A word from Brocke The third quarter of 2019 has again proven to be the “work horse” quarter, which is in line with previous years’ trends. The lack of artificial finish lines like end of financial year or Christmas made for a consistently strong environment across all three months.

This heated interest has been evident in our auction results across the Northern Corridor Group for 2019 so far. 67% of properties have sold at or within 30 days of auction, with an average of 14 enquiries per property.

This quarter saw some much needed relief for the pent up demand in the 500m2 leasing bracket. Much of this supply was quickly accounted for with business repositioning for an end of year transition. Tight supply of quality industrial stock has been a consistent story across the last three quarters for Brendale and there is no sign of this easing. Pressure on rent rates closer to Brisbane and the Port and the increasing ability of tenants to leverage technology to decentralise physical location has seen a consistent flow of enquiry from businesses looking to relocate out of these more traditional hubs. Investor interest in the region has been further strengthened by positive stories around the economic impact of the new Sunshine Coast University campus at Petrie, as well as other key infrastructure projects. Watch for further downward pressure on yields as investors become more comfortable prioritising long term growth over short term return through this Northern Corridor. CASE STUDY - VACANT INVESTMENTS DRAW SOUTHERN BUYERS Brocke Hambrecht and the Ray White Commercial Northern Corridor Group team have successfully sold out the entire retail component of The Mill Central Precinct's first mixed use development. In a real vote of confidence for the region, all units were purchased off-plan by southern investors willing to absorb short term vacancy risk in exchange for what they see as inevitable longer term growth. "It has actually been surprising that out of state buyers were first to act, while local investors, who can actually touch and feel the progress going on here every day, were too slow to move" observed Brocke.
