CONSIDER THE PROS AND CONS OF

BUYING VS BUILDING

a Home

When it’s time to move, whether you need more space or it’s time to downsize, the next question for many people is whether to build or buy.

Of course, the first thing most people do is check online, look at listings and wonder if that’s the right house or if you could build something better. And the best way to decide what’s best is to lay it all out — the pros and cons — and make an informed decision.

Here are some pros and cons of building or buying a house to help you decide.

BUILDING A HOUSE

Pros:

Low maintenance: New homes must meet current building codes and have up-to-date technology, so big repairs or maintenance (i.e., leaky roofs, HVAC, plumbing) probably won’t be an issue. You also aren’t finding the previous owner’s do-it-yourself fails. Customization: You can personalize to your lifestyle and tastes. You choose layout, cabinets and lighting down to sinks and doorknobs.

Little competition: The real estate market isn’t predictable. Homes sell in days or are listed for months on end — the market changes. If you’re building, you have zero competition.

Energy efficiency: New homes have the latest energy-efficient systems and materials, which means lower energy bills.

It’s new: You are the first owner and you get to enjoy everything. It’s like buying a brand-new car: it’s clean, smells good and it’s in perfect shape.

Cons:

Cost: We already know it costs more to build. If you can afford that, it’s not that much of a con. But remember the hidden costs like upgrades, mistakes and unexpected delays.

Patience: It takes about seven months or longer to build a new house — not counting planning and approval. Plus, you’ll need to live somewhere until your new home is ready.

No negotiating: Most buyers negotiate for an existing home but there isn’t much leeway on costs with a newly built home.

Stress: Managing all the details and nickel-and-dime expenses takes time and effort. Don’t underestimate the strength and fortitude you’ll need.

BUYING AN EXISTING HOUSE

Pros:

Quick close: With an existing home, unless you’re remodeling, you can move in as soon as you close.

Negotiation: Now you

can negotiate the price. You can also negotiate repairs needed before you buy.

Location: Buying means you can save and afford a home in that neighborhood you love. You may not be able to build there.

Cons:

Repairs: Not everything is brand-new in an existing house. HVAC, plumbing and more can go at any time. Consider upgrading when you move in.

Compromise: Unless you build it, no house is going to be exactly what you want — you might have to settle for some things. Hidden problems: Even with a home inspection, you can still find problems. Definitely get a home inspection to rule out any glaring problems.

Curved Furniture

Interior design trends come and go, but some make a lasting impression, including the curved furniture craze that took hold a couple years ago and isn’t going anywhere. Characterized by smooth lines and organic shapes, curved furniture adds a touch of class.

Here’s how you can incorporate rounded corners, soft edges and arched shapes into your home to create a stylish and inviting atmosphere.

LIVING ROOM LUXURY

The living room is an ideal place to introduce curved furniture. Unlike the sharp angles and straight lines of traditional designs, consider a statement piece such as a curved sofa. If this sofa shape doesn’t easily fit, look for armchairs, coffee tables or other pieces to pair with a more conventional one.

2 oz Dark rum

1 oz Pomegranate juice

1/2 oz Lime juice

1/2 oz Simple syrup

1 oz Club soda

Ice cubes

Red sugar (for rimming)

Pomegranate seeds (for garnish)

1. Rim glass with red sugar and fill with ice.

2. In shaker, combine rum, pomegranate juice, lime juice and simple syrup with ice. Shake well.

3. Strain into the prepared glass.

4. Top with club soda and garnish with pomegranate seeds.

ZOMBIE APOCALYPSE COCKTAIL

1 oz Dark rum

1 oz Light rum

1 oz Apricot brandy

1 oz Lime juice

1 oz Pineapple juice

1/2 oz Grenadine

Ice cubes

Orange slice and maraschino cherry (for garnish)

1. Fill glass with ice.

2. In shaker, combine first six ingredients with ice. Shake well.

3. Strain into the prepared glass.

4. Garnish with an orange slice and maraschino cherry.

BLACK CAT

1 1/2 oz Black vodka

1 oz Cranberry juice

1 oz Cola

1/2 oz Fresh lime juice, Ice cubes

Black sugar (for rimming)

Lime twist (for garnish)

1. Rim glass with black sugar and fill with ice.

2. In shaker, combine black vodka, cranberry juice, cola and fresh lime juice with ice. Shake gently.

3. Strain into the prepared glass.

4. Garnish with a lime twist.

GHOSTLY SPIRIT

2 oz Coconut rum

1 oz Vanilla liqueur

1 oz Cream of coconut

2 oz Pineapple juice

Ice cubes

Shredded coconut (for rimming)

Mini marshmallows (for garnish)

