A word from Brocke The third quarter of 2019 has again proven to be the “work horse” quarter, which is in line with previous years’ trends. The lack of artificial finish lines like end of financial year or Christmas made for a consistently strong environment across all three months.
This heated interest has been evident in our auction results across the Northern Corridor Group for 2019 so far. 67% of properties have sold at or within 30 days of auction, with an average of 14 enquiries per property.

Industrial demand remains strong through this northern corridor, with particular demand coming for functional units around the 500m2 size range. Supply remains a key issue and will remain that way for the foreseeable future. An interesting observation from our asset management team is that rental arrears for this precinct have been consistently dropping quarter on quarter for the whole of 2019. Increasing rent arrears are a proven “Canary in the coal mine” market indicator for worsening business conditions and a potential vacancy spike. The fact that these arrears are dropping is a good indicator that businesses are trading well and meeting their financial requirements. Investor demand for tenanted properties remains exceptionally high and appetites are expanding to also include vacant properties due to the general market confidence in the Northern Corridor market. Instead it was a 512m2 vacant office space adjoining a local shopping centre on Bribie Island that prompted the eventual bidding war between a speculative investor and an owner occupier.
