In March, our team made a commitment to call every owner in our database to see how their property was fairing during peak COVID-19. In this case, the owner was self managing and their tenant asked for rental relief and asked if we could assist. Once COVID-19 settled down and the tenant was trading well, Ray White Commercial Northern Corridor Group reviewed the asset and noticed the tenant wasn’t paying for mezzanine. A quick council approval check and the GLA was heavily increased resulting in additional income.

Furthermore, the tenant was on a gross lease and paying well below market rates. Coupling these issues together, and going into a new lease negotiation, we achieved over a 100% rental increase for the vendor and a new 3-year lease.