1. Rim glass with shredded coconut and fill with ice.

2. In shaker, combine coconut rum, vanilla liqueur, cream of coconut and pineapple juice with ice. Shake well.

3. Strain into the prepared glass.

4. Garnish with mini marshmallows on top.

MUMMY’S CURSE

1 1/2 oz Spiced rum

1 oz Apple cider

1/2 oz Lemon juice

1/2 oz Simple syrup

Ginger beer

Ice cubes

Thin apple slices (for garnish)

Gummy candy eyes (for garnish)

1. Fill glass with ice.

2. In shaker, combine spiced rum, apple cider, lemon juice and simple syrup with ice. Shake well.

3. Strain into the prepared glass.

4. Top with ginger beer.

5. Garnish with thin apple slices wrapped around the inside of the glass and gummy candy eyes.

POOL

IS A CHALLENGING GAME, A WORTHWHILE HOBBY

Nothing brings families and friends together like a game of pool. If your family enjoys it, and if you have the space, a pool table is a great investment.

The first recorded indoor pool (billiards) table was built for King Louis XI of France, and the game spread to nearly every French cafe by the middle 1700s. These early tables were built by furniture makers with balls of ivory, clay and wood. Early billiards played without pockets and just three balls.

Pool provides an opportunity to bond with others. It requires skill and strategy. It improves focus and concentration. It also requires hand-eye coordination and is accessible for all ages. Best of all, it’s fun and competitive.

There are a few things to consider in setting up a billiards area. Pool and billiard tables are major investments on the level of a baby grand piano or other heirloom-quality pieces. Costs vary widely, depending on materials, size and aesthetic trappings. Medium-grade tables go for $1,500 to $3,000; highend and vintage tables can reach more than $15,000. Put your money to good use:

Measure — Never buy without measuring first. Tables take up a lot of space as well as cues and people. Regulation-size tables are generally 8-feet long by 4-feet

wide. Plan for five extra feet on each side for maneuverability.

Note, pool tables are heavy, weighing between 750 and 1,000 pounds so plan accordingly.

Construction — There are plenty of basic options, but these can wear out in a few years, forcing you to replace and repair.

• Slate sits under the cloth on top and allows the ball to glide. It’s typically one or three pieces. Each has its pros and cons, so do your research.

• Choose from a variety of legs from simple to decorative. The more stylized, the more expensive.

• Size and material can affect

the cost. The bigger the frame, the more expensive. Hardwood is the gold standard.

• Most cloth or felt is made from woolen cloth, but there are worsted tops. These tend to be more expensive but last longer and play better.

• There are bumpers on each side of the table. Cushion felts typically match the rest of the table.

• You’ll need accessories like covers, bridges, pool cues, racks, chalk and more.

When buying, take your time. It's an investment and you want to get the longest lasting, perfect table for your space.

BUY A LUXURY DOGHOUSE

FOR THE KING OR QUEEN OF YOUR HEART

"In the doghouse” is not a place where most people want to be, even if they aren’t using it as a metaphor for being in disfavor with your spouse or anyone else. But you do have choices if you want to spoil your furry best friend with an abode as grand or even grander than your own. For a fraction of the cost of your own home (but still a princely sum) you can give your beloved pet the home of your extravagant dreams. Here are some suppliers that can help make that happen.

September is Self-Improvement Month, marking the end of one era (summer) and the beginning of a new one (fall). It’s an excellent time to reflect on accomplishments this year so far and identify goals that need work.

Let’s face it — everyone could use a little improvement somewhere whether it’s at work, home or even the gym. So take the time to reflect on your life and what you would like to improve.

Don’t overwhelm yourself, or you’ll soon burn out. Take it slow and decide what you can handle. Here are a few ideas:

1. Limit social media. It’s not all bad, it has its purpose. But stop heading down the Facebook and Instagram rabbit holes that feel like 15 minutes but end up turning into an hour or two when you come up for air.

2. Wake up early: This could mean an hour early or just 15 minutes. Only you know what you can handle and what you need. Either way, you can be more productive with extra time.

3. Get active: If you’re not as active as you want to be, take steps to get there. Perhaps start walking just 15 minutes a day and work your way up to an hour. Watch online exercise videos, join a gym or hire a trainer.

4. Get healthy: This means emotional and physical. Eat better and take the time for self-care, whether that’s a spa day or finding time alone to journal or read a book.

5. Get social: Spend time with people who fill your soul and make you feel good. Invite friends for dinner, take a vacation with family or have lunch with a coworker.

6. Volunteer: Helping others in turn can improve your state of mind. Being selfless and giving of yourself is something you do for others, and yourself.

7. Listen: Practice being a good listener, let people pause and don’t interrupt. Ask questions rather than interjecting. It’s a gift to actively listen to someone else.

8. Get organized: We all have lingering stacks of papers and stuff piling up somewhere. Figure out a system of consistent organization, and set aside a little time each day to keep up.

