time frame will boost your business results. Tools and habits will certainly help boost productivity; but it all starts with the right mindset.
Here is an easy mental ‘game plan’ that will increase your productivity each day: Focus on Your Most Important Tasks
The first part of every REALTOR’S® day should be spent focusing on the most important tasks which generate income and produce results.
How to do it: • Schedule time in your calendar to list out everything you need to work on. • Number each item and work through your list. • Focus on those items and work without any interruptions or distractions during that time block. • Follow up and repeat these steps each day.
Give Yourself Deadlines
According to a study by the MIT Sloan School of Management and INSEAD Business School, setting self-determined deadlines for completing a project improves task performance.
How to do it: • Simply give yourself a set amount of time to finish a task. • Impose incentives for meeting the deadline and consequences for failure. • Make sure your timeline is realistic and will allow you to finish the job thoroughly.
Practice Mindfulness
So many distractions threaten to throw you off course. Combat them by practicing mindfulness. Mindfulness is the practice of purposely focusing your attention on the present moment.
How to do it: • Focus on one thing in the moment to ground yourself — that one thing could be your breathing (fast, slow, shallow, or deep), or perhaps something you are eating (and its shape, color, texture, or taste). • Once you have your attention on what is happening in the moment, you will find it easier to get back to work.

HOMES IN RICHMOND’S OLD AND HISTORIC DISTRICTS: Considerations for REALTORS® Jo Gehlbach, Government Affairs Coordinator
The City of Richmond traces its roots to 1737, nearly forty years prior to the ratification of the Declaration of Independence. The region’s historical origins provide a sense of significance and place. Today, people visit Richmond to experience and learn about that history in our museums and out in our communities—particularly in places like Shockoe Bottom, Church Hill, and the Fan. The same history that makes Richmond attractive to tourists and history buffs also makes it attractive to homebuyers. Each neighborhood has a distinctive architectural style that gives it depth and character.
As a REALTOR®, it is important to know whether the property you listed or the property your buyer is considering is located in one of the City’s Old and Historic Districts, as there are guidelines that apply to these properties.

The character of Richmond’s historical architecture continues to hold significance today. It exists as living history, while affecting today’s housing market. Historical features make properties attractive to many homebuyers. Because the City has an interest in preserving its historical character, it formed the Richmond Commission of Architectural Review (CAR) in 1957. The Richmond Association of REALTORS® is asked to nominate one of its members to serve on CAR; that position is currently held by Nathan Hughes. CAR reviews all exterior changes made to buildings within the Old and Historic Districts. So, for example, before your clients buy that townhouse in Union Hill, make sure they understand the limitations on exterior renovations, if the property is in between Jefferson Avenue and Carrington Street. Even if they do not intend to make exterior changes, the owner will be responsible for salvaging as much original material as possible during repairs, should the property incur damage in a storm or simply deteriorate over time.

Determining if a property is in one of Richmond’s Old and Historic Districts is simple: the Commission of Architectural Review has a map on their website, where you can type in the property address and instantly see if it is in an Old and Historic District. Other great resources on the site include a Design & Review Handbook, which lays out the preservation guidelines, and information on how to apply for a Certificate of Appropriateness (COA). If your client has some work to do on the exterior of their historical home before putting it on the market, they must apply for a COA and gain approval from the Commission before work can begin.
