Emily is the leading agent of our central Sunshine Coast team and brings a track record of quick sales in small sheds. Through performing these past sales, she has collated a qualified database of buyers on the hunt for similar stock. Upon presenting her history in the area, the developer of 7 Endeavour Drive agreed to bring his strata titled sheds to market with Emily. Shed 4 was the first to market with a tenant in place with 8 months remaining on their lease. After only 21 days on the market, a sale was achieved with a yield of 5.8%, being tight for the market at the time. Sheds 1 & 2 came next, being sold as vacant possessions. Based on the buyers in our in-house database and enquiry tracking; we determined that a premium price would come from two individual buyers. A contract was secured on Shed 2 in 14 days and on Shed 1 in 30 days. Both sales were to owner-occupiers and had short settlement periods of 30 days.

Shed 3 was the last to sell and also settled in 30 days after being on the market for just 17 days. Emily Pendleton stated, “This is a true representation of the market over the past 2 years.