9. Read more: Reading is good for your emotional health, builds your vocabulary, it’s educational and a form of self-care.

WHAT'S ‘MORE BOUTIQUE THAN BOUTIQUE?’

Sedona‘s Eagle Dancer RESORT

The owners and hosts of Eagle Dancer Resort in Sedona have to search their vocabularies for the correct words to describe the luxurious retreat from harried modern life they’ve fashioned from a 55-year-old compound in the Soldier’s Pass area. They settled on “boutique resort.”

Iona Brode asks, “Is there a word that’s more boutique than boutique?”

She and her partner, Huib Stroomberg, have crafted an intimate experience on their property, which Brode says is “totally immersed in the red rocks of Sedona.”

There is a private trailhead connecting to Sugarloaf Mountain, Seven Sacred Pools, Keyhole Cave and 12 more trails. Four rooms and one casa are available for couples, friends and solo travelers to book adventures in hiking, healing and relaxation curated by the hosts from their lifetime of global experiences.

“The beautification, we have kept doing it for the last five and a half or six years,” Stroomberg says. “And now we’re at a place where we finally feel like it’s totally finished. Of course, people come here and say it’s finished, but we can still see little small things we can do to make it even more beautiful and more special.”

Commissioned by Flagstaff newspaper editor and publisher Platt Cline and designed by Tlaquepaque architect Bob McIntyre, its curving 2-foot-thick walls were constructed

from individually baked adobe bricks shipped from Mexico.

Mesa Contemporary Arts Museum is presenting Shimmering Mirage, a large-scale installation that uses light, shadow and pattern to create an immersive, shared experience.

Located in the museum’s Immersive Gallery, Shimmering Mirage was conceived and created by American-Pakistani artist Anila Guayyum Agha and is on exhibit through Jan. 5, 2025. Admission is free.

A large-scale white cube made of heavy cut steel, Shimmering Mirage is illuminated from within, with delicate lace-like patterns carved on the surface. Suspended from the ceiling, the sculpture casts shadows and patterns on the turquoise gallery walls, which transforms the space in tandem with movement of the visitors.

“Mixing reflections and shadows with solid forms, my artwork aspires simultaneously to be perceptually soothing and conceptually challenging,” Agha says. “The somewhat familiar Islamic geometric motifs allow me to re-interpret these motifs from the everyday and elevate them to the extraordinary.

“My goal is to explore the binaries of public and private, light and shadow and static and dynamic by relying on the purity and inner

symmetry of geometric design, and the interpretation of the cast shadows, both in the sculptural installations and the flatwork.”

ATHENS

Taking advantage of the renaissance of grandmothers being cool again, my best friend and I treated our granddaughters to an Aegean cruise that I will cover in the next issue. But first, Athens.

When landing in Athens, we explored our immediate neighborhood literally across the street from the Acropolis. When the lights came on at night, I could stand on the balcony for hours and get lost in my wonderings of how these ruins established values that still are the basis for many governments today.

My husband and I booked a late evening visit to the Temple of Poseidon. We snacked on salty olives, hot crispy calamari and a citrusy white wine as we waited for the sunset to cast golden pink hues on this temple built to protect those who depended on the sea for trade or travel.

The next day, since our location was so close and the walk up the hill was miserable after the sun rose, we delayed our visit to the Acropolis until later in the evening. Our first stop with Demetrius, our guide, was Mt. Lycabettus. At over 900 feet, it is the highest hill in Athens.

The views are an illustrated definition of why the colors of Greece are so closely associated with white and blue. There seems to be no space between the white structures housing over 3 million residents and the cerulean blue sea sprawling out and over the horizon.

Grabbing a Greek coffee at a small bar we made our way back down and to the Agora. Madeline, my granddaughter, and my friend’s granddaughter made friends with many cats — the current residents of this ancient site that was a market.

The best preserved of the ancient temples, the Temple of Hephaestus from 450 BCE and the Stoa of Attalos from 150 BCE are structures in the complex.

Before lunch we stopped to witness the changing of the presidential guard. The guards’ bright red berets and long tasseled vests over bright white tunics and skirts provide drama to the changing ceremony. The sentry stand motionless for an hour then, during a slow motion process that involves Rockettes’ leg rises, march from post to post. The nails on the bottoms of their shoes crack the pavement with every step.

Lunch was a recommendation from Demetrius we would never have been able to find on our own, but was the best meal we had during our stay. We wanted another glass of wine, but resisted as we had more ground to cover at the Temple of Zeus.

There are few of the original 104 Corinthian columns still standing. Much of the temple has been the victim of political and environmental conflict, and many of the stones have been pilfered over the centuries to construct other buildings.

After a late afternoon drop off by our guide, we rested before the young women climbed up the hill to visit the Parthenon and other sites at the Acropolis.

The scaffolding that was present during my last visit still surrounds the massive Pantheon, but, if it means preserving this significant historical treasure, I’ll pout no more.

ROYAL BOTANIC KEW GARDENS

London’s most famous indoor garden holds the largest and most diverse botanical and mycological collection with plants from tropical, temperate arid and alpine climates. It boasts roughly 3,000 individual plants.

Following a five-year renovation, the Temperate House re-opened in 2018. It holds significant collections of threatened

CROSSRAIL PLACE ROOF GARDEN

The garden, located in Canary Wharf, is in the heart of the trading district.

The 985-foot enclosed garden sits where ships of the West Indian Dock Company unloaded more than 200 years ago.

The Crossrail station has a futuristic, lattice, timber roof, and many plants are indigenous to the countries once visited by the trading ships. The garden is almost on the meridian line, so plants inside are arranged according to their home hemisphere.

FINE WINES

f you’re not already investing in fine wines, and you enjoy drinking wine, you may want to diversify. View it as you would a piece of art with quality, rarity and provenance all key elements.

Over the past 10 years, fine wine prices have risen 149%, the secondhighest return of any alternative investment after whiskey (322%), and well ahead of cars, coins and jewelry.

Of course, investing in fine wine isn’t new. If you invested $100 in fine wine in 1952, your investment would now be worth around $420,000. In comparison, $100 invested in the stock market then would now be worth $100,000.

New collectors should plan to wait six to 10 years before selling. Most fine wines need to mature before reaching peak drinkability and demand in the secondary market. When buying, be aware that some wine auction sites prefer to sell wine in sets of three, six or 12, while some require full cases. So plan to purchase at least three bottles of each wine if the end goal is to sell.

And if you don’t have one already, consider building storage or finding a reputable facility. Storage is critical for any worthwhile investment like art, clothing, cars or wine. Still not sure? Consider this: While annual returns of 10% to 15% are standard, some bottles skyrocket. Wines from Domaine de la Romanée-Conti, one of the world’s most prestigious wineries, regularly show growth of 150% to 200% over a five-year period.

Also, fine wine investment has very little connection with the stock market, making it stable even during uncertain economic periods. During the recession of 2007/2008 the S&P 500 plunged 38.5%. During the same period, London International Vintners Exchange (Liv-ex) 1000 index for fine wine dropped just 0.6%.

Again in March 2020, the S&P 500 fell by 25% while the Liv-ex 1000 fell just 4%.

Fine wine prices are dictated by supply and demand and the supply is limited. Even better, every time a rare bottle is popped, the value of the remaining bottles increases.

Wineries are an excellent starting point for young wines to hold long term. Top auction houses frequently hold live auctions for in-person buyers or phone bids. Auction houses like Sotheby’s, Christie’s and Acker Merrall & Condit Co. have respected reputations.

Online auctions are also popular. Brentwood Auctions and WineBid, both more than 25 years old, hold weekly online wine auctions.

You can also buy wine online through exchanges like Liv-ex. Wines trade like stocks where buyers and sellers connect directly and pay a commission.

Do your research, regulation is scarce, which leaves quality control to the owner. Wine investors need to do their due diligence — verify the pedigree of all new purchases and safeguard your collection with proper storage.

When preparing for the big day, get a good night’s sleep, drink plenty of fluids, avoid alcohol and eat something beforehand. Depending on how long it will take, consider bringing a snack.

Make sure there are no cuts or skin rashes on the area. At this point, some people apply a pre-tattoo numbing lotion to take the edge off.

You’ll sign consent forms and agree on a design. Don’t be afraid to ask for changes. It’s yours for life so you both need to be happy.

A stencil is then placed where the tattoo will be. Placement can be changed, so don’t worry about moving it until you’re certain. Will it face out or toward you, higher or lower, etc. Look in the mirror before giving the thumbs up.

Your artist should use clean,

new materials. Watch them set up and pay attention, you want a reputable, professional artist with your health in mind.

It’s go-time and there’s no getting around it; this will hurt. The first few moments are the worst. After that, your body builds up natural adrenaline and the pain will taper off a bit.

Stay still, grit your teeth, listen to music or watch something on your phone. Some artists chat, some would rather concentrate. And if you need to take a break, ask.

Phew, it’s over. Since you’ve already agreed on a price up front, you’ll want to add a 20% to 30% tip depending on your experience, the amount of design, if they traveled to you, etc. Tattoos are an investment.

You’ll probably start wrapped in either plastic wrap or a bandage. After a few hours, wash with antibacterial soap and lukewarm water, then let it dry before applying lotion or ointment.

Some artists recommend Aquaphor and some prefer unscented, lightweight lotion. It will take about four to six weeks to heal and may itch, but don’t scratch and don’t let it dry out.
